For the last 10 years, the Panama City property market has been kind of boring when it comes to price appreciation. Oversupply kept real estate prices in Panama fairly flat after a massive construction boom in the decade leading up to COVID. Granted, yields were ok and you could still make around 4% per year on rental properties, but there just wasn’t enough momentum to really move prices.

Now it looks like the resale market (existing properties) is actually starting to show some signs of appreciation.

Here’s what happened: Between 2020 and 2023, demand slowed way down. Developers pulled back sharply. Existing supply started to get slowly absorbed and new projects were slow to hit the market and even slower to get built. Then in 2024 going into 2025 many of the US and Canadian housing markets started to cool off and everyone who moved to Panama suddenly wanted to rent instead of buy.

And now, in 2026, after more than 12 months of steady rent price increases, the gap between resale pricing and new construction is narrowing as property yields began to tick up slowly and the cost of materials and land is driving up the cost to build.

In short, inventory is tightening, rents are rising, and property price appreciation is starting to show up above the rate of inflation.

Is Property in Panama a Good Investment?

The short answer right now? As an investment, the Panama property market feels very different from how it has in recent years. And I like what I’m seeing…

Rents are rising, demand is coming from turbulence up north and in Europe, and new inventory is going on the market at record setting prices. Several tailwinds seem to be hitting at the same time, and the overall tone of the market has shifted from slow and steady to something a bit more dynamic.

It’s also worth remembering that Panama is a relatively small property market. Small markets tend to move faster, both on the way up and the way down.

I always think back to when Procter & Gamble relocated its regional headquarters to Panama in 2010 and brought roughly 1,000 families with it. The market changed overnight.

With that in mind, here’s a quick look at where the market stands right now.

What Changes Are Happening in Panama Right Now?

The US Dollar Is Losing Ground

Some context, in case this is the first time you are joining us: Panama runs on the US dollar.

Do not let the term ‘Balboa’ confuse you. It is essentially the USD with a few locally minted coins.

The US dollar has weakened against currencies like the Euro, Colombian peso, and Canadian dollar. That effectively makes Panama real estate cheaper for a large part of the world.

Canadians, in particular, are looking into property in Panama in a big way. They come for the investor-friendly real estate laws, tax advantages, a path to residency, and diversification outside the Canadian market. Europeans are coming to warm and sunny Panama as an alternative to US travel. And to that effect, hotels such as the Sortis Hotel, Sofitel, and La Compania are all reporting record-breaking occupancy.

Some of those visitors come back and buy, and, as reported in our 2025 report, many of them have, in fact, come back to buy. What’s different is that they are coming in larger numbers now.

Immigration Is Driving Sales

Over the last year, I have had more immigration and relocation providers reach out to my office than I have in the last 5 years combined for Panama real estate for expats. They are all looking for a local real estate partner because the demand for new alternatives has picked up so much for them.

How Easy Is It to Immigrate to Panama?

The answer? Much more than before, with various Panama visa residency programs, especially as they are quietly becoming more competitive while other countries are raising barriers. For example:

• The Friendly Nations Visa offers permanent residency with a USD $200,000 real estate purchase or bank deposit.
• The Qualified Investor Visa offers immediate permanent residency with a USD $300,000 real estate investment. Processing times are typically 30 to 90 days.

That combination of speed of processing and low investment threshold, in the world of tax residency seekers, is very, very attractive.

How Do Panama Residency Investment Programs Compare to Other Countries?

Panama has established itself as one of the most accessible and flexible destinations for residency by investment in the world. Depending on the route chosen, such as the Qualified Investor Visa, Friendly Nations Visa, or Reforestation Visa, investors can obtain either temporary or permanent residency, with the Qualified Investor Visa granting permanent residency from day one.

Unlike many other countries, Panama does not require investors to live in the country full-time to maintain residency, offering greater flexibility for those managing international business interests. Its territorial tax system, which exempts foreign-sourced income from local taxation, adds further appeal for globally mobile investors.

