SKATE PARK RULES

Ordinance 90-195 Operation of Skateboards (amended 41976)

It shall be unlawful for any person to ride, propel, push or otherwise operate a skateboard on any public street, public way, public alley, public sidewalk, public boardwalk, public lot and other public property (except for public skateboard facilities and publicly sponsored or authorized skateboard events) within the corporate limits of the municipality between April 1st and October 1st of each year.

Regulations

1. All skaters must be appropriately registered. For skaters under the age of 18 years, a parent or legal guardian* must be present at the time of registration.

2. All skaters must wear appropriate safety equipment: Skateboarders must wear helmet, knee pads and elbow pads. Inline skaters must wear helmet, knee pads, elbow pads and wrist guards. All skaters must wear shoes. Skaters 18 and over are only required to wear a helmet.

3. Only skateboards and inline skates are permitted in Park.

4. Proof of membership is required for entrance to Park.

5. Spectators are not permitted entry into skate area unless registered and wearing safety equipment. Spectators are welcome in our elevated viewing area.

6. Skater etiquette is expected at all times.

7. No glass is permitted in the Park.

8. No alcohol or drugs are permitted on City property.

9. No smoking is permitted in the Park.

10. No defacing of park property. Vandalism is subject to incarceration.

11. Personal property is the responsibility of the skater and may not be stored in the Skate Office.

12. No personal music devices allowed in park.

13. No trespassing or skating when closed.

14. Profanity, recklessness and/or boisterous behavior are prohibited.

15. Any infraction of the rules will result in the loss of membership privileges.

Non-skaters, for safety reasons, are not permitted into the skating facility, however, a spectator observation deck gives a first class view of the park, perfect for parents and other interested onlookers to enjoy.

Skaters must wear helmets, kneepads, wrist guards, and elbow pads while in the park, and a liability waiver must be signed by all participants and/or parents of children under 18 years of age. LEGAL GUARDIANS* MUST BE PRESENT at registration, or the official waiver form with the guardian’s signature must be notarized. Waiver forms expire June 30 of each year.

*Legal Guardians are those individuals who have been given the LEGAL authority to make decisions on behalf of a minor. Friends of the family, non-parent relatives, etc. who are in temporary custody of a minor may NOT claim legal guardianship. In the event a parent or legal guardian is unable to accompany the minor at the time of registration, the Town will accept a notarized signature on the official waiver form. It is that time of the year again. Ocean City condo renters are looking for their next vacation rental and have been e-mailing me for my condo rental availability. However, I have long given up the Sumner rental business. It is hard work and time consuming. I enjoyed doing the rental and meeting vacationers from different parts of the country, but it is time for me to start enjoying the condo myself.

One hint I have for all renters is that Ocean City was so overbuilt that getting a summer rental should not be difficult or expensive as it used to be in the past. There will always be a place for you there. I remember how it used to be. Ocean City was so small that it seemed to fill up to capacity each summer. There were few and expensive places to choose from. All that appears to have changed. So, if you are to decide yet on where you are going to go this summer, you should find a place at the last minute

Wow! Thanksgiving is here already. Soon the Ocean City Vacationers will be preparing to visit us this year. Here are some of the events that will be happening starting now, for those of you visiting before the summer season:

From November 17 to January 1st, Winterfest of Lights at the Northside Park, 127th St., Bayside.

Winterfest of Lights has been named a prestigious top 100 events for 2011 by the American Bus Association. Admission to this event is $5 for 12 years & older. It is free for 11 years old and younger. Call 800- 626-2326 for further details and information.

November 25-27 we have the Holiday Shopper's Fair at the Convention Center, 40th St., On the bay. This is an annual holiday shopping extravaganza. It has it all: Unique handmade merchandise, nautical gifts, of course and everything you could ever need for gift giving. Children's activities such as photo with Santa. Also a non-shopper's lounge for those (like my husbands that gets backaches when shopping). Please call 800-626-2326 for further details and information.

