<title>To buy a Condo or not to buy a Condo in Texas or anywhere else.</title>
<description>So you're thinking about buying a condo in Texas or maybe somewhere else.  There are a few things you should ask yourself before venturing on such an adventure.  First off, how are you with those pesky little noises, like hearing the five inch stilettos at three o'clock in the morning above your bedroom, or the neighbor who always lets his door slam at 6am when he leaves for work.  Or, better yet, my one neighbor who left her dog alone in the condo next to me for two days as it howled mercilessly to be set free.  My favorite is the couple down the hall that always seem to have a strange smell wafting from beneath their door come dinner time.  All I can say is please don't ever invite me over!
But, with all that said, I absolutely love where we live.  Yes, there are definitely many little pesky nuances to living in close quarters with others, but the advantage of not having to spend my weekends mowing my yard, maintaining a garden, or worrying about the levels of chlorine in the pool all make my few seconds of nuisance well worth it.
Not to mention for every one neighbor that causes me some annoyance, I have met one who is amazing and will be a lifelong friend.  Which brings me to the social aspect of condo living.  Because you have purchased this home versus renting, you have a deeper connection than just the same tastes with your fellow neighbors.  You already have something in common to chat about when you run into someone at the mailbox or out back walking the dog.  I have met more friends living in a condo I purchased than I ever did in the gazillion places I have rented all over the United States.  Your social life will flourish with parties, dinners, poker games, committees, etc.
So in the end, the next time I smell someone smoking a cigarette off the balcony that forces me to close my window, I will only let it bother me for a second so that I can move on to relishing in the fact that I am not alone in this world, but surrounded by the many different, fun, and interesting personalities that make this world go around.

<title>Save the date for your Texas appliance Rebate!! 4/16 - 4/25/2010</title>
<description>Save the date for your Texas appliance Rebate!!
This rebate program will NOT be retroactive. It will only apply to purchases made once the program officially begins in April 2010. So if you need an appliance and can wait till the 16th please do.
Sign up for emails to get the most current information.
Program Details:
The State of Texas has received about $23 million from the federal stimulus funds.  This money will be used towards the appliance mail-in rebate program. This program is for consumers who buy certain energy efficient household appliances.
Who Qualifies: Comsumers have to buy eligible ENERGY STAR appliances and replace the same type of old appliance that's functional. The Texas program will also offer an additional incentive to recycle old appliances. You can qualify for rebates for up to two appliances from the approved rebate appliance list Click Here to learn more
Timing: This is very important, so please make sure you get this right or you may lose out on your rebate.  The mail-in rebates will apply to certain appliances purchased between April 16 and April 25, 2010. The 10-day period goes along with Earth Day and consumers will have 45 days from date of reservation to install the appliance(s) and submit the paperwork for their rebate.
Rebate Process: Consumers will have an opportunity to reserve an appliance rebate by calling a toll-free number or registering online approximately two weeks prior to April 16, 2010. Please sign up for the email and they will keep you informed to what is going on.  Then after the reserved mail-in rebates are awarded, any remaining funds will be rebated to consumers on a first-come, first-served basis. Consumers can only use these rebates on two appliances and two recycling rebates per household.
To see rebate amount and for what appliances qualify please Click Here.
Hope this helps.
If you want to save more money and you are buying or selling a home please let me help.I will give you up to 50% of my commission back to you.  See www.CentralTexasHomeRebates.com for all the details.

<title>904 West Avenue Condo's and Commercial starting in the $160,000. Commission Rebate if you hire me.</title>
<description>Went to a great party last night to preview the 904 West Ave Condos.  These condominiums are awesome.
Every individual unit has their own photovoltaic systems and tank-less water-heater.  This is a great way to control your energy costs and carbon footprint.
These condos are in a very nice location so close to Local Businesses, Whole Foods, West 6th St and Downtown.
904 West is a small and cozy complex.  You don't have the stress of a huge high-rise.  Walk out the door and you are almost on street level.
There should be some units available or sale by the end of March, but call me if you want to preview them and you are not currently working with another Real Estate Broker.
Here are some other interior features.
• Low Volatile Organic Compound paints
• LED Lighting throughout the whole complex.  Practically the only complex that has this.
• Low e, double pane windows and glass
• High-end Energy Star rated appliances
• Energy efficient heating and cooling equipment
• Exhaust fans installed
• Low HOA fees
• Secure access to building
• Secure access to covered parking with assigned spaces
• Private pool
• Covered open air central atrium with outdoor meeting space
• Environmentally friendly low energy 100% electric elevator (Handicap accessible)
• Storage units available for purchase
• On-site Recycling Services and private trash collection
• Exceptional green landscaping and living walls
• Underground water retention system.
• Gutters and downspouts installed to assist rainwater collection.
The condominium is considered a new project so you will get a great home warranty.
If you are interested in learning more please call me.  I have worked with this developer before and he is awesome.
Also, if you buy a condo and I represent you on the sale I will give you 50% of my commission back to you.
So it is a win-win.  Save on energy, lower your footprint and increase your checkbook.

