<p>How to close deals when you might not know the language If you look at the number of multicultural consumers buying real estate these days, it’s critical for you to have agents that can connect to these clients. If you can communicate in their language, you increase your odds of doing business. The challenge is finding those agents or providing them a multilingual platform that allows them to at least get started. It’s also important that buyers feel the effort is sincere so you have to be careful in how you approach this topic. A few things to consider: Make sure your site is translatable. Keep in mind that Google Translate and other machine translation programs are just that… machines. <h3 class="null"><em><strong>How to close deals when you might not know the language</strong></em></h3>
<p>If you look at the number of multicultural consumers buying real estate these days, it’s critical for you to have agents that can connect to these clients. If you can communicate in their language, you increase your odds of doing business.</p>
<p>The challenge is finding those agents or providing them a multilingual platform that allows them to at least get started. It’s also important that buyers feel the effort is sincere so you have to be careful in how you approach this topic.</p>
<p>A few things to consider:</p>
<ul>
<li><strong>Make sure your site is translatable.</strong> Keep in mind that Google Translate and other machine translation programs are just that… machines. Many times the phrase that is translated does not make sense and you lose credibility.</li>
<li> <strong>Send property information in their native language. </strong>Nothing makes a foreign or multicultural buyer feel better than someone being respectful of the fact that they might not speak English.</li>
<li><strong>Put a real estate sales platform like Proxio to you work for you. </strong>Proxio can translate listings into 19 languages and 100 currencies, helping to bridge the gap immediately.</li>
</ul>
<p>In fact, luxury real estate agent Neal Oates of World Renowned Real Estate in Miami was recently quoted in <em>Florida Realtor</em> magazine as saying:</p>
<h1 class="null"><strong>“I had 11 (transactions) in 13 months directly from printing out six listings from Proxio in Spanish”</strong></h1>
<p>As the world gets smaller and even local becomes global, you will have to expand your reach. Imagine if you could reach agents (and their buyers) in both locally and internationally. What would that do to your ability to sell more listings? Could you close more listing presentations? Absolutely!</p>
<p>The bottom line is that in today’s increasingly global real estate industry, you are putting yourself at a disadvantage if you don’t address these issues.</p>

<p>Whether you are a builder/developer trying to move more product or a broker or marketing company looking to do the same on behalf of a client, bottom line is you are trying to get more consumers to buy new homes. There are many familiar ways to do this:</p>
<ul>
<li>Build a website, pay to drive traffic, and hope that someone sees it;</li>
<li>Build an expensive sales center and hope a consumer comes in the front door;</li>
<li>Hold open houses for agents and hope that they do something with all those brochures you printed up for them;</li>
<li>Create a direct marketing print or digital marketing campaign and hope consumers/agents don’t unsubscribe; and, depending on your market,</li>
<li>Translate all your materials (print and online) into multiple languages in the hopes of catching the eye of one of those many foreign buyers.</li>
</ul>
<h1 class="null">Do any or all of these resonate with you?</h1>
<p>One additional area you might consider is beefing up your effort to incent external agents to market your projects.</p>
<p>Why? Because, unlike the other methods described above, real estate agents have a reason to respond to your efforts… they get paid a commission if something happens.</p>
<p>Here are some ideas of how you might be able to do a better job in this area:</p>
<ul>
<li>Help make the agent’s job easier. For example, make it stress-free for them to showcase your different properties in a more efficient manner. Sending out brochures, or even giving agents Drop Box access, are not ideal or effective ways to do this;</li>
<li>Make it easy for agents to register their clients. If they don’t feel comfortable they are going to be protected, chances are, they will pass on showcasing your properties to their clients;</li>
<li>Help agents look awesome by providing them quality materials, branded to them; and;</li>
<li>Find a way to communicate and stay in touch with them regularly. You need them to be engaged with you and your properties.</li>
</ul>
<p>I have analyzed dozens of builder, developer, broker, and project marketing sites over the past few months and have seen few examples of companies doing the majority of what I am suggesting here. When I talk to agents, they tell me they want all these things.</p>
<p>Why aren’t you giving it to them? If you do, you will have a distinct advantage over those that stick to the typical methods.</p>

