<title>Marilyn Foss's TOP TEN REASONS WHY YOU SHOULD MOVE TO SANTA FE</title>
<link>http://feedproxy.google.com/~r/sfreo/~3/O2Y9Asu3sWo/item_27</link>
<description>Marilyn Foss's TOP TEN REASONS WHY YOU SHOULD MOVE TO SANTA FE

1.	Our climate: Santa Fe is one of few places in the US that has 4 moderate seasons. We live in a city where you can ski and golf on the same day, sometimes in the winter or early spring. In summertime , our lack of bugs, low humidity, and 80-90 degree daytime temperatures make Santa Fe hard to beat. Summer evenings can even feel "chilly" here in the high desert. After sunset temperatures can cool down 20 degrees! Spring here is colorful and cool, and the changing colors of the aspen trees in fall is a sight to behold!

2.	Our cuisine: Our New Mexican cuisine is an amazing fusion of Mexican and Native American. The "chile" here refers to a spicy vegetable that is grown in-state. Some is mild and flavorful, and some lends so much heat to a dish, folks have been known to tear up and perspire profusely! But don't drink water too cool it off…try milk, or a sopapilla with a drizzle of honey. So get ready for our state question: Red or Green?

3.	The restaurants: What can we say? World class chefs, original and inspired dishes, and beautiful locations abound. Several restaurants in town feature lengthy tequila and Margarita menus, while others boast the finest wine lists available anywhere in the world.

4.	The night sky: Whew! Until you have seen it, you won't believe it. The number one comment that our out-of-guests make is WOW, the stars are amazing. The clear black sky is aglow with constellations that you usually only see in a planetarium!

5.	The daytime sky: And, look up at our piercing blue daytime sky, often containing puffy, extraordinary clouds! You can see weather systems for miles and miles. Just breathtaking.
6.	The outdoor living: Year round hiking, biking, motorsports, golf and tennis. Downhill and cross-country skiing in winter within a 30 minute drive. Swimming at our local pools in summertime, and cool early morning runs or walks year round. ETC. ETC.

7.	The art: Artists from all over the world are represented in our many galleries. And we are a mecca for inspiration! Artists and enthusiasts alike are drawn to Santa Fe. A wonderful community of talented painters, sculptors, photographers, and more!

8.	The music: From the "world class" Santa Fe Opera, an outdoor amphitheater that each summer attracts aficionados from all over the world, to the Lensic, our downtown venue for concerts that vary from chamber music to rock and roll, to our local guitar strumming musicians at Happy Hour, Santa Fe has it all! You won't be disappointed.

9.	Easy access to major cities: Besides our small local airport, with friendly small jet service, the easy 50 minute ride to Albuquerque International Airport, makes travel a breeze. Our airports are clean, relatively uncrowded, and parking is cheap! Who knew?

10.	And last, but certainly not least, our housing: The sky's the limit on the multitude of choices available to the most discerning buyer. Hand polished plaster interior walls, hand hewn beams and vigas, artisan crafted metal details, authentic adobe walls, hand stacked rock fireplaces and yard walls, the finest in wood cabinets and trims. Hand painted ceramic tile, Saltillo, and travertine abound. Flagstone patios and floors individually cut and laid by quality masons. The list goes on and on. And all at a price that is hard to beat for a major resort area.

So, call Marilyn Foss at Sotheby's International Realty, 505-984-5138, or visit her informative website at www.SantaFeRealEstateOnline,to learn more about Relocation to Santa Fe, New Mexico! You'll be so glad that you did!</description>

<title>SO YOU WANT TO SELL YOUR HOME: Click for more</title>
<link>http://feedproxy.google.com/~r/sfreo/~3/w0qwR2MwHSc/item_26</link>
<description>Tips from Marilyn Foss to Make a GREAT First Impression!

According to MSN Real Estate, and others, it only takes 15 seconds for a prospective buyer to form a first opinion about your home. Here are some things that you can do to make a great first impression.

"STAGE" YOUR HOME: Simplicity, "less is more" are the buzz-words. Not to say that your personal decorating style is not ideal, but most of us do impart our personalities in our space. Buyers' want to imagine their belongings in their new home. Leave room for interpretation and imagination. Warm, neutral colors, fresh flowers on the table, or on an entry hall table, "clutter-less" surfaces, and minimal furnishings . Needless to say, clean surfaces, pristine windows, and a clean fresh scent, are also critical. Old fashioned "spring cleaning" including a steam cleaning of the carpets would surely get the job done. A small investment, for a big potential return.

Be sure that your yard and home's exterior are perfectly kept and welcoming, as well. Keep leaves and debris swept from patios and walkways. Clean and empty gutters and other "collectors". Trim and manicure hedges, trees, and
plants. A pretty, classic outdoor patio set with a lounger or two can define outdoor living areas perfectly. Put and extra coat of stain on exterior wood to make it look new again.

