We posted about Fat City Lofts a few weeks ago about a new exciting project proposed for San Diego.

On Wed. the project went to a vote because another business (Solar Turbines) was proposed for the use of the same space.

The Center City Development Corp. board, which advises the city on redevelopment issues downtown, voted 4-2 in favor of Solar with three abstentions.

Director Laurie Black, one of the two supporters of the project, announced her resignation Thursday in response. The other vote came from architect Manuel Oncina, who did not quit.

Jonathan Segal, the project architect and a partner with the developer GLJ Partners of the 232-unit apartment project opposite Solar’s site on Pacific Highway, said Thursday his team was daunted by the vote.

“I feel like we’ve been mistreated by all parties,” Segal said, but noted that the Planning Commission will have the final say. “The Planning Commission is nonpolitical. I think we will get a fair shake.”

The president of CCDC will have the final say on how the land will be used.

This should be an interesting mini Loft Project. The Arcade is the country’s first indoor shopping mall. On Wednesday, developers announced that it’s being transformed into a mix of retail shops, restaurants and lofts.

The ground level of the 180-year old building will hold three restaurants and a dozen new shops. The top two floors will become home to 48 micro-lofts, mostly studio spaces with an average of 250 square feet.

The Arcade was built in 1828 and is a National Historic Landmark. The building closed in 2008 because of the poor economy.

This may not be a post regarding lofts but we can’t ignore impressive architecture and design. These town homes raise the bar in well executed design and developers who are concerned with the built environment.

Hybrid believes that any new building should be designed to be adaptable for the many generations that will enjoy it. In 100-years the building will likely have a completely different use as the city and zoning adapt to the needs of the community. Because of this, we chose to allow the building to transform itself over time. The bottom floor flex space has rough-in plumbing for a future kitchen, its own entrance, a 3/4 bathroom, and is designed with a demountable MDF wall to be built-out to completely separate it from the 2 floors above with no major remodeling necessary. This simple design technique allows the building to double its occupancy if necessary. The roof gardens are equipped with 9” of soil to allow for urban vegetable gardening by the inhabitants.

Developers of a proposed apartment building downtown have been asked to make more changes to their project.

The Shortbread Lofts, a seven-story apartment building planned for 333 W. Rosemary St. has been reduced in height and size since it was first proposed in 2006. Now some Town Council members say developers need to work on the building’s appearance.

An old mill could soon provide homes for many people in Mebane.

The former R.L. Stowe textile mill at 301 W. Washington St. has been reformatted into an apartment complex called Mebane Mill Lofts. The Lofts are a 75-unit apartment complex and applications are accepted based on income.

According to site manager for Mebane Mill Lofts, Alice Ray, the mill was converted into the apartments for a number of reasons. It was to “preserve the heritage of the community, construction costs were lower due to the already existing structure, and the downtown location was superior.”

It took nine months and $12 million to complete the construction of the Lofts.

Developed by Landmark Group of Winston-Salem, The Lofts are a tax credit property. This means that the owner of the apartment complex gets a tax credit for offering housing at lower prices than what the apartments would normally be worth a month. The Lofts also have an income restriction, meaning that a family must have a household yearly income below a certain mark to live there. A family of four, for example, has an income restriction of $33,660 a year. A single person living in the Lofts can only make $23,580.

The Lofts will offer three different housing options. One bedroom apartments will cost $510, two bedroom apartments will cost $610, and largest apartment, with three bedrooms, will cost $710. Ray said the rent will stay at the same rate for the immediate future.

The project was built with help from state tax credits, a Community Development Block Grant loan and a loan from the Mebane Housing Development Fund.
