Annexes of this type are notoriously difficult to get through planning. However, we presented a carefully constructed case, proposing tightly drafted conditions, to allay any concern the local authority might have had about the annexe being used as a separate dwelling. This was sufficient to persuaded the authority to grant conditional planning permission.
View the Planning Statement

The new permission allows the dwelling to be used as a holiday cottage during the summer months for a temporary period of three years. We persuaded the local authority that this was justified to provide additional income to support the diversification of the farm enterprise into commercial fruit production.
View the Planning, Design and Access Statement

We successfully argued that the proposal would comply with national and local planning policies on sustainable development by securing a beneficial use for the former annex, whilst promoting local economic and tourism development. The unit has since been let successfully and is generating income for the owners.
View the Planning, Design and Access Statement
