<strong>I want you</strong> to go the distance and let nothing, and I mean nothing get in a way.<br />
<strong>I want you</strong> to get laser focused and let nothing and I mean nothing get you distracted from what you want to accomplish this year.<br />
<strong>I want you</strong> to be motivated beyond your wildest dreams, so much that accomplishing your goals will be as easy as writing them.<br />
<strong>I want you</strong> to be everything that you can be, and more.<br />
<strong>I want you</strong> to take yourself to the next level.<br />
<strong>I want you</strong> to show the world how powerful you are.<br />
<strong>I want you</strong> to blow your competition out of the water.<br />
<strong>I want you</strong> to blow yourself out of the water.  I know that you have that in you. You just need to realize it.<br />
<strong>I want you</strong> take massive action because that&#8217;s where you&#8217;ll see massive results.<br />
<strong>I want you</strong> to visualize yourself achieving your biggest goals.<br />

<p><strong>Here&#8217;s a scenario:</strong> You hear all those great things about social media marketing. How powerful it is, how you can make money using it, how it can explode your real estate business, how you should be on Twitter, Facebook and bunch of other social media websites, right?</p>
<p>So you go on there, build a profile and spend TONS of hours on there and what is your result? Nothing! All you hear is those virtual crickets when you&#8217;re logged in. So what&#8217;s the problem? Why isn&#8217;t social media working for you?</p>
<p>Well, here are several problems that might be killing your social media marketing campaigns.</p>
<p>This answer leans towards Twitter but it can apply to other social media websites as well.</p>
<p>Twitter can be extremely profitable and well worth it for your real estate business. In fact, I am using Twitter for one of my websites and it sends me a lot of <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a>.</p>
<p><strong>Here&#8217;s the deal:  Twitter is a great list building media.</strong> There are a lot of investors and real estate agents on there.  The trick you need to remember when using Twitter for your real estate business is that you need to:<span id="more-1383"></span></p>
<p><strong>1.  Separate yourself from spending hours and hours on there.</strong> Many social media users end up spending hours and hours of their time on social media website.  most of the time, it includes reading updates, chatting with others, reading walls and watching videos.  You need to have a system in place that will allow you to use social media but not suck up most of your time.</p>
<p>For instance, you can use a service called ping.fm to send out updates to all of your social media websites.  With this service, you are able to update all of your social media websites with one click.  You don&#8217;t have to login to each website individually and end up saving a lot of your time.  How cool is that? <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<p><strong>2.  Build relationships with people.</strong> I&#8217;m talking about people who respond to you, follow you, retweet your stuff. These are the people who are your lifeblood on social media websites, especially Twitter.  Think about it, there is a reason why people follow you and retweet your updates.  They like it, find it interesting and want to share it with others.  You need to talk to these people and build relationship with them.  One piece of advice, don&#8217;t sell them of your products and services which leads me to #3.</p>
<p><strong>3.  Don&#8217;t sell on social media website.</strong> At least not at first.  <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />   You need to minimize your tweets to about 80/20 ratio (at most). What I mean by that is 80% of your tweets need to be personal/friendly/non-commercial/educational. 20% (at most) can be of commercial nature.  Most people use social media to get away from all of the commercial, advertising and junk emails.  If you start doing that to them on there, they&#8217;ll ignore you and in some cases, unfriend you.  best type of selling is when you are not selling at all <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>
<h3>One of the Biggest Social Media Mistakes</h3>
<p>One of the biggest mistakes I see a lot of investors and agents make on twitter and other social media site is that the minute they get on there, they start marketing themselves.</p>
<p><strong>STOP IT! </strong></p>
<p>Remember, social media websites are like a birthday party or if you went to college, a frat party:) People know each other there and when you first show up, you are an outsider. You would never go in there and start selling yourself, right? You need to make some friends before you tell them what you are all about. Otherwise, they&#8217;ll ignore you and if you act like a door to door salesman, they&#8217;ll kick you out. Same thing happens on social media websites. If you start selling right away, people will ignore your tweets, updates and you&#8217;ll never make any friends.</p>

