The highlight for me this year in sports is undoubtedly Tim Tebow! He is not only a sports figure that overcame all of the sceptics who said he would never be a successful QB in the NFL, but leads by example. He may not be your prototypical version of QBs we are so critical of in terms of QBR, stats, etc. but he has shown us that it takes more than skill alone to win...it takes guts, heart, soul and belief in a higher power greater than us. Tim Tebow is the role model that our children should strive to be like in not only sports, but in everyday life on and off the field of battle. Tim Tebow gets my vote for athlete of the year. And no, i'm not a Broncos fan, but definately a Tim Tebow fan! We should all believe that 4th quarter come backs are possible and hope that we have a little "Tebow Time" inside of us when we need it! I found it very interesting and insightful to be able to look into a consumer’s needs and thought may beneficial to anyone who may be thinking of listing their home but not sure about what a good listing should provide as a part of their services guarantee.

Legally, the broker you hire to sell your home is obligated to tell you about all offers that come in. In reality, some don't. Perhaps he thinks the offer is insultingly low for you, but more likely, "the broker thinks it's too low for his own purposes. He wants to hold out for a bigger commission," says McNeill. Or else there's an outside broker (or "co-broker") circling your house, and the primary broker is waiting for one of his own clients to make an offer so he can keep the full 6% to himself.

"You must be clear with your broker that you want to be informed of all offers," McNeill says. "Otherwise, you may be leaving him to make decisions that you should be making." Check the listing agreement drawn up when you hire the broker; if the promise to disclose all offers isn't listed explicitly, insist that it be added.

There are lots of shady brokers out there who give a bad name to good Realtors like myself! I feel for the sellers and/or buyers who have to put up with unethical business practices! Hopefully you are lucky enough to select an agent who represents your best interests at all times ultimately a true professional you can trust with one of the biggest transactions you will make in your life! This is why most agents are referred by friends, family, co-workers, neighbors, etc. as they have had positive experiences with their agent. But you always to interview a few different agents before you make your final decision and don't think you can't fire an agent....cause you can! If you ever feel like your "LISTING" agent has misrepresented themselves or not made your best interests a priority, you can ask for your property to be withdrawn from the market and ask to be released from your listing agreement by granting you an "UNCONDITIONAL RELEASE". This will allow you to gather more information about other brokers and allow you to relist your property with a new agent who will hopefully produce the results you expect using decent business practices.

Brokers like to make it sound as if their fees are engraved in stone, but that's rarely the case - especially in a brisk market, when brokers fiercely compete for properties they can unload fast. This past summer one broker in the Midwest says he lowered his fee by a full percentage point because there was so much demand for good properties that he needed leverage. Indeed, says the broker, who asked not to be named, sellers should shop around for broker's fees. He suggests these negotiating tactics: "If somebody's willing to commit to me for selling one place and buying another, I give a discount. If you're in a particularly desirable neighborhood with a house that will bring a lot of traffic" - say, at an open house - "that can be used, because the broker will use the flow of people to get potential customers. And with some [smaller] brokers, all you need to do is ask and they'll lower the commission."

I agree and disagree with the above! It all depends on the brokers in your market area as well as the agents. There's many agents that will play with their commission structure in order to secure listings. There are many brokers, mostly larger brand name companies who are NOT as willing to negotiate their commission structure as to not compromise their value or diminish their reputation. New construction and other special scenarios are always open for negotiation to include single licensee disclosed dual agency plus an extra sale ("hat trick"). Usually franchise brokers or smaller boutique brokers are willing to give in to cutting their commission lower in order to compete with larger corporate brand name brokers as they are a much smaller share of their markets generally speaking. There's obviously lots of good reason for that logically speaking.

Hire a real estate broker to sell your home and one of the first things he'll likely suggest is hosting an open house, so potential buyers can casually check out your property on a weekend afternoon. While open houses are promoted as a great way of finding a buyer, a National Association of Realtors study found that their success rate is a mere 2%.

No matter. Having an open house serves another important purpose - for the broker. "It gives him a database of clients," says Sean McNeill, an independent real estate broker based in New York City who says that he buyers. "At open houses, you get all kinds of people walking in. Some are [trying] to see how much they should sell their own places for; others just want to get a look at what's out there." All are perfect pickings for a broker looking to increase his roster of buyers and sellers. "Think about it," McNeill says. "The broker is devoting a couple hours of a weekend. He won't do that unless it helps him in a big way."

