Today I’d like to change that by dating myself a little bit. Remember the days of AOL Instant Messenger? Back then, A.S.L meant “age, sex, location,” so here’s my A.S.L:&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;My name is Nick Good, the team leader and owner of the Good Home Team with eXp Realty, and I’ve been in the business since 2005. I was born in Dallas but grew up in Plano, and I currently reside in McKinney, Texas, with my wife, two children, and a golden doodle.&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;Before I got into the real estate industry, I was delivering pizzas in college. That could be just being tired of throwing money away on rents; studies show that homeowners have 44 times the net worth that renters do. It could also be that people are getting married and want to start a family, meaning they’d need to upsize their house. The opposite could also be true, in the case of those whose children have moved out and they no longer need all the space in their home. He said that they have great quality cameras for a fraction of the price of other brands: just $19.99. Since I’m a frugal sort of homeowner, I was naturally very interested to hear about Wyze security cameras.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;To set them up, you only need three items: the camera itself, a mobile phone,&lt;/b&gt; &lt;b&gt;and an internet connection.&lt;/b&gt; The camera we bought shoots video in 1080 full HD and has two-way audio, meaning you can both hear and talk through the camera. Along with the clear night vision feature, this makes the Wyze camera good for both indoor and outdoor use. Additionally, the camera has 14 days’ worth of free cloud recordings, so you can buy an SD card to record and save footage. &lt;br /&gt;&lt;br /&gt;Wyze security cameras are compatible with both Amazon’s Alexa feature and Google Assistant, which makes automating your home much easier.&lt;/b&gt;&lt;br /&gt;

&lt;b id="docs-internal-guid-c5825bb3-7fff-6d9f-6195-05fa670b8307" style="font-weight: normal;"&gt;&lt;b&gt;&lt;br /&gt;Wyze also has other affordable products like automated light bulbs &lt;/b&gt;that can be turned on and off according to a schedule you set for them or brightened/dimmed through your smartphone. The Wyze smart plugs can turn any plug-in device into a smart device that can be turned on and off with your phone as well.&lt;br /&gt;&lt;br /&gt;Wyze front door locks are only $89, though we haven’t tested them yet. They’re not battery-operated; if you’re using them for exterior camera use, you’ll need a long USB cable to plug in somewhere inside the house. For just another $15, you can buy a weather-proof case to set it up outside without fear of the elements.&lt;br /&gt;&lt;br /&gt;What sort of home security products do you use? I recently sat down to answer a few common questions I’ve been hearing as we head into the busy season of the year.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;We’re really seeing buyer demand pick up in the last few weeks, especially in the first-time buyer market. &lt;/b&gt;We’re also getting a lot of feedback from our buyers that they really prefer a move-in ready home and they’re willing to wait even if they can’t find one right away.&lt;br /&gt;
&lt;br /&gt;
Because of that, we wanted to go through a few ideas for updating your home if you’re thinking of selling it soon.&lt;br /&gt;
&lt;br /&gt;
The first thing that works well is bringing more light in. You can do this through lightening up the paint colors of your walls and ceilings, cleaning your windows, and throwing open the drapes.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;Buyers also want to see updated kitchens.&lt;/b&gt; New counters, backsplash, and stainless steel appliances are also worthy of your consideration. Just one new stainless steel appliance in the kitchen can do the trick.&lt;/div&gt;

&lt;em&gt;Buyers want uniform flooring.&lt;/em&gt;
   &lt;/div&gt;

As far as the bathroom is concerned, you should probably make some updates there too. Changing out the vanity is a good idea, as is modernizing the light fixtures and mirrors. A simple wood-framed mirror can work wonders. A frameless glass shower is also considered an upgrade over the standard bath and shower. &lt;b&gt;Buyers really want the upgraded bathroom look.&lt;/b&gt;&lt;br /&gt;
&lt;br /&gt;
Having one style of flooring throughout the home is also huge. Buyers don’t like having different floorings in each room. They want more of a uniform look. Either hardwood floor throughout, or hardwood and carpet just in the bedrooms.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;Finally, spend some time on your curb appeal.&lt;/b&gt; Trim those bushes, replace any faulty door knockers or handles, and repaint and recaulk around the windows in your home. Having great curb appeal gives buyers greater confidence that the home is taken care of.&lt;br /&gt;

According to Zillow, the median rent rose 2.8% to $1,445 and has been experiencing the fastest pace of appreciation since May 2016.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;We are personally seeing a huge demand from potential homebuyers under age 35 who want to stop renting and stop throwing away their money.&lt;/b&gt; In Collin County alone, there are 147 houses priced at or below $225,000 or less, which is a typical price range for first-time buyers.&lt;br /&gt;
&lt;br /&gt;
Assuming a buyer is going to utilize an FHA 3.5% down payment loan program, a $225,000 home would cost roughly $7,200 out of pocket and result in a monthly payment of roughly $1,800. &lt;b&gt;That’s not much more than what most people are paying in rent, and in some cases, it’s significantly less.&lt;/b&gt;&lt;/div&gt;
