Buying and Selling Decisions

Homeowners who bought their home in the last five to six years have taken a loss in value—nothing astounding there. However, according to Certified Residential Specialist Instructor Jackie Leavenworth, a home purchased 10 years ago appreciated 21% and a home purchased 20 years ago appreciated 86% (data per www.Forecast-Chart.com ).

For buyers, the currently low interest rates make it a good time to buy. Leavenworth cites the following: “If a buyer wants to pay principal and interest of $1,500 per month, then at the current interest rate, they can obtain a mortgage loan of $356,000. But if they wait six months and the rate increases to 5 percent, the same buyer may only get a mortgage of $250,000, which means they’ll have to look at homes in a different price bracket.”

Home sales: Best in 5 years

2012 was the best year for the U.S. real estate market in five years, according to the National Association of Realtors–up 9% from 2011 and the best year for home sales since 2007, when there were 5 million homes sold just before the start of the recession.

Sales are being helped by a combination of strong market fundamentals — near record low mortgage rates, lower unemployment and a rebound in home prices, all of which are bringing in buyers into the market who had been waiting for it to hit bottom. The mortgage rates and years of depressed home prices have also combined to create the most affordable housing market on record. Strong sales should continue into 2013 and beyond. Changing of the Seasons

Last weekend saw happy people on bikes on the recently-plowed bike paths near Hailey, Ketchum and Bellevue. We still are getting springtime snow flurries and skiing on Baldy is awesome. So if you’re coming to ski, bring your bike too! Though Sun Valley’s Baldy mountain closing is set for April 14, there’s still plenty of skiing to be had. Cross country skiing is still in full swing with plenty of snow. Let us know if you need any updates on recreation, weather or real estate. We’re here to help.
