Setting the Record Straight: 4 Things a Competitor Got Embarrassingly Wrong About Us

Look, we get it. Comparison blog posts are a staple of the SaaS world. You write one, your competitor writes one back, everyone does their best spin, and agents get to read two very different versions of reality. Fair game.

We’ve been in this industry for over 25 years. We’ve seen trends come and go, seen flashy newcomers enter the market with big promises, and we’ve kept our heads down building tools that actually work for real estate agents. So when a competitor publishes a comparison post about us, we read it with genuine curiosity.

What we found, though, was a little more than spin. There were some claims that were just… wrong. Not “we see it differently” wrong. Factually wrong. And since we’re not the type to let myths hang in the air unchallenged, let’s clear a few things up

Myth #1: “Template-only design. Your site will look like every other one in your market.”

This one made us laugh. Mostly because it describes a process we don’t actually use.

Yes, agents start by picking a template, a starting point. But here’s what happens next, and it’s the part that was conveniently left out: we sit down with you. Literally. Our onboarding team gets on a call with every new client, collects your logo, your brand colors, your photos, and asks you questions about your business, your market, and your personality. We take that template and make it yours before a single person visits your site.

And your site doesn’t go live until you give us the thumbs up. We’re not just handing you a theme and wishing you luck. You review it, request tweaks, and sign off when it looks the way you want it to look.

So no, your site won’t look like every other myRealPage agent’s site. That’s kind of the whole point of the onboarding process. Did we mention that such competitor charges for this onboarding and ours is included?

Myth #2: “No after-launch changes included. You’re on your own once you’re live.”

Oh, this one is particularly rich coming from a company that supports its clients five days a week, has no chat support and can only be reached via email.

Our support team works seven days a week. Count ’em, Saturday and Sunday included. When you need a change made to your site after launch, you reach out, and we take care of it. No extra charge. No ticket queue where your request goes to die. Just a team of real people making the updates you need, when you need them.

Now, if you’re asking for something that requires a designer or custom development work, that’s a different conversation, and that’s completely reasonable. But the day-to-day “can you update my headshot,” “can you change my phone number,” “can you swap out this section” stuff? Done. No bill attached.

We’ve been doing this for 25 years. Leaving clients stranded after launch is not our business model.

Myth #3: “A clunky property search experience.”

Here’s a thought: maybe “complex” and “clunky” aren’t the same thing.

Our property search gives buyers more options than almost any other real estate website platform out there. Yes, it goes further than the basics. You can filter beyond bedrooms, bathrooms, area, and sub-area. You can make the search truly customized to the types of properties and criteria your clients actually care about.

Some agents love simplicity. Great, that’s a valid preference, and there are tools out there built for that. But a lot of agents serve buyers who have specific needs, and those buyers appreciate having the filtering power to actually find what they’re looking for instead of wading through listings that don’t fit.

Calling a more powerful search tool “clunky” is a bit like calling a full professional kitchen “overwhelming” because it has more knobs than a hot plate. The capability is there for a reason.

Myth #4: “No marketing tools.

Okay. We’ll be honest, this one stung a little. Not because it hurt our feelings, but because it’s so far from the truth that it raises a genuine question about how much research went into this comparison.

Let’s talk about what we actually offer:

We’re not offended. We’re just… a little surprised. If you’re going to write a comparison post, maybe take a scroll through the thing you’re comparing yourself to.

Diverging trends widen as detached housing gains steam

Home sales registered on the MLS® in Metro Vancouver* remain relatively flat compared to April last year, but a divergence is emerging between market segments.

The Greater Vancouver REALTORS® (GVR) reports that residential sales in the region totalled 2,110 in April 2026, a 2.5 per cent decrease from the 2,163 sales recorded in April 2025. This total also represents a 22.9 per cent decline from the 10-year seasonal average (2,735).

“Last month we noted that a divergence was emerging between sales trends in the detached and multi-family segments, which continued in April. Sales of detached homes have been gaining year-over-year, while sales in the multi-family segment have declined, and this pattern is consistent across most areas. The fact this pattern is so broad-based reduces the likelihood that what we’re seeing is just a blip in the data since the momentum isn’t isolated to small pockets of the market.” said Andrew Lis, GVR chief economist and vice-president data analytics

GTA REALTORS Release April Stats

Home sales increased on a year-over-year basis in April 2026, while the supply of listings trended lower. This suggests that overall market conditions in the Greater Toronto Area (GTA) tightened during the first full month of spring. Despite tighter market conditions, selling prices edged lower on average compared to last year, as buyers continued to benefit from ample choice and negotiating power.

