Just when the property value and demand went down all over the world, Pakistan’s realty market experienced a drastic surge. The effects of this sudden rise in property value can still be felt in the local realty market. Hundreds and thousands of people chose to deal in the property business and make millions from this sector in very little time.
Although some people claim that last 5 years have been down for the property sector but they would agree with the fact that tremendous development in residential as well as commercial sector has been observed during those apparently unproductive real estate years. Let us have a look at some of the reasons why Pakistan real estate sector makes a popular choice for investors.

Promising Future of Urban Settlements

As compared to the international cities and universal standards of a luxurious lifestyle, Pakistan may be a developing country but in comparison to what Pakistan was back in the mid 90s, a lot has changed. From a wide and extensive network of roads to international standard transport and residential units, the urban settlements in Pakistan have experienced a noticeable transformation.

The population influx from smaller towns and villages to bigger and developed cities confirms that people find urban lifestyle more convenient and desirable. Since demand determines value, the increasing value of residential property in Lahore, Karachi, Islamabad, Peshawar, Quetta, Muzaffarabad, and Rawalpindi is justified.

Long-term investment

For the business community, an investment in Pakistan real estate is a safer one, even if they have to wait for decades. A considerable number of people find real estate investment better than putting away all of their money in a bank account. It has been observed during the last many years that the value of property has increased. The investors have made huge profits by buying apparently an unattractive piece of land for peanuts and later selling it for millions of rupees.

Do Check: Tips to Get Hands on Right Property in Pakistan

This practice is no longer a secret strategy to pull huge profits out of real estate investment. Therefore, many people have bought lands in the outskirts of developed cities and are now waiting for the prices to reach their peak so that they can sell that land and invest in more land elsewhere. It is true for agricultural land as well.

Interests of Overseas Pakistanis

The changing face of international affairs and politics observed after 2001 has made Pakistanis very insecure in Europe, America, and Canada. Many of them have either returned to Pakistan or moved to other countries for jobs and the rest are sending their money back home for secure and profitable investment because they are made to believe that Pakistan is the only place in the world where they can live without being questioned about their beliefs or nationality. The increasing interest of overseas Pakistanis is the main reason why Pakistan real estate experienced a drastic increase in its value.

The above-discussed points are only the major ones that have convinced the local investors and foreign companies to consider Pakistan real estate a secure and profitable sector for securing better returns on their investment. Followed by rapid development, mushrooming housing schemes, robust development work, and security for the investors, Pakistan real estate is bound to grow further.

There are some exceptions, including such felonies as child molestation, crimes while serving in government positions, treason and some others. Each case is different and must be treated differently. This is what an expungement lawyer is good at.

What is Expungement?

Expungement is a proceeding where an offender can request that the records of his criminal conviction be sealed so that they are no longer available on public records. It is actually considered a civil action wherein the plaintiff asks that his criminal record be destroyed from the state records.

Why request Expungement?

There are many reasons for seeking expungement. Many times, you may be prevented from being hired, or from applying for a professional license, such as a nursing license, if you have a criminal record. If the state records are sealed in a proceeding, a background search by an employer or agency will not show any record of a conviction.

Is it available everywhere?

Most states are rather strict about the privilege, and so it may limited to juvenile offenders, or if the infraction was a misdemeanor rather than a felony. In addition, there may be a waiting period after the crime before a record can be expunged.

What can an expungement lawyer do?

Perhaps it is better to start with what an expungement lawywer can’t do. He can’t rush the proceedings, so if you are within a statutory waiting period before the process can be heard, you will have to wait. If your conviction was a serious one, as cited above, he probably cannot get it expunged. If a lawyer tells you he can do any of this, be wary; he may very well come back to you and charge you a fee for something that couldn’t be done in the first place (even though he knew it couldn’t be done).

What he can do is present your case in such a way as to present you as deserving of this break. (Fine upstanding citizen currently, caught a bad break once, was just a kid, etc.) The decision is entirely up to the judge, and they do not have to follow any hard and fast rules; it is up to your lawyer can make a good case, and that is what a good expungement lawyer will do.