(Social collaboration refers to processes that help people interact and share information to help achieve a common goal. In real estate, that goal is selling property.)</p>
<p>Many high-end buyers are coming from outside your market. <em><strong>As a result, it&#8217;s imperative that you have a way to reach those buyers so that they see your luxury real estate listing.</strong></em> The challenge is finding those people, especially the farther away they are.</p>
<p>What if you could connect with agents all over the world — who know those buyers, give them the information about your property, and let them go out and find those buyers for you? The idea of social collaboration allows you to develop those relationships to the point where you are able to keep tabs on activity and determine which are the best agents working for you.</p>
<p>Social media connects the world.  Brokerages and agents need to think outside their normal sales and marketing channels, and look for ways to connect meaningfully with the people that are most motivated to make something happen — the other brokers and agents looking to make a referral fee of commission.</p>
<h3>This effort, like any other, requires a plan and execution to be successful. Some things to consider as you explore how social collaboration can help your luxury real estate sales:</h3>
<ul>
<li>Make sure you have a database of other brokers and agents you can connect to;</li>
<li>Give them a professional and consistent way to showcase your properties;</li>
<li>Stay in constant contact with them so that you, and your property are top of mind; and,</li>
<li>Reach out to them as you see them exposing your property to their network of clients.</li>

<h2>Here are a few ideas that can help you meet consumer expectations:</h2>

<li>Digitize! Part of being paperless is digitizing everything you do, especially your marketing. By doing so, you&#8217;re creating better consumer experiences with the added benefit of being able to track everything that is going on;</li>
<li>Mobile! You MUST have mobile-friendly (this means RESPONSIVE) websites and other systems to not only deliver a better consumer experience, but to make sure Google and other search engines can see you; and,</li>
<li>Modernize! Appearances matter, especially in real estate. Your office should look and feel similar to high-performing, consumer-centered brands like Apple and Starbucks.</li>
</ul>
<p>Consumers dictate everything these days. They&#8217;re educated, have easy access to information, and, most importantly, have very high expectations of everyone they do business with. You&#8217;re not only competing with your local realtor or other developers, you&#8217;re competing with every other company that delivers a better experience and is going to compare them to you. If you satisfy consumer expectations, you&#8217;ll have a happy customer, if you don’t, you might still have a customer, but they&#8217;ll be looking for every reason to find the real estate person that can.</p>

The answer is most likely &#8220;no&#8221;. Then why are so many brokers/developers still spending so much of their real estate marketing budgets here? <li>As a result of everything being digital, it is also then trackable so you have real metrics to help you run your business.</li>

<p>In today’s globally connected, consumer driven, digitally enhanced world, there is no reason for your business not to be doing its marketing in this manner. Not only is it relatively inexpensive, but it also saves you money and allows you to manage your marketing a lot more efficiently.</p>

