This is a free guided route that follows the path of the Tarays, which runs parallel to the perimeter drainage channel protecting the Salinas and contains less salt water, the plains themselves, offering a different type of wildfowl to the often seen in the main Salinas.</p>

<p>we recently helped some clients purchase their first property in Spain and this is what Paul Smith from Australia (now living in London) had to say about his experience earlier in 2014...</p>

<blockquote><p>“I recently purchased a property on Roda golf on recommendations from a couple of friends who had bought in the area of Murcia southern Spain. I first went to Murcia in January 2014 as a friend of mine (who had been hounding me to go out there and see for myself for probably 2 years) was going out there with the intention of purchasing a second property in the area. I wasn't sure what to expect however I went with an open mind (with a hint of scepticism) however we arrived on a Thursday night and stayed in a lovely hotel in Los Alcazares for our three night stay. I had also arranged to meet some agents (over the internet namely Chersun Properties Paul Cherry and Stuart Thomas of Calida International Properties) and some agents through my friend to view as many properties as possible while I was there to see what the area was like and also what was on offer.</p>

<p>In the 3 days we were there I visited around 30 properties on many different golf resorts as it was a Golf resort that appealed hence was my main requirement based on a community feel as well as first class facilities. I had visited 6 different Golf resorts when on the final day I was introduced to Stuart Thomas from Calida International who showed me around Roda Golf and also Serena Golf (Stuart Thomas was recommended as the Roda Golf expert and the exclusive agent for Serena Golf)</p>

<p>Stuart was very knowledgeable in terms of the area and also about the buying process and the market generally given Stuart has lived in the area for over 10 years. I found Stuart to be a no nonsense type of guy who was there to help and do his best to assist me with my requirements. This was very refreshing as rather than showing me a whole lot of properties that didn't really meet my requirements (in the hope I may find something) he stuck to a handful which suited my requirements thereby not wasting my time or his which given we were in the region for a small amount of time was exactly what I needed. Stuart seemed to be able to assess from a brief chat exactly the type of property I was after in terms of the full wish list. I am a person that knows what he wants and when I see something  I like I have always move quickly to clinch the deal. When I returned to the UK my mind was buzzing with positivity of the Region as the infrastructure (Roads / Towns etc.) are “first class” not to mention the general feel and buzz of the place, as my three day visit was way above expectation hence fell in love with the Region probably due to its simplicity, friendly people and first class facilities and abundance of things to do.</p>

<p>I therefore selected a short list of 8 properties from what I had seen (on my 3 day visit) as I was as “keen as mustard” to become involved in the area. Although i had seen some great properties, none of the eight on my short list had the wow factor but they were nevertheless fine properties. I have previously, some years ago almost committed to buying in Vilamoura (Portugal) in 2007 (as I have been playing golf in Vilamoura for over 10 years but prices there were a lot more expensive even though the facilities and what was on offer in the Murcia region are very similar. The entry level in Murcia compared to Vilamoura, Portugal is very different yet the two areas in my view offer pretty much the same type of life with golf in abundance, fantastic shopping, beautiful beaches, fine food, friendly people and the list goes on.....not to mention beautiful cities or small towns with endless character.</p>  

<p>I stayed in contact with Stuart Thomas (as I was keen to not miss an opportunity) and I found Stuart to be the most knowledgeable agent who understood my requirements. Within a couple of days of my return Stuart emailed me with another couple of properties (which had yet to be listed) that came on the market so within a week I was on a plane back out there to see what else was on offer.  Given I only spent a few hours with Stuart on our final day, my enthusiasm was sky high as I could see there was a lot more to see in the area as my initial 3 day visit wasn't enough.</p>

<p>I met up with Stuart again and he showed me four properties on Roda Golf as this was my target resort given the quality of the build, facilities, the golf course and closeness to the beach ticked pretty much all the boxes.</p>

<p>I viewed a couple of penthouses and also some ground floor apartments however the one that caught my eye was a penthouse on Phase 3 which has stunning views (360 degrees) and a lovely communal pool. </p>

