<p><strong><u>Spring Market will be Fast and Hot</u></strong></h2>
<p>While everyone has been sunning themselves in the Greek Islands, or maybe getting in a few turns down the snow, PK Property has been pushing on the last four weeks, racking up over $30 Million in purchases/sales for our clients.</p>
<p>The appetite to find the new family home or investment property has been strong because once again stock is at critical lows, and the demand is far outweighing the supply.</p>
<p>Sure it will get better come Spring time, but we are looking at the same stock levels as the last two years, and I believe a lot more people wanting to buy. Therefore, I see strong competition in certain areas and certain price ranges, right up until Christmas now.</p>
<p>We have seen Auction clearance rates slowly climbing back over the last four weeks, and I believe they will rise even higher over the coming months.</p>
<p>We won’t see the capital gains that we have seen over the last three years, but we will see some solid gains moving forward till Christmas.</p>

<p><strong><u>Winter Market Might Be The Time To Buy</u></strong></h2>
<p>With everyone grabbing some Summer rays in different parts of the world, some buyers are back in Sydney grabbing a few bargains here and there.</p>
<p>Trust me they are here and there, and it’s not that the market has really dropped much, but more-so that the competition seem to be hibernating for Winter.</p>
<p>As we edge closer to Spring, I am hearing that stock levels are still going to be extremely low, therefore I believe prices will kick up again.</p>
<p>I think the market has stabilised in some pockets, but in other areas it is still highly competitive. The Northern Districts, Upper North Shore, Palm Beach down to Collaroy, and Western Suburbs areas seem to have softened.</p>

<p>As mentioned above, the market is very much driven at present by stock levels, and for the past five years they have been horrible. Do I see them getting any better? I am afraid not. So my prediction is that it will be a very fast Spring, and that prices will rise again as we come out of a long cold Winter.</p>

<p>Don’t wait till Spring to buy. You could be very disappointed with stock levels and think that you are going to get a great spread of property, but I don’t think that will be the case.</p>

<p><strong><u>Agents still reporting low stock levels</u></strong></p>
<p>Well we are half way through the year and into the first month of winter now, and not much has changed on the stock side.</p>
<p>It’s a little to early to say what the levels of new stock will be like come spring time, but the murmurs in the background are that it’s going to be tight.</p>
<p>The stock on the Upper North Shore of Sydney has loosened up a bit, but traditionally winter is not the vendor&#8217;s favourite time to sell up there, so I think that will tighten up again.</p>
<p>Auction clearance rates are sitting around 76 percent at present Sydney wide, but when you drill down into the data, certain areas like Northern Beaches, Inner West, Lower North Shore and Eastern Suburbs clearance rates are sometimes hitting well over 80 percent.</p>
<p>Open for inspection numbers have dropped on the compromised property ie. properties on main roads, properties that need a lot of renovation, properties that have certain problems that can’t be fixed, be it restricted views, caveats, and are generally not desirable to a vast majority of buyers. These sorts of properties sell in a boom market at a great price, and in a soft market at a compromised price.</p>

<p>I am tipping we will be in for a pretty fast market till Christmas as stock levels look as though they are going to be pretty low. If a whole heap of stock comes on in spring it might soften a little, but if stock doesn’t come on it will kick up again. It’s up to you if you want to roll the dice or not.</p>

<p>Please understand, and be very careful when the media give an overview of the market in 350 words in the newspaper or online as it is an overview of the whole market. You need to look at your specific area and the product you are buying to see if those particular properties are moving forward, sideways or backwards. Don’t be fooled to think the whole market is softening from one headline in the paper as you will pay for that dearly in the future.</p>

<p><strong><u>Boring! Boring! not much has changed</u></strong></p>
<p>Well Easter has been and gone, and unfortunately stock levels are still pretty tight.</p>
<p>The main problem we have at the moment is that no one is prepared to sell before they buy, in fear of being locked out of the market because of extremely low stock levels. So it becomes a Mexican standoff and therefore no one does anything.</p>
<p>Coming into Winter soon unfortunately decreases stock rather than increases it, so I am tipping it’s going to be a market that holds fairly strong through these winter months.</p>
<p>As per normal we see an increase in stock come spring, but what i have seen over the last few years is not enough to satisfy the backlog of buyers from winter. So all in all I suggest if you see something you like buy it.</p>

