The city of Denver is the capital and most populous city in the state of Colorado. Sitting pretty at 5,280 feet in Colorado’s Rocky Mountains, the city is located in the South Platte River Valley on the High Plains, just east of the Front Range of the mentioned Rocky Mountains.

The area is home to approximately 2.5 million people who enjoy the city’s spectacular climate of more than 300 days of sunshine a year. Denver has 20,000 acres of parkland enjoyed by outdoor enthusiasts, even in winter.

Boasting the fifth busiest airport in the country and more than 10.5 million overnight visitors a year, Denver is booming and embracing its vibrancy with unabashed gusto.

Denver is an easy city to get around. Downtown is very pedestrian friendly, but you can also hop on the free shuttle that runs along the 16th Street Mall. The Light Rail connects downtown to the suburbs; buses and taxis offer convenient transport. The city is accessible via a number of highways, including E-470, a toll highway that runs along the eastern perimeter of the Denver metropolitan area.

The city of Denver has an active business community that includes small, mid-sized and large businesses.

Population & Landmark…

Founded in 1781 by Mexican settlers, Los Angeles is actually just the largest of 88 different incorporated cities that make up the greater metropolitan area that we think of as Los Angeles.
Over the decades, the city grew from a cowtown to a Gold Rush boomtown to an Oil town. Today, the city records 3,694,820 residents. Los Angeles is home to people from more than 160 countries, speaking 96 different languages.
Los Angeles is one of the world’s centers of culture, technology, media, business, and international trade. It is home to renowned institutions covering a broad range of professional and cultural fields, and is one of the most substantial economic engines within the United States.

Los Angeles leads the world in producing popular entertainment such as motion picture, television and recorded music, which forms the base of its international fame and global status.

Economy…

Los Angeles is the USA’s second largest city after New York. The economy of the city is driven by international trade, entertainment, aerospace, technology, petroleum, fashion, apparel and tourism.
Los Angeles is also the largest manufacturing center in the United States. The contiguous ports of Los Angeles and Long Beach together comprise the most significant port in North America. They are one of the most important ports in the world, and vital to trade within the Pacific Rim.
The city has six major Fortune 500 companies, including Energy Company Occidental Petroleum or CBRE, the real estate group.
California has always been known as an “incubator” of new ideas, new products and entrepreneurial spirit, especially Los Angeles. The city has led the way in celebrating and nurturing that spirit. The people, institutions of knowledge, great climate and infrastructure have enabled the Los Angeles region to emerge as a leading business, trade and cultural center in the West, one of the world’s busiest ports, a major financial and banking center, and the largest retail market in the United States.

Office Rental Levels…

Central Los Angeles is the densest market in the region with only 1% of the space contained within low-rise buildings. The city is a moderately large office market comprised of 42.8 million square feet, representing 17% of the total office space in LA Basin.
The Downtown Submarket includes a large concentration of firms from the legal, utilities, accounting and finance sectors, and is home to many government agencies as well. The Mid-Wilshire Submarket is attractive to small, entrepreneurial, often Pacific Rim-owned businesses, and Hollywood has a mix of firms from the professional services, information technology and entertainment sectors.
The current vacancy rate is 12.6%, and the market is projected to tighten further throughout 2008. The local economy is projected by most economists to continue to slow throughout 2008, and a growing number have concluded there is a recession.
Demand for office space to let in Los Angeles County will generally follow with pattern. The good news is for the tenants who will be able to benefit from special offers on offices to rent as the landlords are getting more and more aggressive to fill up their space.

Transport…

Located on Santa Monica Bay, 15 miles from the city centre, LAX is the world’s fifth-busiest airport, handling almost 58 million passengers in 2007. It is particularly important as the US gateway to the Pacific.
National and Regional rail services are provided by Amtrak. Metrolink is the regional rail system for Southern California and connects with most cities in the region. The Los Angeles terminal for both is Union Station, on the edge of the Downtown business district.