<h3><em>…or how I got my son to the airport</em></h3>
<p>I recently had to get my college-aged son to the Orlando airport for a 7AM flight. He had no car and was staying with some friends in a rental house about 45 minutes away so we needed to make sure someone was able to pick him up by 5:45AM on a Sunday so he would get to his flight on time.</p>
<p>If you’ve read my past writing, you know I am a big fan of Uber, their business model, and how so many of the concepts about that business should be applied to real estate (i.e. easy to get a car, great app, transparency…). Since I practice what I preach and pretty much Uber everywhere, I suggested he call them to get to the airport.</p>
<p>I’ve never had an issue getting a car that early in the morning. But I live in Miami, where at that hour, a lot of people are just getting home from a night out and there are plenty of drivers available. My son was staying 45 minutes outside of Orlando in a very residential/quasi-rural area so we weren’t 100% sure that there would be any drivers and didn’t want to take a chance, so we decided to reserve him a cab.</p>
<p>Not having called a cab company in years, I started with Yelp, skipped the sponsored ads and settled on a company that had pretty good reviews and was about half way between the airport where my son was staying. That was the easy part…</p>
<ul>
<li>I was running errands when all this was going on so was having to do all this on my iphone. Their site was not responsive and I almost went elsewhere but I did not want to have to go back to Yelp so I suffered through it.</li>
<li>There was no estimate for what the fair would be, so I had to jump off their site and go to a cab fare estimator. I was shocked when I saw the comparison… Uber was in the $30 &#8211; $35 range while a regular cab was in the $100 &#8211; $115 range!</li>
<li>Now, being a natural salesperson, I thought I could call the cab company and negotiate a better deal. I called and got a guy named Chester on the phone. I asked him how much it would cost to get from Davenport to the Orlando airport. He said he would have to get back to me. WHAT? He told me he would call me back in a few minutes. When he came back, he said it would be $92 plus tip. I tried to negotiate and he said if you want a shuttle service I should call Super Shuttle. We didn’t have much of a choice so I told him that I needed to make the reservation.</li>
<li>Chester, who, by the way, ended up being pretty nice, started taking down my information. Name, pick up address, drop off address, credit card, expiration date, etc. Very painful and took 15 minutes or so. Then I asked for a confirmation. “We can’t do email confirmations,” he tells me. WHAT? He said he could send me a text confirmation. After a few minutes, I got a text confirming that I paid $92 plus tip on my credit card, nothing about picking my son up the next day!</li>
<li>After two or three more rounds of phone calls trying to get everything agreed to and confirmed (another 15 or 20 minutes), Chester was sensing I was getting frustrated and finally said he would pick up my son personally.</li>
</ul>
<p><strong>Let’s compare this to what I would have experienced had I gone with Uber.</strong> Other than the issue about who would be available at 5:45AM in a totally suburban area, which would not be the case most of the time, here is what would have happened:</p>
<ul>
<li>I would have gone to my app and requested an Uber that would either know where I was, or I would type in my location, and I would have typed in “Orlando Airport” and it would have also estimated the fare for me if I asked. Time to accomplish this… less than a minute.</li>
<li>I would have paid $30 &#8211; $35, not $92 plus tip; and,</li>
<li>I would not have to have worried about my son having money on him because everything was already done when I signed up for Uber a couple of years ago.</li>
</ul>
<h2>Now let’s take my experience and apply it to real estate…</h2>
<ul>
<li>Do you think consumers are ever frustrated by how much they have to pay in commissions in relation to the level of service they perceive to be getting?</li>
<li>Do you think that consumers have a higher expectation of the service they should be receiving and that is should be easy, pleasing, and, most important, not overly time consuming?</li>
<li>Do you think there are companies out there today, ones we know and ones we don’t know, that realize all this and are trying to become the “Uber” of real estate and put the “cab companies” of real estate out of business?</li>
</ul>
<p>I know certain people think Uber is taking advantage of the situation. I am not agreeing or disagreeing with that position. All I am saying is that consumers have higher expectations today and there is someone always out there trying to figure it out in new and exciting ways to address consumer expectations.</p>
<p>If you are not positioned to be the firm that questions everything, places consumer experience above all, and is willing to embrace a combination of technology and offline customer service to be the market leader, someone else is going to get ahead of you and make you look like that cab company I had to deal with.</p>

We’ve been working and consulting with brokerages for a long, long time and constantly hear things like: “My agents won’t like this.” “My managers don’t think this will work.” “My competition will take advantage of that move.” “I don’t want to be the first company in town to adopt this new technology.” Change is good. Zillow has been forcing change for years. This acquisition is just another potential change. Could it be positioning for something bigger? Maybe, maybe not. A better question you should be asking yourself is, “Does it matter what Zillow does? Am I the driver of change in my market?” If you can’t answer those questions, you’ll continue operating your business reactively and act out ... </p>

<p>By now you’ve heard all the commentary about Zillow’s acquisition of dotloop. Good for Zillow — its proactive strategies are what’s keeping the industry on edge and why it’s clearly operating from a position of strength.</p>
<p>We’ve been working and consulting with brokerages for a long, long time and constantly hear things like:</p>
<ul>
<li>“My agents won’t like this.”</li>
<li>“My managers don’t think this will work.”</li>
<li>“My competition will take advantage of that move.”</li>
<li>“I don’t want to be the first company in town to adopt this new technology.”</li>
</ul>
<p>Change is good. Zillow has been forcing change for years. This acquisition is just another potential change. Could it be positioning for something bigger?</p>
<p>Maybe, maybe not. A better question you should be asking yourself is, “Does it matter what Zillow does? Am I the driver of change in my market?”</p>
<p>If you can’t answer those questions, you’ll continue operating your business reactively and act out of fear rather than from a position of strength.</p>
<p>I also frequently hear talk about “our commissions” and “our data.”</p>
<p>Sure it is. So what are you doing to protect it rather than talk about the potentially nefarious intentions of big, bad Zillow?</p>
<p>Back in the day, when I was a senior executive at Realogy, people would tell me how bad Zillow is for the industry, but as a result of its aggressive entry into this space, plenty of good has come for those who decided that they would protect themselves proactively.</p>
<p>In today’s environment, there are many options for independent brokerages, franchising being one of them. To its credit, Realogy acted proactively this past year with the acquisition of ZipRealty among other things.</p>
<p>If you want to be proactive and position yourself as a leader, you should be considering the following:</p>
<ul>
<li>How am I protecting my data? What is my plan?</li>
<li>How am I making the consumer need me?</li>
<li>What am I doing to make myself indispensable so my commissions aren’t at risk and can be highly justified?</li>
<li>What am I doing to make it easier for agents outside my company — and consumers in general — to access and share information about my listings?</li>
<li>How am I addressing multicultural and language issues as ways that will differentiate me from the competition?</li>
<li>How am I addressing the burgeoning international market for U.S. real estate?</li>
</ul>
<p>Every time I hear about an industry leader doing something proactive, I applaud. Unfortunately, all too often the feedback from our industry makes us sound weak and scared. That part I don’t like, and it drives a lot of what I write about.</p>
<p>It’s time to step up and change the fundamental ways brokerages market real estate, address consumers and embrace technology — proactively.</p>