The table below benchmarks Panama’s main residency programs against comparable programs worldwide, highlighting minimum investment thresholds, the type of residency or PR granted, and the pathway to citizenship, helping you identify where Panama sits in the broader global landscape.

What Does the Current Property Inventory and Pricing Look Like in Panama?

Developer inventory, including presale, under construction, and completed units, stands at 16,311 units. That is the lowest level I have seen in the last 9 years.

When inventory gets bought up and rents are rising, developers gain pricing power. That is exactly what we are seeing in several areas of the Panama property market.

And note column 5 in this chart below: A massive reduction in the published resale inventory, year over year.

In fact, per square meter pricing on new construction has risen by more than 15 per cent over the past 12 months.

This is being driven by new launches in established neighborhoods like Santa Maria and Costa del Este, along with emerging zones such as Santa Ana, Amador, and Bella Vista.

According to the February 2026 report from Galeria Inmobiliaria, the strongest sales segment year over year was the USD $180,000 to USD $300,000 price range. That segment averaged 62 sales per month, representing a 30 per cent increase compared to the same period last year.

Where Is Demand Emerging in the Panama Property Market?

Chinese buyers are entering the property market in Panama and purchasing preconstruction units within three months of delivery, typically priced at or slightly above USD $300,000.

Inventory marketed toward short-term rental buyers is also moving. I do believe ADR stability and future regulatory clarity should be watched carefully, but demand remains strong for now.

Outside of Panama city real estate property market, Q4 2025 saw increased commercial construction along the Inter-American Highway between Chorrera and Capira. I expect that this is in anticipation of several major single-family communities that are planned or already underway.

Which Areas of the Panama Property Market Are Slowing or Under Pressure?

The subsidized interest rate housing segment has slowed significantly since government incentives were paused. For years, that segment attracted heavy Panama investor interest, particularly on the project finance side.

Those incentives have not yet been renewed.

The most stressed segment of preconstruction right now is above USD $800,000. Roughly one-third of available inventory in that category consists of completed units. That creates potential opportunity for negotiated pricing on brand-new luxury condos that have been sitting for 12 months or more.

How Does Panama Compare to Other Global Property Markets?

International buyers have choices, including popular expat and tax-incentivized locations such as Dubai, Miami, Lisbon, or Mexico’s Riviera Maya.

Dubai and Mexico, I would argue, are now completely out of the mix. Politics are forcing foreign buyers to think twice about investing in the US, and Portugal no longer has the golden visa.

Unlike many competing markets, Panama combines three characteristics rarely found together: a fully dollarized economy, relatively low residency investment thresholds, and a territorial tax system that does not tax foreign income. That combination continues to attract globally mobile investors.

So, Panama’s winning on value, Panama’s competing on yield, and Panama is still, and this is the most important part, one of the safest countries in Latin America.

How Changes to Panama’s Infrastructure are Affecting Real Estate

Panama’s real estate cycles have historically been supported by large infrastructure spending.

The Fourth Bridge over the Panama Canal is approximately 20 per cent complete and scheduled for delivery in October 2028. It is a USD 2 billion project that includes road expansions on both sides of the Canal, which will improve commute times.

Metro Line 3, heading west to Arraiján, is expected to be completed around the same time. If completed on schedule, this could significantly reduce commute times from Arraiján and La Chorrera into Panama City. Together, those projects should materially improve connectivity west of the Canal and, historically, new metro connectivity in Panama has had a measurable impact on nearby residential pricing.

The proposed Panama to David passenger rail line remains in the feasibility and cost study phases. If executed, it would be a USD 5 billion project connecting Panama City to the Costa Rican border in under four hours.

Within Panama City, the mayor has been aggressive with urban upgrades, including pedestrian improvements in El Cangrejo and redevelopment activity around Santa Ana and Calle 50.

With both the president and mayor roughly two years into five-year terms, this is typically when projects move from announcements to execution.

