- 13 residential average sales price- $595,885 ~ Average days on the market - 167 (3 of them were over 400 days)

- 2 condominiums average sales price- $210,000 ~ Average days on the market - 117

Pendings: 31; 26 residential, 5 condominium

Currently there are 83 listings on the market, 62 residential, and 21 condominiums

** An note of interest: in searching for a personal client I found that there are currently only 6 listings in the $300K range for Newcastle. When I added the Issaquah School District criteria, there is only one home at $399K. The rest of the 24 listings start at $649K and upwards. The great news is that most of the short sale/forclosure inventory has been getting soaked up in the past two months.

Housing Inventory is at its lowest level since December 2008

Inventory has shrunk 20 percent since twelve months ago according to Today’s News Release by the NW Multiple Listing Service.

“Brokers added 9,344 new listings of single family homes and condominiums to inventory during October, the fewest number since December 2008 when the area was experiencing record snow accumulations. At month end, there were 38,159 active listings in the NWMLS database, a drop of 17.4 percent from the same month a year ago. At that time, the inventory included 46,189 residences.

For the four-county Puget Sound area (King, Snohomish, Pierce and Kitsap), inventory has shrunk 20 percent since twelve months ago. “

Numbers are even greater in Newcastle!

October 2009 - 84 listings on the market - 32% less than last year !
September 2009 - 99 listings on the market- 38% less than last year !
August 2009 - 116 listings on the market
July 2009 - 124 homes on the market

Football

Liberty’s Varsity football team, with an overall 8-1 record, are currently ranked 2^nd in the KingCo 3A/2A league standings and are headed to State! Liberty claimed victories during the month of October against Juanita, Hazen, Interlake and Mt. Si. The single loss of the season came in a great Homecoming game against Bellevue.

The first round of the state playoffs is this weekend with the team going up against Camas High School on Saturday, Nov. 7^th. Kick-off is at 6:00 p.m. Let’s turn out and cheer the team on to victory!

VOICE Mentoring Program (Volunteers Of Issaquah Changing Education)

The VOICE Mentor Program is looking for community volunteers to work one on one with Issaquah students. These students are referred by teachers and counselors as needing extra support whether it is academic, social or emotional. The Volunteer commitment is one hour per week through the school year. The Volunteers work in the school setting in partnership with the school staff. Volunteers routinely state that they make a strong bond with their student and “get more than they give.” We strive to make the students and mentors time together meaningful and valued.

Placements are made based on the mentors’ interests. Whether a mentor’s passion is literacy, ESL students, math or another area, we have a place for you in Issaquah schools. Please help recruit your neighbors, friends, relatives or colleagues to become a mentor.
