The 5 Forms of Public Transport in Phuket

Phuket, Thailand’s largest island is only around 30 miles from north to south. On a global scale it’s a baby of an island, small enough that a marathon runner could jog down its longest axis in the space of an afternoon.

You’d think, then, that Phuket Island would be one of the easiest places in Thailand to navigate. With millions of tourists visiting each year the island must have a solid infrastructure, and its diminutive size must make it a breeze to get around.

Well, that’s broadly true. The drive from the airport in the north to the southern tip of the island will take no longer than an hour in reasonable traffic and the roads are relatively easy to navigate. However, that doesn’t tell the whole story. In fact, before you visit Phuket you should read this guide to help you work out which form of transport will be the most suitable for helping you discover this beautiful island.

Public Bus

While Phuket does have a public bus network, the routes are limited to the coastal towns around Phuket City, and a first time visitor to the island may struggle to make the most of it. Thai public buses can be crowded, hot and uncomfortable, and though they make up for it by being cheap they’re certainly not the easiest way to get around.

Songthaew

Taking over where the buses leave off are the songthaews, the uniquely Thai converted pickup trucks that ferry locals and tourists around between and within towns.

Songthaews have no set stops, but they will pick you up and drop you off wherever you want. The fare is between 25-40 baht depending on distance, and while they’re typically slower than a taxi they offer great value for money.

Taxi

There are two types of taxi in Phuket: official, sedan-style yellow and red cabs, which come equipped with a meter (though the driver may refuse to use it), and unofficial private cars that moonlight as taxis.

Neither option is particularly cheap. While taxis in Thailand must use their meter by law, few drivers in Phuket pay any attention. In any case, if you get in a cab without a working meter you MUST negotiate the fare before the journey begins. Trying to get a fair price when you’ve reached your destination is next to impossible, and you may be forced to pay a much higher fare than you would if you’d settled it beforehand.

Tuk Tuks

Phuket tuk tuks are actually just four wheeled minivans, and nothing like the bright, colorful three wheelers you’ll see elsewhere. Short journeys around town should cost no more than 40 baht or so, but if you need to travel any sort of distance you can expect the price to rise dramatically.

Motorcycle Taxis

Finally, motosai are a great way to get around Phuket for a low price. You can recognize motorcycle taxis by the bright, numbered vests of their riders, and while they aren’t comfortable for long trips they’re a great way to make short hops. Short journeys can be made for as little as 20 baht.

Siberia: The Myths and the Reality

I was born and grew up in Siberia. You may know me well enough by now to conclude that Siberian women don’t all carry Kalashnikovs, they don’t all have square heads or square chins and they can produce a smile occasionally.

The village where I was born is in Western Siberia. It is called Kargasok. Population 12,000 people. Kargasok has two schools: school Number One and school Number Two. As for myself, I studied in school Number One.

Education is very strict and intensive in Russia. Its purpose is to cram children with as much knowledge as possible on maths, literature, history, chemistry, biology, physics, foreign languages, military affairs and geography. Lots of homework to do, you don’t get the luxury of choosing your subjects, and you are assessed every single day. We also had 4 hours a week of intensive physical training: cross-country skiing in winter, running, jumping, gymnastics, basketball and volleyball in summer. Timing and results were extremely important.

Our schools would be closed in winter if the temperature dropped below -33° with high wind. In the morning we used to listen to the radio announcements and happily jumped on the beds if school was closed.

A couple of years ago most schools in Norfolk were shut as the temperature reached -3 degrees. Incidentally, I talked to my cousin that day and she reported that it was -32° in Kargasok and my nephew Danil was at school. “It’s ok,” she said, “Danil normally runs to school if it’s cold.”

In April layers of snow begin to melting and in May, the first leaves sprout. July is the hottest month, with temperatures between 26-32 degrees. Kargasok is surrounded by a type of woodland called taiga, where every summer and early autumn we would go wild berry picking: raspberries, blueberries, blackberries, strawberries, cranberries and pine nuts.

