			<content:encoded><![CDATA[<p></p><p></p><p>Two years ago, my wife and I started looking at houses in the South Bay.  I asked my friend who had recently purchased his Santa Clara home for a buyers agent recommendation and his answer was:  Vinicius Brasil.</p>
<p>We looked at our first houses in the South Bay with V in January of 2008.   Before V took us out house hunting, he made us sit through this cheesy (sorry V) Coldwell Banker slide show.  It was all very professional of course,  but I&#8217;m an engineer.  Marketing presentations aren&#8217;t really for me.  All I could think about was getting out on the hunt.  Little did I know how long that hunt would take and how honest, helpful, and hard working V would be for us.</p>
<p>Going out house hunting with V in the South Bay is an awesome experience.  He knows the neighborhoods well:  names, school districts, and general quality.   I didn&#8217;t even know neighborhoods had names, but apparently they do:  Birdland, Kilarney Farms, Forest Park&#8230;  V was our tour guide through them all.  He has a keen sense for what to look for in a house, where the problems likely are, and definitely steered us away from more houses than he could have.  One such house, my wife and I found on a weekend Open House hunt without V.  When we asked him to show us the house again mid-week, V happily met us there but had an unusual frown on his face.  He covered his nose and said, I just want to prepare you&#8230; this house has a bit of a smell in it.  It only got worse from there.  All of the quirks that we overlooked or underestimated about the house were quickly brought into view thanks to V.  As we left the house, he said, I like you guys.  I don&#8217;t want to sell you a crummy house like this, you guys are nice people, you deserve a nice house.  I will find one for you.</p>
<p>Fast forward two years later, by the time we found the house we ended up purchasing, we had been in failed contract twice (one for unexpected foundation issues totally 20% of the value of the house, and the other was a missed appraisal and a crazy seller).  V had the connections to prevent us from making a bad decision.  He knew quality inspectors, had a good knack for negotiating, and in all took a tremendous amount of his time to sit down with us and go over every inch of the 3 houses we were in contract on.</p>
<p>Honestly, I didn&#8217;t know how much of a superstar agent V was until my housemate overheard V going over the disclosures on one of the houses we were about to put an offer on.  My housemate explained that in his experiences with agents, they simply send you the paperwork and documentation and you&#8217;re left mostly on your own to figure things out.  Not so with V.</p>
<p>After putting up with us for 2 years, V kept his word.  He found us a house in one of the neighborhoods we thought we could never afford.  Part of it was luck, part of it was skill, but all of our satisfaction with how the transaction and house hunt went came down to how thorough, patient, and knowledgeable Vinicius is.  Thanks Vinicius!</p>
<p>For any of you considering V as an agent, look no further.  He will treat you well, he wants clients for life.  He has certainly earned our trust, friendship, and a five star Yelp Rating!</p>

			<content:encoded><![CDATA[<p></p><p></p><p>We hired Vinicius Brasil after reviewing several of the top agents in the area.  In his presentation to us Vinicius presented himself as an agent that has learned how to use technology to his benefit in many ways.  His flyers were unquestionably the best we reviewed.  They offered large pictures of the property and key benefits as well.  Vinicius does his own virtual tours and clearly understands that in todays real estate market good quality pictures are the door to sales.  His shots of the house were outstanding.</p>
<p>There were several other factors though that led to our final decision to work with him.  He is very dedicated to positioning his properties high on the search engines facilitating more hits and inquiries on our house.  As we got to know Vinicius we learned that he has a great understanding of what it takes to get high search engine page ranks both through his sharing and through the page ranks of his web sites.  Vinicius helped us with the staging of our house and the evidence of his successes there were in the frequent remarks we heard about how well our house showed by both visitors and other agents.</p>
<p>He went as far as to rent furniture that better suited the spaces we had on HIS dime.  I am not sure what this cost but he rented furniture and staging props for the entire house including the refurnishing of one complete room.  How many Realtor would go through this expense to make sure our house looked as perfect as possible?<br />
I found Vinicius’ character to be flawless.  A Realtor needs flawless character to build trust which he did.<br />
The one issue I had with him is that he occasionally had the tendency to be late for appointments we scheduled but after reviewing his website I came to the conclusion that this may be a good thing (kind of).  The sign of a good Realtor is that he or she is busy with lots of activities, many of those related to the sale of my house.  Vinicius always had several listings (as a customer of his he announced new listings frequently) during the time of my listing.  It was also in the prime sales time.  Considering all the factors this was a relatively minor concern as he was always timely when it was important.</p>
<p>In the end we didn’t sell our house but that was more a function of the current mortgage crisis than the Realtor efforts as we had several qualified offers including the very first people to look at our house.  The buyers were each qualified well but the end of the home sales season and the delays due to the fickle mortgage industry today were the culprits.  We fully expect that we will be able sell our house during the next home sales season in 2010 if that is the path we feel we still need to go.  If we do go back to sell our house we will list it with Vinicius Brasil.  I consider him a competent and qualified real estate agent.<strong>Similar Posts:</strong>