Tourism, attractiveness of the city…

Visitors come to LA to see the huge Hollywood sign in Griffith Park and the mansions of the stars in Beverly Hills, but also to experience the nightlife, the beach life, the car culture and just to people watch. Every year, millions of visitors come to LA. The city is the second most visited city in the US.
The people of Los Angeles are known as Angelenos. Night time hot spots include places such as Downtown Los Angeles, Silver Lake, Hollywood, and West Hollywood, which is the home of the world-famous Sunset Strip.
Some well-known shopping areas are the Hollywood and Highland complex, the Beverly Center, Melrose Avenue, Robertson Boulevard, Rodeo Drive, Third Street Promenade in Santa Monica, The Grove, Westside Pavilion, The Promenade at Howard Hughes Center and Venice Boardwalk.

Because of its strategic location, Chicago became famous as a hub for roads, canals, railways and aeroplanes. In the 1920s, during Prohibition, gangsters like Al Capone and police adversaries like Eliot Ness made it famous.

Economy…

According to 2007 United States government estimates, Chicago has the third largest gross metropolitan product in the nation, which is approximately $442 billion. The city has a well-balanced economy, one of the best in the United-States, due to its high level of diversification.
Chicago’s diversified economy is based on manufacturing, printing and publishing, finance and insurance, and food processing as primary sectors. A substantial industrial base and a major inland port contribute to the city’s position as a national transportation and distribution center.
In addition to the primary sectors, Chicago is a major financial center, with the second largest central business district in the US and headquarters of the Federal Reserve Bank of Chicago. The city is home to three major financial as well as futures exchanges like Chicago Stock Exchange.
Chicago is home to eleven Fortune 500 companies, while the metropolitan area hosts an additional 21 Fortune 500 Companies. The state of Illinois is home to 66 Fortune 1000 companies.

Office Rental Levels…

As per Colliers B&K Market Report, the first quarter overall CBD vacancy rate measured 13.5%, a slight increase from 13.3% reported during the fourth quarter of 2007.
Demand flattened during the first quarter, posting negative 251723 sq ft of net absorption, remarkably less than the positive 817454 sq ft reported in the prior quarter. Demand for long lease space is likely to continue to be flat in the CBD for most of the year. The current rate per square feet in the CBD is $40.09.
As per UGL Equis, companies have put on hold any decision on lease and renewals due to the current market uncertainty. Companies that would have to renew in the coming months of 2008 are now waiting until the last possible moment or move to short-term space so they can let the economy settle down.

Transport…

O’Hare is the major international airport for Chicago, only 19 miles northwest of the Downtown area. One of the world’s busiest airports, it carries over 69 million passengers per year.
Amstrak trains are available from Union Station, which is also the hub of its whole national network. Trains to destinations across the USA including Milwaukee, Detroit, NYC and San Francisco are leaving Union Station on a daily basis.

Tourism, Attractiveness of the city…

Chicago attracts approximately 44 millions off people each year from around the US and worldwide. Upscale shopping along the Magnificent Mile, thousands of restaurants as well as Chicago’s eminent architecture, continue to draw tourists.
Atlanta is also a city with an array of championship events. You can always find a sporting event within the city including baseball with the Chicago Bulls, football with the Chicago Bears, hockey with the Chicago Blackhawks and many more.
Chicago is also a major convention destination. The city’s main convention center is McCormick Place. With its four interconnected buildings, it is the third largest convention center in the world. Chicago also ranks third in the United States in number of conventions hosted annually.

Miami is a major city in the southeast corner of Florida. The city was founded 100 years ago, when a tycoon called Henry Flagler extended his railroad to carry citrus fruits from the frost-free south.
The city’s population growth in recent years has been driven by internal migration from other parts of the country as well as by immigration. Miami is the second-biggest city in Florida, known as the Latin Capital of the US with 409,719 people living in the city centre. Nowadays, Spanish is spoken as pervasively in Miami as English.
Greater Miami is viewed as a cultural melting pot, heavily influenced both by its very significant population of ethnic Latin Americans and Caribbean islanders.