<p>Having viewed other penthouses on Roda this apartment was the stand out by far. I then put an offer in and within an hour the deal had been done. I was one happy man as this apartment is to be our main summer abode for years to come.</p>

<p>I had not previously purchased in Spain however I have bought property in France back in 2006 hence there was trepidation given the buying process in France is very complex and long winded. Stuart offered legal services through a local company, so I took up the offer and to my surprise the whole process was a dream from day one to the day we completed. The buying process in the Murcia region was very simple, uncomplicated and most importantly the contracts were in both Spanish and English. So on my second visit to the Murcia region with 10 days i had purchased a property.  It was quick but I had no qualms at all as Stuart had allayed all fear (given I had heard and read of some horror stories) however Roda Golf is a well established resort which is growing in popularity even in the short period that I have been involved. <p>we recently helped some clients purchase their first property in Spain and this is what Paul Smith from Australia (now living in London) had to say about his experience earlier in 2014...</p>

<blockquote><p>“I recently purchased a property on Roda golf on recommendations from a couple of friends who had bought in the area of Murcia southern Spain. I first went to Murcia in January 2014 as a friend of mine (who had been hounding me to go out there and see for myself for probably 2 years) was going out there with the intention of purchasing a second property in the area. I wasn't sure what to expect however I went with an open mind (with a hint of scepticism) however we arrived on a Thursday night and stayed in a lovely hotel in Los Alcazares for our three night stay. I had also arranged to meet some agents (over the internet namely Chersun Properties Paul Cherry and Stuart Thomas of Calida International Properties) and some agents through my friend to view as many properties as possible while I was there to see what the area was like and also what was on offer.</p>

<p>In the 3 days we were there I visited around 30 properties on many different golf resorts as it was a Golf resort that appealed hence was my main requirement based on a community feel as well as first class facilities. <p>Stuart was very knowledgeable in terms of the area and also about the buying process and the market generally given Stuart has lived in the area for over 10 years. I found Stuart to be a no nonsense type of guy who was there to help and do his best to assist me with my requirements. This was very refreshing as rather than showing me a whole lot of properties that didn't really meet my requirements (in the hope I may find something) he stuck to a handful which suited my requirements thereby not wasting my time or his which given we were in the region for a small amount of time was exactly what I needed. Stuart seemed to be able to assess from a brief chat exactly the type of property I was after in terms of the full wish list. I am a person that knows what he wants and when I see something  I like I have always move quickly to clinch the deal. When I returned to the UK my mind was buzzing with positivity of the Region as the infrastructure (Roads / Towns etc.) are “first class” not to mention the general feel and buzz of the place, as my three day visit was way above expectation hence fell in love with the Region probably due to its simplicity, friendly people and first class facilities and abundance of things to do.</p>

<p>I therefore selected a short list of 8 properties from what I had seen (on my 3 day visit) as I was as “keen as mustard” to become involved in the area. Although i had seen some great properties, none of the eight on my short list had the wow factor but they were nevertheless fine properties. I have previously, some years ago almost committed to buying in Vilamoura (Portugal) in 2007 (as I have been playing golf in Vilamoura for over 10 years but prices there were a lot more expensive even though the facilities and what was on offer in the Murcia region are very similar. The entry level in Murcia compared to Vilamoura, Portugal is very different yet the two areas in my view offer pretty much the same type of life with golf in abundance, fantastic shopping, beautiful beaches, fine food, friendly people and the list goes on.....not to mention beautiful cities or small towns with endless character.</p>  

<p>I stayed in contact with Stuart Thomas (as I was keen to not miss an opportunity) and I found Stuart to be the most knowledgeable agent who understood my requirements. Within a couple of days of my return Stuart emailed me with another couple of properties (which had yet to be listed) that came on the market so within a week I was on a plane back out there to see what else was on offer.  Given I only spent a few hours with Stuart on our final day, my enthusiasm was sky high as I could see there was a lot more to see in the area as my initial 3 day visit wasn't enough.</p>

