The first rule of any large buying decision is to determine what will give the best value for the money. Wi-Fi Wireless Internet - Timeshares That Have It

Sometimes, your vacation accommodation choices are driven by amenities like golf lessons, spas, child care, or skiing. What about wireless internet access? A growing number of vacation travelers are searching for timeshare condos to buy or rent that offer Wi-Fi, or wireless internet. Some timeshares offer Wi-Fi as part of your amenities - and for free. Others offer wireless internet for a daily fee - usually $15 to $25 a day. Some timeshare condos have an internet cafe, and a diminishing few are probably holding out by offering no internet access at all.

So, after a little bit of totally unscientific research, here' what I found some timeshares offer:

Trapp Family Lodge - Stowe VT - Chose NOWIRZ to provide their Wi-Fi for their campus including 100 hotel rooms, 100 timeshare units, and 40 villas.

Hilton Grand Vacations Club at Waikoloa Beach Resort and The Marriott Maui Ocean Club on Kaanapali Beach are two Hawaii timeshares who offer wireless internet.

Summer Bay Las Vegas underwent a huge renovation during 2008 and offers Wi-Fi wireless internet for their vacationers.

Diamond (Sunterra) Resorts Desert Paradise in Las Vegas offers Wi-Fi for a fee.

Occidental Grand Aruba Timeshare and La Cabana Beach and Racquet Club in Oranjestad offer wireless internet for a fee.

All the information about these resorts would need to be verified before making reservations. This is a rapidly changing technology.

Many many other timeshare resorts offer wireless internet for their owners, but these are the ones I came across first. Soon I'd anticipate every resort will offer this amenity as often as they offer a pool or air conditioning!

Here's some good advice for timeshare managers from www.hotel-online.com : "Management should not be burdened with questions about how to use the service or with requests to correct problems arising from its use. Resorts should check with their prospective WiFi provider and ensure that they have minimum requirements for resort staff involvement, a 24/7 telephone hotline and plenty of collateral and instructional materials to help step consumers through the usage process."

How Much Will My Timeshare Sell For?

The chart below shows that from 2003 to 2007 the average resales price of a two bedroom high season timeshare grew from $7,505 to $11,031. That's great news for anyone contemplating selling their timeshare. So, if you've been thinking about it, right now is a great time to sell!

"I Want to Sell My Timeshare, What is it Worth?"

Over the years, that has been one of the questions asked most often, and remains one of the hardest to answer. Most timeshare owners approach their first selling experience as if they were selling a residential home. So the expectation is that there will be a large amount of sales data available from a local Realtor. Residential homes are most often sold through Realtors and the sales information is recorded in their local MLS database. A comparable market analysis can then be performed to determine what the "going rate" will be - with a high degree of certainty and a prediction of average days on market. The problem is that timeshare resales have not been sold through a traditional Multiple Listing Service (MLS) so there is no track record of sales prices. In addition, timeshare appraisals are not worth the paper they are written on. They can be produced, but are going to be based on scant information.

Some time ago, the American Resort Development Association (ARDA) provided general guidance that said timeshares sold on the resales market would typically bring anywhere from 50-75% of a retail price. While that is painting with a very broad brush, it is at least some guidance for a timeshare seller. Yet, the first problem encountered with that advise is that it is an average: All resorts, all locations, unrated, Gold Crown, Five Star, both bad locations and good. The "retail price" is also a moving target. On the same day two timeshare buyers at the resort could pay drastically different prices for the same vacation ownership.

It has been my experience that every timeshare seller has a different "threshold of pain" when it comes to losing money when they sell. Some are willing to sell for only the costs involved so they can just walk away from being an owner. Other owners expect, and can make, more money at closing. As always it is a matter of supply and demand. Timeshare condos that are in short supply and high demand will command a better sales price. Timeshare resales prices have even been climbing in certain areas like Hawaii and the Caribbean.

The value of a timeshare is in its usage. If you are not using your timeshare it quickly becomes a liability, not an asset. The best way to deal with that liability is to sell it - without losing your shirt. The absolute worst way to sell your timeshare is through a venue like Ebay. Timeshare vacations sold in that manner go for pennies on the dollar, if they ever close at all. Use a timeshare resales broker to get the best value for your timeshare vacation ownership.

How Do Resort Developers Attract Buyers for Their Timeshares?

You may be asking the question, "Why would I want to know how the resorts attract buyers, I want to sell my timeshare!" This question is important because you will be in competition with the resort when you decide to sell your timeshare. So, you need to know.

For example, over the last several months you may have seen one of the major resort developers running television ads to attract discounted vacation travelers to their resort. They offer significantly reduced rack rates in exchange for your time for a "90 minute presentation". Unless you bought your timeshare on the resales market from an owner, you are definitely familiar with the sales presentation. The tour, the food, the gift, the pitch, the guilt, and the last ditch handoff to the sales manager who offers you a "one day only" drop in the price if you buy right now. All these things combined plus sales commissions, overrides, and overhead add up to about 50% of the sales price. The television ads, phone rooms, meals, rooms, gifts, and so on are all very expensive. So they roll all that advertising expense into their sales prices. That's what you, as a buyer, paid for.

When you get ready to sell your timeshare, you won't be able to offer the same pitch, pressure, or lures to attract a buyer. You will not be able to put a sign in the window, lockbox on the door, sign in the yard, or hold an open house.
