<p class="wp-block-paragraph">Option B, even though it would be a larger investment, would make more sense in the long run of your home. Option B would be a <a href="https://plumbingportcharlottefl.com/repipes/">full repipe of your home</a>.</p>



<p class="wp-block-paragraph">A repipe would mean that you are replacing all of the existing incoming water line pipes that enter your home. Removing all of the old piping (copper, galvanized, etc&#8230;) and replacing it with brand new pipes running overhead in your attic going to all of your existing fixtures (faucets, toilets, dishwashers, bathtubs, showers, hot tubs, washing machines, water heater, etc&#8230;)</p>

However, behind the those vintage walls there may be hidden old plumbing problems that will need to be addressed, sooner or later. Recently, we had a plumbing call involving a water leak in the ceiling and walls of a joining laundry room/bathroom in an historic 2 story home in downtown Punta Gorda, FL. Here is how it went.</p>
<h2>The Initial Interview</h2>
<p>On the initial phone call, the customer said that water was pooling up in the center of the ceiling of the laundry room and draining down through a ceiling fan. They also said that the bathroom wall closest to the laundry room felt soft and mushy, and that the bathroom had a moldy smell. They mentioned that they had just purchased the home one month before and they didn’t think that the prior owners were using the upstairs bathroom, which was located right above the downstairs bathroom. Additionally, the homeowners complained of an occasional foul smell on the stairwell.</p>
<h3>First Look</h3>
<p>Arriving at the property, we could see by looking into the crawlspace that at least some of <img loading="lazy" decoding="async" src="https://plumbingportcharlottefl.com/wp-content/uploads/2017/04/drywall-water-leak-225x300.jpg" alt="plumbing problems old homes" width="225" height="300" class="alignright size-medium wp-image-645" srcset="https://plumbingportcharlottefl.com/wp-content/uploads/2017/04/drywall-water-leak-225x300.jpg 225w, https://plumbingportcharlottefl.com/wp-content/uploads/2017/04/drywall-water-leak-768x1024.jpg 768w" sizes="(max-width: 225px) 100vw, 225px" />the plumbing had been updated on this 1930’s home. PVC drain lines and CPVC water lines were visible from the crawlspace. However, there did appear to be signs of some remodeling that had been done recently.</p>
<h3>Initial Inspection</h3>
<p>Upon our initial inspection, we could see that the laundry room was under a flat roof. The flat roof continued over to the second floor which began over the downstairs bathroom.  We opened the drywall at the leaking area in the laundry room near the ceiling fan and did not find any water sources overhead.  We did find moisture that appeared to be flowing downhill from the bathroom wall toward the ceiling fan.</p>
<p>Looking over toward the bathroom wall, we saw a 14”x14” box or “chase” that was attached to the wall. This chase was probably built to create a passage for the water lines and the drain pipe coming down from the second floor. As we attempted to open the drywall at the chase and bathroom wall, the drywall basically began to fall off of the studs as it was completely saturated.</p>
<h2>Cast Iron Plumbing Problems</h2>
<p>After removing the wet drywall (oxymoron) we could finally see what was going on. We had<a href="https://plumbingportcharlottefl.com/"><img loading="lazy" decoding="async" src="https://plumbingportcharlottefl.com/wp-content/uploads/2017/04/water-pipe-chase-225x300.jpg" alt="plumbing chase" width="225" height="300" class="alignright size-medium wp-image-647" srcset="https://plumbingportcharlottefl.com/wp-content/uploads/2017/04/water-pipe-chase-225x300.jpg 225w, https://plumbingportcharlottefl.com/wp-content/uploads/2017/04/water-pipe-chase-768x1024.jpg 768w" sizes="(max-width: 225px) 100vw, 225px" /></a> CPVC water lines coming up through the chase that we’re in good condition. The upstairs bathroom had 2 faucets, one shower and one water closet (toilet). All of these individual PVC drains combined into one PVC drain, and this PVC drain was barely attached to a cast iron drain pipe. The PVC drain should have been at least connected to the cast iron drain with a Fernco coupling and securely strapped at each side. However, there was no Fernco.  The PVC was basically shoved into the cast iron and some silicone was smeared around it for good measure.  This was not a water tight drain.</p>
<h2>Sewer Gas</h2>
<p>On top of that, the cast iron pipe was broken, rusted, and had several pieces missing. So when water was being used or a toilet was flushed upstairs, a gush of water was exploding out of the broken cast iron pipe into the drywall cavity and the surrounding drywall.  This cast iron pipe continued from this junction upward all the way to the roof vent. It was enclosed inside another “chase” on the flat roof,  going up to the second story roof vent. In addition, there was another hole in the cast iron in this section that was allowing sewer gas to enter the home.</p>
<h2>The Fix</h2>
<p>To access the cast iron pipe, the second “chase” box on the flat roof had to be partially opened. At that point the cast iron pipe could be accessed, removed and replaced with a new PVC drain which was attached to the existing second floor PVC bathroom drain. Now all the <a href="https://plumbingportcharlottefl.com/"><img loading="lazy" decoding="async" src="https://plumbingportcharlottefl.com/wp-content/uploads/2017/04/inside-drain-chase-225x300.jpg" alt="plumbing problems" width="225" height="300" class="alignright size-medium wp-image-648" srcset="https://plumbingportcharlottefl.com/wp-content/uploads/2017/04/inside-drain-chase-225x300.jpg 225w, https://plumbingportcharlottefl.com/wp-content/uploads/2017/04/inside-drain-chase-768x1024.jpg 768w" sizes="(max-width: 225px) 100vw, 225px" /></a>second story drains are functional and working properly. The homeowners were planning on remodeling the downstairs bathroom in the near future, so they were glad that the problem was located and fixed before the remodel.</p>

