How to Price Your Home So It’s In the Market—Not Out

If you’re a home seller, here’s what it means to price your home to be in it to win it.

As a seller, how can you price your home to be in it to win it in our market?

To answer that, let’s first examine how buyers pick the homes they want to see and purchase. If a buyer is looking online at 10 available homes that are comparable to yours, they’ll choose three to five to look at in person based on several different factors (price range, photos, how emotionally appealing they are, etc.). If your home is one of those homes, you’re in the market. If it’s not, you’re out of the market. If your home is out of the market, you need to make adjustments to it to put it back in the market.

Out of those three to five homes that are selected to be shown, only one or two per week will actually go under contract. So, out of those 10 homes that the buyer originally picked to look at online, your home needs to be the best of the bunch if you want to get it sold.

If your home’s getting showings but not getting offers, you need to make a price reduction. One mistake you need to avoid in this regard is incremental price reductions. If you do that, you’re chasing down the market, and you end up in what we call “no man’s land.” When you’re looking at comparable homes, you don’t want your home listed at a blend-in price where all the other homes are listed. You want to price your home to be ahead of the market—that’s how to be in it to win it.

Finally, you need to make sure your Realtor is sending you auto-comps while your home is listed so that you have your pulse on the market at all times. I recently had an expired listing appointment with a seller whose home was overpriced and her Realtor tried chasing the market down by reducing its price in $25,000 increments. It shouldn’t be surprising, then, that this person told me that the only time she saw comparable homes for her property was when it was first listed nine months ago.

Walking in a Winter Wonderland

The holidays have arrived and if you haven’t quite found your spirit yet, than take a walk in Millburn. Join fellow revelers from 4 PM – 5 PM this upcoming Saturday, November 24th, at Millburn’s Taylor Park for the Snowflake Stroll. The event kicks off Taylor Park’s Winter Walk Lighting and will feature the Paper Mill Playhouse Show Choir, SoulFege acapella, holiday character appearances, and more. Hundreds of trees will be illuminated and guide revelers though a wonderland of handmade snow flakes that are courtesy of local Boy Scout Troop 15. Complimentary hot chocolate will be served.

Afterwards, enjoy an evening in Millburn with dinner at one of the many local restaurants located in the downtown area and tickets to the Papermill Playhouse production of Irving Berlin’s Holiday Inn. The show features the Berlin classic song “White Christmas”, made famous by Bing Crosby in the 1942 movie of the same name.

Ready Set Gobble

The average American will consume a whopping 3,000 calories on Thanksgiving — and that’s just for dinner. If you include drinks, dessert and appetizers, the total jumps to 4,500. So before you gorge yourself into a turkey coma on Thursday, consider starting Thanksgiving off right with some exercise at the Morris Township 5K Turkey Trot, 1 Mile Fun Run & Kids Trot. Amenities include a DJ, refreshments, turkey tee and awards. While there is a sign-up fee, proceeds will benefit the Interfaith Food Pantry and Literacy Volunteers of Morris County.

Schedule:

7:00 am – Packet pickup & new registration
8:30 am – 5K Run
8:40 am – 1M Fun Walk/Run begins
9:15 am – Kids’ Trot (12 yrs. & under)
9:30 am – Awards Ceremony

Be sure to arrive early to provide ample time to find a parking spot. Carpooling with friends and family members is encouraged. Click here to see the parking map. Early parking is available at Ginty Pool and municipal lots. Additional parking is available at Woodland School.

5K: Improved 5K course with runner friendly start, USATF certified, fast loop on scenic residential streets, water stop, mile clocks, 500 USATF-NJ Grand prix points.

5K Start: Please listen for announcements, look for pace signs, and only approach the start area when your pace group is called.

1 Mile: Easy and flat, out and back on part of the 5K course. The 1 Mile is a Fun Walk/Run open to participants of all ages and abiliities.

Kids’ Trot: for children 12 and younger. Watch as they sprint across the grass at Ginty Field.

New Jersey ranks among the top 10 places to live according to 24/7 Wall St. and why shouldn’t it? With easy commuting options, pristine wilderness and beaches, great restaurants and top notch public schools, it shouldn’t come as a surprise to New Jerseyites that they have it pretty good.

The 24/7 Wall St. rankings are based on an index that measures poverty rate, life expectancy at birth and the percentage of adults who have at least a bachelor’s degree. These metrics, 24/7 states, effectively sum up quality of life when it comes to health and prosperity. New Jersey came in sixth overall, falling between Minnesota and Hawaii. Strong employment that offers above-average income levels combined with a high life expectancy age of 80 makes this area highly desirable for those considering a New York-area move. 24/7 explains the differences in life expectancy between states can be caused by everything from differences in the regional quality of health care to the differences in state education system and economies, which can also make a difference in health outcomes.

Based on their report, New Jersey is the second most affluent state on this list behind Maryland. The median annual household income of $80,088 exceeds the national figure of $60,336 by almost $20,000. In New Jersey, 16.7% of households earn at least $200,000 annually, the largest share of any state and well above the comparable national share of 9.0%. In addition, only 10.0% of New Jersey residents live in poverty, the seventh lowest share of all states and below the 13.4% of Americans that live in poverty nationwide. New Jersey is also a relatively safe place to live. The rates of violent and property crime are among the lowest in the nation. For example, there are only about 1,555 cases of property crime for every 100,000 state residents — the sixth lowest property crime rate among all states.

It’s getting cold. As the temperature drops, so will your enthusiasm for going outside for long periods of time. The Preschool Dilemma

One day you’re sitting in your office, high atop Manhattan, deciding what bar in SOHO you’re going to meet friends at for happy hour that evening and checking the Hampton Chutney schedule for the upcoming weekend. The next, you’re drinking Chardonnay with seven other over-tired mothers discussing the best way to get the smell of formula and vomit out of cashmere. By the way, it’s only 10am. Parenting is exhausting, for both mothers and fathers, especially during the early years. But just as you’re down to your final thread of sanity, there is something that gives you hope that one day you may have a morning or afternoon all to yourself – preschool.

Before you start worrying about finding the right school for your little one, you should know that the Midtown Direct towns offer a wide variety of preschools to choose from. However, there is some serious thinking required and in order to narrow the choices, there are many questions that you will need to ask yourself. Should the school be play-based or academic-focused?