I agree mostly with the above! Although they left out another reason for open houses! There are several instances when Realtors schedule time with their buyers on Sundays since buyers are available and their agents don't need to adhere to showing instructions and/or the seller's stringent home availability. Also consider buyer's who on their own or working with an agent like to go to open houses at their own leisure with out needing to make an appointment. I've seen buyers come to an open house at the same property more than once and make an offer several times!

Why do they call it St. Patrick's Day?

You'll find a pair of paddy-inspired places of worship around Tampa Bay -- St. Patrick Catholic Churches in Largo and South Tampa.

The man who gave his name to these stoic sanctuaries is also the guy who inspired the raucous partying that spills out of pubs and into the streets every March 17th.

As a young man 1,500 years ago, Maewyn Succat had visions. They were inspired by his faith -- not by green beer.

One vision drove him to convert the people of Ireland to Catholicism. When he took his oath as a priest, he took a new name: Patrick.

The whole saint thing came later, after legend says he used a shamrock to teach the Holy Trinity and drove the snakes out of Ireland.

Funny thing. Ireland never had any snakes. None at all. It's probably a metaphor for chasing away pagan religions.

St. Patrick died in 461. Specifically, the story goes, he passed away on March 17th.

In Ireland, festivals celebrated him on that day. And the partying people were given a one-day break from the usually subdued religious season of Lent.

As Irish immigrants spread to other countries, traditions like St. Patrick's Day went along, too.

Why do they call it that? Now you know. PLEASE DRINK RESPONSIBLY!

In today's rapidly changing real estate market, buyers are just now beginning to jump off "the fence". It's been way too long and the wait seems to be over! Now that the Northern New Jersey real estate market has started to stabilize, inventory should start moving quicker than the previous two years. The serious buyer ready to move in todays market realizes that with mortgage rates rising slowly but surely and homes that are priced to market value are selling fast, the spring market is quickly upon us! What does that mean for the rest of the buyers out there? It means that maybe what you're looking for doesn't exist? Or maybe what you're waiting for will quickly pass you by in the blink of an eye? Sellers are finally getting it and seeing that there's a tremendous amount of opportunity out there if you know what you want. There's hundreds of reasons why homes are quickly going on and coming off the market but the truth is that the buyer pool is always the same and renting just doesnt make a lot of sense for most these days.

The moral of the story is:

If you are a serious buyer working with an experienced, full time buyers agent who you can trust, you should have 100% confidence that he/she will negotiate a price for you that is at least market value or hopefully better, get you to the closing table with out a glitch and honestly refer that agent to everyone you know, you have a great shot at having a long time professional on your side!

If that's NOT how you feel about your agent, FIRE them and find a good agent FAST!

Buyers should understand, home purchases are for most the biggest transactions of their lives and this IS a business transaction, so be very careful about letting your emotions take over and who you choose to represent you could make or break the deal of your life!

STUDY: Moms Over 40 Have More Facebook Friends Than Their Children!

A survey of more than 2,000 mothers over the age of 40 found that a majority have more Facebook friends than their children, and that they know how to better take advantage of their presence on the site.

The U.K.’s Daily Telegraph reported the study, without including key like which journal published the findings and exactly how many mothers over 40 have more Facebook friends than their children. But the overall claims make sense nonetheless. Women with children younger than college age might not only have their own friends, but also their coworkers, their children’s friends, and their children friends’ parents among their contacts. Kids, on the other hand, generally have a much more limited social circle until they go to college. They also tend to stick with their own age group. It would be interesting to know, however, which group has more friends they have never met in real life, or that they met online. And who uses it as a dating outlet the most?

Tammi Williams, who conducted the study, told the Telegraph that she created six categories to explain how mothers generally use Facebook. The two most popular groups might surprise you:

•The Feel-Gooders: These are the kind of mothers who actively play games on the social network, and interact with their contacts in a purely social way. They genuinely enjoy the community spirit of Facebook and like to see what their friends are doing. “They get involved in games like Farmville and like sending virtual gifts to their neighbors,” the researcher explained.

