Ето как видя имотния ни пазар руско издание:&lt;br /&gt;&lt;br /&gt;На пазара на имоти в България под привидната затвореност започва оживление. Макар и ръст на цените да не се наблюдава, започва да личи ефектът на кризисния им спад.&lt;br /&gt;&lt;br /&gt;Младо-зелено&lt;br /&gt;&lt;br /&gt;Кризата донесе на инвеститорите в имоти нови условия- цените намаляха, а условията на продажба станаха по-благоприятни. Схемата за поетапно плащане, приета при покупка на зелено в България, в една или друга степен намалява рисковете и спомага за „загряване" на пазара. Много британци например използваха тази схема за кратки спекулации- те плащаха 10% от цената на ранен етап на строителството, а след половин година, когато пазарът нарасне с примерно 5%- продаваха. Някои успяха да постигнат и 100% доходност за година. Разбира се високата доходност си върви с висок риск. Трябва ли да говорим, че рискът от застой и спад на цените се реализира по всички правила от началото на кризата?&lt;br /&gt;&lt;br /&gt;Брокер от Alisa Estate Ltd. обяснява, че докризисните времена около половината сделки са се сключвали на зелено, сега изборът на вече построени имоти се е увеличил.&lt;br /&gt;&lt;br /&gt;Спекуланти на почивка&lt;br /&gt;&lt;br /&gt;Спадът на цените на ваканционните имоти е средно с 25-30%, като зависи по-скоро от нуждата от пари на строителя, а не от етапа и качеството на строителството. Затова се стигна до парадокса завършени апартаменти да струват по-евтино от строящи се. Средната цена на завършените жилища е около 750 евро, а на тези в строеж- 700 евро.&lt;br /&gt;&lt;br /&gt;Моментът е подходящ за покупка на готови жилища, коментират руски брокери. Допълнителен плюс е, че те изключват неприятни изненади с инфраструктурата и неспазване на строителните срокове.&lt;br /&gt;&lt;br /&gt;Втори парадокс е, че малки студиа се оказват с цени от 15-20% по-високи от едностайни апартаменти.&lt;br /&gt;&lt;br /&gt;Според консултанти от Fort Noks за спекулантите настъпи време за почивка, защото купен в момента имот може да донесе печална след около 3 години, когато навярно ръстът на пазара ще се възстанови на докризисни нива. Дотогава годишната печалба от отдаване под наем два ли ще надвиши 5% годишно.&lt;br /&gt;&lt;br /&gt;Ипотека няма, но има други проблеми&lt;br /&gt;&lt;br /&gt;Ипотеките в България са като мираж- ту ги има, ту ги няма. На фона на затегнатото кредитиране, популярност придобива разсроченото плащане. По информация на една от агенциите например в Поморие се продават готови апартаменти при първоначална вноска 30% от цената, след три-четири години започва доплащане на 4-9% годишно.&lt;br /&gt;&lt;br /&gt;Друга компания пък предлага безплатна лятна почивка при покупка на строящ се имот до завършването му.&lt;br /&gt;&lt;br /&gt;buy to let&lt;br /&gt;&lt;br /&gt;Около 20% от руснаците, търсещи имот в България, предвиждат отдаването му под наем. Руски брокери коментират, че при средна цена от 20-40 евро на ден за наемане на апартамент на морето, при пълно натоварване за месец, жилище в България може да донесе месечен доход от 600-1200 евро.&lt;br /&gt;&lt;br /&gt;В Слънчев бряг строители предлагат отстъпка от 15%, ако купувачът на имота им предостави правото да го отдават под наем в рамките на 2 години. Той пък ще може да почива две седмици по време на сезона и месец извъннего.&lt;br /&gt;&lt;br /&gt;В допълнение остава да се посочат и рисковете- висока конкуренция, очаквана поредица слаби туристически сезони и сезонност на дохода от наем.&lt;br /&gt;&lt;br /&gt;За тези, които искат да отдават имот целогодишно, би било по-добре да се ориентират към планинските курорти.&lt;br /&gt;&lt;br /&gt;Чакаш или купуваш?