“We have experienced an uptick in home buying activity so far this spring. Buyers have taken advantage of more affordable housing market conditions on the back of lower home prices. If market conditions continue to tighten and home prices level off, this could be a signal to intending homebuyers who remain on the sidelines,” said TRREB President Daniel Steinfeld.

“Lower home prices and borrowing costs over the past year have been a catalyst for some homebuyers this spring. However, we still have a substantial amount of pent-up demand in the marketplace. More certainty on the trade front and an easing in geopolitical tensions would result in further improvements in market activity,” said TRREB’s Chief Information Officer Jason Mercer.

Momentum builds as market sets up for peak spring months

The Greater Edmonton Area (GEA) real estate market reported 2,482 sales in April 2026, increasing 16.4% in comparison to activity in March 2026 and decreasing 8.1% compared to April 2025. There were 4,204 new listings — a month-over-month increase of 13.9% and a year-over-year increase of 9.1%. Inventory levels rose 11.3% from the previous month and are 31.4% higher than April 2025.

Average selling price across all residential property types increased by 1.7% from the previous month to $478,902, a price 1.9% higher than April 2025. The MLS® Home Price Index (HPI) composite benchmark price in the GEA was $431,900, increasing 1.4% from March 2026 and decreasing 1.6% year-over-year.

“Activity in April has continued the upward trend set in March, albeit at a slower pace leading up to May. The year’s highest levels of market activity will occur in the next two months, especially now that the Bank of Canada policy interest rate has been held at 2.25 until at least mid-June. Expect more listings to hit the market—giving buyers lots of choice—and though prices still have room to rise, we’re unlikely to see as many multiple offer situations as last year.” –Darlene Reid, 2026 Board Chair, REALTORS® Association of Edmonton

SPRING MARKET AWAKENS WITH LATE-APRIL UPTICK

The Vancouver Island Real Estate Board (VIREB) recorded 683 unit sales (all property types) in April 2026, down 12 per cent from one year ago. Year-over-year active listings (all property types) were 4,256, up four per cent from the previous year.

In the single-family category (excluding acreage and waterfront), 372 homes sold in April 2026, down six per cent from one year ago and an increase of 23 per cent from March 2026. Sales of condo apartments last month came in at 64, decreasing by 33 per cent year over year and down 11 per cent from March. In the row/townhouse category, 88 units changed hands in April, down one per cent from one year ago and up 24 per cent from March.

Active listings of single-family homes were 1,399 in April, up from 1,362 one year ago. VIREB’s inventory of condo apartments was 374 last month, down from the 410 properties listed in April 2025. There were 383 row/townhouses for sale last month compared to 331 the previous year.

“While the spring market is a little slow getting underway this year, activity picked up in the latter half of April,” said Jason Yochim, Chief Executive Officer. “We’re seeing signs that momentum is building, and that could translate into a busier May as more buyers re-engage.”

Victoria Real Estate Market Report for April 2026

A total of 643 properties sold in the Victoria Real Estate Board region this April, 0.2 per cent more than the 642 properties sold in April 2025 and 11.1 per cent more than in March 2026. Sales of condominiums increased by 5.9 per cent from April 2025 with 198 units sold. Sales of single family homes decreased by 1.2 per cent from April 2025 with 331 sold.

“The overall market in Greater Victoria continues to remain in balance,” said Victoria Real Estate Board Chair Fergus Kyne. “Inventory levels are staying strong, and new listings coming onto market in recent weeks will help serve our traditionally busy spring season. The collective track record from the past several months of balance and stability in our market is likely underpinning the confidence of buyers and sellers this season.”

There were 3,710 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of April 2026, an increase of 13.8 per cent compared to the previous month of March and an 8.3 per cent increase from the 3,425 active listings for sale at the end of April 2025.