Investing in Panama Real Estate: What To Watch

Things I and my team at Panama Equity Real Estate are watching closely:

• A sharp strengthening of the US dollar
• Continued global turmoil that either reduces or radically accelerates relocation flows
• Regulatory tightening around short-term Panama real estate for rent
• Major infrastructure delays due to labor unrest or political wranglings

For now, however, the setup is healthier than it has been in years.

Inventory is contracting, rents are rising, and immigration is increasing. Developers are pushing pricing and finding buyers, and some very important relocation markets are now out of contention, meaning some of that massive $1B market may make its way to Panama.

What Does This Mean for the Panama Property Market?

For the better part of a decade, Panama City was primarily a yield story, but now it may be turning into an appreciation story.

In cycle terms, Panama appears to be transitioning from a late ‘absorption phase’ into the early stage of a new expansion phase. Inventory levels are declining, rents are rising, and developers are regaining pricing power. Historically, those conditions have preceded multi-year periods of moderate price appreciation rather than sudden spikes.

I am not calling a boom, but I am saying the ingredients for a stronger cycle are lining up.

The key difference between the Panama property market today and five years ago is that demand growth is now colliding with a shrinking development pipeline. If those two trends continue, the next several years could look very different from the last decade.

City Rental Demand is Driving the Market

Let’s start with the rental market, because that’s where the action is.

Neighborhoods like El Cangrejo, Marbella, Costa del Este, and Coco del Mar have seen rents climb by as much as 15% year-over-year. We’re seeing this across both newer buildings like Luxor 400 and Arcadia, as well as legacy towers like JW Marriott Ocean Club Residences, where furnished rental inventory is moving in under 20 days on average.

Yes, corporate relocation still plays a role. But the bigger factor? Panama’s rising popularity among foreign residents.

Residency Applications Are Booming

Here’s the number that really jumped out:
Between January and June, Panama processed 18,415 new residency applications—up nearly 40% from the same time last year. The approval rate is 94%, and the top five nationalities year to date are:

• Colombia
• Venezuela
• United States
• Nicaragua
• China

For context, China alone submitted 1,177 Friendly Nations Visa applications in Q1. Canada came in 6th overall, according to the National Immigration Service.

Panama is back on the map in a big way.

What About Property Prices? Are We Finally Seeing Movement?

This is the question we’ve been asking for years: Will rising rents lead to real price appreciation?

In our opinion—yes. And here’s why:

• Vacancy rates are dropping (from 35 days in December to 20 as of July 2025)
• Rental returns are rising (our managed portfolio is seeing +12% higher rents compared to last year)
• The gap is widening between resale and new construction, with new construction pushing the limits
• Construction costs are up, and developers are finally passing those increases along to buyers

The result? New price records are being set:

• Deici by Marjalizo is approaching $6,000/m²
• Ocean Reef projects are now asking $8,000/m² and up

It’s been a long time coming, but we’re calling it: Residential appreciation in Panama City is starting to show up.

Where Are the Deals Right Now?

If you’re a buyer, two time windows to watch in pre-construction are:

1. Just before ground breaks
2. Just before delivery, when final deposits are due

The following projects are delivering in the next 90 days:

The Amador Causeway saw a huge wave of pre-construction activity last year—over 400 new condos planned across five projects. But that momentum has slowed.

The culprit?

Delays in environmental approvals, likely tied to the location’s proximity to the Canal.

It’s a waiting game over there for now but the good news is that the first development in Amador, Cavarosa, has started construction. Here’s to hoping projects like Passage follow suit.

What’s Happening Outside the City

Caribbean Coast: Portalmar Leads the Way

This is the biggest news for Panama’s Caribbean side in over a decade.
Portalmar has officially broken ground on Towers 1 and 2, along with the hotel and beach club. Phase 1 is 87% sold out, with Tower 3 launching soon.
Delivery is projected for early 2027, and this could be a game changer for the region.

Pacific Coast: Holding Steady

The Playa Caracol area is heating up again. Developer GLP is pushing forward with new housing communities following the successful launch of their Margaritaville Hotel, currently under construction.