•The Do-Gooders: These women use Facebook as a tool to raise awareness on causes and safety issues, and not as a way to reveal or share personal information. An important follow-up survey on this group would be to know how often they share links on news items, and from what kind of sites, as well as what their political or religious backgrounds are. Certainly it seems that they are the ones who would support, for example, safety Amber Alerts becoming standard on Facebook.

Less popular than these two are ones that you’d expect to have the most friends on the site:

•All about me: They use Facebook to show the best pics of themselves, or to boast about their latest achievements.

•Business bodies: They are the most Internet savvy and use social media to network or promote their work.

As I read and thought about these categories, I wondered why the study didn’t take into account how mothers negotiated their Facebook presence depending on whether they were friends with their children and extended family. Also, was there a specific group that was more prone to befriend their children and monitor their activities online, or is this something that all mothers do on social media?

A constriction in mortgage product offerings and the ongoing effects of the credit crunch have radically changed the real estate market.

Hello Friends,

As I sit here and reflect on this past year, I can't help but to think about all that I've accomplished. Most would naturally reflect upon the negatives and how they'd like to forget about 2010 and start the new year off on a better note. Not me! Well not exactly.......

I have to remember what my personal and professional goals were at the start of 2010 and realize where I ended up on that list today. There are many things on my lists that I just didn't or couldn't tackle in 2010. I've come to terms with the fact that life just gets in the way and as long as my time is always being utilized in a positive manner, I won't take as many steps into "quicksand" as I did in the past.

My mindset has completely changed to total optimistic forward thinking! Life is too short to dwell on the can't do's rather than the can do's!

In 2010, I learned alot from my peers, my family, my friends, my colleagues but most importantly, myself! I take the good with the bad and twist it into positive learning experiences knowing that everything happens for a reason. People always have these new years resolutions that hardly ever stick and believe me I'm no different! I think for 2011, I will just plainly hope that I exceed my new personal and professional goals knowing that at the end of 2011, I will feel just as good then as I do now. If I do that every year, my human natured search for instant gratification will slowly diminish, realizing that hard work really does pay off. Recharging your batteries once in a while feels better when time off becomes a true reward and not just a common weekend stress relief.

I guess what I'm trying to say is, thanks 2010! You were a good year and I'm happy to be where I am in life today. I hope that 2011 is just as good or even better.

If your good friend is a Realtor, are you obligated to use them as your agent?

Q & A ARTICLE I WROTE ON TRULIA IN RESPONSE TO A REAL LIFE SITUATION:

HERE IS THE QUESTION:

A close friend of mine wants to sell her house. She has a very close friend who happens to be a very good agent. The seller wants to get other opinions of value prior to listing. The very good agent, and friend, got upset when seller wanted second opinion. What is your take?

HERE IS MY ANSWER:

Great question John! I'm sure this scenario comes up more often than not. We have to remember as professionals, that we provide a service that is viewed by most prospective buyers and sellers as a commodity. That said, although the "very good" agent is a close friend of the seller, can you blame that person for getting a second or even third opinion? After all, friendship aside, real estate boils down to strictly business. The seller needs to look out for their best interest. If the "very good" agent (friend) is a full time Realtor in that area and is as good as they claim to be, then they shouldn't feel threatened by the seller's actions. Actually, I would even encourage it since they should already have the upper hand with an established relationship. Then again, there are lots of people who don't like to do business with friends on either side of the deal mostly because the seller may feel like they deserve extra special preferential treatment. On the other hand, the agent may approach a listing of their good friend with a lackadaisical approach. Both approaches are recipe for disaster and that's how friendships are lost! The "very good" agent will get their friends listing if they are truly deserving! If not, that "very good" agent shouldn't be upset with the seller, but may start thinking seriously about how "good" they really are in the eyes of their friends?

A real estate agent was driving back to her office, on her way back from a sales seminar about “For Sale By Owners” when she spotted a charming little farmhouse with a hand written "For Sale" sign out front.

After feeling motivated by the seminar, she pulled up and briskly introducing herself to the startled home owner! The agent cruised from room to room, opening closets and cabinets, testing faucets and pointing out where a "new light fixture here and a little paint there" would help. Pleased with her assertiveness and confidence, the agent was hopeful that the home owner would offer her the listing.

"Ma'am," the home owner said, "I appreciate the home improvement tips and all, but I think you read my sign wrong. It says, "HORSE for sale!"