<p>Imagine for one second that you just came across a great property.  You want to sell it to an end buyer for some quick profit.  Here&#8217;s how you can do it with this new technology.  Hopefully by now you have a list of buyers that are interested in purchasing a property from you.  If not, then start building one, especially if you are a wholesaler.  So, you have the property tied up.  Here&#8217;s what you can do.  Create a page on the internet for that property, hopefully on your blog.  That way, you can build some social proof during the promotion because people will ask questions through the comments.  Great thing about those comments is that it will show other people that there are OTHER PEOPLE  interested in that property as well.  How cool is that?</p>
<p>You might have a picture or 2 of the property on the blog to show them what it looks like.  However, what you want to do is setup a time to show off the property.  For instance, you can say that they will be able to see the property live next Tuesday at 8 pm EST.  In order for them to see the property, they&#8217;ll need to signup for this private viewing.  (Now, you are building your list, how cool is that?)</p>
<p>You can also tell them that at the end of this private viewing, they&#8217;ll be able to make an offer on the property.  You can also tell them that they&#8217;ll be many other people on the call so they need to make sure that they&#8217;re there because the property might be off the market on Wednesday.  Here&#8217;s where this technology comes in.</p>
<p>The next step is to get yourself a ustream account.  It&#8217;s 100% free.  Ustream is a free bradcasting service that allows you to stream live media over the internet.  Basically, you can just sit down in front of your webcam or a camera that&#8217;s connected to the internet and do you own show live, in front of an audience.  How cool is that?</p>
<p>But how do you show the property?  Obviosuly, you can drag your computer along with your cable modem to the property you will be showing.  Here&#8217;s the breaking news!</p>

<p>I believe, I am the first one in the real estate industry to tell you about this new technology.  Here it is.  Ustream has just released an iPhone App that will allow you to stream live video right from your iPhone.  Let me say that again:</p>

<p>In today&#8217;s post, I want to talk to you about the next 4 strategies that you can utilize in your real estate business to drive more <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> to your <a href="http://realestateblackbook.com/blog/real-estate-marketing/real-estate-investor-website-design/">real estate website</a>.  These four strategies can be very effective and can bring you a lot of business if you take the proper and massive action.  If you haven&#8217;t read the first part of this series, then you need to check it out by going to <a title="Permanent Link to 11 Ways To Drive Traffic To Your Real Estate Website – Part 1" href="../free-traffic-tactics/traffic-to-real-estate-website-part1/">11 Ways To Drive Traffic To Your Real Estate Website – Part 1</a> Otherwise, stay the course and read the next 4 strategies.</p>
<p>Let&#8217;s not waste anymore time and get started on the next 4 strategies.</p>
<h2>Strategy #4 &#8211; Joint Ventures</h2>
<p>This strategy is one of the most overlooked and ignored strategies out there.  Why?  Because a lot of real estate investors view it as &#8220;my competition will steal my leads.&#8221;  Let me explain how this strategy works:</p>
<p>Let&#8217;s say that you invest in Chicago surrounding areas.  You have a <a href="http://realestateblackbook.com/blog/real-estate-marketing/real-estate-investor-website-design/">real estate website</a> where sellers can contact you to use your services.  However, you have found that there is a significant amount of people who contact you that want to sell their homes in other areas in Illinois or even other states.  Since you only invest in Chicago surrounding areas, you have to turn these people away.</p>
<p>What if you contacted other real estate investors who have websites and invest in those other areas?  What if you created a joint venture with them?  What if you told them that you can send them some leads for their areas and for every lead you send them or for every house they buy, you get something in return.  Now, if you get paid for this, make sure you obey any and all laws.</p>
<p>All in all, it&#8217;s a very simple strategy and you can make extra profits and get extra leads you would never see otherwise.  Why?  Because your JV partner will do the same for you.<span id="more-1371"></span></p>
<h2>Strategy #5 &#8211; PPC Marketing</h2>
<p>PPC (pay per click) marketing is one of the fastest ways to get <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> and leads coming to your site.  In fact, you can get leads within 15-30 minutes depending on how fast your campaign gets approved.  There are dozens of PPC marketing companies you can use but one of the most popular ones out there is Google&#8217;s Adwords.  All you do is get a Free Adwords account, setup your ads, landing pages for those ads, budget per day and you can start driving <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> to your site right away.</p>