That said, beach condo rentals aren’t seeing the same demand as the city. Prices remain flat, averaging $2,200/m² in San Carlos and Coronado. The exception is Buenaventura, where new releases are priced 10–15% higher than existing resale units.

• Margaritaville, Playa Caracol

• Fragata, Ensenada

Final Thoughts: Winds at Panama’s Back

Why Panama Should Be a Crypto-Friendly Country

Panama doesn’t have its own central bank. We’ve used the US dollar as our official currency since 1904, and the Constitution explicitly says we can’t force anyone to accept government-issued paper money. That means Panama, at least in theory, is a wide-open playing field for alternative currencies, including crypto.

From a foundational perspective, Panama should be a perfect environment for crypto innovation. But…

In Practice, It’s More Complicated

As Gonzalo explains in the interview, the issue isn’t the government — it’s the banking system. Panamanian banks rely heavily on U.S. correspondent banks, and for years, those institutions wanted nothing to do with crypto. That reluctance filtered down here, making it tough for local banks to offer crypto services or even open accounts for people involved in the space.

But that’s finally starting to change.

Tower Bank and Caja de Ahorros: Small Steps, Big Implications

Tower Bank — a smaller, more agile institution — has begun offering services to crypto users, including the ability to swap Bitcoin and stablecoins (like USDT or USDC) into fiat. In some cases, they’re now processing payments for government entities like the Municipality of Panama.

Is it all fully integrated and seamless? Not yet. In many cases, it’s more of a workaround — Tower receives the crypto, converts it to dollars, and then passes that on to the final recipient.

Even so, this is a major step forward. There’s also talk of Caja de Ahorros, the government bank, opening up Bitcoin accounts, which would be huge if it materializes.

What About Crypto Laws in Panama?

If you’ve followed crypto news here, you may remember Bill 697, a 2022 proposal that aimed to regulate digital assets and officially recognize crypto for payments and other use cases. It passed the National Assembly but was vetoed by President Cortizo over concerns about potential money laundering. Doh!

Since then, not much has officially moved. As of 2025, there’s no comprehensive legal framework for crypto in Panama. That’s both good and bad: there’s freedom to transact, but no real protection or regulation either.

That means it’s up to the banks, developers, lawyers, and buyers to figure things out on a case-by-case basis.

New momentum is also coming from within the government. In fact, our mayor isn’t just dipping his toes, he’s all in. 

In the last 12 months, Mayor Mizrachi (Panama City):

• Passed a municipal law allowing residents/businesses to pay taxes, fines, fees, and permits using BTC, ETH, USDC, or USDT—with Tower Bank auto-converting to USD.
• Spoke at the Bitcoin 2025 Conference in Las Vegas, saying:
  “We accept Bitcoin… Bitcoin is not just safe. It’s prosperous”
• Suggested innovative perks—like priority Panama Canal passage for ships paying in Bitcoin

That’s not just talk—it’s making Panama City look like a deliberate testbed for public-sector crypto adoption.

What About Taxes & Crypto in Panama?

Here’s where Panama gets interesting: there’s currently no capital gains tax on crypto earnings as long as the income is generated from outside Panama — which applies to most expats and foreign investors. That’s one reason we’re seeing interest from crypto-rich individuals looking to diversify into hard assets like real estate.

For the Record: Always talk to a qualified attorney (like Gonzalo) before assuming full tax exemption.

Can You Actually Buy Property with Crypto?

Yes — but not always easily.

Gonzalo and I walk through some real-world examples in the video, and they all have a common thread: you need two things.

1. A seller willing to accept crypto
2. A legal structure to make the deal secure

There’s no institutional escrow for crypto (yet), so right now it’s mostly lawyers or private actors holding funds in wallets or using multisig keys. That adds risk and makes deals more trust-based than most investors are used to.Some developers are open to crypto, especially if they’re tech-forward or looking to attract international buyers. But if there’s a mortgage involved — or if the seller needs dollars — you’ll almost always need to convert to fiat at some point in the process.

How Does Panama Compare to Other Countries?