I have seen the embarassing look on the kids' faces when stopped by the police because of skateboarding, rollerblading, etc. It is good to be well informed to avoid problems.

Here is some information that will come in handy when visiting Ocean City, as indicated on the official Ocean City website:

To keep everyone safe, special regulations take effect in the summer. Bicyclists and rollerbladers must follow the schedules listed below. No skateboards are allowed on the boardwalk, or on public streets, alleys, sidewalks or lots. A skateboard park is available at 3rd Street and St. Louis Avenue. Once again I take this opportunity to thank those who rented from me in the past. I still get many requests for the condo. While we enjoy Ocean City very much, we have moved on to staying on a floating condo (our boat). Our Ocean City condo became a year round rental. Eventually it will no longer belong to us, but I will continue to inform vacationers about Ocean City through this site.

Ocean City Prices Coming Down?

I heard a radio ad over the weekend about a $15.00 charge for all day rides and water park. To think that we paid $37.00 a person about two years ago, just to enjoy the same Water park only, definitely makes me feel like I was ripped off!

Nevertheless, it is good to know that Ocean City is coming down to earth and not push us away by trying to make a killing each time we want to enjoy a little vacation. I haven't been there much ever since I rented my condo with a year lease (and for only $750/mo!) but I hope the trend continues so that all families can enjoy such a beautiful and fun place.

Ocean City Is Ready For Summer

I visited Ocean City last weekend, and it sure looks like it's ready for summer! I decided to rent my condo for the entyre year rather than the weekly seasonal rental I've been doing because it was very hard work. I tried my best to get the renters into a nice clean apartment. While it was a lot of fun to meet all the nice people, it was time cosuming as well. Selling the condo this or next year is out of the question.

I have created a search engine for your convenience in finding a nice condo for your summer rental.

Condo Rental Is Here Again- One Thing You Should Know

I can't believe another season for condo renters to start searching is here. unfortunately, I cannot start taking reservations until I am able to decide what to do this year. I am no longer available to do my own renting, and frankly, that is the best way to be a renter in Ocean City, because no rental agency will take care of it as well as the owner who at least will try to make sure to rent to seemingly decent people.

If you are a renter, here is one thing you should know: I urge you to be more considerate of the place you are staying in. It is a shame that some people think that paying for staying there gives then the right to trash the place. Think about it as being a guest of someone who cares enough to let you, a stranger, enjoy the pleasure of knowing what it's like living there, if at least for a week or two, or even on day.

Places That Rent To High School Seniors In OCMD

By this time last year I was busy returning calls and e-mail from Seniors desperately looking for condo to rent in Ocean City. Those who were able to rent from me were very fortunate.

I can understand why most rentors refrain from renting to Seniors, because a lot of them can become destructive and irresponsible. There is no way of telling who that might be. For example, I had a mother who personally inspected the condo before her daughter and friends rented from me. She was very worried about me and my condo. After her approval, and my delight because I thought there would be no trouble at all from kids with very concerned parents, her daughter spent a week with her very destructive friends, whom I'm sure her mother didn't know about (boys and girls.

Although I announced on previous writings that I am selling the condo and will not be renting this year, I am still getting a lot of requests. The condo has not sold yet and it is possible that I decide to rent towards the end of this month. I will post and announcement on this Blog, as I feel, however, that most Seniors are still worthy.

Ocean City Maryland- Better Than Ever!

The season is off to a good start in Ocean City. The weather is finally cooperating and we are, once again, enjoying the view from our condo. Unfortunately, it hasn't sold yet, but at least it is giving us the opportunity to enjoy it a little bit longer. Who knows, perhaps we will decide to keep it after all. There is just too much inventory at this time. I don't really blame the buyers for not being able to choose. I even tried to give away my almost-new-deck-boat. However, I think it created the impression that we were desperate. Thus the offers made on our condo, including the boat, were redicoulous!

