It’s no mystery that we’re in the midst of the biggest foreclosure wave in history. Duh! FHA foreclosures alone went up 60% in the second quarter of this year — FHA now has over $100 Billion in delinquent loans!

But where are all the deals?

Hmmmmmm… Some folks say they’re everywhere…just acres of diamonds all over the place. While others can’t seem to snag a foreclosure deal to save their life (or their shirt)…

So what’s the dealio? Well that’s what we’ll unravel together…

Justin and I actually met a few years ago in Vegas at an REI event we were both attending. I was immediately impressed because this guy’s a do-er, not just a thinker. He’s also smart as a tack, and super great at finding ways to leverage other people in his business rather than doing it all himself.

He’s lived all over God’s creation, from Washing D.C. to PA to Vancouver to San Diego…and most recently in Panama. All the while, actively running (and profitably handsomely from) his real estate flipping operations…mostly doing deals in San Diego and a little in Phoenix right now.

A Little About Patrick

Patrick hails from the ridiculously gorgeous Charleston, SC. He’s been investing in real estate ever since he got the bug in college… and much to his parents dismay, dropped out of college to dive full-time into real estate at the tender age of 22.

After a few rough transactions and some invaluable lessons in the school of hard knocks, Patrick became a MASTER at getting deals done more quickly, with higher profit, less risk, without having to go to banks or use our own cash… that key was finding private money investors, and using their funds to close on his deals.

Fast forward to today, he’s closed over 130 real estate deals ranging from foreclosures to small multi-family buy and hold deals…short sales, lease options, mobile homes, etc. (i.e. He’s done a lot) and leveraged over $6mm in private cash into those transactions.

Patrick also runs the SECOND best real estate investing blog on the interwebs at MustKnowInvesting.com, and is also the co-author of PrivateFundingOnDemand.com

Oh, and though he looks only 17, he’s actually 32.

A Little About The Swansonator…

Meet…My Doppleganger?

I don’t know, what do you think…do we look alike? That’s what Steve Cook says anyways.

So this is Cody. And behind that boyish grin, turns out he’s a total freaking ninja real estate investing dealmaker. But ah, things weren’t always so rosey, grasshopper…

This is a guy who basically started out sitting at his laptop in his girlfriends kitchen, trying to wholesale properties to a small email list he managed to finagle together. After some tough lessons learned (by totally blowing his dad’s money on his first 2 deals) he picked himself up again, learned from his painful mistakes, and over the next few years happily flipped around 250 deals worth around $45M or so. Not too shabby.

Cody’s done fix-n-flips, foreclosures / REO’s, multi-family…but by far the lion’s share of his success has been in short sales and (now) from his new “reverse sneak attack” strategy (NOT short sales), which totally kicks butt IMHO and which we’ll dissect together in this episode. He’s also a super nice guy, the total real deal, and not too shabby looking if I do say so myself.