&lt;br /&gt;&lt;br /&gt;Българските медии откровено говорят за рисковете от банкрут на редица строителни компании. Специалистите също признават, че пазарната конюнктура е нестабилна.&lt;br /&gt;&lt;br /&gt;Един от запитаните брокери коментира, че предстоящият сезон ще бъде показателен.&lt;br /&gt;&lt;br /&gt;Според него стабилизацията на пазара ще започне с неявен ръст. Т. е. строители, които са предлагали имот за 700-800 евро квадрат и при прегорите са правили 15-20% отстъпка, ще ограничат или спрат намалението. Това бяха основните теми на провелия се бизнес семинар, организиран от консултантската компания Forton International.&lt;br /&gt;&lt;br /&gt;„Във време на криза купувачите са малко, за разлика от продавачите. Затова те са агресивни при ценообразуване, но изгодната цена не е единствено условие при вземането на решение за купуване на инвестиционен имот," каза Михаела Лашова, мениджър Капиталови пазари и Консултиране във Forton и лектор на семинара по темата „Как да продадем успешно в криза".&lt;br /&gt;&lt;br /&gt;„Другите ключови изисквания при покупка на инвестиционен имот са дългосрочните договори на пазарни наемни нива, доволните наематели, добрите технически параметри на имота, както и професионалното управление, което гарантира запазване на прихода от имота в дългосрочен план след смяна на собствеността", каза още Лашова.&lt;br /&gt;&lt;br /&gt;Предвид намалялата конкуренция сред инвеститорите и нарасналата предпазливост при вземане на решение, според Кушман и Уейкфийлд, времето за успешно приключване на сделка е нараснало от 4 седмици до 9-12 месеца. Броят добре структурирани инвестиционни проекти в България пък остава силно ограничен.&lt;br /&gt;&lt;br /&gt;Кризата изправи играчите на пазара пред редица предизвикателства. Около 1.026 млн. кв.м. са наличните офис площи в столицата през 2009 година, като се очаква те да нараснат до 1.340 млн. кв.м през 2010 г. При търговските площи пък, само 2010 година ще донесе 426 761 кв.м. нови площи. Има значително предлагане, но ще успеят онези, които са подготвени професионално.&lt;br /&gt;&lt;br /&gt;Подходящата локация и разположение са ключови характеристики на успешния инвестиционен проект. Те включват лесен достъп, добра видимост на обекта, правилно ситуиране и ориентация на сградата. Цялата сграда и земята към нея да имат само един собственик, а имотът да няма скрити задължения са само част от важните условия един проект да бъде предпочетен пред друг. Техническите характеристики на сградата също са от значение при сключването на сделка. Функционалното и гъвкаво разпределение на общи и отдаваеми площи в сградата, използването на качествени материали при довършителните работи, както и осигурените паркоместа са задължителни, а през последните месеци на преден план излезе и енергийната ефективност.&lt;br /&gt;&lt;br /&gt;От изключително значение за качеството на инвестиционния продукт са и отношенията между наематели и наемодатели. Наличието на ключови наематели за търговските сгради и висок процент отдаденост под наем на сградата са гарант за привлекателност. За привличане на желаните наематели могат да се използват редица стимули - гратисен период, стъпаловиден наем, безплатни довършителни работи, обзавеждане и утвърдения на запад безплатен интернет.&lt;br /&gt;&lt;br /&gt;В края на 2009 година доходността при търговските имоти е била около 10%, а при офис площите - около 11%. Голяма част от инвеститорите се интересуват каква ще бъде възвращаемостта им, ако сключат сделка в настоящия момент. „Пазарът в момента безспорно е труден и нивата на доходност са сходни с тези от миналата година, но разбира се, проекти с гъвкаво управление, добра локация и наематели, продължават да бъдат по-успешни", заяви Лашова.