The renters are, nonetheless, plenty. I think this will be one of the most crowded summers there. It is good to see crowds in Ocean City. It gives one a sense of prosperity. It is good to know that people are still finding the time to enjoy.

Are Real Estate Auctions Your Best Bet?

Well, It's been several months now since we put our Ocean City condo on the market, and no deal yet. The problem is, so have everybody else. Unfortunately, two other condos on my building were put up at the same time. One was auctioned and the other is still available. We have both taken a price reduction to try to sell. It seems like the Auctions are selling quicker, which is unfortunate because, it is my opinion that people are not necessarily getting a better deal. For example, I happen to know that they were willing to take only $250,000.00. It went for more than that.

We are set on our price no matter how long we have to wait. After all, compare to the competition, we are more likely to sell than those builders who thought the market was right, to be able to sell Luxurious Condos in Ocean City, and went ahead and built . Things are expensive enough. I just can't see getting into anything that would cost more than $300,000.00. Just think of the extra expenses associated with it, such as maintenance, association fees, and not to mention high re-sale value that most people can't afford! They can't even auction them away.

I was contacted by auctioneers and I checked into it. The buyer pays all closing fees. And the seller the expenses; such as advertisement. I went with the Real Estate Agent. At least she will earn her money, and the buyers will be sure that they are getting what they want because the agent is always available to answer any questions or concerns before making any decisions.

Buying a condo in Ocean City made a lot of sense to us, since we knew that it was going to get even harder to vacation outside of the US, or even in another state. We were right, as it turns out, because, as we all know, Gas prices are and should keep us from traveling too far.

2008 Condo Renting In Ocean City

I was very fortunate with all the people who rented from us in 2007-they were good-decent people (except for one or two) . Although it was hard work to keep up with a very demanding chore, I had a lot of fun doing it.

However, this year I will not be able to continue renting because of a number of reasons. First, we have decided to keep the condo on the market until it sells, as you all know, it might take some time at today's market.

Second and best of all, my husband has finally found the boat of his dreams and we purchased it in Florida last September. We are in the process of planning our trip up the Ocean and ICW to bring it home.

There are only 2 weeks in August available. For those of you who have rented, I am sure you will be glad that you were fortunate to rent my condo. I am still getting plenty of requests for June and July.

My first June week was rented back in December 06, and then in early February a lot more requests come in. So remember to book early next time!

Ok, the time for us to meet is coming soon. While your fun is soon to begin, mine is about to end. Why? Because the best part about renting the condo, for me, is answering to the e-mails and most of all, collecting the money, after that, I have to work to keep all of you happy!

The question you all have is, how do I get the keys? Well, I am fortunate to own a house nearby, at Captain's Cove, which I stay at on weekends and I'm, therefore, able to do my own renting and to greet each one of you at the condo. In addition, after I receive your final payment, I will send a letter to you with all this information and more details about the keys in the event I am not there to greet or say good-bye to you (most people like to leave earlier than the check out time to beat the traffic).

Meanwhile, keep packing!

Why Is My Rate So Low?

It just occurred to me why some people are having second thoughts regarding my rental condo. I find that, unless they have rented from me before, they are rather suspecious because of the low rental rate. I don't blame them. The fact is that my condo is not really Commercially Oriented, but rather Family Oriented. We handle our own rental and up-keeping. It is basically a place to get aquainted with and visit over and over. It is a place to rent to friends. So our renters are considered our friends and as such, we expect their complete cooperation in helping maintain our condo available to all of us in years to come.

One concern we've had in the past is, as was suggested to us, that we might attract some rather "low class renters" with our low rates. However, that has not been the case. I am glad to report that we have not been given any reazon to change it. If, in the future, we find it necessary to rent through an agency, our price will have to change.

Seniors Week In Ocean City

I previously wrote you about our decision to update the condo a little bit by removing some of the carpeting and with a new coat of fresh paint. Somehow, I made a blogging error and lost that blog, but here is an update: It has taken us a little longer than expected, but it is almost done. I should have the new pictures by next week.
- I don't want to hear it, let's see the condo info.- or, go on please....

