<p>In the same disclosure, the real estate firm also reported that its group of companies has P15 billion worth of real estate projects under the Megaworld, Empire East and Suntrust brands in the first five months of 2010.</p>
<p>Megaworld Corporation also generated P11.4 billion during the five-month period from strong sales of residential projects in its Eastwood City, McKinley Hill and Newport City townships, along with Manhattan Garden City.</p>
<p>While sister companies, Empire East and Suntrust, posted combined sales of P3.6 billion during the same period for their ongoing housing projects.</p>
<p>Megaworld is a pioneering developer of integrated live-work-play-learn communities in the country.</p>
<p>To date, it has six township developments under way in the most strategic locations in Metro Manila, in addition to several luxury residential condominium projects in the heart of the Makati central business district.<span id="more-289"></span></p>
<p>In the third quarter of 2010, Megaworld is set to launch four major urban projects, namely, Palm Bay in Manila, Maple Park Villas at McKinley Hill in Fort Bonifacio, Two Central West Tower in the Makati central business district (CBD) and 81 Newport Boulevard at Newport City in Pasay City.</p>
<p>Palm Bay is a P5-billion mixed-use condominium project that will rise within Cultural Center of the Philippines complex adjacent to the Coconut Palace.</p>
<p>It will comprise three high-rise residential towers with 300 units each.</p>
<p>McKinley Hill Maple Park Villas are medium-rise garden homes situated in Megaworld’s 50-hectare township in Fort Bonifacio, Taguig City.</p>
<p>The entire project consists of three clusters with a total of 269 condominium units.</p>
<p>The 50-storey high building Two Central West Tower located in Makati CBD features a contemporary architecture inspired by the iconic International Finance Center in Hong Kong.</p>

			<content:encoded><![CDATA[<p>Outgoing city mayor Jerry Treñas admitted that the water crisis in Iloilo City could discourage national players in the real estate industry to invest here.</p>
<p>Mayor Treñas said that water service is one of the primary concerns of real estate developers. The investors could not afford to put up large housing communities in Iloilo City if there is not enough source of potable water, he said.</p>
<p>The mayor stressed that aside from the power, water is a major factor that real estate developers consider before investing in an area. Even if they could construct affordable housing units the main concern of the buyers is water accessibility.</p>
<p>Treñas said that he will work on this major problem of the city as one of his priority projects in congress. Treñas is set to take oath as congressman of Iloilo City on June 29.</p>
<p>Earlier, Iloilo Business Club (IBC) executive director Leah Lara said that there has been a surge of real estate investors in the region.</p>
<p>She added that land developers would find the city ideal since it has great tax incentives and the local government reaches out to the private sectors.</p>
<p>She also stressed that the local business community enjoys taxation incentives from the city government which real estate developers find very attractive.</p>
<p>But she said that a city with not enough water for its residents could dispel investors confidence in our economic capability.</p>
<p>Currently national real estate players and developers in Iloilo City includes the Avida Land Corp. of Ayala Land, HCBC Land Development Corp., EON Realty &amp; Development Corp. and Philippine Diversified Developers Corp., among others.</p>

<p>As we all learned very recently, a home is only worth what a person will pay for it. The question of whether this is true for a home&#8217;s worth when it&#8217;s property owner doesn&#8217;t plan to sell is akin to the quandary of whether a tree felled in an empty wood still makes a sound.</p>
<p>Just as with an insurance valuation for an art work, it&#8217;s one thing for a knowelable expert to put a notional value on something but in a real marketplace (such as an aution room) it&#8217;s sale price may end up well in excess of the initial valuation.. This problem is even more accute with houses as there are so many more factors (such as taste, location, availability and cost of mortgage funding etc.) to take into account.</p>
<p>But, <a title="how much is my house worth" href="http://www.theadvisory.co.uk/how-much-is-my-house-worth-2.php" target="_blank">How Much Is My House Worth</a>? There must be a way or ways to at least get an idea? You&#8217;re right, there are:</p>
<p>Obviously you could just ask 3 estate agents to come to your house and value it. The problem is that estate agents are wel know to inflate the value of a property in order to win instructions. That&#8217;s fine however, unless i have my own idea (and logical theory) as to how much my house is worth, I am not going to be able to challenge the estate agents&#8217; figure.&nbsp; </p>
<p>The growth in property prices in 2009 showed us that short supply of property and particularly of good property in a good area, can cause houses to sell for more than their current value according to national and regional indices. So to answer the question how much is my house worth; I really need to do some detailed research.</p>
<p>That said: I decided the best place to start my research would be online. In the UK there are two banks (Halifax &amp; Nationwide) that publish house price indicies however, we also have an institution called The Land Registary and amongst other things they keep a record of all the prices that property actually sold for. This is very useful data because &#8220;sold&#8221; prices represent the &#8220;true&#8221; market value, whereas estate agent&#8217;s asking prices simply reflect a property&#8217;s &#8220;hope&#8221; value.</p>
<p>In searching for free online house valuations, my initial step ended up being to look into The Land Registry data available. This told me just how much homes in my area have been selling for since 2006, including a breakdown by property type. Next I took a look at the Nationwide property value calculator and used it to see the change in value of property in my area over time.</p>
<p>This research provided me with a great kick off point, but for the actual answer to the question of, &#8220;How Much is my House Worth?&#8221; I sitll needed to hit the streets, the estate agents, and also the online portals, to find out how many properties like ours there are for sale. When you attempt this little research exersize, pay particular attention as to whether there exists a shortage of supply for your style of home. If your property exceptional and in a good area, then on a pounds per square foot basis it&#8217;s right to value it above the local average. On the other hand, if you need to <a title="sell property fast" href="http://www.theadvisory.co.uk" target="_blank">sell property fast</a> and have an average property, which has lots of competition will need to be priced at either the local average or lower in order to find a buyer and as such have any value.</p>