I have never seen a bear or a tiger myself, they don’t walk in the streets but many people as you can imagine did see them face to face in the wild. Some of those people survived. Men often go fishing; their catch provides dinner for them and their family. Every household grows their own potatoes, carrots, carbides, beetroots, marrows, cucumbers, tomatoes and of course flowers. Fresh still warm milk was a treat I was fond of.

Frosty nights are back in September and in October the ground is covered with a solid layer of snow.

When I was 15 to prolong my education and prepare for university, my family moved to our nearest city Tomsk. Tomsk is 500 km away from Kargasok or more than a 10-hour drive via unsurfaced road. Another option for commuting was a two and a half hour flight on a single engine plane Antonov 2, capable of carrying 12 passengers and designed for short flights through extreme cold environments. Once on Antonov 2, you couldn’t hold a conversation due to the extraordinary noise levels, but you could enjoy the spacious views of taiga under the wings as a concession.

Tomsk was founded more 400 years ago on the picturesque bank of the River Tom.

You already know, don’t you, that the cartoon character Wimbledon Tomsk, the athletic dumb one, was named after my city for his low IQ. What you are about to discover is that Tomsk is a prominent academic and scientific centre. Low temperatures don’t prevent people from living full and vibrant lives.

There are 6 universities, 20 higher research institutes and many specialised colleges and schools training specialists in engineering, medicine, education, art, etc. 1 out of 6 people is a student. Tomsk holds the Guinness World Record for the “most scientific street in the world” owing to the highest number of academics living on one street.

For me, Siberia is a place of unconditional love.

People don’t question the weather, the harsh living conditions; they don’t ask why life is unfair to them. They get on with life, enjoying and celebrating what they have. Kitchen cabinets are choc-a-bloc full of food in case ready for a friend’s unannounced visit. We lay the table for any guest with the best food we have to offer.

I have never heard people complaining of having depression. I am not saying that everyone is continually and ecstatically happy, no. Vodka and more vodka is an easy solution in Siberia for unspiritual people who numb their feelings with drink in order to feel warmer and merrier for the briefest of moments.

I love visiting Siberia, feeling the love and support of my family that I miss enormously. Having experienced a much warmer and easier lifestyle here in England, I am perhaps not brave enough to move back to Siberia for good. Spending 25 years in Siberia allows me to be grateful for and appreciate everything I have here.

Marsa Alam – An Untamed Divers’ Paradise On The Egyptian Red Sea Riviera

Marsa Alam is the most southern Egyptian Red Sea resort, situated a three – hour drive south of Hurghada on the Red Sea coast of Egypt. It is served by its own airport, situated conveniently just a ten minute drive from Coraya Bay and Port Ghalib where you find the best resort hotels.

Diving is the main activity in Marsa Alam, hardly surprising as there are no less than twenty – five on shore and offshore reefs in the area which are blessed with crystal clear waters and sixty metre visibility. Until recently most diving was arranged on live-aboard boats but now there are very reputable and excellent diving schools in Marsa Alam. Emperor are based in Port Ghalib, taking divers to the best dive sites based on their local knowledge of the area.

Abu Dabbab is one such area, sadly it is usually missed by live-aboard divers. This area of Marsa Alam gives divers a unique opportunity to see the dugong or sea cow in its natural habitat of sea grass. Green turtles also grace this site, a common feature of the Red Sea.

Wadi Lahami is the destination for the Sataya reef where you can expect to see several large pods of spinner dolphins, and some pods can consist of over a hundred members. This is a world – class reef system and it is easy to swim with the dolphins here as the horseshoe – shaped reef is surrounded with sand, at around ten to twenty metres it keeps the dolphins close to the surface.

Swimming with the dolphins at Sataya is an unforgettable experience, and if you are someone forever searching for that perfect photograph this is where you will achieve your goal. The dolphins swim in formation in pods of up to around thirty, and you can hear them squeaking to each other as they interact and communicate with each other.