<h2>How To Keep Your Bathroom Sink Drain Running Smooth</h2>
<p>Your bathroom sink is quite different than your kitchen sink. However, it can suffer the consequences of the occasional slow drain and <a href="https://plumbingportcharlottefl.com/drain-cleaning/" target="_blank" rel="noopener">potential drain clog</a>. Understanding the differences between the two sink drains is important. With the drain in the bathroom sink, you are not dealing with food debris like egg shells, strawberry tops, potato peels, and the like. The bathroom drain will have an accumulation of toothpaste, toiletries, soaps, and mostly hair. If you have long hair, the problem can be much worse.</p>
<h2>Anatomy of the Bathroom Faucet &amp; Drain</h2>
<p>The design of the bathroom sink includes a drain that is a bit different. This drain is a<a href="https://plumbingportcharlottefl.com/wp-content/uploads/2017/02/bathroom-sink-drain-stopper.webp"><img loading="lazy" decoding="async" class="alignright wp-image-1443 size-medium" src="https://plumbingportcharlottefl.com/wp-content/uploads/2017/02/bathroom-sink-drain-stopper-225x300.webp" alt="bathroom sink drain stopper" width="225" height="300" srcset="https://plumbingportcharlottefl.com/wp-content/uploads/2017/02/bathroom-sink-drain-stopper-225x300.webp 225w, https://plumbingportcharlottefl.com/wp-content/uploads/2017/02/bathroom-sink-drain-stopper.webp 768w" sizes="(max-width: 225px) 100vw, 225px" /></a> pop-up flange with a Pop-Stopper inside. This Pop-Up Stopper has a hole at the bottom of it and this stopper reaches down into the section of the drain called the Pop Up Waste Assembly which also has a hole on the side to line up with the hole on the stopper.</p>
<h2>Pivot Rod</h2>
<p>A long metal rod with a plastic ball on one side located about two inches in from the end is called an Actuator arm or Pivot Rod. This Pivot Rod connects from the Pop Up Waste Assembly and Pop-Up Stopper on one end to the Lift Rod on the other end. The Lift Rod is a vertical rod that pops up through the top of the faucet assembly and allows you to ultimately control the Pop-up Stopper.</p>
<h2>Pivot Rod Connects to the Pop-Up Stopper</h2>
<p>The end of the Pivot Rod with the plastic ball connects to the Pop Up Waste Assembly. The section of the rod that is before the plastic ball slides into the hole in the Pop Up Waste Assembly and also slides into the hole in the Pop-Up stopper. A Retaining Nut that is part of the Pop Up Waste Assembly slides onto the other end of the Pivot Rod and pushes the plastic ball into the Pop Up Waste Assembly.</p>
<p>The Retaining Nut is then screwed clockwise until snug to secure the Pivot Rod to the Pop Up<a href="https://plumbingportcharlottefl.com/"><img loading="lazy" decoding="async" class="alignright size-medium wp-image-637" src="https://plumbingportcharlottefl.com/wp-content/uploads/2017/02/pop-up-drain-assembly-225x300.jpg" alt="pop-up-drain-assembly" width="225" height="300" srcset="https://plumbingportcharlottefl.com/wp-content/uploads/2017/02/pop-up-drain-assembly-225x300.jpg 225w, https://plumbingportcharlottefl.com/wp-content/uploads/2017/02/pop-up-drain-assembly-768x1024.jpg 768w" sizes="(max-width: 225px) 100vw, 225px" /></a> Waste Assembly. The Retaining Nut is not overtightened and gives the flexibility to keep the Pop-up stopper in the drain and allows it to move up and down easily.</p>
<h2>Pivot Rod also Attaches to the Lift Rod</h2>
<p>As mentioned before, the other end of the Pivot Rod attaches to a Lift rod which is a vertical rod that pops up through the top of the faucet assembly. The Lift Rod has an attachment at the bottom called a Clevis Strap with multiple holes in it. The Pivot Rod connects to the Clevis Strap by attaching through one of these holes with a Spring Clip. It is this Lift Rod/Clevis Strap which allows you to control if the Pop-Up Stopper is up or down.</p>
<h2>Causes of a Slow Drain</h2>
<p>Now that we understand the bathroom drain, we can talk about basic cleaning and maintenance. With the design of this type of drain, the connection of the Pivot Rod and the bottom of the Pop-Up Stopper inside of the drain are where most clogs may begin.</p>
<p>The Pivot Rod is usually not made of stainless steel and will begin to rust over time. As it rusts, it’s surface becomes rough and it is easier for soaps, toothpaste, and hair to attach to it. The most common cause of slow drains in the bathroom sink is the accumulation of hair attaching itself to this junction of the the Pivot Rod and the bottom of the Pop-up Stopper. If this situation is not addressed, the build up will lead to a slow drain or eventually a clog.</p>
<h2>Easy Basic Drain Cleaning</h2>
<p><a href="https://plumbingportcharlottefl.com/"><img loading="lazy" decoding="async" class="alignright size-thumbnail wp-image-638" src="https://plumbingportcharlottefl.com/wp-content/uploads/2017/02/drain-cleaning-tool-150x150.png" alt="drain-cleaning-tool" width="150" height="150" /></a>If you are simply dealing with a slow bathroom drain, the problem is probably a minor one and this fix may do the trick. There is a product called the “<a href="http://www.homedepot.com/p/Zip-It-Bath-and-Sink-Hair-Snare-BC00400/100665735" target="_blank" rel="nofollow noopener" data-wplink-edit="true">Zip-It Drain Cleaning Tool</a>” which is basically a long flexible plastic tool about 18” long with notches on it that you would insert into a drain. The “Zip-It”, under $3.00, can be found at most any hardware store, Home Depot, Walmart, etc&#8230;</p>
