The March Market Shift: What Toronto and Etobicoke Buyers and Sellers Need to Know Now

Today the sun was peaking out, the snow has melted. Spring is awakening!Do you feel like you are waking up from a long winter’s nap?

With spring around the corner I am starting to see a shift in the real estate market and a lot of optimism. Before we look at today and tomorrow though, let’s take a look back at how the real estate market performed in the second month of 2026.

Etobicoke and Toronto Market Stats

GTA REALTORS® reported 3,868 home sales through TRREB’s MLS® System in February 2026 – slightly higher than January 2026. New listings entered into the MLS® System amounted to 10,705 slightly lower than January 2026.

The Greater Toronto Area (GTA) resale housing market conditions tightened in February 2026 compared to February 2025. The dip in new listings is in line with recent polling results from Ipsos which show listing intentions are down for 2026.

“Many would-be homebuyers are waiting for selling prices to level off before moving into the market. If new listings continue to trend lower through the spring, competition between homebuyers will increase, supporting home prices and a recovery in sales,” said TRREB President Daniel Steinfeld.

What February Means for Buyers & Sellers

“There is substantial pent-up demand in the GTA ownership market, with more than 100,000 buyers holding off on making a home purchase. Buyers are waiting for selling prices to level off and for positive news on the trade front. Once we see both, there could be substantial momentum driving home sales in the second half of this year and into 2027,” said TRREB Chief Information Officer Jason Mercer.

The market is tightening, but inventory is slowly starting to rise as showings have jumped in the past week. Well it’s definitely winter out there! As I write this, it’s freezing, the snow is coming down and it’s one of those true February days where staying inside feels like the smartest decision you’ll make all week. A perfect day to get cozy, grab a coffee and catch up on what’s really happening in the Toronto Real Estate Market.

Have you been enjoying the 2026 Winter Olympics? I have when I’ve had a moment. There’s something inspiring about watching the world come together in places like Milan and Cortina d’Ampezzo.

While the weather may feel frozen, the market definitely isn’t. Even though today may be a snow-day kind of day, the market is quietly moving under the surface.

Let’s take a look at what the numbers are telling us — and what that means for you if you’re thinking about making a move this year.

Etobicoke and Toronto Market Stats

There were 3,082 home sales reported in January 2026 – down by 19.3% compared to January 2025. New listings entered into the MLS® System amounted to 10,774 – down by 13.3% year-over-year.

The 2026 GTA housing market opened the year with a noticeable change in pace and shift in momentum. January brought a more strategic rhythm to both sales activity and pricing. Buyers are benefiting from a steady increase in available inventory, creating more choice and room for thoughtful decision-making. The average selling price was 6.5% lower compared to the same time last year.

January’s data reflects a market that is finding it’s balance. The GTA housing market is moving into a phase where buyer’s have greater leverage and more time to make informed decisions.

Etobicoke and Toronto Housing Market Outlook

As mortgage rates remain stable and employment growth continues to support the region’s economy, the GTA’s housing market is well positioned for a sustainable and optimistic outlook throughout 2026.

TRREB also released it’s highly-anticipated 2026 Market Outlook and Year in Review Report. The report finds that elevated supply levels are expected to keep price growth in check through 2026, while overall home sales activity is forecast to remain within a similar range compared to the last three years. There is the potential for improvement later in the year if the economy remains resilient and consumer confidence strengthens.

The average GTA home price is forecast between $1M–$1.03M with elevated inventory giving buyers strong negotiating power, especially in condos. Prices may be slightly lower early in the year before stabilizing later if economic confidence improves and buyers return.

Etobicoke Market Statistics You Need to Know

All freehold home types across Etobicoke districts W06, W07, and W08 saw month-over-month price increases.

Average Days on Market declined in W06 and W07, while W08 experienced a slight uptick.

Inventory levels shifted as well — active listings increased in W06, decreased in W07, and remained unchanged in W08 compared to last month.

What does this tell us? While TRREB statistics reflect overall GTA averages, real estate is hyper-local. Micro-markets behave differently — and those differences can significantly impact your strategy.

My Perspective, Instinct and Strategy for 2026

Happy New Year!

There’s something energizing about the start of a new year—new beginnings, fresh momentum and the chance to start a new chapter and turn a few pages. 2025 is officially behind us and I know a lot of people are happy about that! I do feel like 2026 is already moving fast (how are we already a couple of weeks in?!). That forward motion is showing up everywhere, including in real estate, where early signs are starting to take shape and set the tone for the months ahead.