Marsa Alam offers the rare opportunity for experienced divers to dive with sharks. Emperor Divers offer this – they also have a hundred percent safety record. There are many species of shark in the area including hammerheads, tiger shark, white tips, thresher and other species so you will not be disappointed.

Hamata Islands are just about as far down the Red Sea coast of Marsa Alam as you are permitted to go. They can only be described as the Maldives of the Red Sea, tiny islands with caster sugar white sand beaches just a short distance from the mainland. These pristine islands are protected as a wildlife reserve as wild eagles nest here, and the waters and corals are immaculate.

In the Hamata area everything in the sea seems brighter and bigger than anywhere else. Eagle rays soar through the water, napoleons are the huge beauties you dream about and see in pictures, and moray eels are as wide as you!

The mainland coast at Hamata is fringed with coral and dotted with bedouin beach camps, a great chilled – out place to stay if you have come to dive. Almost all residents will be divers, making the evenings something to look forward to as well. You can share stories, make new friends and get a great atmosphere going around the beach barbecue, creating your own entertainment.

Marsa Alam is a developing resort, and an opportunity not to be missed for every diver. If you are planning a family vacation, the resort hotels of Port Ghalib and Coraya Bay mean you will be able to escape to enjoy your diving without too much fuss from other family members!

Other local activities in those two areas include excellent shopping at Port Ghalib and both horse riding and quad biking both at the Copacabana which is just beside Coraya Bay. The hotels also offer spa facilities, massage, sports and entertainment programmes so there really is something to keep each family member happy. A Sanctuary of Unspoilt Beauty

The Falkland islands are known to most foreigners for an event: The 1982 Falklands War. But these islands have a lot of positive things. An Archipelago in the South Atlantic Ocean

The Falkland islands are a Southern Atlantic territory in South America (Western Hemisphere). It is made up of two big islands, East Falkland & West Falkland, and over 770 smaller islands. This amazing land is an overseas territory of the United Kingdom since 1830s. Unlike several places of the world, the island is not threatened by modern development. Its capital is Port Stanley. English is the official language on the islands. Although this land is 8,000 miles from Britain, the island feels more Briton than South American.

Relax in Paradise! Fractional Ownership for Vacation Homes

Vacation homes are the most widespread use of the fractional ownership model. After growing in popularity in Europe, the system first spread in the U.S. to ski resorts, and after that to the East and West coasts. Now fractional vacation homes are being developed throughout the country, chiefly in Florida, in golf developments and in other resort areas.

In addition, fractional ownership is offered at destination or residence clubs currently being built and managed by various key players — Ritz Carlton, Starwood, Four Seasons, Hyatt and others. These corporations administer sizeable resorts in California, Florida, and the East Coast. Residence clubs also exist on a reduced scale, frequently as a portion of a hotel or residential development whose primary purpose is to house short-term guests or to sell residences to individual purchasers.

Despite the variety of structures a fractional ownership vacation home may take — from luxurious single-family coastal properties to what are essentially 5-star hotels and resorts; from coastal condo developments to residence clubs that are a portion of a larger development — all together they share many general characteristics.

Most importantly, fractional ownership is not a timeshare. The difference is that a fractional share owner possesses a deeded share for a fraction of the property. On the other hand, the timeshare “owner” is entitled to use his property for specific periods of time; he does not have ownership interest in the property.

An different structure that is used at times for single-family vacation homes is the Fractional Property LLC, in effect a holding company in which each share owner has an equivalent interest.

Whether the fractional share owner possesses a deeded portion of the property or a interest in an LLC, there are a number of benefits. If the property goes up in value, owners’ shares also gain in value. Share owners can buy, sell, trade or otherwise convey their fractional share of the property. Share owners, as constituents of the Property Owners’ Association, have input into decisions affecting their property. There may be tax benefits to the share owner from deducting mortgage interest or the fractional share of the depreciation on the property.