Working with a lawyer means putting your trust in a stranger. Check these background check reviews for an easy way to check up on someone to make sure they are who they say you are. After all, you wouldn’t want to get caught up in a scam when all you needed was advice.

Spending the time to find a good DUI attorney is definitely something that can pay off in the end. There are many attorneys who would be willing to take on your DUI case, but it takes some work to make sure that get the attorney who will best defend you. One of the best ways to find a good DUI attorney is through a recommendation from someone else. Getting a referral from family or friends will ensure that the attorney is tried and tested. People don’t recommend attorneys unless they are really happy with the service they have received. Thus, it’s important to ask your friends and family members for attorney referrals. This is a great place to start.

Check The Track Record

When looking for an attorney there are some questions you need to ask them. First, you will need to find out what the attorney’s track record is on DUI cases. You need to find out how many DUI cases they have defended and what their success rate is. This will help you determine how successful they may be in defending your case. You probably wouldn’t want to select an attorney who has never won a DUI case before. Try to look for someone who has successfully won multiple DUI cases.

Do They Focus on DUI’s?

Another thing to ask the perspective attorney is how much experience they have with DUI cases. You will want to find out how extensive their background is in handling DUI’s and how knowledgeable they are with that area. There are multiple laws and regulations related to DUI’s that are very complex. This is why it’s important to find an attorney who understands them and has a lot of experience. There are many criminal defense attorneys but it is best to find an attorney who specializes in DUI’s specifically.

Find Out What They Charge

It’s important that you also find out what fees each attorney charges. It may be difficult to ask an attorney what they charge to defend your case. But, it’s important to find out this information upfront, if at all possible. Each DUI attorney will likely charge different amounts for their services which is why it is important to find out what you’ll be expected to pay if you win or lose the case. Having pricing information on different attorneys will help you compare them before you make your decision.

As you can see, it takes a bit of work to find the right legal help. But, taking the time to find the right attorney is very worth the effort in the long run. Having a bad attorney, or one that doesn’t have your best interest in mind, can be very painful for you. If you do some research and ask some questions you will be able to select a good attorney and hopefully have a positive outcome for your case.

Its acceptance and growth in the UK has been encouraged by the judiciary, as well as the family lawyers organisation. The aim is to replace the old adversarial system, which is lengthy and costly for the couple, both financially and emotionally. Collaborative Divorce lawyers are trained to work as teams with, instead of against, each other. The aim is to reach agreement on all important issues by the divorcing couples in a dignified manner, as decently and as painlessly as possible.

Considering the Children’s Needs

This is of vital importance where children are concerned, and parents are aware of the need to lessen the trauma and the after-effects of the break-up. A bad divorce leads to long-lasting animosity and bitterness, resulting in resentment and ongoing conflict. Children are caught in the middle, and are often used as bargaining tools. Statistics show that nearly one third of divorced women and their children end up in poverty, and only a third get maintenance payments for the children. One out of three children lose permanent contact with their father. The impact is devastating: children suffer behavioural problems as well as poor physical and emotional health; perform badly at school and leave with fewer qualifications; become sexually active at a lower age; and are more likely to get involved with gangs, alcohol and drugs. Collaborative Divorce offers the prospect of an amicable separation, allowing for future relations to remain friendly between the couple, their children, their extended families and mutual friends. To Learn more about Collaborative Law check out Wikipedia, the free encyclopedia section.

When it isn’t Suitable

It is not a suitable option where domestic violence is concerned, or where a partner has a serious mental illness, drug or alcohol dependency. Collaborative Divorce is for couples who want to dissolve their failed marriage with the least amount of damage and loss to all concerned, not for those seeking revenge. Willingness to be open and honest is essential; both parties have to agree to make full and frank disclosures, and have to sign an agreement that they will not go to court until all issues have been resolved. Where these obligations are not met, the process breaks down; new lawyers can be appointed and negotiations re-started, or the case can be settled in court.