Economy…

For most of Miami’s history, its economy has been based on tourism. While it is still the principal industry in the city, the economy of Miami has become more diversified with over 170 multinational companies in the city and its environs. Many businesses choose to establish their Latin American headquarters in southern Florida. Miami-Dade County is known as the Gateway to the Americas.
The top economic sectors include tourism, services, trade, manufacturing, real estate and construction. It is a major center of commerce, finances, corporate headquarters, and boasts a strong international business community. Miami’s access to Latin America has made it a top international banking and investment center, with most bank offices located in the city’s financial district along Brickell Avenue.
Today, it is home to the international trade divisions of a number of major U.S banks. The city’s financial institutions have won important business in connection with economic development and privatization in Latin America countries. Miami is one of the country’s most important financial centers.

Office Rental Levels…

As per Grubb & Ellis Market report for the second quarter of 2008, the vacancy rate increased 60 basis points to 10.7 %. Negative net absorption in both the CBD and suburban submarkets along with recent construction completions contributed to the market’s quarterly vacancy increase.
Nearly 800,000 square feet of new office space is due to be delivered this year. Right now there seems to be a real increase in office space availability as the fragile US economy causes more and more businesses to rethink there strategies on capital expenditure. This is putting pressure on landlords to drop asking rents in order to fill the expanding vacant space.
Not so good for landlords but there is good news for all the tenants. As the office market sees a decrease of the demand and an increase of supply, tenants looking to cut business expenses by getting into lower-cost space have an opportunity for a great deal.

Tourism, Attractiveness of the city…

Tourism is an important industry in Miami. The beaches, conventions, festivals and events draw over 12 million visitors annually from across the country and around the world, spending $17.1 billion.
Downtown Miami is the metropolis nerve centre, distinguished by its sleek skyscrapers, impressive government buildings and cultural centres, and edged by the Port of Miami, the largest cruise ship port in the world.
Brickell Avenue is home to major international banks and businesses, as well as Brickell Village, the area around SW Sixth Street is the place to find all trendy restaurants and nightspots.

The first European settlement on Manhattan was by the Dutch, and named the city New Amsterdam. In 1664, the British took over and renamed it New York. The settlement rapidly flourished, expanding from south to north along the island. Mass immigration in the 19th and early 20th century saw the emergence of distinct ethnic quarters, with the island of Manhattan rapidly developing into a unique cultural melting pot.
New York City is the largest city in the United States, with its metropolitan area ranking among the largest urban areas in the world. New York City comprises five boroughs: The Bronx, Brooklyn, Manhattan, Queens and Staten Island each coterminous with the five counties of Bronx, Kings, New York, Queens, and Richmond respectively.
With over 8.2 million residents within an area of 304.8 square miles, New York City is the most densely populated major city in the United States.

Economy…

Located on one of the world’s finest natural harbors, New York is one of the world’s major centers of commerce and finance. New York also exerts global influence in media, education, entertainment, arts, fashion and advertising. The city is also a major center for international affairs, hosting the headquarters of the United Nations.
New York City is a global hub of international business and commerce and is one of three ?command centers? for the world economy (along with London and Tokyo). The city is a major center for finance, insurance, real estate and the arts in the US. Many major corporations are headquartered in New York City, including 44 Fortune 500 companies.
Midtown Manhattan is the largest central business in the United States and is home to the highest concentration of the city’s skyscrapers. Lower Manhattan is the third largest central business district in the United States, and is home to The New York Stock Exchange, located on Wall Street.
The financial, insurance, and real estate industries form the basis of New York’s economy. The city is also the most important center for mass media, journalism and publishing in the United States, and is the preeminent arts center in the country. Medical research, technology, and fashion are also significant sectors.
The New York Stock Exchange is by far the largest stock exchange in the world by market capitalization of listed companies. The NASDAQ has the most companies listed and is third largest in the world by market capitalization of listed companies, although since the NASDAQ is an entirely electronic exchange, its trading does not take place physically in New York City. Many international corporations are headquartered in the city, including more Fortune 500 companies than any other city.

Office Rental Levels…

Manhattan office market is and has been for several years, purely a demand-driven market as supply just isn’t a major factor.
It is particularly notable that the commercial market in New York is softening fast. It argues that space reductions are being made despite the fact that space might be quite tight in the next upturn, indicating that those cutting back expect their employment levels in Manhattan to remain lower for several years to come.
Midtown South managed to be the bright spot in May as activity picked up in all three office classes. The vacancy rate in Manhattan struggled in May with the Class A figure jumping to 6.9% from 6.3% in April.