<p>Rivermark currently has one bank owned home on the market. Its a 2 bedroom Park Plan 2 and its listed at $575K. On paper it seems like a great deal, but the home is situated on Lick Mill and needs some work, not a whole lot but it definitely isn&#8217;t showing its full potential.</p>
<p>This home has been listed for some time, but no takers yet. Which prompts me to ask, why? Bank owned homes are supposed to be deals and as a buyer you should expect to get a great price on one of these properties. The reality is that even if the home is bank owned if it is situated in a great neighborhood where demand is high, it will likely not sell as low as you think.</p>
<p>A home like the one I&#8217;m referring to in Rivermark is a great example. This home if sold on the market through a regular seller and not be a short sale, would likely sell in the low to mid $500K range. Perhaps a seller would do the small level of cosmetic repairs and stage the home to appeal to more buyers and get a better price. That&#8217;s really the only difference. Bank owned or REO homes, although they typically will not show as well as their regular sale counterparts, the sale price will probably just reflect the poor showing and the work that the new owner will have to do to get the home to move in condition.</p>
<p>So how do you spot a deal on a bank owned home? Well you have to make sure the work that would be involved in repairing isn&#8217;t that much. In this case the home has some nice updates like the hardwood floors, granite tile countertops, upgraded kitchen and bathroom tile, and upgraded carpet. The work that would need to be completed would be interior painting $2500 and new appliances $3000 &#8211; $5000. Once those are in this home would show like a model.</p>
<p>In this case the buyer will have to have good timing to get this property at a good price. The asset manager is asking more than what the market is considering fair and will eventually have to lower his price. Quite a number of asset managers do this reluctantly and do not negotiate the price down too far from list. There have been some occasions where the asset manager have taken low ball offers without countering when the market had been sitting on the market for some time, or the contract cancelled due to some problem relating to the property. Getting a good deal on one of these REO&#8217;s you will have to sit tight until the asset manager drops the price to a comfortable level that you are interested in or just happen to catch them on the right day with a offer.<strong>Similar Posts:</strong>

Although the market is busy and inventory is selling fast these properties are perhaps testing current buyers to see if they are ready to pay higher for these units.</p>
<p>Out of the there units one is a regular sale, another a short sale, and the last one a bank owned property or REO.</p>
<p>Prices range from $550K to $600K for the same unit.  Locations vary and of course condition will vary as well.  This is a good opportunity for home buyers to negotiate and be able to buy one of these great units.</p>

<p style="text-align: justify;">The Citation Homes development, Mission Place currently has about 12 townhomes left.  As the market has picked up the development has been slowly but consistently selling and closing units.  I currently represented some buyers, a couple relocating from out of state, in a purchase of their plan 3 model. </p>
<p style="text-align: justify;">The unit my clients were interested in was available for purchase in the $640,000 range.  For those of you who are not familiar with Mission Place, the units are air conditioner ready but do not include air conditioning in the sale price, along with refrigerators, and washer and dryer units. </p>
<p style="text-align: justify;">Many buyers may not be aware of this but Mission Place like many other developments in this market accept offers on their units and are willing to negotiate the price and amenities.  The important thing is to know where to start on your price, and this is where a real estate agent who knows the area can assist you in negotiating a good price.</p>
<p style="text-align: justify;">Another important aspect of having your own representation is to have someone who can advise you on your rights as a buyer and what to expect.  Many of these developments do business their way and are very rigid, they don&#8217;t want the buyer agents involved in the transactions at all.   Its important to have an experienced agent who has done these sort of transactions with you to help you to understand your rights as a buyer, understand the contract that you are entering into, what to look for in these properties, and making sure you&#8217;re protected throughout the transaction.</p>
<p style="text-align: justify;">In the end my buyers were sucessful in getting the amenities they needed, Air Conditioning, Washer and Dryer, and Refrigerator all within their price range.  To be honest it was the best option for what they were looking for and the right price.  I&#8217;m thrilled to see that they are happy and excited to move in.</p>

<p>It seems that there has been a steady stream of inventory for Rivermark townhomes but the supply is not keeping up with demand.  Its shaping to be a competitive buying year and one that we may experience an increase in prices should the job market not deteriorate further or improve. </p>
