Activity is up, inventories are down and prices have seemed to stabilize. In general the number of homes that are presently on the market in our area has dropped significantly. Is it the summer or is the activity? Or is it both? No one knows for certain. Looking just at DC Ranch it is apparent that activity is very strong. In 2010 there were a total of 73 homes that closed escrow as represented in the Multiple listing Service. So far in 2011 there has been 79 sales with 26 homes presently in escrow. Average price per square foot has creeped up slightly from an average of $213 a squaret foot last year to $228 this year.</p>
<p>Silverleaf has seen strong activity as well. 2010 saw 33 home sales with an average price of $450 a square foot. Year to date &nbsp;there has been 23 sales averaging $330 a square foot. There are also 13 homes presently in escrow. Land sales in Silverleaf have also been brisk with 22 home sites closed or in escrow.</p>
<p>I believe that there are a few statements that can be made about our present market conditions. There is a lack of quality inventory presently on the market. Good houses are selling for good prices. When priced right there is strong activity at all price points. There are buyers out there hovering for the right house. The rental market at all price points is very strong. And most importantly as a Seller, be realistic with your pricing and make sure your home shines for the market.&nbsp;</p>
<p>Scottsdale and Paradise Valley are still desirable places to be. The livability of our Communities has not changed. The quality of life has not changed. Only the value of our homes has. There are many stories that we can share, but most importantly, they are simply memories. Now that the dust has settled we can look back at the numbers and analyze just how bad or good 2010 really was.</p>
<p>The easiest way is to simply relay the simple facts.</p>
<ul>
<li>In DC Ranch and Silverleaf there was a total of 287 closing for the year. That is up from 223 in 2009.</li>
<li>Total sales volume for DC Ranch and Silverleaf was $247,078,289.00 ( Homes and Land).</li>
<li>The average sales price was $825,058.00</li>
<li>There are presently&nbsp;18 custom &nbsp;homes under construction in Silverleaf and 4 in DC Ranch.</li>
<li>Although land values have declined across the board, there were a number of sales of premiere lots that brought very attractive numbers. There were 2 lots in DC Ranch that closed for over $1,000,000.00 and&nbsp;6 lots in the Upper Canyon and Horseshoe canyon that sold between $1,150,000.00 and $3,500,000.00.</li>
</ul>
<p>If you take a broader view of the Northeast luxury market, the numbers are also impressive for DC Ranch and Silverleaf. In an analysis of properties sold over $2,000,000.00 in Paradise Valley, Whisper Rock, Desert Highlands, Desert Mountian, Estancia, DC Ranch and Silverleaf, there was a significant&nbsp;increase in&nbsp;activity in 2010 from 2009&nbsp;. &nbsp;The only communities that saw an increase in the price per square foot was Estancia, DC Ranch and Silverleaf. Silverleaf led the way with and average price per square foot at $510. This was up from $424 a sq. ft. from 2009.</p>
<p>Although these facts are&nbsp;in the rear view mirror, they certainly are clearer and brighter then it felt.