Couples have control and make decisions at their own pace; open 4 way meetings with all parties working together cut down the time of negotiations considerably, as well as the cost. Traditional divorces usually take about 18 months, whereas a Collaborative divorce can be concluded in as little as 6 months.

A solicitor will argue your case in the courts and handle all legal matters and paperwork. When hiring a solicitor you need to determine exactly what you need your solicitor for.

Picking a Solicitor

There are two forms of courts which you would require the need of a solicitor – the criminal and the civil court. Contrary to what one may be told, not all legal defenses are priced the same. Some do cost more than others so you will need to find one which works for you and your finances. Solicitors are also not all created equal; some have a better reputation than others and this is how you can determine which solicitor works for you based on their track record of success.

Discussing the Case
Once you have found the solicitor you require they will meet with you to discuss your case. There are some external services which can help you choose the right solicitor but those services cost more money. You will need to also feel comfortable with your solicitor. You need to not only feel at ease but you also need to trust them. If you cannot trust or feel at ease with your solicitor then you will not be able to defend yourself to the best of your ability with your solicitor.

Solicitors Experiment in the Past
Choosing a solicitor can only be measured by their success rate with similar cases and the terms of the fees for their services. Can they get you a reasonable outcome for your case? Does the solicitor have suitable references from past clients? Most important of all – can the solicitor devote enough time to your case? These are all issues which you need to bring up.

Solicitors are not rare nor are they hard to find. There are many out there in the world of legal defense and they are all looking for your business. With so many to choose from, finding one with a reasonable fee is not as hard as some would say. Do not listen to friends or family who may force a family friend on you; do not take consideration from anyone else. Find your own solicitor and open a rapport with him. Only then will you know if you have made a good decision for your own defense. You only get one shot at defending yourself in the court of law, so make it count.

Louisa Coan recommends Davis Gregory who are specialist solicitors in a wide range of cases.

When you are expecting money back from the government, you want the money you are owed as quickly as possible. And if you follow these simple steps, you can get your return in less time.

File With E-File for Faster Processing

People who want a speedy refund often choose to file their tax return via e-File. This is when you file your tax return electronically with the IRS, which means your return gets into the system faster as a digital format. This is much quicker than mailing your taxes through the postal service.

The quicker you submit your tax return and it is processed, the earlier you’ll have your tax refund in your hand. E-File expedites the tax return process significantly.

Direct Deposit

To further accelerate your tax refund, you should e-File and then choose the direct deposit option when the site asks how you’d like to receive your tax return. Picking the direct deposit method means the government will put your tax return immediately into your bank account or credit the funds to a debit card that takes direct deposit. This is much quicker than waiting in a line for a person to write out your check, and then in turn wait for the check to be arrive in via the postal service.

With the e-File and direct deposit options, you can get your tax return deposited into your bank account in as little as week to 10 days. This is convenient as well as faster than other routes, and the IRS website allows you to monitor your tax return status.

Instant Tax Refunds

There are some tax preparation services that advertise getting an “instant” refund on your taxes. The majority of people believe that this means you can just walk into a tax preparation business, file your tax return and instantly walk out the door with your money in hand. But this is very misleading — what these “instant” refund places do is cut you a check that is a loan — and that loan is based on what you are expected to receive on your tax refund.

This is what’s called a “refund anticipation loan.” It seems as though you are receiving an “instant” rebate because you walk out their door with money in your hand. But what most people fail to realize is that they are literally being loaned the money, so when your true tax return arrives you are expected to pay back the amount — with hefty interest and fees on top. These extra costs will take away from what you are actually owed from your tax rebate, so unless you are in dire financial straights, it is always better to hold out for a week or two so you can be sure to get the full amount you are owed.

Here are seven of the most important facts you need to understand before successfully doing any business abroad.

1. You have a right to work in any EU member state, but will be taxed like a local.

Since the conception of the EU, one of the major changes for every country involved has been the freedom of movement of workers. You do not have to apply for any sort of visa or work permit to work in another EU member state, but don’t expect to be treated any different from the local workers there. Income tax rates vary from one country to another, being as low as 5% in some places, like Bosnia and Herzegovina, or as high as 56.6% in Sweden.