Last weekend we got a visit from one of our Renter's mother who wanted to know what her daughter had gotten herself into. (I guess when doing business over the internet, you never know). With the floor halfway done, our new counter not put in yet and the bathroom taken apart, because it too is getting a facelist, my husband welcomed her in. She loved it!

She was happy with her daughter's choice and we were just as happy to know that we have rented to a responsible Senior. We, unlike many rentors, welcome the seniors as long as they promise to take care of the place and not make any parties, and to leave the place the way they found it. So far we have been lucky, and knowing that there are still parents that are concerned about their kids, as this couple is, re-inforces our feelings.

Some Rentors rather not rent their condo during Seniors Week because they expect the worse. I guess because some of them know what they were like and what they did when they went for their Seniors Week. I know what I was like and that gives me the confident to know that one can be young and still be responsible and trustworthy.

To some people, one of the cons could be that they have to keep the place tidy and must do their own cleaning. At our condo, we do expect you to treat it as your own because we expect to have you come back as our guest year after year. One of the reasons our prices are low is because our renters are helping us with the maintenance. You do get a maid in the hotel, but you are also paying for it (not to mention all the other extra fees you might be faced with). Compare prices and review your pros and cons.

OCEAN CITY CONDO PAYMENT-½ of rent must be received within 3 days after reservation is made. Final payment must be received winthin 30 days. Payment by check accepted if it is at least 30 days before. Otherwise, cash, certified check, money order only.

CANCELLATION - Deposit will be refunded if it is rented to someone else instead for the date (s) and amount. No refund after full payment, but renter can find substitute that must be approved by owners. Owner reserves the right to cancel any reservation at any time prior to occupancy and will, in this event, refund any deposit received. Owner cannot be held responsible for any inoperative appliances or air conditioners, but every effort is made to ensure that it will not happen.

Please clean kitchen, bathrooms, remove linens and cover beds with provided comforters, vacuum, and make sure no food is left in the refrigerator or cabinets. If unable to clean, renter shall leave 50.00 in cash for cleaning services, and notify owner of intentions prior to leaving the premises. Renter should check the unit upon first entering and report any damage or abnormalities found.

TELEVISION - included, but not guaranteed. In the event of failure, repairs may not be possible. We recommend renter bringing a small portable. Cable available.MISC. -Dishes, flatware, cooking equipment toasters, bedspreads and blankets are provided. Renter should bring pillows, linen, towels, personal toiletries, cribs, high chairs, and any items that are necessary for their comfort and convenience. If rental of crib, TV, etc. is needed, try 1-800-422-2742 or 410-723-2133.

NO PETSPARKING -one assigned-parking is across the street from the building. The use of the Parking Permit is recommended. There is off-street parking, but Ocean City has limited parking space, so do not bring unnecessary cars, if you can help it. Owner cannot be held responsible for illegally parked cars.

Ocean City which can be used by anyone.MESSAGES - Should you need to receive a message while vacationing, there is a service called Ocean Gram 410-289-4567. Call them for arrangements.

LOCK OUT If you get locked out you will have to call a locksmith at your own expense. Please do not forget or loose your keys. You may call 757-824-5511, 703-930-7436, if we are around, we will be glad to help (usually on weekends).

It wasn't until we became condo owners in Ocean City, and began visiting more frequently that we realized it is just as nice in the winter. The weather is usually the same as in the Washington Metropolitan Area, which is where we are from. Sometimes there could be a slight variation.

One of the best things, understandably, is the volume of the traffic. There are plenty of Restaurants that open all year round, some stores on the boardwalk might offer bottom dollar deals on their merchandise, the rental is cheaper and on a nice sunny day, you might even feel like taking a walk on the sand.

Boat Mechanics Wanted!

