<p>Now that we are nearing 2013, there are a couple of things I would like to share with you.
</p>
<p><span style="background-color:yellow;">You  will need to file for your <strong>HOMESTEAD EXEMPTION</strong> before April 2013.</span> This will help keep your property taxes as low as possible. Filing the exemption has become more complicated this year. <span style="background-color:yellow;">They now REQUIRE a <strong>Drivers License</strong><br />
			<strong>WITH</strong> your new address and your <strong>Vehicle Registration WITH</strong> your new address.</span>

<p><span style="color:black;font-family:Arial;font-size:12pt;">Real estate sales at the lake have been great so far this year, even with the persisting drought.  The following information was obtained from the San Angelo Association of Realtors and reflects the time period each year from <strong>January 1 to September 20</strong>.<br />

<p><span style="color:black;font-family:Arial;font-size:12pt;">It is interesting to note that although the average sales price per home has decreased from last year by over $50,000, the price per square foot has remained about the same.  The good news is that over twice as many lake homes sold this year as compared to last in the same time period.<br />

<p><span style="color:black;font-family:Arial;font-size:12pt;">Eighteen of the 26 lake homes closed this year were in March through June.  At the present time there are only 3 lake homes waiting to close, so it will be of interesting to see how the drought and low lake levels affect sales for the remaining months of the year.  We will report on that in early January, 2013.<br />

<p><span style="color:black;font-family:Arial;font-size:12pt;">If you are considering selling your lake home or buying another, we suggest going with the real estate company that is most successful in the Lake Nasworthy area.  Of the 26 homes closed so far, ERA Newlin &amp; Company has represented 19 buyers or sellers in that group.  Ryan Newlin has represented 11 buyers or sellers himself so far this year.  Please, don&#8217;t trust an inexperienced person to represent you on the purchase or sale of one of your largest assets, your home; and especially the more complex transactions involving lake property. I spend a lot of time working out at Lake Nasworthy, which is a very popular place for Midland and Odessa residents to escape the wind and desert. I have been hearing for the past year or so that the Oil and Gas business was going to head toward our quiet little town. Well, it finally is&#8230; The mid-size and large oil companies have buyers now looking to relocate in West Texas. I know this is great for our local economy, the hard part is trying to find homes to purchase or rent. We have plenty of in town inventory, but homes with land on the outskirts of San Angelo are a little hard to come by&#8230; Well (quality well water) water is a big plus when looking to buy a home in San Angelo as well.