2. You may have to pay social security / national insurance out of your income, or healthcare may not be free.

Not every country in the EU has free national healthcare. Many countries will take a tax out of your wages towards healthcare, but don’t presume that means you will be treated for free. The 27 member states of the EU plus Iceland, Liechtenstein and Norway are all covered by the European Health Insurance Card, which you will need to obtain before you travel. This will entitle you to free healthcare where the country has a national health service, or reduced cost healthcare in other countries.

3. EU member states have very varying rates of corporate tax.

At the moment Belgium charges 34%, whereas Ireland charges 12.5%. If you are considering starting a business abroad or expanding your business into another country, you should check your liabilities and work these into your feasibility studies before making any costly decisions.

4. Member states also have variable VAT rates.

VAT paid on goods and services can be very different from one country to another, but there are some restrictions since the EU placed caps on the maximum and minimum member states are allowed to charge. Still, the rate can vary from as high as 27% in Hungary to as low as 15% in Luxembourg, so take this into consideration when weighing up your finances.

5. Europe still harbours some tax havens.

Yes, the elusive tax haven does exist, and many are well used by frugal billionaires around the continent. A good example is Andorra, where workers are not charged any income tax, there is no Capital Gains Tax, death duties or sales tax. Added to this there is a low import tax of around 2 – 5%, making it a popular place for online businesses and high rolling investors. Interestingly, Andorra also has the highest life expectancy of anywhere in Europe – an impressive 83 years!

6. Importing and exporting may not be as cheap as you think.

Goods that are exported to non member countries are not charged any VAT at the point of sale, but there may be VAT to pay upon arrival in the home country. Goods imported to the EU must have the applicable VAT paid as soon as the goods are imported so as to put them on an even keel with the local goods.

7. Road tax is a complicated issue.

If you are going to be using local cars, operating vans or haulage vehiclesor moving your own car to the continent, you will need to do your homework as to the applicable road tax where you are going. Also referred to as a vignette, the amount payable and point at which it should be paid varies wildly across the EU, and if you fail to meet the legal obligations you could be facing a fine of many hundreds of Euros. Check it out with the local tax office before you go to make sure you aren’t breaking the rules.

The Uniform Crime Reporting (UCR) Program for the Department of Justice and FBI compiles statistics for the number of arrests in the United States based on 28 separate offenses. The most recent statistics available are for 2010. These particular statistics are based only on arrests and do not take into consideration whether there was a prosecution or any other disposition of the case.

The numbers do not reflect the number of people arrested, but the number of offenses charged. For example, if a person is arrested for a drug abuse violation and also charged with driving under the influence, this will show up as two separate offenses. One person is arrested, but two crimes are reported.

The statistics do not consider any arrests of any person under the age of 18 even if the arrest was made in a state that would consider the person an adult. The five most common reasons for the arrest of adults are listed below.

1) Drug Abuse Violations

By far, the most arrests in the United States in 2010 were for drug abuse violations. This includes arrests for manufacturing, selling, and possessing all known illegal drugs. There were 1,643,962 arrests in this category. Possession of marijuana was the primary reason for drug abuse arrests. Arrests for heroin and cocaine abuse trailed significantly behind those for marijuana. There were more arrests for simple possession of drugs than there were for manufacturing or selling them.

2) Driving Under the Influence

Driving under the influence of alcohol came in second as a reason for arrest. In 2010, there were 1,412,223 arrests in the U.S. for this particular offense. The Center for Disease Control and Prevention estimates that 30 people die daily as a result of an alcohol impaired driver. Other estimates are that one in 140 drivers have been arrested for drunk driving. In 2010, more men than women were arrested for this offense.

3) Larceny-Theft

Larceny-theft is a property crime. Property crimes include burglary, arson, and motor theft as well as larceny-theft, which accounts for 68.1 per cent of all property crimes. Larceny-theft occurs when someone takes away the property “from the possession or constructive possession of another” without using force or violence or fraud. Examples of this crime include shoplifting and purse snatching. Embezzlement and fraud are not in this category.