<p>I met up with Stuart again and he showed me four properties on Roda Golf as this was my target resort given the quality of the build, facilities, the golf course and closeness to the beach ticked pretty much all the boxes.</p>

<p>I viewed a couple of penthouses and also some ground floor apartments however the one that caught my eye was a penthouse on Phase 3 which has stunning views (360 degrees) and a lovely communal pool. </p>

<p>Having viewed other penthouses on Roda this apartment was the stand out by far. I then put an offer in and within an hour the deal had been done. I was one happy man as this apartment is to be our main summer abode for years to come.</p>

<p>I had not previously purchased in Spain however I have bought property in France back in 2006 hence there was trepidation given the buying process in France is very complex and long winded. Stuart offered legal services through a local company, so I took up the offer and to my surprise the whole process was a dream from day one to the day we completed. The buying process in the Murcia region was very simple, uncomplicated and most importantly the contracts were in both Spanish and English. So on my second visit to the Murcia region with 10 days i had purchased a property. <h2>Paramount theme park news</h2>

<p>The Paramount Theme Park camp announced that a new agreement was formalised in July. This laid down the regulations for the construction and operation of the attraction and was signed by the Mayor of Alhama de Murcia and Jesus Samper, the President for Murcia's Flagship Projects (PREMURSA). This agreement replaces the original, which had to be modified when the amount of land purchased was slightly less than first intended.</p>

<p>The local council has reiterated that the Theme Park is continuing "on schedule" and Samper said "every day saw positive progress".</p>

<h2>Corvera International Airport news</h2>

<p>Corvera International Airport has been "opening soon" for quite some time now! Installations and licenses are now, in the main, in place and Jet2 airlines has already said it will transfer its operations from San Javier to Corvera when it has the green light. Said 'green light' could come as early as November 2012 as the new Head of General Air Academy at San Javier, Colonel Emilio Juan Gracia, said the Region's two airports were "close to reaching an understanding" on how to transfer operations from one to the other.</p>

<p>In addition, despite rumours of serious financial hurdles, spokesperson for Murcia's Regional Government, José Ballesta, has recently offered his reassurance that the banks behind the Corvera Airport project are "calm" and awaiting the return of their investment patiently and with realistic expectations.  The bank heading the financing plan, La Caixa, is said to be pleased with how the project is progressing.  Meanwhile, Ana Pastor, the Spanish Minister for Public Works, said there was "peace and security" concerning the future of the Airport and she too believes everything is in place to have it operational before the end of 2012.</p>

<p>Chris Mercer, Director of real estate agent Mercers which is headquartered 10 minutes from the Paramount site, commented:</p>

<blockquote><p>"No one is blind to the problems that Spain is facing financially, public spending cutbacks and high unemployment are taking their toll but glimmers of hope and positivity exist - in fact, Spain's GDP was down just 0.4% for Q2 2012 whereas the UK's was down 0.7%. Murcia is laying foundations for the future, putting itself in pole position for recovery - In the meantime property prices are rock bottom - at their lowest in a decade [and] we're busy with bargain hunter buyers.<br/>

So our message is “Now is the time to purchase your dream home in the sun, with prices set to rise and a fantastic exchange rate, there has never been a better time to secure the bargain of a lifetime”</p></blockquote>

<h2>Even the Government ministers agree!</h2>

<strong>Spanish Economy Minister acquires bargain home in Spain</strong><br/>

<p>The Spanish property market is looking increasingly attractive for many people, with the number of enquiries and searches for property rising, and even the country’s Economy Minister has got in on the act, by snapping up a heavily discounted property in Madrid.</p>

<p>Luis De Guindos, Spain’s Minister for the Economy and Competitively, is reportedly in the process of buying a swanky two-bedroom penthouse in the heart of the city for €587.000 (£464,000), which is 64% below the €1.658m asking price of 2007.</p>

