You should be able to find more than three unique renderings that are similar to the project that you have in mind.

A large portfolio shows that the company has experience and that they can maintain the same level of quality in all of their work. It also is a likely indicator that they can deliver the project on time, and that they have been working in architectural visualization for a while. If you don't see this kind of evidence, keep shopping. There are some companies out there who will send a client a beautiful rendering as an example of their work, then deliver something completely different.

2. Call the company.

A quick phone call can tell you a lot about the company's responsiveness to your needs. Who picks up the phone? Are they helpful and professional? Can they give you definitive answers? Some good questions to ask are in areas like general turnaround times, what file formats or specs can they work with (even if this information is available on the website, it doesn't hurt to ask)? Ask for them to email some examples of similar projects to you.

Based on your phone call you should also be able to decide if the company will be able to give your company and your project the kind of attention it needs.

Usually a 3D rendering must be finished by a deadline. If your project has a last minute modification, you need to be able to get in touch quickly with someone who can make sure the changes will be addressed, and in general, a phone call is the best way to guage a company's responsiveness.

3. Read the contract before you sign.

How many revisions are included in the price? We have worked with many clients who have changed materials after they saw the final rendering. In reading the contract, you should also look for price structures, payment options and any additional fees.

These are just some basic things you can do to get to know what kind company you'll be working with on your next project.