<p><strong><u>A Bit Boring Same Old Same Old  </u></strong></p>
<p>Well April is upon us and the stock levels have increased a little bit, but not much. Auction clearance rates are hovering around 80% each week, and agents are reporting that there is a bit more property coming on after Easter but not a lot.</p>
<p>In the office we are purchasing properties off market all the time, our latest was 2/120 Ben Boyd Rd Neutral bay a great town home last week for $2,875,000.</p>
<p>So what will make a lot more property come on the market. Well it’s only going to be high interest rates, high unemployment, which doesn’t look like is going to happen anytime in the near future.</p>
<p>So for the meantime steady as she goes in the property market until the next run of property hits the market after Easter.</p>

<p>Currently, real estate is being marketed very differently from three years ago, most people are finding properties on market via the internet, or agents are contacting buyers from their databases before the properties even hit the papers. As a buyer, you would hope that your local real estate agent that you left your details with will contact you should one of these<br />
“Silent Sales“ become available, but the reality of it is you’re not the only buyer out there.</p>
<p><strong>Why Premium properties are often not listed and become Silent Sales?</strong><br />
From our experience, we find that when Premium property buyers attempt to do the house hunt themselves, not only risk revealing their identity which could cost them thousands of dollars in a negotiation, but also miss out on seeing some prime silent property.<br />
Great real estate sells itself, and in most cases within a 10 Day period. If a premium property vendor can sell their property quickly and silently without expensive marketing campaigns or invasive open home inspections, and control to an extent, their confidentiality, they will.<br />
Please note buyers, most premium properties are not listed publicly for confidentiality reasons. Because of our relationships with agents on a continual basis we can expose you to these silent listings.<br />
Since 1997 PK Property has formed many strong relationships, and built an extensive real estate data base that keeps in contact regularly with all real estate agents, and agencies in the Sydney Metropolitan area. Buyers, please understand that when you give your details to a real estate agent, you give them to the agent individually, not the whole agency they work in, so your exposure for opportunity to access silent sales is limited.<br />

<p><strong><u>Market tipped to be strong all Year</u></strong></p>
<p>Well it’s a new year and I wanted to wait a few months before writing this property update to see if anything had changed much from the end of last year. Well unfortunately it hasn’t the stock levels are just the same if not worse in some areas inclusive of the northern beaches, lower and upper north shore, inner west and northern beaches. The eastern suburbs has loosened up a little but not a lot.</p>
<p>The main problem we have at the moment is that no one is prepared to sell before they buy in fear of being locked out of the market because of extremely low stock levels. So it becomes a Mexican standoff and therefore no one does anything.</p>
<p>The only good thing about these stock levels being so low, is that it is keeping up the prices for sellers.<br />
Do I see any reprieve to this situation in the short term unfortunately no.</p>
<p>The agents are calling this the new market moving forward, and are now using the analogy of the only people that are really selling are the DDD clients. And that means the only people that are selling are downsizers, the divorced and the deceased.</p>
<p>The only things that are going to shift this market is a sharp rise in unemployment, a sharp rise in interest rates, or a huge global unsettlement.</p>
<p>Please note that all of the above is not what we want to happen just so that we can buy a cheaper house or find our dream home, as these ramifications put people in extreme financial difficulty. If this supply and demand factor continues in 2017 which I believe it will we will be looking at the same price increases as 2016.</p>

