<h2>Our Second Featured Home is a Kitchen Remodel in Fairway, KS</h2>
<p>The Kansas City-NARI 17th Annual Remodeled Homes Tour will be April 26-27, 2014, and we are thrilled to have two homes featured in the tour. The second home we are featuring is Stop #8, located at 5507 Canterbury Rd in Fairway, KS. This beautiful kitchen remodel is an <strong>Express Custom Kitchen</strong> remodel led by our Design Consultant Donna Kirsopp.</p>
<p>From the KC-NARI website it is described: &#8220;This Fairway kitchen remodel showcases both ample functional space while maintaining its bungalow charm. Soft gray painted cabinetry is enhanced with quartz countertops and a classic subway tile backsplash. The entry between kitchen and dining room is enlarged, a sink area window is replaced with a larger more efficient window, and the unused backdoor entrance was eliminated. The focal point of this kitchen space is a range area with a mantle style hood which blends perfectly with the age and styling of this home. <h2>Our First Featured Home is a Whole House Remodel in Kansas City</h2>
<p>The Kansas City-NARI 17th Annual Remodeled Homes Tour will be April 26-27, 2014, and we are thrilled to have two homes featured in the tour. The first home we are featuring is Stop #3, located at 4309 Rockhill Rd in Kansas City. Led by our Design Consultant, Gayle Jagoda, this 1960&#8242;s home needed some TLC and we were happy to help.</p>
<p>The KC-NARI website describes it: &#8220;Come and visit one of the Decadent Kitchen Designs featured in Kansas City Homes and Gardens January/February, 2014, issue. This home had not been updated since it was originally built in 1964. The objective of our work was not to change the character of the home, but to enhance its uniqueness. See how we were able to maintain the distinctive personality of this mid-century modern home while completely updating the kitchen, hall bathroom and master bathroom. See how we were able to blend our new with original material and fixtures to create a truly exceptional masterpiece.&#8221;</p>

<p>Recently, Schloegel Design Remodel was honored to receive three REMY Awards by the Kansas City Chapter of the  National Association of the Remodeling Industry (NARI). These awards are given annually to honor local remodeling projects representing some of the highest quality projects in the Kansas City area.</p>
<p>Entries for the 2013 program were judged on a 100-point system that included project overview, before and after photos, budget considerations, overall aesthetic appeal and communication with the homeowner. Winners had to score at least 85 points. All Star Awards were presented to those entries that achieved 94 or more points. Each entry included a homeowner survey; homeowners judged the remodeling contractor in three areas—completion of contract, communication and finished product.</p>
<p>Outdoor Living Over $100,000, Gold &amp; All-Star: This magnificent new outdoor living retreat includes a spacious curved patio with limestone pavers, natural thin stone veneer on the patio and porch walls, columns and fire pit, and limestone wall caps. The deck features a tile floor, multi-tiered pergola, and a ceiling fan. The screened-in porch has car siding installed on the ceiling and a tile floor that transitions seamlessly to the patio. Subtle accent lighting can be found throughout to provide gentle illumination at the patio and the walkway. Exceptional trim detail is highlighted throughout this picturesque new outdoor living remodel.</p>

<p>Kitchen Remodel $40,000-$80,000, Gold &amp; All-Star: The old kitchen and dining room spaces in this 1930&#8242;s craftsman house were disjointed and dated. There was a brick chimney flue in the wall between the kitchen and dining room that the homeowners couldn’t imagine being removed. The new design included demolition of the brick chimney to open up the spaces and design details to match the rest of the home’s craftsman style. Charcoal gray quartz countertops and handmade colorful clay tile on the backsplash make this space truly unique. The banquette seating area is a casual but functional place to entertain and allows the family to be together.</p>

These awards are given annually to honor local remodeling projects representing some of the highest quality projects in the Kansas City area.</p>

<p>Bathroom Remodel Over $60,000, Gold &amp; All Star: The contemporary styling of this master bathroom is achieved in its clean lines, spacious layout, and blending of color and texture. The free standing tub is accented with a knee wall adorned with stack stone, created to house the tub filler. Textural glass tile was laid vertically with white accent tile accented by a mosaic tile shower pan and square format plumbing fixtures. Cabinetry in a graphite stain is suspended in a knee wall creating a visual separation of the stool area. Floor tile in linen pattern was accented with a matching decorative floor mat of silver metallic. The finishing color palette of grays with lavender undertones create a soothing and relaxing luxury bath.</p>

