Kitchen Sink Style Options

As you make plans for the Durham, NC custom home you’d like to build, it’s always fun to choose your favorite kitchen features.

The kitchen is one of the most used rooms of the home, and you will use your sink every day. Take a look at these recently completed custom homes in the Durham, NC area for 2012 kitchen sink and faucet style ideas.

Sink Material Types: Stainless Steel, Cast Iron, Composite

Stainless steel sinks are one of the most popular choices for custom home kitchens. Stainless steel sinks are easy to clean and durable.

A lower-gauge stainless steel makes a higher the quality kitchen sink.

Cast iron sinks are becoming more popular in custom homes - giving the kitchens a sought-after modern-antique feel. Cast iron sinks are:

- Available in white and other colors

- Heavier than stainless steel and composite sinks - the under cabinets must hold the weight

- Not as scratch and wear resistent over time

Composite sinks can be a popular choice when trying to meet a budget. Composite sinks can:

- Come in a variety of colors

- Could possibly scratch and stain more easily

Sink Placement

A kitchen sink can be an under mount sink (placed under the counter) or a rimmed sink (placed on top of the counter.

Under mount sinks are more popular because they have no rim or edge to catch water, dirt, and food particles.

But, under mount sinks require a solid countertop made of materials like corian, granite, cement, or stainless steel.

Rimmed sinks (pictured to the right) are mounted above the countertop, with a smooth integration.

Rimmed sinks are not limited to solid countertop materials, and are usually placed in formica countertops.

Number of Sink Bowls

Custom home kitchen sinks usually come with one or two bowls, although some kitchens use three bowl sinks (which are handy when there are multiple cooks needing to share the same sink space).

Single-bowl sinks can accommodate large objects like pots and pans.

Double-bowl sinks are more common in Durham new homes. They are convenient for prep work and can accommodate a range of objects of various sizes. Typically double-bowls come in a 60-40 size ratio.

Sink Faucets and Special Features

Two of the most popular custom home sink faucet special features are the spray arm and the pot filler.

A spray arm is an additional attachment that can be installed next to the sink faucet, or it can extend out of the faucet. The sprayer helps wash larger objects or reach out to fill containers.

A pot filler - used to fill large pots - is installed above the kitchen range. The faucet arm folds against the wall, and can extend out to reach over a pot on the stove.

The Worthington (pictured above) is a great example of a gourmet kitchen designed for frequent cooking - with the convenience of a pot filler.

Which Style Will Replace Stainless Steel Kitchen Appliances?

Is Oil Rubbed Bronze the Next Big Trend?

We were recently asked this interior design question, through "Ask Andrea":

What's the next Raleigh custom home trend after stainless steel appliances? I see some oil rubbed bronze in Jenn Air, but it looks almost brown. My friend's mother has goldish bronze appliances from the 60's and are nice looking. Will these bronze colored appliances become popular in new home kitchens?

And here's what Stanton Homes' on staff interior design expert Andrea has to say:

Thank you for your question regarding color trends for major appliances in the home.

You mentioned the bronze appliances by Jenn Air - those were actually launched back in 2006.

Jenn Air was obviously hopeful that these appliances would be a big hit running alongside the popularity of the Oil Rubbed Bronze finish for plumbing fixtures, lighting fixtures, and bath, door, and cabinet hardware.

However, your remark that the bronze appliances look almost brown to you, coupled with the fact that they remind you somewhat of some older appliances from the past - specifically it sounds like you may be referring to appliances from the era of the Harvest Gold appliances that were first actually introduced in the late 1960's (along with Avocado Green) - precisely pinpoints the reason the bronze appliance launch has not really caught on.

Although the idea was new, the Oil Rubbed Bronze finish was designed and introduced into the marketplace to be a compliment to the many decorating looks that became popular through the 1990's and into the first decade of the 21st century.

These styles include Old World looks, French Country, English Country, and so on, which were designed to look old or antique in nature.

The most popular styles are often modern versions of styles from the past.

The Oil Rubbed Bronze concept is sometimes appealing when it comes to free-standing ranges and decorative hoods, but generally, we want our appliances to look new and up to date as this also gives the perception that the kitchen has been updated and that every appliance will perform with the speed, accuracy, and convenience that we as consumers demand more and more of with every passing decade.

So, will we see more Bronze appliances and will we see a return of Harvest Gold? I have not seen that on the horizon from the Appliance Council Of America, nor have I seen that rumor from the Color Association of America.

Although we may find comfort and sometimes glamor in Bronze and gold finishes throughout the home, the theme of modern convenience coupled with the Professional look and feel of stainless steel will continue to be the leading themes in residential appliance finishes.

At Stanton Homes, 24 of 25 new homes slated to complete this year have already selected a stainless steel appliance finish.

Some builders refer to a "tile surround" but only include a small tile border around the upper part of a full fiberglass tub.

Growing Demand for In-Law Suite Homes

According to the Pew Research Center, the prevalence of the multi-generational American family household is growing - and has been for over 30 years. Here is what the national research center has to say:

- As of 2008, 49 million Americans (16.1% of the total U.S. population) lived in a multi-generational household.

- 23.2 million (or 47%) of these Americans are in households with two adult generations (parents or in-laws and adult children at least 25 years old).

- 23.1 million (or 47%) are in households with three or more generations (grandparents, parents, and children).

- 2.8 million (or 6%) are in households with a grandparent and grandchild (but no parent).

The growth of the multi-generational family household has also lead to a greater demand for in-law suite new homes, which plan for additional adults to share living space on a temporary, semi-permanent, or permanent basis.

