<p>National Preparedness Month reminds us all to prepare now for the unexpected in the future. The Department of Homeland Security’s “Don’t Wait, Communicate. Make Your Emergency Plan Today,” theme from last year returned this year with a continuing emphasis on preparedness for youth, older adults, and people with disabilities and others with access and functional needs. For those of us in charge of commercial buildings, whether through construction, maintenance, or management, preparedness is especially important. Building occupants rely on safety measures established by us when a situation does arise. And when it comes to your roof, having a plan in place to help prepare for unanticipated events is critical.</p>
<p>Elements of a good disaster roof plan include:</p>
<p><strong>Know your roof ahead of time.</strong></p>

222,216 sq. ft. GAF TOPCOAT<br />
54,480 sq. ft. GAF 60-mil EverGuard TPO</p>
<p>RockTenn, a national packaging and corrugated products manufacturer was looking for an energy-efficient, long-term roofing solution for their 276,696 sq. ft., newly purchased facility in Marion, North Carolina. Preliminary inspections revealed numerous issues with a 54,480 sq. ft. section of the old roof, including abundant leaks, soaked insulation and the presence of a large amount of non-friable asbestos-containing material (ACM). The remaining 222,216 sq. ft. was salvageable but needed additional protection from the elements.</p>
<p>The multi-faceted project included the tear off and disposal of the asbestos insulation on the badly damaged 54, 480 sq. ft. section in accordance with OSHA and EPA regulations. Because the renovated facility will be climate controlled, North American Roofing then mounted a 3-inch layer of polyisocyanurate (ISO) insulation before installing reflective, energy-efficient, GAF 60-mil EverGuard® thermoplastic polyolefin (TPO) roofing, complete with a 20-year, no dollar limit (NDL) warranty. The TPO and coating re-roof project was a great fit for RockTenn&#8217;s situation.</p>
<p>We fitted 24-gauge metal roof edge around the roof perimeter and installed single-cleated coping around the parapet walls. To ensure proper drainage, we ran 22-gauge metal guttering, fitted with 24-gauge, heavy-duty downspouts.</p>
<p>On the remaining roof sections, we applied GAF’s TOPCOAT® elastomeric roofing membrane to seal and waterproof the standing seam metal. With high tensile strength and solar reflectivity, TOPCOAT® was the best solution for seamless protection over the existing metal roof.</p>
<p>Since RockTenn decided to install a new HVAC system at the same time, North American Roofing filled in existing voids from previous tenants and flashed in the new HVAC components and penetrations.</p>
<p>RockTenn wanted to replace the damaged roof section and protect the rest of the viable roofing. With a focus on energy efficiency, North America Roofing was able to offer a cost-effective dual solution that solved both problems.</p>

<p>We continue to get a lot of response to our blog posts on the importance of preventative maintenance.  Obviously, we are big supporters of taking a proactive and preventative approach to the overall state of your roof specifically because a well-maintained roof is easier for us to deal with.  However, establishing a roof maintenance plan can be tricky.  Reading all that fine print and making sure the contract keeps your best interests in mind can be difficult to navigate.  Here are some things we recommend asking your service provider when establishing your roof maintenance plan.</p>
<p><strong>How long does the contract last?</strong> The duration of an agreement can last for one year or multiple years.  Know how long you want to commit to a specific service provider.  If the company can provide reliable references and can show a history of successful service, then signing up for multiple years makes sense.  However, if they can’t, it might be better to start with a shorter time period in order to test the waters with their abilities.</p>
<p><strong>What does it cover?</strong>  This is particularly important.  Some service contracts may only cover bi-annual inspections – once in the spring and once in the fall.  Of course, any good service agreement should <strong>at least</strong> cover these two things.  But understand if damage is discovered during those inspections, will the contract cover preventative maintenance or is that service an extra charge.  If preventative maintenance is included, is there a Not To Exceed (NTE) number specified?  If not, make sure there is.  This puts a cap on roofing service expenditures until further information can be provided.  It is also good to understand if the contract will cover labor AND materials.  Sometimes, service contractors can only vouch for the materials and will bill you for the labor.</p>
<p><strong>Can the contractor cover ALL or just part of my facilities?</strong>  If you have multiple facilities spread across the country, it is beneficial to utilize a roofing contractor that can service all your properties.  This can save you time from having to contact multiple providers and save you money through volume discounting.  In addition, it helps to have a service contractor that can handle all sorts of weather – from damaging hail in the Midwest to snow loads in the Northeast.  One-stop shopping makes your life easier.</p>

<p>A mechanically attached membrane secures to the roof substrate using individual fasteners.