<h3>We Reveal Bathrooms to the Bird &amp; Lewis Families and Fox 4 Problem Solvers Linda Wagar</h3>
<p>Work is complete on this year&#8217;s Big Splash bathrooms, and our team is thrilled that we have been able to help these two deserving and inspiring families.</p>
<p>Kelvon Lewis&#8217; custom bath comes after a previous remodeler started the project, and then left the family with huge holes in their walls and fixtures all over the floor. We constructed a 4 x 9 custom curb less shower so that Kelvon could be brought in with his shower chair and easily maneuvered in the space. The shower head in the bathing area is state-of-the-art; it has LED lights inside the device that display the safe water temperature so Kelvon, who is nonverbal, can be showered without fear of getting scalded. This new $25,000 bathroom sits in the lower level of the family’s house and, with direct access outside, his mom Candita will not have to carry Kelvon and his wheelchair up and down the stairs.</p>
<p>Despite the fact that Elizabeth Bird lost the ability to use her legs as an infant, she is determined to do things like other kids her age.  She lives, however, in a century-old house without an accessible bathroom. We had to relocate a window to keep natural light in the room. The size of the space ended up being the biggest challenge, as it was hard to fit all of the necessary accessible elements in. Fortunately our team was up to the challenge. The design pros and construction experts enlarged Elizabeth’s shower and installed a “floating vanity,” so that her wheel chair can roll underneath making it possible for her to wash her hands and brush her teeth on her own.</p>

<p>I checked the other day and we are not having condensation in our attic.  However, we do have some major icicles off the front of the house&#8230; This is my new concern.  Do you think I should be concerned about ice damming?  Or is there something that could be done to prevent this? Thanks!</p>

<p>The icicles are a fact of life with this kind of weather.  There is not a lot you can do about them, hopefully with a properly installed roof system, such as &#8220;ice shield&#8221; underlayment around the edges and proper insulation &#8211; which should minimize the freeze-thaw cycles, and properly installed gutters, your house can withstand this winter onslaught.  Keep an eye on the ceilings in the rooms where the exterior ice is building up to make sure no stains are appearing.  We do have a roofing company that is offering ice-clearing services for those people that are having interior leaking issues.</p>

		<content type="html" xml:base="http://remodelagain.com/blog/watch-ice-dams-handyman/"><![CDATA[<p>Since &#8220;Snowmageddon 2014&#8243; began on Tuesday we&#8217;ve fielded many calls regarding water leaks in ceilings and at walls.  Many times the homeowner calls in a panic &#8211; understandably so!</p>
<p>If you&#8217;ve noticed water leaking through a ceiling, a can light or running down the interior of a wall this week, an ice damn is probably the culprit!</p>
<p>So, what is an ice dam?  An ice dam occurs when your gutters fill with moisture (run-off from your roof) and that moisture then freezes (typically in the gutters), eventually the moisture will freeze to a point where the moisture run-off from your roof no longer can go over or around the &#8220;dam&#8221; that has been created by the ice clogged gutter and the water begins to back under shingles and the &#8220;underlayment&#8221; or moisture barrier of a roof.  This moisture then manifests itself on the inside of your home usually at an opening in a ceiling, such as a can light, or at a low point in the ceiling.</p>
<p>What should you do?  Approach an ice dam with safety in mind.  Getting up on a cold, wet roof can be dangerous and slick.  The dam may be better left alone if the damage has already started.  A little drywall patch and paint versus a hospital emergency room bill may be more affordable!</p>
<p>While we don&#8217;t advise getting on a slick roof, your situation may be desperate and you might determine that you need to remove the snow and ice.  Rake the snow off of your roof using an extension pole and roof rake or broom head. Removing excess ice and snow will minimize the moisture run-off, thus reducing or eliminating water damage in the home.</p>
<p>The best strategy is to plan for future occurrences of ice dams.  If you&#8217;ve had a dam before, it will most likely rear its ugly head again!  Be prepared &#8211; install heaters in your gutters in the fall and ensure the gutters are clear of all debris (dirt, leaves, sticks, acorns, etc.).  Be sure that downspouts are clear of debris and are draining properly.  An easy way to spot clogged gutters and downspouts is to look for ice forming on fascia boards, soffits, and over the top, along the sides or at the undersides of gutters.  Icicles are a telltale sign of poor drainage.  When you install a new roof, ask about an ice and water shield.  In some municipalities it’s required by code to install an ice and water shield.  Another way to assist in preventing ice dams is to properly insulate your attic.</p>