“Current not-too-hot and not-too-cold conditions are setting the stage for a very reasonable spring market for consumers,” notes Chair Kyne. “It’s a Goldilocks real estate market leading into our busier months – and there is choice, inventory is diverse, there is a wide range of properties at different price points, and interest by buyers is also brisk. Rising sales and price gains hint at stability in the Fraser Valley housing market

For the first time in more than a year, Fraser Valley home sales recorded a year-over-year increase, with activity also rising month-over-month as the spring market begins to show renewed activity. The Fraser Valley Real Estate Board recorded 1,118 sales on its Multiple Listing Service® (MLS®) in April, an 11 per cent increase from March and seven per cent above the same month last year.

Sellers continued to enter the spring market, with new listings rising six per cent from March to 3,549 — still above seasonal norms, but lower than this time last year.

“Market activity is picking up as we move through the spring, but overall conditions remain firmly in buyers’ favour,” said Ishaq Ismail, Chair of the Fraser Valley Real Estate Board. “With inventory at healthy levels and housing affordability improving, buyers continue to have the advantage, although confidence remains tempered by ongoing economic uncertainty and persistent market headwinds.”

Balanced conditions in the city, except for apartment-style units

In line with seasonal expectations, both sales and inventory levels trended up relative to March’s activity. Despite this typical monthly rise, April sales totalled 2,104 units, six per cent lower than levels reported in 2025.

“Sales were expected to ease this year as our market transitioned away from strong demand that was driven by previously rapid migration growth. Improved supply choice across the entire housing spectrum has reduced the urgency among potential purchasers, helping our market shift away from seller’s market conditions to more balanced conditions,” said Ann-Marie Lurie, CREB®’s Chief Economist. “However, the trend of limited supply choice in the detached market continues, while conditions favour the buyer in the apartment condominium market.”

With 3,829 new listings in April, the sales-to-new-listings ratio remained at 55 per cent, supporting a modest monthly gain in supply. Inventory levels reached 5,973 units, nearly two per cent higher than levels reported last April. Overall, the months of supply remained just below three, representing relatively balanced conditions. However, this ranged from just over two months for detached homes to over four months for apartment-style homes.

The unadjusted total residential benchmark price trended up compared with March, reaching $568,800. The monthly gain was mostly associated with seasonal improvements, which is expected heading into the spring market. Monthly gains were higher in the detached and semi-detached segments. Overall, compared with the previous year, prices
remain three per cent lower, with modest year-over-year declines in the detached and semi-detached sector, while declines neared nine per cent for apartment-style units.

So far in 2026, conditions have varied, ranging from seller’s market conditions and price growth for detached homes in some parts of the city to buyer’s market conditions and price adjustments in the apartment condominium sector.

Buyers and sellers adopting a wait-and-see approach to housing market

Home sales registered on the MLS® in Metro Vancouver continue evolving at a pace similar to last year, with the sales down roughly three per cent from last March.

The Greater Vancouver REALTORS® (GVR) reports that residential sales in the region totalled 2,032 in March 2026, a 2.8 per cent decrease from the 2,091 sales recorded in March 2025. This was 31.8 per cent below the 10-year seasonal average (2,981).

“Year-to-date, sales are tracking our forecast for the year closely, and the weakness in demand we continue to observe at the aggregate level is unsurprising. What’s interesting is that the aggregate total masks an emerging divergence among market segments. While the multifamily segment continues to see slower sales, the detached segment may be awakening with sales up, and new listings down from last year.” said Andrew Lis, GVR chief economist and vice-president data analytics

Fraser Valley home prices level off amid improving affordability

After nearly a year of steady price declines, the Fraser Valley housing market is beginning to
show early signs of stabilizing, with Benchmark prices edging up month-over-month for the first time in 11 months. While March sales activity picked up over the previous month, year-over-year sales throughout the first quarter of 2026 continue to stumble, reflecting a market where buyer caution still lingers.

The Fraser Valley Real Estate Board recorded 1,007 sales on its Multiple Listing Service® (MLS®) in March, a 20 per cent increase from February, but three per cent below the same month last year and 42 per cent below the ten-year seasonal average. After a decline in February, new listings increased in March, up 20 per cent to 3,341, suggesting some sellers are eager to get ahead of the spring market despite sales activity remaining soft and well below typical seasonal levels.

“We’re encouraged to see early signs of prices levelling off in the Fraser Valley,” said Ishaq Ismail, Chair of the Fraser Valley Real Estate Board. “While sales remain below last year’s levels, this market is presenting a rare window — with greater choice, improved affordability, and meaningful incentives, particularly in the condo segment — for buyers who are ready to make a move with the right professional guidance.”