Before I give you my take on this year and what I am seeing so far, let’s talk about how 2025 ended as we take a look at the numbers for Etobicoke and Toronto.

How did 2025 end

GTA REALTORS® reported 62,433 home sales through TRREB’s MLS® System for the year 2025. This is down by 11.2% compared to 2024. New listings amounted to 186,753 up by 10.1% year-over-year. The annual average selling price in 2025 was $1,067,968 – down by 4.7% compared to $1,120,241 in 2024.

What happened in December

In the month of December, there were 3,697 home sales reported – down by 8.9% compared to December 2024. New listings entered into the MLS® System amounted to 5,299 – up by 1.8% year-over-year.

“The GTA housing market became more affordable in 2025 as selling prices and mortgage rates trended lower. Improved affordability has set the market up for recovery. Once households are convinced that the economy and labour market are on a solid footing, sales will increase as pent-up demand is satisfied,” said Toronto Regional Real Estate Board (TRREB) President Daniel Steinfeld.

“Reaffirmed trade relationships and large-scale domestic economic development projects will be key for improved home sales moving forward. GTA households must be confident in their employment situation before committing to long-term monthly mortgage payments, even in this more affordable market,” said TRREB Chief Information Officer Jason Mercer.

In my opinion we also saw a normal seasonal December. I would not take too much stock in the decreases. The sentiment from a lot of buyers and sellers was a focus away from real estate in December and to refocus again in 2026.

What does this mean for Buyers

With improved affordability and healthy inventory levels we are currently in a stable market here in Etobicoke and Toronto. What’s especially telling is buyer behaviour. Serious buyers are already out looking and ready to act—showings in my office alone have more than doubled in the past week compared to the previous three weeks. This tells me buyers are focused on real estate right now and paying close attention to new inventory coming to market. There’s also an element of pent-up demand, as many buyers have grown familiar with last year’s inventory and eager for fresh opportunities. Buyers often tell me they want a deal—this is your window to negotiate one.

What does this mean for Sellers

Buyers who are out looking to buy homes in Etobicoke and Toronto are still attracted to well priced homes that are positioned to show exemplary features and great value. Your home needs to stand out with what I like to call the “Wow” factor especially with the increase in inventory. It is imperative to showcase your home to stand above the competition with a strategy which includes “preparing it for sale”. A lot of sellers are thinking the same way right now and planning to list their homes for sale in the spring. To have an advantage, plan to get your home on the market sooner. My guess is we will probably see an influx of homes for sale in the “spring market”. Prices may dip again as buyers have more homes to choose from and negotiate the best terms with the most motivated sellers.

Real Estate in 2026

I think real estate sales will increase overall in 2026 and prices will remain stable. There is an optimistic tone due to lower borrowing costs and improved affordability.

However some areas move quicker than others. It all depends on the market you are looking to buy or sell in. Understanding days on market by area matters more than most people realize.

Home sales through TRREB's MLS® System

GTA REALTORS® reported 5,592 home sales through TRREB’s MLS® System in September 2025 – up by 8.5% compared to September 2024. New listings entered into the MLS® System amounted to 19,260 – up by 4% year-over-year.

“The Bank of Canada’s September interest rate cut was welcome news for homebuyers. With lower borrowing costs, more households are now able to afford monthly mortgage payments on a home that meets their needs. Increased home purchases will also stimulate the economy through housing-related spin-off spending helping to offset the impact of ongoing trade challenges,” said Toronto Regional Real Estate Board (TRREB) President Elechia Barry-Sproule.

Sales Activity

“While home sales have improved over the past year, they still remain below normal levels relative to the number of households in the GTA. Two more 25-basis-point interest rate cuts by the Bank of Canada would see monthly mortgage payments move more in line with homebuyers’ average incomes, further spurring home sales and related economic activity,” said TRREB Chief Information Officer Jason Mercer.

As we settle into the heart of summer, the latest June stats offer some much-needed clarity for both buyers and sellers. With shifting market dynamics and evolving buyer behaviour, understanding where we are now can help you make confident, strategic decisions for the months ahead.

What the June 2025 Numbers Say

Ownership housing affordability continued to improve in June.

Selling prices and borrowing costs remain lower than this time last year.
Listings have hit their highest levels in over a decade, giving buyers more choice and leverage.
But — many would-be buyers are still hesitant, held back by economic uncertainty.
