Testa Capital Group is an Orange County, California, corporation dedicated to revitalizing neighborhoods and enhancing communities. Our Residential Reinvestment Program® creates liquidity for sellers through our acquisitions, job opportunities through our renovations, investment vehicles funded with private capital, renovated homes that are well located and attractively priced, and stronger communities through the reintegration of our renovated homes. The primary mission of our program is to acquire and renovate distressed residential real estate (REOs, short sales and shadow inventory), and in the process convert undesirable housing into desirable homes that create added value. Our renovated homes are available for owner-occupants to purchase and as rentals for tenants. We have earned a reputation of success by using private capital to purchase “as is” houses, renovating the houses with local quality vendors and products, then leasing or selling the finished homes to members of the community at a fair market price. Our goal is to bring value back to local communities. Through our unique process, we revitalize neighborhoods while improving neighbor morale and pride of ownership by transforming vacated houses that have become eyesores, into newly renovated homes with attractive curb appeal. These about the properties. At the same time, we help to methodically renovate and reintegrate poorly maintained distressed housing inventory back into the marketplace, while enhancing …

The launch of the YDA Faith and Values Initiative represents the start of a national conversation about which party better represents the most fundamental convictions of our generation. Faith has played a strong role in public life since our nation’s founding and continues to do so today. At the same time, it is apparent that young Americans have a more complex understanding of how faith impacts our political involvement than the previous generation. For too long the conversation around faith and politics in this country has been limited to fearful rhetoric and culture wars rather than an honest dialogue about which candidates and party platforms best represent our values. The YDA Faith and Values Initiative aims to change this conversation and make clear to the Millennial Generation that people of faith have a home in the Democratic Party. As a person of deep faith, I am eager for the launch of this initiative and look forward beginning a conversation with young Americans about how our values define our national character. As we look back in history at the work of those who came before us, it is these faith-based values which inspired so many to strive for the abolition of slavery, women’s rights, civil rights, and many other worthwhile causes focused on creating a more just society. It is a proud tradition that we hope to build upon. The truth is that Republicans do not have a monopoly on faith. In fact, their candidates increasingly are out of step with the values of …

www.vanscoterinsurance.com 585-663-2004 Picture this You are at a family reunion party at a relative’s house. You’ve been there a number of times and the stack of lumber at the neighbors house from an old barn that was taken down never interested your child, but today is different. As the party is going on, no one notices as your child heads toward the neighbors property and starts to climb the pile of lumber. As your child is almost to the top of the pile, a board comes loose and your child comes tumbling down breaking their leg. The wood pile would be what the insurance and legal industry call an “attractive nuisance”, this something on your property that would attract young children to your property that wouldn’t understand the danger involved. In our example, even though the child was trespassing on the neighbors property, the neighbor could be held responsible for the injury to the child because the wood pile would be considered an attractive nuisance and the neighbor didn’t adequately secure the wood pile so children couldn’t get to it by putting a fence around it or some other barrier or having it removed. A wood pile is one example of an attractive nuisance, some other examples are: swimming pools, trampolines, abandoned cars, horses, construction equipment, old refrigerators, etc. It’s always a good idea to survey your property to see if you have any attractive nuisances that would attract children to your property that could potentially injure them. If you have …

These homes are then leased or sold, and are occupied by new neighbors who care about the properties. At the same time, we help to methodically renovate and reintegrate poorly …