4) Assaults

All assaults not considered to be aggravated assaults come in fourth on the list of top five reasons people are arrested. “Simple assault” occurs when one person unlawfully attacks another but no weapon is involved and no apparent injury is inflicted. Threatening someone with words or any conduct that puts a person in fear of bodily harm without brandishing a weapon is considered intimidation and an assault. Stalking a person also falls under the category of assault.

5) Aggravated Assault

The fifth most common reason for arrest is aggravated assault. Aggravated assault falls into the category of violent crime and is defined as an unlawful attack by a person “for the purpose of inflicting severe or aggravated…bodily injury…usually accompanied by the use of a weapon….” A weapon does not have to be a gun or knife or any other item generally associated with the word weapon. As long as the item used is capable of causing bodily injury, under this definition, it is considered a weapon. Even a person’s fists have been considered a weapon for purposes of aggravated assault.

If a person knows they have a deadly disease and intentionally tries to give another person that disease by biting, spitting, or causing any exchange of bodily fluid, the person can be arrested for aggravated assault.

There doesn’t seem to be a solid interpretation of the laws. This is why human rights have always been such a vague issue with very weak foundations.

There are derogations that enable the parties to adjust their obligations. Some of the instances where human rights law is derogated are during conflicts of arms, civil problems, environmental disasters, natural disasters and violent unrest.

Let’s talk about human rights law. Basically, it pertains to a set of laws that permit individuals to express their right to freedom expression and economy. It also encompasses cultural and economic rights. But there are a myriad of instances when these rights are bypassed, even totally ignored.

Not all people are also aware of their different human rights. The right to equality is often trampled. In this day and age, many people still discriminate race and color, particularly amongst schools and the workforce. The discriminated parties often develop tolerance to these slights to their rights to equality. But often times, there are repercussions to the people involved.

Gender inequality is also a part of the this law. Women have been voting since 1913 but gender inequality is still very prominent in many nations even outside of Pakistan.

Also, it is subjected to interpretations in such a way that women have a right to anything major in the society. But often times, gender inequality is still experienced at home with the woman still delegated to common household tasks and subjected to public scrutiny when they make decisions or actions that are considered unbecoming of a woman. Pakistani women are subjected to ridicule as well when they adopt western people’s manner of dressing.

The abuse many people with different sexual orientation get is also very evident. Although they are treated with tolerance in the workforce and other instructions, they are not subjected to kind treatments in the society. Many are still heckled and abused because of their gender preferences.

Amy Fountain is a legal rights enthusiast who likes to inform others about various laws. She is also the owner of Home Décor Art store.

This does not usually mean that we do not care for them or love them. It just means that there is somebody who can take better care of them than us under the present circumstances. Nursing homes are a good option these days that help us in taking care of our loved and special ones. Placing a loved one in a nursing home makes us feel secure about the safety and well-being of a loved one. But, this is not the case always.

There are many such instances in which the elderly or senior citizens have been mistreated in nursing homes. This not only has tragic implications on health, but also results in mental stress for the whole family. Various laws and acts have been passed related to the violations of certain rules and guidelines that these nursing homes have to follow. A nursing home lawyer is well experienced and skilled in this regard.

A lawyer also brings to your attention these rights and the appropriate laws that might help you in keeping a watch over your loved one’s safety, security and health.

Knowing your rights makes sure that you are able to keep a close watch on the health and needs of your loved ones. It also makes sure that you are fulfilling your duties as a good citizen and hence, are not allowing anyone to violate the law. Consulting a lawyer is therefore a must.

Legal rights

Every nursing home has to implement a number of different policies which include :

Proper training

Proper supervision

Ways to identify, report and investigate abuse

Every report of any sort of nursing home abuse should be brought under the attention of the facility supervisor. The facility supervisor is obligated to investigate any allegations against the whole facility. He or she is also obligated to take an appropriate action.
