<p>A total of 579 properties sold in the Victoria Real Estate Board region this March, 5.5 per cent fewer than the 613 properties sold in March 2025 and 24.5 per cent more than in February 2026. Sales of condominiums decreased by 18.8 per cent from March 2025 with 164 units sold. Sales of single family homes decreased by 2.4 per cent from March 2025 with 285 sold.</p>
<p>“Our market is following a fairly typical spring market trend,” said Victoria Real Estate Board Chair Fergus Kyne. “With sales and listings both increasing from the previous month, we’re tracking a seasonal pattern that generally builds to the peak of the market in May or June.”</p>
<p>There were 3,261 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of March 2026, an increase of 12.3 per cent compared to the previous month of February and a 7.9 per cent increase from the 3,023 active listings for sale at the end of March 2025. “We continue to observe a market which offers plentiful opportunity for both buyers and sellers.</p>
<p>The current conditions of good supply and a reasonable level of consumer demand have created fewer high-pressure transactions and allowed time for both sides of the sale to make decisions and undertake due diligence,” notes Chair Kyne. “Every listing is unique in our market. Greater Victoria is a relatively small area which consists of many micro markets with varying conditions and demand. It’s a good time to connect with your favourite local REALTOR® to ensure your property or your purchase gets the correct analysis and strategy it deserves.”</p>

<p>The Greater Toronto Area (GTA) resale housing market tightened in May 2026 compared to last year. Sales increased year-over-year, whereas new listings declined over the same period. As standing inventory has been absorbed, competition between buyers has likely increased in some neighbourhoods.</p>
<p>This should see the price trend flatten and ultimately trend upwards in the months ahead. “Spring sales have been stronger than last year, reflecting improved affordability stemming from lower selling prices and borrowing costs. Sales are forecast to improve further as we move through the second half of this year. Recovery would be further bolstered by positive news on the trade front along with an easing of geopolitical tensions and related<br />
uncertainty,” said TRREB President Daniel Steinfeld.</p>
<p>“Inventory levels trended lower over the past year, but buyers continued to have substantial negotiating power through the spring, helping with affordability. Looking ahead, if sales strengthen further relative to listings, selling prices will level off and even start to grow as we move into 2027,” said TRREB Chief Information Officer Jason Mercer.</p>

<p>A modest increase in Fraser Valley home sales in May suggests buyers remain engaged, albeit cautiously as economic uncertainty continues to temper the pace of the spring market.</p>
<p>The Fraser Valley Real Estate Board recorded 1,124 sales on its Multiple Listing Service® (MLS®) in May, a 0.5 per cent increase from April, but five per cent below the same month last year. Single-family homes remained the most active segment of the Fraser Valley market in May, generating more sales than townhouses and apartments.</p>
<p>“We’re seeing limited activity from first-time buyers right now, with much of the market being driven by homeowners looking to move up,” said Ishaq Ismail, Chair of the Fraser Valley Real Estate Board. “As prices in the detached segment have become more attainable, buyers with existing equity are finding opportunities to transition into larger homes and market segments that were out of reach just a few years ago.</p>

<p>The Vancouver Island Real Estate Board (VIREB) recorded 768 unit sales (all property types) in May 2026, down one per cent from one year ago. Year-over-year active listings (all property types) were 4,585, up three per cent from the previous year.</p>
<p>In the single-family category (excluding acreage and waterfront), 384 homes sold in May 2026, down four per cent from one year ago and an increase of three per cent from April 2026. Sales of condo apartments last month came in at 79, increasing by 10 per cent year over year and 23 per cent from April. In the row/townhouse category, 113 units changed hands in May, up 33 per cent from one year ago and 28 per cent from April.</p>
<p>Active listings of single-family homes were 1,529 in May, down from 1,565 one year ago. VIREB’s inventory of condo apartments was 386 last month, down from the 399 properties listed in May 2025. There were 370 row/townhouses for sale last month compared to 346 the previous year.</p>
<p>“Consumer confidence has been affected by ongoing uncertainty, and many buyers appear to be taking a more cautious, wait-and-see approach before making a decision to purchase,” said Jason Yochim, VIREB Chief Executive Officer.</p>

