Based on what we discovered in our market study, the range is now $250-750 per bedroom, with variations caused by numerous factors.  Obviously, location is important, along with quality, age, amenities, etc.  Another trend is that cottage-style detached rentals have stolen market share from the more traditional apartment mega-plexes. The current housing market should be at the top of the priority list, as it takes the blame for most of our current economic woes. Here's a few items that are sure to be on the agenda:&lt;br /&gt;&lt;ul&gt;&lt;li&gt;many people are calling for more regulation in the banking and housing industry ... at the same time, most people agree that lenders have to start lending money again for the &lt;span id="SPELLING_ERROR_0" class="blsp-spelling-corrected"&gt;economy&lt;/span&gt; to rebound ... achieving a balance may be difficult&lt;/li&gt;&lt;li&gt;FHA programs are in disarray and conventional lenders may be better equipped to manage the risk of new loans. Some attention should be paid to these private lenders in rescuing the market ... not just the government-backed programs&lt;/li&gt;&lt;li&gt;foreclosures are at an all-time high, and Obama may choose to use government power in forcing them to focus on &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-corrected"&gt;modifications&lt;/span&gt; to slow the foreclosure trend. My personal production was not off much, but the overall sales statistics are tough to swallow (See chart above for residential sales production. Statistics taken from &lt;a href="http://atlasrealestateadvisors.com/mls_houses"&gt;Athens, GA MLS&lt;/a&gt; and include Clarke and all surrounding counties).&lt;br /&gt;&lt;br /&gt;I broke down the numbers by price range, but the total figures are staggering ... 3605 total sales in for just over $666 million in 2007 ... only 2451 sales for approximately $452 million in 2008. I just came the realization that I spend too much time in front of a computer and mind-numbing TV, so I'm actually going to pick up a few books this year. &lt;br /&gt;The first book I'm reading is "The Seven Habits of Highly Successful People".  The author suggests that we read the book as if we had to teach a lesson on it after each chapter, so I'll share some tid-bits that I find interesting here on my blog.&lt;br /&gt;The first habit taught is "Be Proactive".  Basically, don't let your atmosphere control you, but rather take control of your own decisions and actions.  The author highlights a fundamental belief of mine that "our behavior is a function of our decisions, not out conditions" and that we should be proactive, not reactive, in life and in business.&lt;br /&gt;In the new year, I'll apply this principle to my real estate business by not using the soft market as an excuse for failure. But, in November '08, there were only 98 total sales with an average sales price of $176,876.&lt;br /&gt;&lt;br /&gt;I'll be updating the site with end-of-the-year statistics at the end of December, so check back frequently. But, several attempts to follow in their footsteps with luxury residential &lt;a href="http://atlasrealestateadvisors.com/content/54/Buying-A-Home"&gt;condos in downtown Athens&lt;/a&gt;, have not had such good luck. &lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;Georgia Traditions, a luxury high-rise condominium development on E. Broad Street, hasn't had much luck with prices ranging from the high $200's to $700's for 1 and 2 bedroom units. And another development planned next to the Classic Center called "412Thomas" never even got off the ground due to a lack of demand. &lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt;The most successful condo project downtown in recent years was the conversion of &lt;a href="http://atlasrealestateadvisors.com/commercial-listing/details/63/247-E-Washington-Street"&gt;The Georgian&lt;/a&gt;, one of Athens most historic buildings, and a former hotel and apartment ... there are just over 30 residential units there, and they've sold out, with prices from the high $100's to high $200's for 1 and 2 br units. &lt;a href="http://atlasrealestateadvisors.com/commercial-listing/details/63/247-E-Washington-Street"&gt;The Georgian&lt;/a&gt; is also the location of our office (247 E. While it may seem insignificant to someone in north Georgia, I think otherwise.&lt;br /&gt;&lt;br /&gt;You see, this is simple economics in action ... the median sales price for this area was down 39% from last year ... even though the # of sales were up.  