&lt;br /&gt;&lt;br /&gt;В този контекст въпросът с професионалното управление на имоти е от голямо значение за сключването на изгодни сделки. Геновева Борисова, мениджър „Управление на имоти" във Forton International и лектор по темата „Управление на имоти - излишен разход или необходимост", изтъкна предимствата на професионалните компании за управление на сгради.&lt;br /&gt;&lt;br /&gt;Управлението на имоти включва редица услуги, свързани с доброто функциониране на сградата - поддържане на добри отношения с наемателите, управление на сервизната такса за техническа поддръжка, почистване, охрана, осигуряване на висока събираемост на приходите от наеми. Професионалното управление е необходимост, а не излишен разход, заяви Борисова. Според Федерико Гицони, който отговаря за развитието на бизнеса на "Уникредит груп" в Централна и Източна Европа, 2010 г. ще бъде година на промените за региона "Уникредит груп" планират да отворят 100 нови клона в Централна и Източна Европа. Кредитният ръст в региона вероятно ще бъде по-нисък от 10%, смята Гицони.&lt;br /&gt;&lt;br /&gt;Главният изпълнителен директор на "Райфайзен интернешънъл" Херберт Степич посочва, че банките в Източна Европа работят доходно въпреки влиянието на кризата върху икономиката в региона. И двамата са единодушни, че ръстът на необслужените заеми в региона се забавя и въпреки че е висок, постепенно проблемът ще отшумява. Равнището на лошите кредити в Източна Европа започна да расте миналата година с идването на рецесията.&lt;br /&gt;&lt;br /&gt;По данни на Мeждународния валутен фонд в някои страни, като Украйна например, около 25% от всички кредити са проблемни. Фондът отчита, че спадът на общия брутен продукт в региона за 2009 г. е около 7% - доста повече, отколкото свиването на икономиките в Западна Европа. Това е логично предвид зависимостта на региона от износа зад граница. Файненшъл таймс" напомня, че някои страни като България и Румъния ще останат в рецесия и тази година. За България МВФ прогнозира спад на БВП между 1 и 2%. Наскоро "Дау Джоунс" публикува информация, че българското правителство се готви да ревизира нагоре прогнозата си за икономическия растеж на страната тази година.&lt;br /&gt;&lt;br /&gt;Източна Европа преодоля финансовия колапс, който застигна региона преди година, благодарение на подкрепата на Европейския съюз и МВФ по-добре от очакваното икономическо представяне в някои ключови страни, както и силното присъствие на западните банки в страните от Централна и Източна Европа, пише изданието.&lt;br /&gt;&lt;br /&gt;За кредитните институции рецесията в Източна Европа донесе притеснения за слаби печалби и голям ръст на необслужените кредити. Ето защо Австрия предложи инициатива за гарантирането на местни банкови системи. Според изчисленията на експерти тя би била най-засегната от бум на лошите кредити в Източна Европа, тъй като експозициите й в региона достигат 70% от австрийския БВП. Някои експерти обаче оспорват това твърдение и го считат за невярно.&lt;br /&gt;&lt;br /&gt;Те посочват, че в това число са включени далеч не само раздадените кредити, но и много активи, за които няма опасност да изгубят стойност. Като аргумент анализаторите изтъкват още, че голяма част от паричния ресурс на местните банки идва от депозитния пазар, а не от компанията майка. Това заяви анализаторът от Industry Watch Красен Йотов, цитиран от ПРО.БГ.&lt;br /&gt;&lt;br /&gt;Той прогнозира, че след средата на 2010 г. може да се очаква евентуално увеличение на цените на жилищата. „Хората, които разполагат с пари в брой са в силна позиция и могат да договарят с предприемачите по-изгодни цени", каза още Йотов.