 <description>There's a retail leasing frenzy on Fifth Avenue between 42nd-47th streets -- a stretch still full of tourist-oriented junk shops, but juiced up in The past few years with stores such as Barnes &amp; Noble, American Girl Place and Zara. 

Guess has just taken 13,000 square feet on two levels at Metropolitan Life's 575 Fifth Ave. -- a long vacant space recently redesigned to create more window exposure. 

That deal came on The heels of Urban Outfitters' lease at SL Green's 521 Fifth Ave. between 43rd-44th streets.  Urban Outfitters is taking 16,000 square feet on The ground (asking rent: $350 a square foot) plus 16,000 feet more on The second floor (ask: $100 a foot).