As I said previously, there are not enough boat mechanics in Ocean City. We spend most of the summer without a boat and waiting for repairs. Those guys have so much business that they were in no rush to take care of our problem. I think they make time between their boating and fishing schedule to do it. The helpless person with the boat problem can wait (all summer!). Such was our experience last year. the guy claimed to be soooo busy, but then we saw his picture in the paper chasing after a fallen first price fish. Unfortunately, I think today's youth is not interested in mechanics, but my advise is that they should look into it if they enjoy working only in the summer.

Ocean City, Maryland, Is Changing

I haven't been back to Ocean City since October, but compare to some of you who haven't been there for as little as a year ago, a big difference in the town will be noticed the moment you get there. You will miss the old town look, the small town and cozyness. Soon it will become a huge metropolis (I think). Too bad! Isn't it? Well, I guess we'll have to make the best of it. It could be fun also, just a different kind of fun. Property values have gone up, up, up, like everywhere else. The problem is the high taxes and all the expenses that come attached to it. Some people are paying such high prices that I don't know where they are coming from with all that money. Are they just setting themselves up for destruction in the near future? Well, the sad part is the tourists have to share the burden. Ocean City has always been expensive ( I know, so is everywhere else) but how much more expensive is it going to have to be so that the condo, hotels, restaurants, etc., owners can afford just to stay there? Good thing we have our old little condo and have no plans to get anymore, not at those prices. Yes, I also overpaid for mine, but at an affordable price. $350,000, $450,000, $550,000, etc.. for a Condo? Plus high taxes, high utilities (I pay more in electricity for the condo than for my 4 bedrooms house), cable, telephone, Condo fees. The list goes on and on. Needless to say, It is a beautiful place to vacation, but some poor people do live there. How they do it, I don't know. Or maybe they have all moved out. There goes the friendliness! (I hope not).

One thing Ocean City needs is boat mechanics. That's a different story and I will write about it next time. I'm off to the Dominican Republic, but when I come back I will revisit last summer.

My Ocean city Condo

I have been quite busy renting out the condo. three weeks in June are already rented and the first week of July as well. I have been noticing that most (well all) of the people rather pay by check or Money Order instead of using Paypal. I can't say I blame them, with all the bad stuff that have been going around. I get so many e-mails from people trying to scam me that I was compelled to write back to the last one telling them to get another one scam since that one is getting old. I'm sure everybody is, by now, aware of almost all of them. So, I repeat, I don't blame the renter for not wanting to give out their Credit Card numbers over the Internet. I am the same way. However, I chose to try Paypal because of an incident that happened with my husbands credit card. We ordered a Birth Certificate via Internet from New York, boat parts, background search and others. One day after we placed an order, we got a call from Paypal verifying a charge that was being placed on our credit card. It wasn't us. Somehow Paypal was able to detect the fraud! I trust then a little more than I could any other because I know they try to protect us. Of course, we know they schemers are always re-inventing themselves, and maybe even get past Paypal. As we all know, reviewing our monthly statements carefully is a good prevention.

Ocean City On My Mind

Just when I thought Spring was near, a few days ago it snowed here in the Washington Metropolitan area. The snow from the night before settled on the bare trees that line the George Washington Parkway. Schools were closed, the roads were clean, and the traffic was light. It was the most wonderful drive that early morning, as we rode down the GW Parkway admiring such a Winter Wonderland! The sun was bright and beautiful intensifying the beauty of the snow upon the trees. Still, I thought about Ocean City and how close to being there, on the beach, the boat, its restaurants and boardwalk we were in spite of the snow still with us. I couldn't wait to get to the office and click on my website so I could see the Boardwalk on that day. I also wanted to write about it. I didn't have time until now, but it has been on my mind ever since.