What this tells me is that there &lt;em&gt;ARE&lt;/em&gt; still buyers out there, and they &lt;em&gt;WILL&lt;/em&gt; buy once they feel the prices are reasonable. &lt;br /&gt;&lt;br /&gt;What we experienced over the past few years was a bubble, no doubt.  But,  just like the case above, the # of sales will slowly come back around as buyers home prices adjust downward to correct the inflated values of a few years ago.  The # of people interested in buying and selling real estate hasn't diminished ... we've just lost all the potential purchasers that were using real estate as a tool for big appreciation gains. It's really funny.  It's almost as if I'm asking for a handout, and they feel obligated to pull out their wallet and help me out.  It's great. &lt;br /&gt;&lt;br /&gt;However, the look of pity often changes to a look of surprise when I explain that life is good for Atlas.  Our company, opened just as the housing market "crashed" is thriving, my personal sales are comparable to years past, and the past few months have been as busy as any I've ever had. &lt;br /&gt;&lt;br /&gt;You see, while the typical buyer/seller is admittedly not as active as in years past, our investor clients are very active seeking deals ... and there are many deals to be found. A good friend of mine recently forwarded me an article written in 1999 in the NY Times, one of the most liberal newspapers in the country. The following excerpt from that 1999 article highlights the "everyone should be a homeowner" mentality that led to our current crisis...&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;em&gt;&lt;span style="font-family:arial;"&gt;"In a move that could help increase home ownership rates among minorities and low-income consumers, the Fannie Mae Corporation is easing the credit requirements on loans that it will purchase from banks and other lenders. The action will encourage those banks to extend home mortgages to individuals whose credit is generally not good enough to qualify for conventional loans. Fannie Mae officials say they hope to make it a nationwide program by next spring. Fannie Mae, the nation's biggest underwriter of home mortgages, has been under increasing pressure from the Clinton Administration to expand mortgage loans among low and moderate income people and felt pressure from stock holders to maintain its phenomenal growth in profits. In addition, banks, thrift institutions and mortgage companies have been pressing Fannie Mae to help them make more loans to so-called subprime borrowers. These borrowers whose incomes, credit ratings and savings are not good enough to qualify for conventional loans, can only get loans from finance companies that charge much higher interest rates -- anywhere from three to four percentage points higher than conventional loans. ''Fannie Mae has expanded home ownership for millions of families in the 1990's by reducing down payment requirements,'' said Franklin D. Raines, Fannie Mae's chairman and chief executive officer. ''Yet there remain too many borrowers whose credit is just a notch below what our underwriting has required who have been relegated to paying significantly higher mortgage rates in the so-called subprime market.'' In moving, even tentatively, into this new area of lending, Fannie Mae is taking on significantly more risk, which may not pose any difficulties during flush economic times. But the government-subsidized corporation may run into trouble in an economic downturn, prompting a government rescue similar to that of the savings and loan industry in the 1980's. ''From the perspective of many people, including me, this is another thrift industry growing up around us,'' said Peter Wallison a resident fellow at the American Enterprise Institute. ''If they fail, the government will have to step up and bail them out the way it stepped up and bailed out the thrift industry.'' Fannie Mae, the nation's biggest underwriter of home mortgages, does not lend money directly to consumers. Instead, it purchases loans that banks make on what is called the secondary market. By expanding the type of loans that it will buy, Fannie Mae is hoping to spur banks to make more loans to people with less-than-stellar credit ratings. Fannie Mae officials stress that the new mortgages will be extended to all potential borrowers who can qualify for a mortgage."&lt;/span&gt;&lt;/em&gt;&lt;br /&gt;&lt;em&gt;&lt;span style="font-family:Arial;font-size:85%;"&gt;&lt;/span&gt;&lt;/em&gt;&lt;br /&gt;If we could go back now, don't you think they would reconsider? Not necessarily.