<p>Spanish Property Insight reports that the minister is buying the Spanish property from developer Reyal Urbis, who are accepting a €614,784 (£485,000) loss on  the €1.1m (£870,000) they borrowed from Barclays to build the property, as a consequence of the Spanish property market crash.</p>

<p>The penthouse is one of 88 luxury apartments in the development, called Hoyo 10, in the sought-after La Moraleja suburb of Madrid, and around half the development is reported to be still on the market. The scheme features communal gardens, swimming pool, paddle-tennis courts and a gym.</p>

<p>"As the property is being sold for the first time by a developer, De Guindos will also enjoy a super-reduced VAT rate of just 4%, which will allow him to save tens of thousands of Euros on the purchase. At the start of next year VAT on new homes will go up to 10%," said Spanish Property Insight’s Mark Stucklin.</p>

Installations and licenses are now, in the main, in place and Jet2 airlines has already said it will transfer its operations from San Javier to Corvera when it has the green light. Said 'green light' could come as early as November 2012 as the new Head of General Air Academy at San Javier, Colonel Emilio Juan Gracia, said the Region's two airports were "close to reaching an understanding" on how to transfer operations from one to the other.</p>

<p>In addition, despite rumours of serious financial hurdles, spokesperson for Murcia's Regional Government, José Ballesta, has recently offered his reassurance that the banks behind the Corvera Airport project are "calm" and awaiting the return of their investment patiently and with realistic expectations.  The bank heading the financing plan, La Caixa, is said to be pleased with how the project is progressing.  Meanwhile, Ana Pastor, the Spanish Minister for Public Works, said there was "peace and security" concerning the future of the Airport and she too believes everything is in place to have it operational before the end of 2012.</p>

<p>Chris Mercer, Director of real estate agent Mercers which is headquartered 10 minutes from the Paramount site, commented:</p>

<blockquote><p>"No one is blind to the problems that Spain is facing financially, public spending cutbacks and high unemployment are taking their toll but glimmers of hope and positivity exist - in fact, Spain's GDP was down just 0.4% for Q2 2012 whereas the UK's was down 0.7%. Murcia is laying foundations for the future, putting itself in pole position for recovery - In the meantime property prices are rock bottom - at their lowest in a decade [and] we're busy with bargain hunter buyers.<br/>

So our message is “Now is the time to purchase your dream home in the sun, with prices set to rise and a fantastic exchange rate, there has never been a better time to secure the bargain of a lifetime”</p></blockquote>

<strong>Spanish Economy Minister acquires bargain home in Spain</strong><br/>

<p>The Spanish property market is looking increasingly attractive for many people, with the number of enquiries and searches for property rising, and even the country’s Economy Minister has got in on the act, by snapping up a heavily discounted property in Madrid.</p>

<p>Luis De Guindos, Spain’s Minister for the Economy and Competitively, is reportedly in the process of buying a swanky two-bedroom penthouse in the heart of the city for €587.000 (£464,000), which is 64% below the €1.658m asking price of 2007.</p>

<p>Spanish Property Insight reports that the minister is buying the Spanish property from developer Reyal Urbis, who are accepting a €614,784 (£485,000) loss on  the €1.1m (£870,000) they borrowed from Barclays to build the property, as a consequence of the Spanish property market crash.</p>

<p>The penthouse is one of 88 luxury apartments in the development, called Hoyo 10, in the sought-after La Moraleja suburb of Madrid, and around half the development is reported to be still on the market. The scheme features communal gardens, swimming pool, paddle-tennis courts and a gym.</p>

<p>"As the property is being sold for the first time by a developer, De Guindos will also enjoy a super-reduced VAT rate of just 4%, which will allow him to save tens of thousands of Euros on the purchase. At the start of next year VAT on new homes will go up to 10%," said Spanish Property Insight’s Mark Stucklin.</p>

<p><strong>Jonathan</strong><br/>This is actually not my first visit to this region in recent times. Part of my role for the company is to identify opportunity that exists in terms of us making property purchases. </p>