<p>Word of caution here:  PPC marketing can cost you a lot of money if you don&#8217;t know what you are doing.  Therefore, you&#8217;ll need to study it or hire someone who is an expert in PPC marketing.  If you want to tackle this on your own, here are few tips.</p>
<p>Make sure that everything from your ad headline to the ad body, to the destination url, to the landing page is RELEVANT.  For example, if your keyword phrase is: &#8220;sell home in Chicago,&#8221;  then make sure that the phrase appears in the ad headline, ad body, ad destination url and the headline of the landing page itself.</p>
<p>This one change will help you get better quality score, higher ad positions and lower irrelevant click throughs.</p>
<h2>Strategy #6 &#8211; Press Releases</h2>
<p>Press releases are a quick way to get traffic, recognition and authority for you and/or your company.  Let&#8217;s say that you just closed on a deal where helped a homeowner in distress solve their problem.  They are very grateful to you for helping them and gave you a great testimonial.  Now, you can write a press release about what just happened, how you helped them, what they said, etc.  Then, you can send that press release to the local media channels and via the internet.</p>
<p>When using the internet, you can use press releases sites such as prweb.com, webwire.com and prleap.com.  Not only will you get recognition and authority but hundreds of back links to your site that will help your website get higher rankings.</p>
<h2>Strategy #7 &#8211; Social Media Marketing</h2>
<p>I use social media for my business.  Simply put: it rocks!  Why?  Because social media is based on building relationships.  Therefore, by the time you start talking business, the other person has build some kind of a relationship with you and will trust you to help them solve their problem.</p>
<p>There are hundreds of social media websites but I would suggest you start with social media sites such as Twitter, Facebook, ActiveRain and BiggerPockets.  One of the most important tips I can give you about using social media is to stop selling right away. Remember that people use social media to get away from commercials and being sold to all the time.</p>
<p>When you start selling to others right away, they won&#8217;t pay attention to you and will un-friend you.</p>

One of the most frequent questions I get from my students and subscribers is about getting more <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> to their <a href="http://realestateblackbook.com/blog/real-estate-marketing/real-estate-investor-website-design/">real estate website</a>.  I know, I know.  It can be tough.  Especially if you don&#8217;t know of some killer <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> generation strategies.  Well, as I sometimes say, &#8220;Have no fear because Peter Kolat is here <img src='http://realestateblackbook.com/blog/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> &#8221;  The other problem is that Search Engine Optimization (SEO)  to get your listings on Google can be a very daunting task for some in real estate.  In fact, with Google &#8220;slapping&#8221; search engine listings whenever they feel like they need to, it can be very hard to maintain first page listings.</p>
<p>Therefore, I wanted give you some quick tips and strategies to drive <a href="http://TrafficSecrets.com/webtraffic2/v3.html" rel='nofollow' >traffic</a> to your <a href="http://realestateblackbook.com/blog/real-estate-marketing/real-estate-investor-website-design/">real estate website</a> without relying on Google.  The following strategies are in no particular order.  What I would recommend is for you to see which 2-3 strategies suit you best and then run with them.</p>
<h2>Strategy #1 &#8211; Article Marketing</h2>
<p>Article marketing has been around for a long time. Yet, it still works to this day.  Basically, you write short 300-500 word articles about your subject matter and you post them on different article directories.  Two of my favorite directories are <a href="http://www.ezinearticles.com">ezinearticles.com</a> and <a href="http://www.goarticles.com">goarticles.com</a>.  The great thing about using articles is that not only will you get traffic from those directories but you&#8217;ll get authority and backlinks to your site.</p>
<h2>Strategy #2 &#8211; Blog Commenting</h2>
<p>A lot of people think that blog commenting is a waste of time.  However, when done right, the comments can give you some really good traffic.  Why?  Because if you comment on related blog posts, you&#8217;ll get targeted traffic to your site.  Think about it.  If you comment on a blog post on a very popular blog that talks about how someone lost their house to foreclosure, you can get people coming back to your site who are looking to save their house from foreclosure. The key is to find relevant blogs and participate with quality comments.</p>