Transport…

The three airports serving New York City (John F Kennedy International, La Guardia and Newark Liberty International Airport) are operated by the Port Authority of New York and New Jersey.
JFK is situated in Queens, 15 miles southeast of central Manhattan, and is New York’s busiest airport, with flights to destinations worldwide. La Guardia is located in Queens, 13km (8 miles) east of central Manhattan. The airport handles mostly domestic flights. Newark Liberty is located in New Jersey, 16 miles southwest of central Manhattan.
New York City’s rail services are primarily operated by Amtrak. High-speed services on the Eastern seaboard are a viable alternative to air travel on shorter routes, such as to Boston and Washington, DC. The city has two main stations. Grand Central Station, 42nd Street and Park Avenue, is the terminus for Metro-North Railroad, with services to upstate New York, New Jersey and Connecticut. Pennsylvania Station, referred to locally as Penn Station, 34th Street and Sixth Avenue, serves both Amtrak and the Long Island Railroad.

Tourism, attractiveness of the city…

Besides being this world financial center, New York City is home to the world-renowned restaurants, architectural masterpieces and venerable art institutions that make it one of the world?s greatest cultural cities. Tourism is important to New York, with about 40 million foreign and American tourists visiting each year.
New York City is surrounded by some of the best professional sports teams in the world! The New York Giants and the New York Jets represent two of the strongest franchises in the NFL. With both teams having Super Bowl Championships under their belts, you can always expect to see the hardest tackles and most spectacular fingertip receptions on the field.
The ultimate symbol of the American Dream, Lady Liberty, standing majestically over New York Harbor, is probably the most famous landmark in America. Also one of the most stunning skyscrapers, the Empire State building is the city’s tallest building.

Within a year of its foundation, Houston became the capital of the Republic of Texas, until 1840, when that honour was transferred to Austin. However, that Republic was short lived as Texas joined the Union in 1845.

Houston is a diverse and international city, in part because of its many academic institutions and strong industries. Over 90 languages are spoken in the city. Houston has among the youngest populations in the nation, partly due to an influx of immigrants into Texas.

Houston is now the 4th largest city in the US and the largest city within the state of Texas, covering an area of 1600 sq km and a population of 2,144,491.

Economy…

Houston’s economy is based on energy, but to a lesser extent than in the early 20’s. The city is an industrial, commercial, educational and financial center.

The city is a very dynamic centre of business, especially in oil and natural gas. However, its economy is still diverse, comprising space and science research firms, universities, leading medical facilities, technology companies, telecommunications and a wide range of other businesses.

Four of the six super major energy companies maintain a large base of operations in Houston. The city ranks second in employment growth rate among the most populous metro areas in the US. In 2006, the Houston metropolitan area ranked first in Texas and third in the US within the category of “Best Places for Business and Careers”.

In 2008, Houston ranked fourth for highest increase in the local technological innovation over the preceding 15 years. In the same year, the city ranked second on the annual Fortune 500 list of company headquarters.

Office Rental Levels…

Houston’s commercial real estate market closed the first quarter with optimal conditions for a strong performance in 2008, according to Colliers International’s first quarter 2008 office overviews report.

Houston’s office market continued to benefit from strong job growth driving demand for office space. The total citywide occupancy is 87.7% for all property classes combined, representing an increase from 85.4% at this time last year.

Key suburban office sectors continued to outperform the market’s average with six submarkets posting occupancy levels at 90% or higher in the first quarter, including Woodlands, San Felipe-Voss, S. Main-Medical Center, Galleria/West Loop, Kingwood and Katy Freeway/Energy Corridor.

Houston’s office market posted 496,601 square feet of positive net absorption in the quarter, compared to 380,584 square feet recorded in the first quarter in 2007.

Limited available space, strong tenant demand and an expanding employment base suggest the local commercial real estate sector will once again stand in sharp contrast to a softening national market expected this year.

Transport…

Houston has 2 airport, one that serves international destination and the other that provides non-stop domestic flights to over 30 US cities.