<p><strong>Stuart</strong><br/>So what is your view point in terms of the Murcia region.</p>

<p><strong>Jonathan</strong><br/>Without question there exists here in Murcia huge opportunity. Property purchase whether for investment or to live in is all about timing. When you spend your whole working life identifying opportunities to take advantage of the indicator for me is over exaggerated downturn in price. Clearly there will be reason for this,part of my role is to identify those reasons. The price correction downwards in Murcia is over done in my opinion. That's why now is the time to buy. </p>

<p><strong>Stuart</strong><br/>You seem quite bullish and positive which is refreshing given the negative stream of news.</p>

<p><strong>Jonathan</strong><br/>News is news, it's not necessarily fact. But it does create fear. And fear is what keeps buyers away, when buyers are limited in numbers prices fall. But as I've said earlier the downward spike in prices is overdone. That is as clear as day. International buyers are slowly coming back, grabbing bargains so to speak. On quality locations with limited stock it's very very easy to miss the boat. My job is to make sure my company doesn't miss the boat. </p>

<p><strong>Stuart</strong><br/>You mention quality locations, what are your own thoughts here.</p>

<p><strong>Jonathan</strong><br/>Well this is where all of my due diligence has focused, as you know their are numerous golf resorts across the Murcia region. However ninty percent of them you can discount. Yes the prices are good, and in many cases for very good reason. Price does not mean value. Value is absolute key,ie what will I be getting for my money. The last thing anyone wants is a problem and in my opinion the reason why some golf resorts are so cheap is because of numerous problems. 
There is one stand out resort and a couple of others that sit just behind in terms of where to buy.</p>

<p><strong>Stuart</strong><br/>May I ask exactly the locations your referring to.</p>

<p><strong>Jonathan</strong><br/>It would be unfair of me to go into absolute specifics resort by resort in terms of order of merit so to speak. We however are buying on Roda Golf and Beach resort. </p>

<p><strong>Stuart</strong><br/>I have my own opinions with regard to the benefit of Roda but it would be interesting to here yours</p>

<p><strong>Jonathan</strong><br/>Current prices, quality of properties, location and very importantly a near term shortage of availability. These considerations are vital in terms of specific location. It's obvious across Spain there is a glut of availability. You have to ask why, some of the reasons are obvious, but it's the less obvious that I concentrate on. When you find a location this close to the coast, currently excellent purchase prices and property selling every week it's clear as day that Roda Golf offers huge advantage over other resorts.</p>

<p><strong>Stuart</strong><br/>Anything else you could add in terms of the region in general</p>

<p><strong>Jonathan</strong><br/>Murcia offers in my opinion a rare aspect. This is the fact that it's yet to really hit the radar in terms of the place to buy. I have no doubt this aspect is changing though. It has to be the only emerging market in main land Europe. By that I mean just look at the infrastructure spend. Huge regional investment road, rail, a new international airport that is built and ready and once the final compliance paperwork is in place will bring flights to the region from numerous new destinations.</br>Consider the reasons why work has started on one Europe's largest theme parks, right here in Murcia. Ask why paramount studios are behind that huge investment. Buying property is all about timing. 2012 is a good time to buy, my company has a habit of getting its timing right. We needed to make our mind up quickly as property we had earmarked was being sold to other interested parties. - There is for absolute fact a turning in the market on quality resorts. </p>

										<content:encoded><![CDATA[<p>There are many reasons not to read or watch the news these days. It seems it is just bad news all the time! Well that's only half the story, the waves of gloomy economic data that swirl around the financial markets regarding Spain’s debt laden economy is inescapable. Of course we look to the fact that journalists and pundits will always highlight the gloomiest of news and that’s what sells the newspapers.</p><span id="more-208"></span>

<h2>An attractive investment opportunity</h2>
<p>But how does it affect us and anyone looking to buy a home here in sunny Spain? Certainly we have seen property values fall significantly over the past four years, to levels below the pre boom years of 2002 and 2003, some ten years ago. For example a one bedroom Villa for sale today at €65,000 which was sold off plan in 2003 for €120,000; does it not make you think this is the time for making a property investment here in Spain?</p>