<p>Quick tip here:  <span id="more-1347"></span>Try to be one of the first people to comment on the story.  That way, everyone who reads to story and who ends up commenting on the story will see your comment at the top of the comments area.</p>
<h2>Strategy #3 &#8211; Blogging</h2>
<p>I can hear it already, I don&#8217;t have time or I don&#8217;t write or this is too much work.  Let me just respond to that for you right now.  You can create your blog, just like this one, where you have guest bloggers write articles on your blog.  All you do is make sure there is no spam on there and monitor the articles, comments, and traffic.  Even better, you can hire someone to do that for you.</p>
<p>All in all, blogging is a very effective way to drive traffic to your site and build a list of targeted prospects.  One of my blogs gets about 5,000-8000 unique visitors a month.  Just use the <a href="http://www.wordpress.com">WordPress</a> platform to create a blog and start posting articles on there.  In fact, you can hire someone to write 20-50 articles at once and then you can sit down one day and schedule all of the articles for the next 2 months.  You&#8217;d be done with the blogging portion for the next 2 months and the traffic will come.</p>
<p>Above are the first three ways to drive traffic to your real estate website without search engine listings.  By the way, all three strategies are free unless you outsource them, and/or use <a href="http://realestateblackbook.com/recommends/keyword" rel='nofollow' >software</a> to execute them.</p>
<p>Next week, I&#8217;ll give you the next 4 strategies.  In fact, I have many more strategies that I can share with you. <p>Therefore, I decided to make a blog post out of it and share my marketing strategies with you.  What&#8217;s in it for me?  Well, I hope that I will get some really good feedback from you in the comments below.</p>
<p>Let&#8217;s get going here.   Here are my thoughts on typical real estate ads.  Please remember that this is constrictive criticism.  I want to help you and am not trying to put anyone down in any way.  What does the ad look like?  It looks like a typical ad.  The main line reads something like: <strong>&#8220;3 bed, 1 bath Anystreet Rd, Anystate 85237&#8243;<br />
</strong></p>
<h2>1.  Your headline needs to knock them off their chair.</h2>
<p>I&#8217;m not sure what his ad headline was but if it was:  <strong>&#8220;3 bed, 1 bath Anystreet Rd, Anystate 85237&#8243;</strong> then it could be one of the reasons why there was no response.  The headline needs to convert your buyer to open the rest of the message.  It has to catch their eye, It has to stop them in their tracks.  You need to provide a benefit in the headline.  For instance and this is just off the top of my head (if you are targeting investors as buyers):<span id="more-1331"></span></p>
<h3>&#8220;Would real estate gurus invest in this profitable investment property in Arizona? Get it before they do!&#8221;</h3>
<p>This is just off the top of my head but as you can see, it&#8217;s totally different than most other headlines you see when looking through all the different ads, especially when you are targeting other real estate investors.  It will jump out at people rather that the usual &#8220;2 bedroom, 1 bath, 1500 sq ft&#8230;.&#8221;</p>
<h2>2.  The pictures need to tell the story.</h2>
<p>You need to try and capture something about the house that will give the prospective buyer a picture in their head and make them want to see more.  Do you know what I mean?  For instance, showing a picture of a toilet is not going to get someone to come to your house.  Especially, when the picture makes it look like the toilet is crammed in between the tub and the sink.  Everyone has a toilet.</p>
<p>Try to capture some kind of a benefit the end user will get when they see/buy the house.  If the house has something unusual, great view, unique benefit/features, show them off.  <em>Always show off your best stuff in the ad.</em></p>
<p>Think about it this way, have you ever seen a movie trailer for a new comedy?  The movie looked hilarious from the movie trailer, didn&#8217;t it?  So you went to see it just to find out that the funniest scenes were already in the trailer.  Why would they do that?  They do that to get you into the movie theater.  Once you are there and you pay $10 to see the movie, they succeeded.</p>
<h2>3.  Focus on benefits in your ad.</h2>
<p>Listing such features as the # of bedrooms and bathrooms, square footage and all of that other jazz is always good.  However, you need to paint a picture for the end user.  They need to picture the house, see themselves living there.  Let me give you an example- the Febreeze commercials.  I think they paint one heck of a picture to the end buyer showing them how few sprays of febreeze will get rid of all of those smells on your couch, carpet and any other stinky places that happen in your house.  You need to try painting a picture for your end user with your ad.  Using words such as&#8221;  <em>&#8220;Imagine&#8230; Discover&#8230; Think about&#8230;, What if you&#8230;  Have you ever sat in&#8230;&#8221;</em></p>
<h2>4.  When taking pictures, try capturing the entire room.</h2>