George Bush Intercontinental Airport is 22 miles north of the city. It serves over 180 destinations worldwide from five terminals. A shuttle operates a service from the airport to Downtown. William P Hobby Airport is located 10 miles to the southeast of Houston. Regular public buses and a shuttle operate to Downtown.

Rail services with the Sunset Limited links Houston with San Antonio, El Paso, Tucson and Los Angeles in the west. To the east, there are services to New Orleans and Orlando.

Tourism, Attractiveness of the city…

The city has a multicultural population with a large and growing international community. It is home to many cultural institutions and exhibits, attracting more than 7 million visitors a year to the Houston Museum District. The city has an active visual and performing arts scene in the Theater District.

Houston’s Major League Baseball team plays at Minute Maid Park, which is anchored by Historic Union Station and boasts impressive architecture and a convertible top to temper weather conditions.
One thing not to miss in Houston is the Space Center, which is the official visitor centre of NASA’s Johnson Space Center.

Population & Landmark…

Washington DC is the capital of the United States. The city is situated in the District of Columbia. George Washington created this special district as a federal power hub to avoid the problem of establishing the capital city in any one state.
Article one of the United States Constitution provides for a federal district, distinct from the states, to serve as the permanent national capital. The centers of all three branches of the federal government of the United States are located in the District, as are many of the nation’s monuments and museums. Washington, D.C. hosts 172 foreign embassies as well as the headquarters of the World Bank, the International Monetary Fund (IMF), the Organization of American States (OAS), the Inter-American Development Bank, and the Pan American Health Organization (PAHO). The headquarters of other institutions such as trade unions, lobbying groups, and professional associations are also located in the District.
The District’s population is estimated at 588,292 residents. The Washington Metropolitan Area, which includes the surrounding counties in Maryland and Virginia, is the eight-largest in the United States with more than 5 million residents.

Economy…

Washington DC has a growing, diversified economy with an increasing percentage of professional and business service jobs. Many businesses such as law firms, independent contractors, non profit organizations, lobbying firms, national associations, and administrative services companies are directly or indirectly sustained by the federal government.
Washington is thought to be relatively immune to downturns in the national economy because the federal government, and those who work with it, continues operations even during economic recessions.
Washington DC has become a leader in global real estate investment, behind London, NYC and Paris. It also has the third largest downtown in the US in terms of commercial office space, directly behind NYC and Chicago. The city is also the headquarters for the World Bank and the International Monetary Fund.

Office Rental Levels…

After years of a rising landlord-favorable real estate market, the tide is turning in favour of the tenant. The economic slowdown has given tenants, especially smaller and mid-sized tenants, a stronger bargaining position for office space in Washington DC.
The District’s overall availability rate is 10.6%, an increase by 0.4 pp from last quarter and grew by 4.5 pp from last year.
The Washington market is becoming increasingly difficult to forecast as it shifts more in tenants’ favour. All market signs are pointing to rents flattening or declining as the District shifts from a supply-driven commercial real estate market to a demand- driven one.
The developing submarkets within Capitol Hill’s NoMa and Southeast areas are likely to see activity, as the federal government gravitates to areas of the city with the most affordable rents. Washington’s professional services firms are likely to remain downtown and renew in current locations whenever possible to avoid the cost of relocating.

Transport…

There are 3 different airports serving Washington DC. Washington Dulles International Airport is located 26 miles west of the city and operates both domestic and international flights. Over 23 million passengers use the airport each year.
In the south of the city along the Potomac River is the Ronald Reagan National Airport, only 3 miles away from the center. The airport’s three terminals serve over 60 domestic destinations and three Canadian/ Caribbean ones.

From Carl Jung’s psychological typifications to Belbin’s categorisation of team roles, there are numerous studies and theories surrounding personality and how it relates to leadership and management style.

Management styles are simply concepts and theories that influence the general work environment of an organisation and over the years, economists and business gurus have fostered and developed several management styles, each surfacing from a different school of thought.

Different organisational situations call for different styles of management and regardless of the organisation and management style in question, the objective of profitability always remains the bottom line of any business.