By the way, we are taking a Boating Safety Course. Just thought I mention it because I strongly recommend it, if you are a boater or thinking about getting a boat or even a Personal Water Craft. It's fun, informative and useful. This is the time to do it. There are too many people out on the water that don't know the rules and regulation. We don't want you out there if you are one of them. From The Chesapeake To The Chincoteague Bay

Spring is almost in the air (nice today, but might be cold tomorrow). That means soon my husband (Carlos) will be preparing his boat to navigate the waters of the Chincoteague Bay and Ocean City. I don't know what it is about men that makes them so crazy about boating, and Carlos is a perfect example. No matter how much that boat keeps putting him through, he still loves it. He puts up with it better than he does with me. I got to admit, it has given us some of the greatest adventure stories of the Eastern Shores. When he first got his boat, navigating it from the Chesapeake Bay to the Chincoteague Bay was one of the funniest (only because they lived to tell it) stories that circulated among our families and friends. First of all, and unfortunately, the bay has a lot of shallow waters. On top of that, in the spring, crab Pots are all over the place. Thus started the predicament he and my son got into. Looking for gas, they got lost and somehow ended up somewhere stuck in the middle of crab pots, and had to spend the night. (that , of course, is a longer story, but I'm going to have to cut it short). The tow boat managed to pull them out the next day and so they went on to cross the Chesapeake Bay Bridge. They had been looking forward to seeing how it would look from the boat. The experience of the night before was soon being forgotten and the sea had a welcoming feeling and they were cruising at a comfortable speed above 80 feet of water. All of a sudden the depth finder showed 2 feet and an alarm they didn't even know existed started buzzing. It sounded as if it was coming from the engine, so they took a look. It was completely under water! They were taking in water and had no idea where it was coming from. Luckily, there was a hand pump handy and Carlos instructed our son to start pumping. Carlos had the idea to check at what speed the water was coming in the least and so kept the boat going at that speed. Land was nowhere to be seen. By now they had the brand new offshore jackets on. Carlos couldn't see much in front of him, so our son had to be both pumping and looking for land. He finally saw, far away in the distance, and pointed to land which led them to a very small town called Willis Wharf. Over there they were welcomed with opened arms and ever so friendly that they will for ever remember. The whole story is really funny when told by them because they can tell you about the feelings, expressions and thoughts they had while it was happening. For example, my son says that when he saw the engine submerged in water, his first thought was that of jumping out of the boat!

The Eastern Shore People are Very Friendly

Most of all though, we got to know the people of the Eastern Shore of Maryland. They are very, very friendly, helpful and hunger for company.
That was a beginning of spring and the boating season.

Owning a Condo In Ocean City Could Be Expensive

One question that I have been asked many times is how profitable it is to own vacation properties. Well, did you know that...
Real Estate sales people don’t tell you (because if they do, they wont sell much) how expensive it is. Ocean City is a lovely town and I love it, but they are really out to drain you! If you are thinking of buying, take the following into consideration: You will have your Mortgage, Taxes (city and state), water bill, electricity, cable (can’t do without it), telephone, most likely Condo Fees (that’s a killer). You'll have bills coming out of everywhere, and any service you need is expensive. They think if you can afford to own a condo, or vacation for that matter, you have money and should pay a high price (just my opinion). I didn’t think about all this when I was looking at all those beautiful places that made me want to own them all. Don't let it happen to you, but if it does, I hope you enjoy the place as much as we enjoy ours.
As you can see, how can we give up that beautiful view?

Everyone Can Enjoy Ocean City

Some people try to stay away during the first week of June because there are too many High School kids around. Sometimes they could be quite noisy. I have kids, so it doesn’t bother me. There are plenty of places you can go to avoid them, if you must. But, bear in mind that the town is keeping them a lot more under control than they were able to do in the past. Besides, we have Jolly Rogers right across the street, which is enjoyed by all. Ocean City Maryland is truly a fun place to vacation. Good boating too!

Ocean City No Longer A Small Town

The only problem I have with Ocean City is that, like everything else, it is growing tremendously. Soon it will no longer be a small town. I think it's being over-built. But who are my to say?