<p>So you get up and prepare to deal with those fresh-faced agents in expensive suits, who seem to stand in your way of buying ANY house.</p>
<p>After months of active searching you probably heard every clichéd agent line in the book – but have you ever thought about what they really mean? Let’s decipher 10 of the most famous (and often infuriating) lines so you can be better equipped at those opens.</p>
<p><strong><span style="text-decoration: underline">Price Guides</span></strong><br />
One of the most frustrating responses from agents is regarding price. Suppose the agent quotes “around $1.2 to 1.3 million”. If you’ve been looking for more than five minutes, you probably know quoted prices are always undercooked. Add at least another 10% to the higher end of the guide and go from there.</p>
<p><strong><span style="text-decoration: underline">Subject to Council Approval (STCA)</span></strong><br />
Flagging potential for improvement is a nice selling line for agents, but buyers beware. Agents add STCA to their marketing campaigns with little or no knowledge of what’s actually possible. If you’re serious about a reno, do your homework.</p>
<p><strong><span style="text-decoration: underline">Close to Transport</span> </strong><br />
A well-worn line, and one that’s appealing when commuting is such a nightmare. But when they say ‘close’, do they mean your windows are rattling every time a train goes past, or you’re ducking every time a plane takes off?</p>
<p><strong><span style="text-decoration: underline">Plenty of off-Street Parking</span> </strong><br />
Can you really squeeze two cars into that space? On the brochure, it looks possible but if you get the measuring tape out it may only hold a Mini and a Smart car. If parking is important to you, measure, measure and measure again.</p>
<p><strong><span style="text-decoration: underline">Sought-After Area</span></strong><br />
Everyone wants to live in a sought-after area. After all, its sought-after for a reason.<br />
But just by including that little phrase, the agent is sowing the seed for buyers to be prepared to pay a ridiculous price for a fancy location.</p>
<p><strong><span style="text-decoration: underline">Renovators delight</span></strong><br />
More often than not, ‘renovators delight’ translates to ‘deceased estate’, and you know what that means? Every room has different wallpaper; there’s a funky smell and wild animals have taken over the overgrown garden.</p>
<p><strong><span style="text-decoration: underline">Tranquil Location</span></strong><br />
This may be appealing if you’re looking at retirement villages, but if you’re buying a home then you’d better be prepared to travel long distances to get a coffee or any shopping done. Basically, it’s miles from anywhere.</p>
<p><strong><span style="text-decoration: underline">Will Suit First Home Buyers</span> </strong><br />
On hearing this one you might think you’re in for a bargain, but this property is likely so unappealing that only rookie buyers and investors would touch it<br />
with a fifty-foot pole.<br />

<strong><span style="text-decoration: underline">Plenty of Potential</span> </strong><br />
Try not to get starry-eyed with grand renovation dreams here, you could need bucket loads of money to realise this property&#8217;s potential. Not to mention a lot of time and heartache.<br />

<strong><span style="text-decoration: underline">Recently Renovated</span></strong><br />
Turn-key properties are very appealing to some buyers, but make sure you look beyond the nice paintwork and shiny floorboards. Potentially, it could be a cheap renovation turnaround for a quick sale.</p>

<p>For first home buyers and investors looking to purchase property at the lower end of the market, bidding on properties before they go to market makes sense. This is a good way to beat strong competition that these properties tend to attract.</p>
<p>Median priced properties close to CBDs, transport and leisure facilities will always sell and rent well.</p>
<p>Consequently, these types of properties are subject to strong competition once they are listed, and often sell at auction for 5 to 10 per cent higher than their true market value. So if your goal is to buy at or below market value, you need to look at properties before they&#8217;re listed.</p>
<p>Placing a property on the market brings with it marketing and advertising fees, so many vendors ask agents to show the property to their database before they embark on a formal sales campaign.</p>
<p>Other sellers find auctions risky and are nervous about whether buyers will attend or bid and may take a guaranteed offer beforehand rather than running the risk of an unfavorable sale at auction.</p>
<p>Often, professional investors and buyer agents handpick these listings before they go to market and the public gets what&#8217;s left. If you want to get ahead of the competition you need to become savvy and learn the techniques of industry professionals.</p>
<p>To maximise your opportunities in the market, here are five tips for purchasing a silent sale property.</p>
<p>1. Become better friends with your local real estate agent. Make sure they know you are pre-approved for finance, are serious about buying and can make a quick decision followed by a signed, unconditional contract.</p>
<p>2. Letterbox drops.  These say that you are a serious buyer for the right property and the vendor can save time and money by going direct to you.</p>
<p>3. Get organised. Make sure you are ready when the right deal comes along.</p>

<p><strong><span style="text-decoration: underline;">Market Strong right up until Christmas and into 2017</span></strong></p>
<p> Well everyone we are entering full blown spring selling season soon and unfortunately agents are still reporting a lack of stock close to 40 percent less than this time last year. That’s the bad news, but the good news is if your selling, prices are holding up very well with auction clearance rates around 85%.<br />  <br /> I do believe the Sydney property market is going to be strong right through spring and into 2017, and the biggest complaint I am hearing from all parties at present is that same old, same old, no good quality stock available.<br />  <br /> With record low interest rates, and maybe even some more cuts to come I think its safe to say that this lower interest rate environment could be around for at least another two years, maybe more.<br />  <br /> The reason stock levels are so low is because no one can find anything to buy, and therefore vendors don’t want to be stuck out in the cold in a moving market. I am noticing more people going into bridging loans and buying first, because they know they can sell their property.<br />  <br /> So if you’re waiting for the market to come down before you buy your new dream home, I would suggest you don’t wait any longer and get out there and purchase. With interest rates this low why would you bother about renting.</p>