If you want to find out what kind of manager you are then you could carry out a personality test, many of which can be completed for free online. Your personality coupled with organisational culture and requirements are the key determinants in what sort of management style you follow.

Reading about different types of leadership also helps you to identify the specific management style you are most akin to and helps you determine which style might be best suited to your working environment.

There are three main types of management style present in business today; autocratic, democratic and laissez faire. Each different management style relates to levels of control, whether this is how much control managers have over their employees and how much control is given to the workforce.

If you adopt an autocratic or authoritarian management style then authority is 100% in the hands of management and the chain of command is emphasised.

This high control approach can help to forge an environment of discipline though can sometimes cause dissatisfaction amongst employees as they may not get an opportunity to input their thoughts and ideas, especially as communication tends to be top-down.

A democratic management style focuses on involving the employees more and staff opinion is encouraged, respected and taken into consideration when business decisions are being made.

An open door policy is typical in a democratic management environment, also known as participative management, and emphasis is placed on management and employees communicating freely with each other.

Laissez-faire is another one of the main types of management style where communication is free flowing between all employees and managers. Laissez-faire is a liberal style of management so responsibility can sometimes be unclear and this type of management tends to only work well amongst a highly trained and motivated workforce.

When considering which type of management will work best for your organisation it is important to remember you do not have to adopt only one style; you can fuse together different styles of management to get the best results for the organisation and its employees.

Whether you work in office space in New York City or operate from a factory in China, there is sometimes no one best style for the situation and leaders must adjust their leadership style to the situation as well as to the people being led.

Manhattan.

Jay Suites, a leading provider of luxury office space, recently expanded to another floor at its Grand Central location and has opened a new location on plush Fifth Avenue. Situated in the heart of the big apple, both centers offer an exceptional identity to any business, with solutions ranging from fully-furnished office space which include a receptionist, conference rooms, and break rooms with complete kitchen facilities to other business services.

The firm bills itself as more than an executive business center. The growing executive suites firm promises to be there to support your business with a hand-picked team of trained, experienced staff. The serviced office space provider taps into the expertise of architects, contractors, designers, electricians and consultants to make its executive suites both accessible and very attractive. After interviewing the founders, Jack and Juda Srour, it became evident that they understand the early challenges facing business owners (they are one themselves) and have set out to offer an all-inclusive, affordable office space.

“What we saw in the market was a need - a need for space suitable for small businesses,” Jack Srour told WPIX’s Jeff Appel. They basically will provide everything a small business could need – from the furniture, utilities, and 24/7 access to high speed internet, VoIP Cisco Phones and a receptionist to greet clients and answer your phone calls in your company name. Plus, their meeting rooms are equipped with teleconferencing, surround sound, and state-of-the-art presentation systems. A big benefit to leasing an executive office space from Jay Suites is the low initial capital costs. Instead of paying contractors to build out a space, paint, carpet, cool and heat, wire and put plumbing in place, everything is already done for you. In addition, clients receive one simple bill which even includes you phone and internet service.

Best of all though, it is turn-key so that clients can sign up one day and move in the next day - enabling clients to focus on what’s most important - their business. For companies on a tight budget, Jay Suites offers three virtual identity plans which give clients a Manhattan address and phone number, the ability to use their gorgeous facilities and to have meetings in their conference rooms.

To get a feel for what it is to be in one of their executive suites, Metro Residential (a WPIX real estate series) asked Lindsay Fox, a partner at an executive search company, how it felt to move into a Jay Suites full time office, “Being in a space like this gives us the ability to focus on growing our company and not having to worry about the overhead of opening up a space. Normally you have to deal with the furniture the move, the receptionist, setting up the phones and internet….we didn’t have to worry about anything.”
What about lease terms, start-up costs and monthly fees? In a nutshell, it will cost you less to get into a Jay Suites serviced office unit. Monthly office rents start as low as $1,000 and include everything listed above. And lease terms are as short as six months. With the flexibility of growing down the road, Jay Suites offers you options to expand into more space for your business even within your lease term. For a presence in the prime areas of New York, Jay Suites offers flexible terms and modern luxurious offices.
