We have lots of “little collections” that you sure won’t see in any of today’s decorating magazines. She recommends accessories larger in scale and fewer in number. <p><span style="font-size: small"><em>If your accessories were around when you were tuning in to Seinfeld &#8211; and not the reruns, you need an update.  Today&#8217;s trend for accessories are larger in scale and fewer in number than in years past. If you are a collector, group like items together for a more cohesive and less cluttered look.  Faux florals and greenery are great when they are clean, higher end and not overdone. Throw away that old Ficus tree in a wicker basket and replace it with a tall Areca palm in a glazed container.  And be prepared to spend a little more than you think feels right on accessories if you need to replace a lot of them.  I advise clients that an accessory budget is usually 20-30% of your room&#8217;s overall investment.”   </em></span></p>

<li><strong>Pros of owning a multiple-story home:</strong> Home owners have more living space. Residents can have bedrooms on the second floor.</li>
<li><strong>Cons:</strong> Residents will have to use the stairs to access part of their home, which may not be good for people with bad knees or other health ailments. Also, room temperatures may be inconsistent throughout the house unless the home owner invests in dual heating and cooling units.</li>

<ul>
<li><strong>Number of bedrooms/bathrooms:</strong> Depending on your needs as a family, you may want anywhere from 2 bedrooms to upwards of 5; most home buyers prefer a minimum of 2.5 baths.  Location of bedrooms is a personal choice &#8211; lower level bedrooms are less desirable than above grade but are a great way to expand the sleeping quarters in a home.</li>
<li><strong>Square footage:</strong> How much space does your family need to live comfortably? When considering that question, remember that cost-per-square-footage is less on larger homes than smaller ones. Also, consider whether the home’s layout effectively uses the home’s square footage or not.</li>

<p>Sales of single family homes in New Albany in 2011 exceeded 300 units for the first time in 6 years. <span style="color: #0000ff"><span style="text-decoration: underline"><a href="http://www.newalbanyohio.com/homes-sold-nacc-2011.php" target="_blank">344 homes sold in New Albany</a></span></span> this year compared to 274 homes sold last year. 2005 was the last year New Albany saw home sales in this range. I don’t know if this is the new “normal” but it certainly indicates that our market has probably hit bottom and hopefully on the upswing.</p>
<p>If you are one who has chosen to remain on the sidelines these past few years, this is a good time to consider jumping back in! As a seller, the inventory is lower than I can ever remember it being. It’s 38% below where it was at this time last year. As a buyer, prices and interest rates remain low though with the diminished number of homes for sale in New Albany, we may begin to show signs of prices rebounding in 2012. <span style="color: #0000ff"><span style="text-decoration: underline"><a href="http://www.newalbanyohio.com/contact-us.php" target="_blank">Call us</a></span></span> to discuss your particular New Albany real estate situation. <p>According to a recent article, the city recently received an economic development award from the Ohio Chapter of the Commercial Real Eestate Development Association.</p>
<p>The award is given to communities that are committed to promoting development in the community.</p>
<h2>Living in New Albany</h2>
<p>The organizations said New Albany has done a great job of attracting business and development to the area with infrastructure and business incentives.</p>
<p>While other central Ohio communities have received this award in the past, it’s special that New Albany received it this year given the sluggish economy.</p>
<p>Experts say that this award signals that New Albany is committed to development and progress, even in the face of a less-than-ideal economy.</p>
<p>According to some estimates, the city has invested about $24 million in infrastructure to attract development to the area.  It’s also invested $3 million to create a comprehensive fiber-optic network in the city to help new businesses stay connected.</p>
<p>In all, the various projects throughout the city have created 3,500 jobs in the city since 2009.</p>
<h2>New Albany Real Estate</h2>
<p>All of the development in the area benefit New Albany residents in multiple ways.</p>
<p>In addition to creating jobs and amenities throughout the city, these developments have spurred a lot of activity on the local housing market.</p>
<p>Just check out the most recent real estate data for the New Albany Plain Local School District:</p>
<ul>
<li>Between 2010 and 2011, the average sales price rose from $339,048 to $377,381, a 11.3 percent increase.</li>
<li>The inventory of home sales dropped, from 282 homes to 197.  This caused the supply to drop from a 10.6 months supply to 6.1.</li>
<li>Year-to-date, the number of closed sales has increased from 262 homes in 2010 to 318 homes in 2011.</li>
</ul>

<p><strong>Holiday Spectacular:</strong> Enjoy this annual holiday concert featuring the New Albany Symphony Orchestra and the Columbus Children’s Choir. Arrive early for your chance to purchase a Gift Box and to enjoy some pre-concert activities with the kids. You can even bring a canned food item to support the Mid-Ohio Food Bank.</p>

<p><strong>Holiday Lights Show:</strong> Enjoy the magic of the holiday season at this holiday light show in Gahanna.  During this annual holiday event, visitors enjoy a holiday parade, the holiday tree lighting and even a visit with Santa Claus!</p>

<p><strong>Dr. Seuss&#8217; How the Grinch Stole Christmas: </strong> On the 45th anniversary of the holiday classic, visitors can view 44 original production cells, animation sketches and even behind-the-scenes photos from this film.</p>

<p><strong>The Nutcracker: </strong> Many people connect the holiday season with this classic ballet, which tells the story of young Clara and her Nutcracker Prince.  Now you and your family can enjoy this enchanting ballet in person at the Ohio Theatre, which will have performances of The Nutcracker throughout the month.</p>