We’re ahead of the curve in some ways with a more flexible monetary foundation, no capital gains on foreign-sourced income and there are a few banks starting to play ball. And of course, we have a number of intermediaries and crypto exchanges in Panama.  

But we’re also behind El Salvador (which made Bitcoin legal tender), and way behind countries like the UAE, which are actively courting crypto investors with regulation and infrastructure.

Panama is more like a “quiet sandbox” — no sweeping policies, but a lot of freedom if you know how to operate.

Risks to Be Aware Of

• No formal legal protections for crypto deals
• Banks can still deny crypto-related transfers or accounts
• No standardized escrow or custody services
• Volatility in pricing during long negotiations
• Very few professionals (notaries, brokers, developers) have experience handling crypto deals

Bottom Line: Is Panama Crypto-Friendly?

Yes, but only if you know what you’re doing.

Panama is open-minded about crypto in theory, but in practice, it’s still the Wild West. If you’re flush with digital assets and looking to move into real estate or relocate here, you’ll need to work with people who actually understand the process.

Tucked into the vibrant San Francisco neighborhood, Parque Omar is Panama City’s answer to Central Park. It’s a 140-acre area where locals and tourists escape the urban bustle. Once a golf course, this green space is now one of the fun, free things to do in San Francisco Panama City, with its shady walking trails, sports fields and even an open-air gym.

From December to April, the park comes alive with free concerts, including the popular Musicalión festival. Year-round, you can join free Zumba, yoga, or meditation sessions, making it a hotspot for those who love fitness. Families flock here for the playgrounds, picnic spots and the annual Children’s Festival, while joggers tackle the scenic 3.5km loop trail.

If you love culture, the National Library is also here, hosting art exhibits and film screenings, and there’s even a public pool to cool off in (closed Mondays). With soccer games, food stalls and plenty of space to unwind, Parque Omar is a must-visit for free, fun activities in the San Francisco neighborhood Panama City.

Walk Along Cinta Costera

While not entirely within the San Francisco neighborhood, the Cinta Costera forms a breathtaking coastal border to this vibrant Panama City district. This 7km (4.3 mile) urban oasis offers free outdoor activities with stunning ocean and skyline views, perfect for walking, jogging, or biking along dedicated paths.

For active visitors, find a Cinta Costera bike rental to explore at your own pace, passing playgrounds, volleyball courts and outdoor gyms. Don’t miss the Japanese Garden near the start or the Pacific Lookout at kilometer 2.6 for perfect photo opportunities. Foodies will love stopping at Anayansi Plaza for authentic raspa’o (shaved ice treats) or continuing to the Seafood Market for fresh ceviche.

The route ends near Casco Viejo, where circular oceanview platforms with lounge chairs make great rest stops. For an authentic local experience, try traditional fried fish and plantains at family-run eateries in El Chorrillo.

Bocas del Toro Playas

The Bocas del Toro archipelago is one of Panama’s most famous beach destinations, known for its mix of vibrant and peaceful shores. Some beaches are lively with restaurants, bars and water sports, making them perfect for those who love a social atmosphere. Others are completely secluded, giving you a quiet escape into nature.

Starfish Beach (Playa Estrella)

Starfish Beach is a dreamy spot where you can wade in shallow, crystal-clear water surrounded by bright red and orange starfish. It’s perfect for families, as kids love spotting them while swimming or snorkeling. Just remember: look but don’t touch! Picking them up harms or even kills them, so snap photos from above instead. 

Sloths also often hang out in the trees! A few beach bars offer snacks and drinks, and since it’s a bit farther from town, it can stay peaceful. It’s a must-visit for a relaxed, magical day by the sea.

Carenero Beach

Just a quick, cheap boat ride from Bocas Town, Carenero Beach is perfect for a hassle-free day by the sea. Swim in calm waters, try beginner-friendly surfing, or snorkel near the shore. The vibe is lively but relaxed, with beach bars serving cocktails, seafood and reggae tunes.

Red Frog Beach

Less crowded than other beaches, with beach bars and optional resort access day pass. Watch for sloths and monkeys in the trees but be mindful of occasional riptides. Red Frog is one of the best beaches in Panama for those who want a little bit of everything; a little adventure and a lot of chill!