It's staggering when you think about the cost of living, especially if you're a renter and not a home owner. In most cases, you know your rent will go up every year, even if you live in an area that has rent control regulations. You're paying the mortgage for the property owner, when you could be building equity in your own real estate investment.

The tax deductions available to homeowners vary, but there are solid rules the IRS lines out for us. Real estate taxes, mortgage interest, pre-paid interest, and interest on construction loans are all things to take into consideration as tax benefits.

When I first saw the newest Nike commercial featuring NBA Forward, Lebron James, I found myself thinking, "oh, not this guy again!"

Being a huge NBA fan, I wasn't the only person who had strong opinions about this summer's NBA free agency hype surrounding Lebron James. The 24 hour media circus that ended in a distasteful interview where he announced his final decision to join the already talented Miami Heat with hopes of winning an NBA championship, didn't sit well with me and most NBA fans around the world.

All that being said, I have to admit this commercial is very thought provoking. It basically centers around the reaction towards his decision and what people expected him to do. What everyone else thought was the right and wrong thing to do. How everyone had an opinion about which direction would've been in his best interests.

At the end of the day, we have to live with our own choices. Whether they panned out to be the "right" or "wrong" choice, it's what WE decided at the that time. Everyone has there own agendas and most of us make certain decisions based on our current situation or circumstance.

We all grow up being taught that poor choices bring poor results. But do good choices always bring good results?

In my personal and professional life, I mostly make decisions and choices that I feel have the most favorable outcomes. That's all I can hope for! Anything more than that, not only exceeds my expectations, but the expectations of the people around me. These people are most likely the ones who I seek approval from and praise me for making a difference that truly counted in their lives and ultimately my own.

No matter the occasion, people feel most comfortable in the kitchen - is it because food and drink are produced in the kitchen? For centuries these things have brought people together, riling up great conversational memories. It's where families have discussions about the good and bad parts of their days. It's where most big decisions are made. It's where we learned about great news and also bad news that are sometimes life altering.

Is this why people are so concerned and focused on the "look" or "feel" of a kitchen when they are considering buying a home? Real estate professionals have always lived by the law that the kitchen is one of the most important rooms, if not the most important of a home when trying to sell or buy. Why is it that at every Open House you visit, the Realtor is mostly "set up" to greet you in the kitchen, filled with their marketing propaganda, home information flyers and sign in sheets? Do Realtors subconsciously realize why their clients place such huge emphasis on the impotance of having a "great" kitchen? It seems like two things are a deciding factor in determining those "good feelings". The kitchen either has to be updated if not exactly but even close to their taste, or maybe just a kitchen with lots of potential so that someday, the client can make it their own.

We must realize that as time goes on, peope change and evolve so naturally the kitchen will follow.

Are photos really that important when trying to sell my home?

Ever hear the saying “a picture is worth 1000 words?” It’s almost as if they were referring to real estate listings when they said it originally…LOL!

The first step in advertising your home for sale online is taking and posting great pictures! According to the National Association of Realtors (NAR), approximately 93% of homebuyers look online for their next home. This means that if buyers come across your listing and you don’t have enough pictures or quality pictures that show your home in it “best light” then guess what….they quickly move onto the next listing! All because your pictures are NOT a good representation for how nice your home is in real life, showing the “pride of ownership”. I’m sure you’ve spent countless hours getting your home “show room” ready to sell and to display your hard work through crappy pictures can be truly insulting and embarrassing and ultimately a big disappointment when the buyer your home deserves is not there.

The limited characters allowed my most MLS’ can only go so far but then again, today we are more of a visual society rather than taking the time to read through every single nook and cranny while buyers search for their next home. Most home buyers are attracted and drawn towards quality photos, access to conventional still image virtual tour and maybe even a cool video walk thru of your home or as I’ve created the “Virtual Open House Tours” as seen on OSHTV.

Multiple interior and exterior photos that portray the house well are the most basic and if those aren’t done well, how would you expect prospective buyers to become motivated to see your home in person? Buyers are mostly super busy with “life” as we know it ourselves and for them to take time out of their busy schedules to view homes in person, they need to know it could be worth their time and effort.

Statistics show that a home that is advertised with spectacular photos versus unflattering photos will have fewer days on market and sell for a better price. Savvy marketing techniques with a little extra pep gives your listing that needed edge in today’s competitive high inventory market!