<title>Understanding Capital Gains in Real Estate</title>
<description>Understanding Capital Gains in Real Estate
When you sell a stock, you owe taxes on your gain - the difference between what you paid for the stock and what you sold it for. The same holds true when selling a home (or a second home), but there are some special considerations.
How to Calculate GainIn real estate, capital gains are based not on what you paid for the home, but on its adjusted cost basis. To calculate, follow these steps:
1. Purchase price: _______________________  The purchase price of the home is the sale price, not the amount of money you actually contributed at closing.
2. Total adjustments: _______________________ To calculate this, add the following:Cost of the purchase - including transfer fees, attorney fees, and inspections, but not points you paid on your mortgage. Cost of sale - including inspections, attorney fees, real estate commission, and money you spent to fix up your home just prior to sale. Cost of improvements - including room additions, deck, etc. Note here that improvements do not include repairing or replacing something already there, such as putting on a new roof or buying a new furnace.
3. Your home's adjusted cost basis: _______________________ The total of your purchase price and adjustments is the adjusted cost basis of your home.
4. Your capital gain:  _______________________ Subtract the adjusted cost basis from the amount your home sells for to get your capital gain.
A Special Real Estate Exemption for Capital GainsSince 1997, up to $250,000 in capital gains ($500,000 for a married couple) on the sale of a home is exempt from taxation if you meet the following criteria:
You have lived in the home as your principal residence for two out of the last five years.
You have not sold or exchanged another home during the two years preceding the sale.
You meet what the IRS calls "unforeseen circumstances," such as job loss, divorce, or family medical emergency.

<title>Don't pay to have someone file your Homestead Form. It is FREE!</title>
<description>So you may have bought a new home this year, if so, congratulations.  The home buying process can be a fun and interesting process.  Hopefully you had a good experience.
Most likely when you closed on your home you went to the title co and signed a ton of paperwork.
In that paperwork is probably a form to fill out so you can get your homestead exemption. If not I will post a link for you at the bottom to find your Taxing Office.
Come Jan 1st you can then file for your homestead, but not before the 1st.  You have till April 30th to get the form in.
Now is the important part.
Watch out for scams.  You will most likely get a very official looking notice in the mail that says "company name"  will file your homestead for $25.  All this company does is fill in your information and fax the form to the Tax Office.
THIS SERVICE IS FREE so please don't pay anyone to do this for you.  Just send in the forms yourself.
Here is the link to the Tax Appraisal offices. http://www.txcountydata.com/selectCounty.asp If your county is not in the drop down box then visit this link. http://www.txcountydata.com/links.asp  This site does not have all the counties, but it is a good start.
Enjoy saving money this Jan 1st.

<title>Future Homeowners new and move-up Homeowners get a tax credit.</title>
<description>Dear Future Homeowner, Congress has just extended and enlarged the Homebuyer Tax Credit. Now, Now for the first time, the Tax Credit is now available to all move-up Homebuyers and first-time Homebuyers.  This is a great incentives from Uncle Sam!! A new $6,500 Tax Credit  along with the $8,000 first-time Homebuyer Tax Credit will continue.  The credit is now available to couples with an income up to $225,000.  That is up nearly $55,000 from last time. Also, current move-up Homebuyers who have lived in their current residence for five of the prior eight years, get up to $6,500 credit. This temporary Tax Credit is available for Homebuyers who purchase a home by April 30, 2010, and close on or before June 30, 2010.
If you've been thinking now is the time to buy, then you are correct.
Extend that with my commission rebate and you will save a TON of money.

<title>Represent Buyers? Have a hard time getting the Title Co you want?</title>
<description>I often have afavorite Title co. I like to work with as you probably do too.  Sometime listing agents insist on using their Title Co., but you can let them know that the buyer has their choice, so be sure to fight for your buyers right.
Section 9: Seller required title insuranceSection 9 of RESPA prohibits a seller from requiring the home buyer to use a particular title insurance company, either directly or indirectly, as a condition of sale. Buyers may sue a seller who violates this provision for an amount equal to three times all charges made for the title insurance.

<title>Texas has a Sales Tax Holiday coming up Aug 21-23rd 2009</title>
<description>Sales Tax HolidayClothing Sales Tax HolidayAugust 21-23, 2009
Texas shoppers get a break from state and local sales taxes on August 21, 22 and 23 - the state's annual tax holiday. Lay-away plans can be used again this year to take advantage of the sales tax holiday.
As in previous years, the law exempts most clothing and footwear priced under $100 from sales and use taxes, which could save shoppers about $8 on every $100 they spend. Backpacks under $100 and used by elementary and secondary students are also exempt. A backpack is a pack with straps one wears on the back. The exemption during the sales tax holiday includes backpacks with wheels, provided they can also be worn on the back like a traditional backpack, and messenger bags. The exemption does not include items that are reasonably defined as luggage, briefcases, athletic/duffle/gym bags, computer bags, purses or framed backpacks. Ten or fewer backpacks can be purchased tax-free at one time without providing an exemption certificate to the seller.School Supplies - New in 2009!
The 81st Texas Legislature recently passed HB 1801 (2009) expanding the list of items qualifying for exemption from Texas state and local sales and use taxes during the annual sales tax holiday in August. Effective this year, in addition to clothes, footwear and some backpacks, Texas families also get a sales tax break on most school supplies priced at less than $100 purchased for use by a student in an elementary or secondary school.
The following is an all-inclusive list of qualifying school supplies (if priced less than $100):
1. Binders   2. Book bags   3. Calculators   4. Cellophane tape   5. Blackboard chalk   6. Compasses   7. Composition books   8. Crayons   9. Erasers  10. Folders; expandable, pocket, plastic, and manila  11. Glue, paste and paste sticks  12. Highlighters  13. Index cards  14. Index card boxes  15. Legal pads  16. Lunch boxes  17. Markers  18. Notebooks  19. Paper; loose leaf ruled notebook paper, copy paper, graph paper,         tracing paper, manila paper, colored paper, poster board, and         construction paper  20. Pencil boxes and other school supply boxes  21. Pencil sharpeners  22. Pencils  23. Pens  24. Protractors  25. Rulers  26. Scissors  27. Writing tablets
No exemption certificate is required - with one exception. If the purchaser is buying the supplies under a business account, the retailer must obtain an exemption certificate from the purchaser certifying that the items are purchased for use by an elementary or secondary school student.