<p>Shoot from the corner of the room and if you have a wide zoom lens, use it.  That way, the room will appear bigger.  Remember that pictures can tell a story.  Up close pictures will make the space look smaller.  Show off that property to the best of your ability.  One other thing to remember when taking pictures is to take them with the end user in <a href="http://www.realestateblackbook.com/recommends/mind" rel='nofollow' >mind</a>.  If you are looking to sell to an investor, then the pictures might look different than the pictures for a retail buyer.  Why?  Because investors don&#8217;t need to see themselves living in that house, they&#8217;re just looking to see if the property makes sense for them to invest in to make some money.</p>
<h2>5.  Use video for higher conversions.</h2>
<p>Go into your property with a video camera and do a walk-through showing the end user the benefit they&#8217;ll receive from their investment.  Make sure the lights are turned on, windows open (where there is a great view to see and to get more natural light in the room), fireplace on (if you have one), etc.  You can use a flip camera (I spoke about it in previous post on my website).  If you use a flip camera, you can easily upload it to your website and youtube.  What about editing you ask?  You can use a cool website called animoto.com.  Here&#8217;s an article I wrote about it  <a title="Permanent Link to How To Take Pictures of a Property &amp; Turn them Into a Killer Real Estate Video" href="../real-estate-video-marketing/real-estate-video-creator/">How To Take Pictures of a Property &amp; Turn them Into a Killer Real Estate Video</a></p>
<h2>6.  Make it extremely easy for them to contact you&#8230; over and over again!</h2>
<p>You need to make it really easy for people to contact you.  Give them your phone number, email address and a website with a contact form.  Here&#8217;s a cool idea.  Direct people to your website from the ad.  Once they get there, they can see more information about the property and be able to contact you directly from your website.  Also, you can present them with an &#8220;ethical bribe&#8221; (free pdf report, free video) to get them to sign up to your list of buyers.  You can tell them that you get discounted properties all the time and they can be the first one to get a notification.  Over time, you&#8217;ll have a list of buyers.</p>
<p>They can also tell you the exact features/benefits of the house they&#8217;re looking for.  Now you can find the EXACT house they want and sell it to them.  Plus, you can follow up with them via email to get them to buy the property or any other services/products from you.</p>
<h2>7.  Offer them something that nobody else is offering.</h2>
<p>Here&#8217;s an idea. What if you offered the buyer to pay for the first year of their homeowner&#8217;s insurance or free utilities for X number of months?  What if you gave them a $500-$1000 gift card to Home Depot or Lowe&#8217;s?  What if you allowed them to live in the house for 30 days without any risk or obligation.  Now, I can hear you say.  But Peter, there is a lot of paperwork that goes into getting the person in the house.  What if they ruin it?  How can I do that?  I&#8217;ll loose money.  Well, let me tell you.  It&#8217;s all about the numbers.  If the numbers work, then you do it.  For instance, if you invested $80,000 into the house and you sell it for $100,000, then you make $20,000 in profit.  Now, spending $500 on a gift card or $1000 for home insurance is not a big deal because you&#8217;ll still make $19,000 on a property.</p>
<p>But what about allowing them to live in the house?  Well, if the local and state laws allow it, I would try it.  In a recent marketing campaign, GM is allowing buyers to test drive their cars for 30 days without any obligation.  If someone doesn&#8217;t like the car within 30 days, they can just turn it back without any problems.  Is that risky?  I bet you that they did all of the calculations and have tested it on smaller scale to make sure that the numbers work.  Think about this for a second.  How many times have you returned a product that had a 30 day money back guarantee?  It doesn&#8217;t happen very often, does it?</p>

What do I need to do, who do I have to pay to get my site indexed on Google?&#8221;</em></p>
<p>Well, let me show you how you can do that in 5 minutes flat and guess what, you won&#8217;t have to pay anything.  This little trick will allow your <a href="http://realestateblackbook.com/blog/real-estate-marketing/real-estate-investor-website-design/">real estate website</a> to get index on Google and dozen of other powerful authority websites including Technorati, Yahoo, Syndic8 and Feedburner.</p>
<p>All you have to do is watch this short video, leave your comments in the section below and take action.  I promise it won&#8217;t take you long to do this step.  Let me be clear on something though.  This isn&#8217;t a cure for all.  There are more strategies that will help your real estate marketing campaign become more successful.  However, this is a good start and it is extremely easy to do.</p>