For more tips on successfully selling your home, call or email Marilyn Foss, a 25 year veteran Broker at Sotheby's International Realty, Santa Fe, New Mexico at marilyn.foss@sothebysrealty.com or 1-888-984-5138. <title>Architecture: Two Working as One</title>
<link>http://feedproxy.google.com/~r/sfreo/~3/qOqC9vsZDus/item_7</link>
<description>By Paul Weideman

The house sits among rock outcroppings at the top of the world on Little Arrow Road. A family of grey foxes lives close to the house. The five-acre site affords stupendous views but it can get a bit windy.
"The engineer said the house is good at 110 miles per hour," according to Tony Ivicevic, who built the house with his wife, Sharon.
The 2,986-square-foot house, completed in 2004, is not a simple design. "It was designed for the site," Sharon Ivicevic said. "We liked the rock outcroppings and not many people like that challenge."
She designed, and her husband built, the floors and walls around rock masses in the entry and in both bathrooms. They realigned one large boulder into a vertical position to rest adjacent to the living-room fireplace, where it acts as a heat-radiator as well as being a striking visual feature.
The fireplace itself is a sleek, 14-foot metal sculpture with a Rumford-style firebox: tall, shallow, with angled side walls for efficient burning. The fireplace, designed by Sharon, is not Santa Fe Style, although there are elements of that in the shining interior walls of Structolite plaster and the herringbone-pattern latillas on large vigas, inspired by the ceiling in the St. Francis Auditorium at the Museum of Fine Arts.
A smaller version of the fireplace was made for the master bedroom. The couple's emphasis on a house that works well can be seen in the nearby floor vent that draws in outdoor air to feed the fire, and in the ashbin that can be emptied from outside.
The front door of ebony with hand-carved figures, comes from Gabon, Africa, and was found at the Tesuque Flea Market.
Inside, the plan is open on the lower floor, which holds the living room and kitchen, and somewhat mazelike on the upper. Tony pointed out that he built the house so that interior walls could be changed by anyone in the future with a desire to remodel.
Tony made all the furniture in the house, but he did not learn woodworking from his father. He was a court and prison administrator in Yugoslavia. "Sometimes I would go and see the prisoners and they taught me how to make a bench when I was about seven years old," Tony said.
Ivicevic was a teenager in Yugoslavia in 1943 during World War II. For three months shipments of food, water, and other materials were secretly ferreted from southern Italy, then his family and hundreds of others were evacuated to Italy and from there to El Shatt, Egypt, which was under Allied control.
"We were there for four years and lived in tents," Tony recalled. "It was very hard because of the extreme heat up to 130 degrees and you always have to watch out you don't touch metal."
He attended high school and taught himself to take pictures at Sunday-afternoon soccer games and develop them himself. He eventually made and sold postcards.
After the war Tony's family - who were among about 1,000 refugees who did not accept the new communist state of Yugoslavia led by Josip Broz Tito - waited another four years before being allowed to emigrate to the United States.
Tony met Sharon in California at a photography plant; she was a fine-arts major who worked nights printing photos there. The two were married in 1957.
By the next year they were at work on their first home, beginning a collaboration in which she designed and Tony built. In their spare time, while working and raising a family, they bought bungalow houses in Long Beach, which they remodeled and sold.
When Tony retired in 1989, they moved to Santa Fe. The Ivicevics bought and remodeled a house on Lejano Court while dreaming about building a house in the mountains.
This would be their second home project from the ground up. The first was the 1958 house in Escondido, Calif., which drew on architectural precedents set by Richard Neutra and Mies van der Rohe. "I was studying architecture in my spare time," he said. "Sharon was an artist and one day I came home and she had renderings for me. First I drew the general plans and elevations and took them to a structural engineer and he decided what type of I-beams we should use."
The 72-foot, glazed façade had no cross-bracing and Ivicevic had to deal with California's earthquake regulations. "The roof had to be structurally developed as a diaphragm, to be all as one piece that is connected to the back walls, which are structurally able to absorb lateral movements."
The roof was cantilevered 9 ½ feet beyond the front wall. The new house in Santa Fe exceeds that by more than four feet, this time via extensions of large, Englemann-spruce vigas instead of I-beams.
Engineer James Hands helped facilitate the dramatic cantilever out from the living room's 18- by 30-foot window wall. Ivicevic remembers the date - Aug. 8, 1998 - when the vigas, some 42 feet long, were craned into place. Because of good planning, the operation only took four hours.
The flowing, metal railings on the entry level, overlooking the living room, were based on vines Sharon saw in San Cristóbal de las Casas, Mexico. They're one instance of a creative idea from Sharon the artist (who is represented by Hand Artes Gallery in Truchas) that Tony was able to manifest.
Sometimes compromise was necessary because the idea was too difficult to build. However, as Sharon noted, she used to be an interior designer so she knows how to be practical.
"My designs are based on a lot of the frustrations I had living in other houses," she said. "Like putting in these laundry chutes in the bathrooms so you don't have to pick up your clothes and put them somewhere else after your shower."
Other practical aspects are boot scrapers built into the walkway next to the house; both gas and electric stovetops in the kitchen; a solar water heater that supplies most hot-water needs spring, summer and fall; six electrically operating skylights; and a telephone next to every toilet.
For the house walls Ivicevic chose Polysteel forms for their insulation value, fire-resistance, and structural quality.
The stairway down to the living room are tiled in Indian slate, and the tiles are cut so that in plan view, from step to step, the design is continuous.. Because Sharon wanted to see through the steps, and wanted them to be thin, the engineering was a challenge. Tony anchored them in the outside wall and then welded them to a beam underneath and toward the inside edge of the stairway.
All the towel racks are integral, curved rods of Tony's manufacture set into the walls. The towels hang in shallow niches so none protrude beyond the plane of the wall, an idea Sharon got from Santa Fe-style nichos. The gesture possesses an elegant sleekness, a description that also fits the kitchen cabinets, a smooth wall of Italian pullout pantry drawers to which the owners fitted stainless-steel fronts.
The house is full of projects. "It would cost a fortune to find people to do a lot of these things," Tony said. His wife added, "Tony's the only one who could make it happen for me."
The Ivicevics, who will soon celebrate their 50th wedding anniversary, are selling the house to move somewhere warmer, perhaps Croatia or southern Italy.