<p>The Greater Edmonton Area (GEA) real estate market reported 2,557 sales in May 2026, increasing 3.2% in comparison to activity in April 2026 and decreasing 13.4% compared to May 2025. There were 4,855 new listings — a month-over-month increase of 21.7% and a year-over-year increase of 2.7%. Inventory levels rose 13.4% from the previous month and are 23.9% higher than May 2025.</p>
<p>Average selling price across all residential property types increased by 2.7% from the previous month to $491,794, a price 6.3% higher than May 2025. The MLS® Home Price Index (HPI) composite benchmark price in the GEA was $432,200, increasing 0.1% from April 2026 and decreasing 1.8% year-over-year.</p>

<p>In line with seasonal trends, inventory has risen from the start of the year, reaching 6,752 units in May. While these levels are consistent with last May, they remain 11 per cent higher than longer-term trends for the month, thanks to higher supply levels of apartment and row-style homes. Meanwhile, inventory levels for detached homes are down three per cent compared with both last year and long-term trends.</p>
<p>At the same time, sales activity has been slowing. Calgary sales in May were 2,162 units, 16 per cent lower than last year’s levels and similar to sales reported in April. While new listings also slowed by 13 per cent compared with last year, it was not enough to offset the pullback in sales, causing the salesto-new-listings ratio to ease to 51 per cent. The lower ratio also contributed to some of the inventory build, causing the months of supply to rise. However, conditions do vary across the market, with a range of two-and-a-half months of supply in the detached market to more than five months of supply in the apartment condominium market.</p>
<p>“The shift in supply is being felt in the market. More supply choice in the new and rental markets has created a more competitive environment for potential buyers. At the same time, concerns over rising cost of living and slower migration are also weighing on consumers,” said Ann-Marie Lurie, Chief Economist at the Calgary Real Estate Board (CREB®). “While this has caused the overall resale market to shift to a balanced state, the supply pressure is having a more prevalent impact for apartment-style units, where conditions are favouring the buyer. This is also impacting price movements, with apartment prices continuing to trend down and other property types reporting a seasonal lift over the winter months.”</p>

<p>Home sales registered on the MLS® in Metro Vancouver* remain relatively flat compared to April last year, but a divergence is emerging between market segments.</p>
<p>The Greater Vancouver REALTORS® (GVR) reports that residential sales in the region totalled 2,110 in April 2026, a 2.5 per cent decrease from the 2,163 sales recorded in April 2025. This total also represents a 22.9 per cent decline from the 10-year seasonal average (2,735).</p>
<blockquote><p>&#8220;Last month we noted that a divergence was emerging between sales trends in the detached and multi-family segments, which continued in April. Sales of detached homes have been gaining year-over-year, while sales in the multi-family segment have declined, and this pattern is consistent across most areas. The fact this pattern is so broad-based reduces the likelihood that what we’re seeing is just a blip in the data since the momentum isn’t isolated to small pockets of the market.&#8221; said Andrew Lis, GVR chief economist and vice-president data analytics</p></blockquote>

<p>Home sales increased on a year-over-year basis in April 2026, while the supply of listings trended lower. This suggests that overall market conditions in the Greater Toronto Area (GTA) tightened during the first full month of spring. Despite tighter market conditions, selling prices edged lower on average compared to last year, as buyers continued to benefit from ample choice and negotiating power.</p>
<p>“We have experienced an uptick in home buying activity so far this spring. Buyers have taken advantage of more affordable housing market conditions on the back of lower home prices. If market conditions continue to tighten and home prices level off, this could be a signal to intending homebuyers who remain on the sidelines,” said TRREB President Daniel Steinfeld.</p>
<p>“Lower home prices and borrowing costs over the past year have been a catalyst for some homebuyers this spring. However, we still have a substantial amount of pent-up demand in the marketplace. More certainty on the trade front and an easing in geopolitical tensions would result in further improvements in market activity,” said TRREB’s Chief Information Officer Jason Mercer.</p>
