<content type="xhtml" xml:lang="en-US" xml:base="http://www.nelalive.net/"><div xmlns="http://www.w3.org/1999/xhtml"><p><strong>N.B:  On the day before I published this, HR 674 passed,  reverting the funding fee amounts to the “old” levels.  It was updated  in <a href="http://www.benefits.va.gov/HOMELOANS/circulars/26_11_19.pdf" target="_blank" title="new VA funding fee schedule">VA Circular 26-11-19</a>,  published November 22, 2011.  The “new” lower funding fee schedule was  in effect for three days, from Nov 18-21.  Sorry for the confusion.</strong></p>
<p>The Veterans Administration announced that is will be charging lower funding fees, to VA-eligible homebuyers, when issuing the VA mortgage guaranty.  Previously, Los Angeles veterans, looking to purchase their first home with no-money down, paid a 2.15% funding fee.  Last week, that funding fee was reduced to 1.40% of the loan amount. </p>
<p>Veterans, who were using the VA mortgage for the second (or third, fourth, etc) time, used to pay a 3.30% funding fee for a VA zero-down home loan.  That fee has been reduced to 2.80%.</p>
<p>Los Angeles veterans, who choose to use a down payment when purchasing a home, can still use their VA home loan.  The new funding fee, for a 5% down payment, is now .75%.  The new funding fee, for a 10% down payment, is now .50%</p>

<p>NELAart Second Saturday Gallery Night is a free self-guided tour of the galleries, non-profits and artist run project spaces located in Northeast Los Angeles (NELA).</p>
<p>NELA has a tradition in the arts that dates back to the early 1900s.</p>
<p>The tradition continues with new spaces opening regularly. NELA is now one of L.A.'s most exciting destinations to view contemporary art.</p>

<p>OPENING AT AVENUE 50 STUDIO:   GANAS 2020, an exhibition of stencil and collage on canvas, and rubyliths by artist Ernesto Yerena.  The exhibition is based on a story written by Yerena detailing a fictional revolutionary movement, GANAS, fighting for reform, empowerment and dignity.  The opening reception for GANAS 2020 will be held on Saturday, August 13, 2011 from 7-10 PM.  The exhibit will be on display through September 4, 2011 and is free and open to the public.</p>
<p>Yerena, born in El Centro, California, currently living in Los Angeles, but moving to Arizona fights for justice not only on paper, but in the community.  He is the founder and curator of the Alto Arizona Art Campaign and the We Are Human Campaign. <br />Opening Night Reception:  Saturday, August 13, 2011 from 7-10 pm</p>

<p>NELAart Second Saturday Gallery Night is a free self-guided tour of the galleries, non-profits and artist run project spaces located in Northeast Los Angeles (NELA).</p>
<p>NELA has a tradition in the arts that dates back to the early 1900s.</p>
<p>The tradition continues with new spaces opening regularly. NELA is now one of L.A.'s most exciting destinations to view contemporary art.</p>

Michael Walker.  Selected from a field of over 500 artists worldwide, J Michael Walker was one of seven chosen by the Sacatar Foundation to spend January-February 2011 on the jungle island of Itaparica, in Bahía, Brazil. Here, in the land of candomblé, under gorgeous skies and amid palpable spirits, he immersed himself in the local community, embraced by its warm, generous people.  Avenue 50 is proud to present the first public viewing of J Michael's impressions: the drawings, writings and photographs that record the strength, beauty, and soulfulness of Itaparica and its inhabitants. </p>
