		<title>Wear and tear at your holiday rental</title>

I often come across rental owners ‘ranting’ about guests who have stained towels, bedding or sun lounger cushions, left a mug ring on a coffee table or misplaced sun umbrellas. 
 
Owners need to accept that holiday letting comes at a price - accidents happen. Occasional damage and wear and tear are part of the risks when holiday letting. On occasions, owners need to absorb these cost as ‘part of the territory’.

		<description><![CDATA[The devastation that forest fires cause during the summer heatwaves is apparent. 		<description><![CDATA[The Government has just published a consultation paper on proposals to change the tax rules for furnished holiday lets so they meet EU legal requirements in a fiscally responsible way.

		<title>Home insurance concerns following IPT rise</title>
		<description><![CDATA[The government’s recent decision in the emergency budget to raise the lower rate of IPT (insurance premium tax) by 1% to 6% from 4th January 2011 has caused more than a few raised eyebrows in the insurance industry. Some professionals are concerned about the effect this may have on people taking out home insurance, considering it’s estimated that 1 in 4 households already forgo contents insurance.

As expected, the withdrawal of the furnished holiday letting rules on 6 April 2010 has been cancelled. For the tax year 2010-11 the legislation continues as before, and owners of furnished holiday lets will continue to enjoy generous tax breaks. 
 
One of the main tax advantages of owning a furnished holiday let is that owners can offset any operating losses (and expenses such as holiday let insurance) against other income, such as employment income. 		<description><![CDATA[For the second time this year France has witnessed devastating flooding. Following the worst flash floods seen in southern France for almost 200 years, torrential rain caused mud to pour through towns and villages in the Var region.

		<title>Capital gains tax rise for second homes</title>
		<description><![CDATA[Recently announced proposals by the new Chancellor of the Exchequer to increase the rate at which capital gains tax (CGT) is to be applied (from 18% to 40% or even 50%) and bring it back in line with income tax rates, may have raised a few eyebrows. Not least from those who would not typically have expected this sort of action from a Conservative-led government. 
 
The effects on the holiday home and second home insurance market has yet to be determined.

		<description><![CDATA[‘Hurray’ there are positive signs that Iceland's Eyjafjallajokull volcano that caused the shutdown of European airspace throughout April and May is dormant. But for how long? There are warnings that the volcanic activity could continue for the rest of the summer – and possibly for years.

		<title>Ash cloud: how to check if a flight is delayed or cancelled</title>
		<description><![CDATA[It appears that flights will continue to be disrupted throughout the summer due to the ash cloud - with flight delays and cancellations inevitable.

Having recently assisted a family member who was stranded abroad due to the ash cloud, these are the steps I used to keep updated on the status of a flight. 
 
Ideally you will have a record of the guest’s flight number on your booking form to make this process easier.

		<title>Public liability insurance for an apartment in Spain</title>
		<description><![CDATA[If you have <a href="http://www.schofields.ltd.uk/spanish_property_insurance/spanish_property_insurance.htm">apartment insurance in Spain</a> through a community block policy or via a Spanish bank which provides the mortgage, then this insurance is likely to cover the buildings structure against perils, such as fire and flood.

		<title>Can insurance companies refuse to insure my house?</title>
		<description><![CDATA[There are reports that the <a href="http://www.schofields.ltd.uk/">home insurance</a> market is set to change, as insurers reconsider their exposure following the floods and big freezes that have hit the UK since summer 2007. 
 
The knock on effect of this is that insurers are expected to increase premiums, excesses or refuse cover for high risk properties.