<h2>What you need to know about post-recession developer/new construction marketing</h2>
<p>Re-sales have seen a great comeback, and new construction is particularly hot of late. A lot of brokers are re-considering developer/new construction marketing as a way to expand their offerings and increase revenue. However, as I talk to many brokers who were very active in this space pre-recession, they are telling me it’s a different world these days.</p>
<p>Many developers (and brokers) were burned during the recession. They were stuck with inventory and huge marketing bills when things dried up. As a result many are infinitely more cautious and analytical about things today.</p>
<h3>But I also see many are making the same mistakes when it comes to developer/new construction marketing:</h3>
<ul>
<li>Making investments in traditional print media without a plan beyond distribution. “Let’s print up a bunch of pretty brochures and give them to agents in town.”</li>
</ul>
<ul>
<li>Many developer and broker developer marketing services websites are substandard. And definitely not responsive (mobile-ready). A huge misstep in this day and age!</li>
</ul>
<ul>
<li>Few have a true strategy for attracting foreign buyers, who predominantly prefer new construction!</li>
</ul>
<p>On the other hand, many developers — especially those building in hot markets — lean towards focusing on the consumer rather than developing relationships with agents in an attempt to save commission dollars.</p>
<p>But if they could manage agent relations with some sort of accountability or control, a developer might think twice about forgoing the footprint a large brokerage might have with its hundreds or thousands of agents.</p>
<h4>In any case, as brokerages and other developer marketing agencies get back into this space, those with answers to these issues will have an advantage over those that don’t.</h4>
<p>The days of exclusively marketing through billboards, direct mail, fancy brochures, and open houses are long gone. The developer, and anyone marketing their product, must have the ability to collaborate with agents and their consumers, understand who is engaged and how they can be supported, and absolutely must make the experience pleasing to buyers that are, in many cases, coming from other countries since they see U.S. real estate as a safe haven.</p>
<p>If you hope to convince developers to hire you for their developer/new construction marketing, be prepared to deal with these issues.</p>

<p>Printed marketing materials are for the most part a huge waste of money. While I personally like and appreciate the design, texture and descriptions the printed medium provides, once read through, I toss them out the first chance I get.</p>

<li>Will the printed marketing material I provide allow an agent to customize and send directly to their buyer without costing me more money?</li>
<li>Can I track where my printed marketing materials are sent?</li>
<li>Will I be able to tell where the real estate agent is marketing and generating buyer leads?</li>
<li>How can I tell if the real estate agent is sharing my projects with their sphere of influence?</li>
<li>Would an agent be willing to mail the marketing materials anywhere in the world at their expense?</li>
<li>After the community is sold out can I easily use the leftover materials?</li>
<li>How do printed marketing materials improve my online SEO?</li>
<li>How do I really know if the printed materials help speed up the sale of my project?</li>
<li>What is the ROI on my printed marketing materials?</li>
</ul>
<p>You need to invest your money, time, and effort into marketing programs that will help you stay relevant and current. Your marketing should be trackable, translatable, mobile-friendly, and shareable.</p>

<h2>Three tips for meaningful interactions on social platforms:</h2>

<li>Post valuable and topical content that can help your audience. Each platform has a different audience and your content must change accordingly. Remember engagement comes in many forms: may be Comments, likes, shares or forwards.</li>
<li>Encourage and participate in conversations around relevant topics. Add value to the conversations you do join.</li>
<li>Create a satisfying and engaging interaction; do it regularly and consistently. You want them looking forward to the next time you interact. If you can save them time or money and/or make them money as a result of your interaction, then you have really added value!</li>