&lt;br /&gt;&lt;br /&gt;През 2010 г. е по-разумно да се купуват вече построени жилища, защото при тези на зелено има много голям риск да не бъдат довършени в близките години. Анализаторът обясни, че в момента се наблюдава много голяма разлика в цените на вече построените жилища и тези, които се предлагат на зелено - "Построените са много по-скъпи от тези на зелено, заради големия риск при тях. Препоръчвам да се пресметне рискът внимателно при покупка на жилище на зелено.&lt;br /&gt;&lt;br /&gt;Красен Йотов обясни, че през последните години в България е по-изгодно да се живее под наем, но със спада на цените на жилищата е по-удачно да се купи двустайно или тристайно жилище и да се плаща кредита за него, вместо да се плаща наем. Като цяло от Industry Watch не регистрират особена диференциация в цените на панелните жилища спрямо новопостроените.&lt;br /&gt;&lt;br /&gt;Красен Йотов очаква през третото тримесечие на 2010 г. Въпреки това някои брокери дефинират пазара като „едно весело място”, защото това е един от малкото сегменти, където се реализират продажби в момента. Ще има обаче още 2-3 години, преди пазарът да възвърне стабилността си, смятат експертите.&lt;br /&gt;&lt;br /&gt;Единствените сделки, които се осъществяват в момента са наемите и продажбата на хубави престижни имоти, каквито са някои от ваканционните апартаменти, смятат от Re/Max България. Естествено, ценови корекции не липсват и там. Ваканционни имоти се построиха предимно за ирландци и британци, които с малки изключение вече не присъстват на пазара, в резултат на което цените се понижиха с 30-40%.&lt;br /&gt;&lt;br /&gt;Варна е атрактивно място за покупка на такъв имот, но ваканционният пазар там е сериозно засегнат и цените са претърпели известна корекция. Сделки с ваканционни апартаменти има в Банско, като равновесните цените там са 700-850 евро на кв, м, а основните купувачи са гърци, посочват от компанията.&lt;br /&gt;&lt;br /&gt;„И всичко това е естественото развитие на нещата. Не може да се очаква, че някой ще прелети цяла Европа, за да дойде на море в България”, коментира Илиян Николов, регионален директор на Re/Max България, посочвайки, че разстоянието от Солун до Банско не е много по-голямо в сравнение със София - Банско.&lt;br /&gt;&lt;br /&gt;Високи цени поддържат ваканционните апартаменти в луксозни комплекси, чиято себестойност цялостно остава висока, коментират от Orange Estates. Предимството на този имот е, че през времето, в което не се ползва от купувача, той може да бъде даден да се менажира. По наблюдения на агенцията ваканционни имоти се търсят донякъде от руснаци, а интересът от страна на англичаните е нулев.&lt;br /&gt;&lt;br /&gt;Проблемът като цяло за имотния пазар е в голямата диспропорция между предлагане и търсене, която по преценка на Николов е 12-15 продавача към един купувач, тоест срещу един купувач стоят 12-15 продавача, които биха сключили сделка с него. Купувачът обаче продължава да се въздържа от покупка. Изключение е Варна, където има достатъчно сделки, за да се проследи някаква тенденция, но това е така, защото там има търсене не само от българи.&lt;br /&gt;&lt;br /&gt;Според повечето от запитаните следващата и последващата година ваканционният пазар ще продължи да е в застой.&lt;br /&gt;&lt;br /&gt;Бъдещето на ваканционния сектор ще се определя от доходите на населението. На инвестиционната активност на пазара у нас ще се отрази и ситуацията в Гърция, която в момента изпитва сериозни финансови проблеми. За пазара ще е добре цените да се задържат на сегашните нива – 700-800 евро на кв. м в Банско и над 1000 евро на кв. м на Златни пясъци, смятат от Re/Max. За Слънчев бряг не може да се каже нещо общо поради твърде широкия ценови диапазон там.&lt;br /&gt;&lt;br /&gt;Положителни промени се очаква да има на пазара на ваканционните имоти в зимните курорти. По наблюдения на Re/Max вече има активност в Банско, като се очаква Пампорово скоро да последва тенденцията.