It has been well documented that things have been quiet for the last 24 months or so, however things are definitely picking up with the property enquiries coming in at last. We can also confirm some very good sales have been made this year at Roda Golf, and in the region generally. It's too early to get carried away, but this is surely great news for the local economy.</p><span id="more-202"></span>

<h2>Paramount Theme Park, Murcia</h2>
<p>Let's get started with the latest news regarding the Paramount Theme Park and Lifestyle Center scheduled for opening in Summer 2015.</p>

<p>It is all good news for the Murcia region with over three million visitors a year likely to visit the Paramount Theme Park. It will also have a positive effect for the property market as demand for property is surely going to increase.</p>

<h2>The Property Market</h2>
<p>We also have some great news regarding the Murcia property market</p>

<p>Murcia didn’t just stop being a hotspot, the market has simply taken a breather for a while.</p>
 
<p>Something is stirring on the Spanish coast and we sense that the property market in Murcia is beginning to strain against the shackles of Spain’s economic woes.</p> 

<p>Prices have stopped falling as dramatically as they have been since 2008 only to begin to rise again in the fourth quarter of 2011. This wasn’t a spectacular rise, some would say little more than a ripple as average house prices edged up from €161,000 to €162,000.</p>

<p>Hardly cause to crack open the champagne just yet, though what it does give us is a clear indication that this market is finding its bottom. While demand from locals will remain weak, with many poorly paid compared to other regions in Spain, the attractive thing from an investment point of view is that foreign investment in holiday homes has increased in Murcia and so will tourism - hugely.</p>
 
<p>The main reasons for this are that Murcia has a lot going for it besides three hundred and twenty days of sun a year, fifty golf courses and two hundred and fifty miles of golden coastline.</p> 

<p>Sun and golf have attracted investors for the past decade, unfortunately many of them will have bought at the peak of the market when prices were around €240,000 for the average house. This compares to an average now of €162,000 as I mentioned earlier. </p>

<p>It is however the imminent construction of the Paramount theme park (please see the DVD presentation at <a href="http://www.calidainternationalproperties.co.uk">www.calidainternationalproperties.co.uk</a>) which has been attracting much of the attention. The theme park opens in three years on a 158 hectare site between seven golf resorts and the unspoilt beaches to be found in the Bay of Mazarron just 30 minutes drive from Roda Golf and Beach Resort.</p>

<p>The huge zoned theme park will include ten 5-star to 3-star hotels, themed shopping malls, bars, restaurants, a club, 3,000-seat conference center and an open-air auditorium with seating for 15,000 people. It is expected to attract 3-5 million visitors through the gates when it opens in 3 years.</p>

<p>Normally this kind of news attracts investors in their droves, yet there are many that haven’t yet taken the plunge and invested in Murcia. They might cite oversupply issues as elsewhere on the Spanish coast but here to this is wrong.</p>

<p>What is helping the coastal micro climate of Murcia is not speculation. The current planning system refuses to allow anything to be built that may spoil the province. The local authority refuses to allow anything resembling the high rise buildings found across most of the Costas. This is why Murcia on the Costa Calida still manages to retain its old world Spanish charm.</p> 

<p>Add to this a rental market that promises some of the best yields in Spain for investors and you have a recipe for a cash flow positive investment in 5-star resorts like La Manga and 4 star resort Roda Golf. Back in 2008 you could easily get yields of 6% and these will have increased by up to a third in 2012 as property prices are up to 31% cheaper than they were in Murcia.</p> 

<p>The rental market is again improving at Roda Golf and with the correct marketing and advertising, rental returns can be very good. Many properties are booked up already for the summer season with some having no availability from June to September.</p> 

<p>So as developers and banks continue to clear the decks in southern Spain, many of the genuine bargains are likely to be found on Murcia’s re-emerging Costa Calida this year.