Polo Beach

Zapatilla Cays

For the most picture-perfect beaches in Panama, the Zapatilla Cays (part of Bastimentos Marine National Park) are unbeatable. If you’re after Panama white sand beaches, these two tiny, uninhabited islands — shaped like little shoes (hence the name ‘Zapatilla’) — are surrounded by bright turquoise water, powdery white sand and thriving coral reefs.

• Zapatilla Cay 1 is completely protected — no visitors allowed — to preserve its role as a sea turtle nesting site (four different species come here!).
• Zapatilla Cay 2 is open for exploration, with a small ranger station, trails through the jungle and some basic facilities.

The snorkeling here is spectacular, with clear waters full of tropical fish, rays and even the occasional reef shark. Since there are no restaurants or shops, bring your own food, water and snorkel gear. The only way to visit is by organized tour or private boat (about 40 minutes from Isla Colón).

El Escudo de Veraguas

Though technically part of Bocas del Toro, El Escudo de Veraguas feels like a world away. This remote, tiny island (just 3km²) is untouched by mass tourism, with no hotels, restaurants, or infrastructure — just pure, wild beauty.

Since there are no tourist services, you’ll need to arrange a private boat tour from Bocas Town. The seas are calmest during September and October, making the empty white-sand beaches, dense jungle and incredibly biodiversity (rare birds, dolphins, sea turtles) even more jaw-dropping. If you’re looking for a true off-the-grid escape, this is one of the most unspoiled beaches in all of Panama.

Best Beaches in Panama: Portobelo Area Beaches

Playa Huertas, Puerto Frances & Playa Larga

Just a short boat ride from the historic town of Portobelo, you’ll find several small islands with beaches that feel like your own private paradise. Playa Huertas, Puerto Frances and Playa Larga are perfect if you’re looking to escape the crowds and enjoy nature at its finest. These beaches have no buildings or restaurants, just soft white sand, swaying palm trees and colorful coral reefs right offshore that make for excellent snorkeling. You’ll want to bring your own food and drinks, but the tradeoff is having these stunning beaches practically to yourself.

Isla Grande

A quick 15-minute boat ride from Portobelo brings you to Isla Grande, a small island that packs in everything you could want from a Caribbean beach destination. What makes Isla Grande unique is its vibrant Afro-Panamanian culture that you’ll experience everywhere, from the colorful wooden houses to the delicious local food like coconut rice and fresh seafood. The main beach offers soft white sand and calm, clear waters perfect for swimming, while the surrounding coral reefs provide excellent snorkeling just offshore. Don’t miss hiking up to the island’s lighthouse for amazing views or checking out the famous Black Christ statue that seems to float magically in the water.

Playa La Angosta

Located closer to Colón city, Playa La Angosta is a protected cove that offers calm waters and a laid-back atmosphere. While weekends can get busy with local families, weekdays here are wonderfully peaceful. The beach has an interesting shipwreck nearby that’s fun to explore, and while the food options are simple, there’s nothing better than enjoying a cold drink in a hammock under the palm trees. It’s the perfect spot for a relaxing half-day visit if you’re traveling between Panama City and other Caribbean destinations.

San Blas Islands (Guna Yala)

When asking which side of Panama has better beaches, this is a major part of why the Caribbean side wins. The 378 islands of San Blas are home to Panama’s most spectacular white sand beaches. Governed by the indigenous Guna people, these islands remain beautifully untouched. Expect:

• No internet or credit cards: Cash-only simplicity
• Traditional thatched huts: For authentic island stays
• Incredible snorkeling: Especially at Isla Perro’s sunken ship
• Mola handicrafts: Colorful textiles made by Guna women
• Fresh seafood feasts: Just-caught lobster and fish

Top islands include backpacker-friendly Playa Chichimei and picture-perfect Banedub Island. While getting there requires a 4×4 ride and boat transfer, the reward is some of the most pristine beaches in the world.