A number of fractional vacation companies manage properties in several locations around the world. Owners can buy a fractional share in a single property, but are allowed to trade access to their vacation home for use of a property in a different location.

Fractional ownership vacation homes are handled by a property manager who sees to all business affairs, organizes scheduling of owners’ visits and may take care of numerous matters to make the owner’s arrival uncomplicated and effortless. Owners’ personal things may be taken out of their private storage area and placed in the home, ready for their arrival. It is possible to have the refrigerator and/or liquor cabinet supplied with specified items; tee times, tennis lessons, child care, spa appointments and charter fishing can be prearranged.

A fractional share of a vacation home entitles the owner to a specified amount of use of the property. A 1/13 share means the owner enjoys four weeks in the property every year; a 1/6 share allows for eight weeks every year. Some fractional properties have a set calendar, with owners’ weeks rotating in the course of the year, resulting in fair sharing of favorite holiday times. Some developments permit owners to trade time amongst themselves; others have clearly defined bidding procedures where an owner may have several fixed weeks per year and a number of floating weeks that are determined year by year.

All the details of the legal and financial structure of the fractional vacation property are clearly laid down in the deed, LLC Operating Agreement, and other management documents. Most fractional properties have a monthly or quarterly fee assessment that covers operating expenses, management, taxes, insurance, maintenance, landscaping, and a fund for replacing furnishings. Yearly accounting of all expenses and budget projections for the forthcoming year are made available to share owners for approval and input.

The growing popularity of fractional ownership vacation homes is explained by the noteworthy benefits they afford — chiefly, that of having access to a luxury vacation home minus the expense, liability or worries of owning it outright. No repairs, no shopping (unless you want to), no worries. All the owner has to do is show up, unpack the suitcases and – enjoy.

Financing Options for the Fractional Ownership Vacation Home

Prospective buyers are often curious about how to finance the acquisition of a fractional share of a luxury vacation home. Fractional ownership is a new concept and many traditional mortgage brokers are not well-informed about it. What are the financing options for a fractional home purchase?

There are four principal possibilities for how to finance your fractional ownership vacation home. The first, simply, is cash — buy your ownership share by paying for it in full. This is the simplest method, and also probably the least likely. Not everybody has $100K – $400K (or perhaps more) in liquid funds.

The second alternative is to use the equity in your home. Take out a home equity line of credit (HELOC) and use the proceeds to purchase your vacation home fractional share. This practice has several benefits. HELOCs are simpler to get than mortgages; and the interest you pay is tax deductible as mortgage interest on your home. Of course, you may not have an adequate amount of equity in your home to totally fund the acquisition of your vacation home.

Option three is to get mortgage funding. There are a number of companies who provide specialized mortgage products to finance the acquisition of fractional ownership vacation homes. Unfortunately the leading company offering these financial products has recently withdrawn their fractional mortgage products as a result of recent difficulties in the credit markets.

As reported by the Helium Report (March 26, 2008), a periodical covering developments in the fractional vacation home industry, First Fractional Funding left the mortgage business after its lending partner, the National Bank of Kansas City stopped underwriting the mortgages.

A few other companies still continue to provide specialized fractional mortgage products. NextStar Funding, Vacation Finance, and Sterling (MI) Bank and Trust currently remain providers in the fractional lending market. With the tightening of credit in the wake of the subprime lending industry meltdown, purchasers should expect more scrutiny of their loan applications. Fractional mortgage rates may run 1.25% to 1.5% more than residential mortgage products.

The fourth option for funding your fractional ownership vacation home is financing offered by the developer of your fractional residence. Some fractional vacation residences do make available a self-financed option. Typically there is a down payment in the neighborhood of 20% of the total price, and the loan is amortized over a relatively short term (5 years), often with a balloon payment at the end of that time.

With owner financing you can come up with the down payment in cash or by tapping the equity in your primary residence. This method has the advantage of simplicity and ease, allowing you to complete the transaction in a short time and with reduced scrutiny and paperwork.