Adding a full mother in law suite or apartment is a great way for multi-generational families to be comfortable – and a second suite can add value to your investment.

In-law suite home styles

There are several types of in-law suite homes, designed to meet a variety of needs.

- A bedroom with a full bath attached.

- A bedroom with a sitting room near a full bath.

- A small "apartment" which may have a bedroom and a living room/kitchenette combination.

- A suite with a separate entrance.

Choosing which in-law suite to build - What is your budget?

Adding a full attached bathroom to a downstairs bedroom can add some cost. If your septic permit only allows a certain number of bedrooms - you may need to pay for an expanded system, which can add 25-75% to the septic cost.

An additional full bath can add at least several thousand to the cost of the home, depending on whether you prefer tile and premium cabinets, or a more typical vinyl floor and fiberglass tub. It's more typical to see a half bath downstairs.

But the cost of adding a full suite with kitchenette can be significant. There will be kitchen appliances, plumbing, countertops, lots of cabinets, and simply the cost of the additional square footage to consider. And keep in mind, you may not get the cost of the kitchenette back when you go to sell your home - unless you are building at a luxury level and can market the rooms as a "Nanny living suite" - which is another great use for an In-Law Suite.

Choosing a Side Entry Garage for a Raleigh New Home

Thinking about a Raleigh new home? Need help deciding which type of garage your new home should have?

Side entry garages are very common in custom homes in the Raleigh area, while front entry garages are more often found in production homes built on smaller lots. But neither type of garage is exclusive to either group of homes.

Here are a few of the pros and cons for side entry garages.

Why should you choose a side entry garage home plan?

- Side entry garages give the front exterior a more "polished" feel.

- Certain custom home neighborhoods may require side entry garages to maintain a cohesive, private feel.

- Side entry garages can allow more natural light with additional windows on the front exterior.

- There is more flexibility in the style and finish of the front of the home.

Why shouldn't you choose a side entry garage?

- Side entry garages require more driveway square footage (adding cost and using space)

- Adding more windows to the free space on the front of the home can also add cost.

- A side-entrance driveway may not fit on a smaller lot.

The homeowners were yearning for a gourmet kitchen that would be infused with deep, rich color tones and a sophisticated style.

They were drawn to deeper colors as a radical departure from their Florida home which had incorporated a lot of white.

The granite is a Santa Fe Brown. The cabinets are a Maple Espresso finish.

Several areas of this kitchen were extended, to accommodate additional cabinet storage space for the homeowners' multiple dish sets.

The tile backsplash originally ended at the bottom of the cabinets, and was later extended to the top of the stainless steel chimney.

Raleigh Homebuyers have Fewer Homes to Choose From

Wake County Home Sales Continue to Rise

Wake County inventory levels fell to a ANOTHER new low in December 2011. Inventory of homes for sale in the Raleigh market are now at their lowest levels in more than 4 years.

Inventory of homes for sale in Wake County is down 26% in December of 2011 from December of 2010.

Inventory dropped by an additional 10.5% just from November of 2011 to December of 2011.

The number of homes for sale is at it's lowest level since before 2007 - homebuyers who waited, hoping for exceptional homes at "clearance" pricing are finding disappointment instead. Real estate agents are reporting multiple offers on well-priced properties, particularly those in prime areas.

The past six months have seen extensive increases in closed sales for Wake County, with pending sales indicating that the trend will continue.

Not surprising, as Raleigh has (AGAIN) appeared on the "Best Places to Live" list - this year making the #1 place in Businessweek's "America's Best City" list.

Side Entry Garages

Side entry garages are most commonly found in custom new homes in the Raleigh area.

Side entry garages:

- offer an attractive front exterior with a more "polished" feel

- Usually require additional windows on the front exterior (may add cost compared to a front entry garage)

- Require more driveway space (will add cost compared to a front entry garage)

Front Entry Garages

- Are usually a little less cost effective to build, but make up for the cost in character and charm.

Rear Entry Garages

A rear entrance garage can be suitable for some homebuyers.

A rear entry garage:

- Is usually offered when there is access to the rear of the lot, common in long, narrow lots with alley or street access at rear.

- Is completely out of site from front of home.

- Is usually found in a long and narrow home (think Charleston style)

Detached or Semi-Detached Garages

Some homebuyers would prefer their garage not be attached to their Raleigh new home.

Detached and Semi-Detached Garages:

- Are usually the least cost effective garage (instead of sharing walls and roof with the home, a separate structure is required)

- Require a larger lot with plenty of room for two buildings.

- Can be "greener", as garage fumes are far away from living areas

- have higher cost for any living area over the garage. No materials are shared with the home, and a separate staircase is required.

2012 New Home Trends in Home Sizes

Are New Homes Getting Smaller?

Let's look at the percent distribution of new homes in the 3000 to 3999 sq ft range, according to the U.S. Census Bureau, and see what we can learn about the size of today's new homes.

In 1999, only 12% of new homes were in the 3000 to 3999 sq ft range.
The number of homes in this size range increased in 2000 and 2001, then stayed steady until 2005.
2007 saw the highest percentage of homes in the 3000 to 3999 sq ft range.
The percentage of homes built in this size range INCREASED in 2010 vs 2009, and was higher in 2010 than in 7 of the 11 previous years.

In conclusion, it doesn't look like we're going to see a big downturn in the number of homes built in the 3000 to 3999 sq ft range. Demand appears to be stronger in 2010 than in most of the previous decade.
