      <description><![CDATA[<p><img src="http://storage.ubertor.com/cl2303/content/image/10303.jpg" alt="Home Theatre"><br><br>One of the most in-demand requests that real estate agents are getting from those looking for new homes concerns home theatres, or at least the space to add such a multi-media room. </p>
<p>With home-theatre technology evolving and prices lowering over the last decade, the concept has evolved from luxury to near necessity for many households. It&rsquo;s the place where the family comes together to be entertained, and is the most occupied room in the house after the kitchen and family room. It&rsquo;s become the focal point for entertaining and showcasing expansive, crystal clear flatscreens and impressive components. It&rsquo;s why many homebuyers are looking for houses with home-theatre spaces or extra rooms to create one. </p>
<p>&ldquo;Home theatre is a way for the homeowner to bring all these cool new pieces of technology together and fit them seamlessly into their lifestyle,&rdquo; said David Start, vice president of theatre-furniture manufacturer California House. &ldquo;You have Apple, Netflix and now Amazon&mdash;all these big tech companies with really fantastic products. Home theatre allows you to integrate these products into the way you live.&rdquo;</p>
<p>There are several ways one can make the home theatre room more appealing prior to showing a home.</p>
<p>Start by cleaning all surfaces, keeping wiring as discrete as possible and storing electronics that may look sloppy due to wires or size. Also, although having lots of seating space is practical in a media room, it may be a good thing to reduce the number of sofas to give a spacious look to the room.</p>
<p>&ldquo;I think a media room does add value, however, it is truly a personal preference based upon what the buyer wants and/or is looking for in a home,&rdquo; said Teresa Cwik of Showcase Staging. &ldquo;I have seen a lot of these rooms staged and in my professional opinion I believe the room should be staged with appropriate media room furniture, such as theatre seating.&rdquo;</p>
<p>There are a number of smart furniture choices to make the room look better and create the movie environment that so many desire.&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; </p>
<p>&ldquo;Customers are looking for furniture that will present their TV in style while concealing many of the other components&mdash;DVDs, gaming consoles, speakers&mdash;neatly out of sight,&rdquo; explained David Adams, marketing director for home-theatre furniture manufacturer BDI. &ldquo;Unique features that are integrated into better home theatre furniture include hidden wheels, flow-through ventilation, adjustable shelves, built-in media or speaker storage, and integrated cable management systems.&rdquo;</p>
<p>Indeed, we&rsquo;re in the golden age of gadgets and components. Rooms focused on technology can be just as appealing to today&rsquo;s homebuyer as a large bathroom or walk-in closet.</p>

      <description><![CDATA[<p align="left">According to the 2011 report Economic Impacts of MLS&reg; Home Sales and Purchases in Canada and the Provinces prepared by Altus Group for the Canadian Real Estate Association, the spin-off benefits of resale activity on the Multiple Listing Service&reg; (MLS&reg;) totals on average $19 billion dollars per year and results in 156,200 direct and indirect jobs. In BC alone, the spin-off spending contributes over $4.5 billion to our economy, representing almost a quarter of Canada's total. </p>
<p align="left">For anyone who has bought a home (never mind facilitated the transaction), you know firsthand how spending doesn't end at the point of purchase &ndash; typically there are moving costs, renovations and shopping for new appliances, furnishings and household items. In addition, real estate transactions require fees for professional services and taxes and fees to government. </p>
<p align="left">This ancillary spending or money spent by purchasers on items other than the actual house and land only reflects what is spent after a house is bought or sold on the MLS&reg;. It does not factor in construction costs of new homes or the renovations or improvements sellers may make to their homes to prepare them for sale. </p>
<p align="left">In BC, ancillary spending per household is the highest of any region in the country at $59,675. The next closest region is Ontario at $40,350 followed by Quebec at $36,000. One reason it is so high in BC and Ontario is due to land transfer taxes. <br>The impact on the local economy is significant. The average new household in BC will spend $2,750 to move, $6,650 on furniture and $10,400 on renovations. New homeowners also spend on average over $2,300 on household improvements such as bedding, towels, lighting fixtures, tools, blinds, etc. And, we pay on average over $9,000 in taxes &ndash; over 40 per cent more than our next closest neighbour Ontario, where taxes come in at $5,150. </p>
<p align="left">All this spending generates employment. As indicated above, MLS&reg; home transactions produce multiple thousands of direct jobs &ndash; e.g. real estate, construction and appliance sectors &ndash; and indirect jobs (industries that provide goods and services to the first group) &ndash; e.g. manufacturers of raw materials to produce building products used in home renovations or computers used by financial and real estate service firms. </p>
<p align="left">BC experiences the highest relative job impact of any province. The sale and purchase of MLS&reg; homes in BC generates <strong>34,595 direct and indirect jobs</strong> &ndash; nearly one in 65 jobs across the entire province, much higher than the national average of one in 109 jobs. <br><br>- from REBGV</p>]]></description>

      <description><![CDATA[<p>There are currently 127 condominium apartment homes for sale in West Vancouver ranging in price from $235,000 for a 459 square foot studio in Ambleside to $7,800,000 for a 4 bedroom, 4,811 square foot penthouse in Dundarave. </p>
<p>There have been 88 sales since May 1st, with the average sale price for a 1-bedroom during that time coming in at $536,659 and the median sale price at $575,000. For 2-bedrooms, the average sale price was $1,402,327 and the median sale price was $1,065,000.&nbsp; The least expensive sale price so far this year for a 1-bedroom was for a 431 square foot renovated suite with mountain views for under $235,000 and the most expensive so far this year was for an 1,100 square foot home with ocean views in a newer building in Dundarave for the mid 800&rsquo;s.&nbsp; The least expensive sale price so far this year for a 2-bedroom was for a 728 square foot home in an older building in Ambleside for $360,000 and the most expensive so far this year was for a 2,400 square foot Dundarave home with sweeping ocean views and exquisite finishings for $5,000,000.</p>
<p>With 23 West Vancouver 1-bedroom condos currently for sale and taking into account 6 sales last month, there is currently a 4 month supply of homes, meaning the absorption rate is 4.0.&nbsp; With 73 West Vancouver 2-bedroom homes for sale and taking into account 15 sales last month, there is currently a 5 month supply of those homes, with an Absorption Rate of 5.0.&nbsp; The Absorption Rate is the ability of the real estate market to absorb or sell all of the houses for sale in a given amount of time.&nbsp; A supply of 3 months or less (a.k.a. an Absorption Rate of 3 or less) generally favours sellers and a supply of 6 months or more generally favours buyers.&nbsp; This is a snapshot of condos in West Vancouver overall and one would want to drill down deeper in individual neighbourhoods where one was interested in purchasing.</p>
