			<content:encoded><![CDATA[<p>Since 2006, the average US home price has declined by nearly 33%. These downward trends have contributed to panicked owners selling too quickly and an increase in available homes on the market. According to market watcher, Fiserv, home prices in the US will rise at 4% per year for the next five years. Fiserv sees market prices stabilizing by the end of summer and then climbing quickly. The driving force behind the rising home prices will be investors with first-time and trade-up buyers to follow.</p>
<p>In a separate study by market researcher, Core Logic, home prices from February to March 2012 were analyzed. This study yielded a 0.6 percent increase in the average US home price. This was the first month-over-month increase since July 2011. The two biggest factors in this upward trend include good affordability and the declining number of inventories.</p>
<p>Furthermore, a shift in economic conditions has certainly played a critical role in the housing market. &#8220;The Fiserv forecast, done with Moody’s Analytics, assumes steady economic growth with no major shocks. Markets hardest hit by foreclosures will show the biggest five-year increases in home appreciation&#8221; (Florida Realtors).</p>
<p>While this is certainly great news for the overall economy and will drastically improve housing conditions in the United States, what does it mean for the Sunshine State? According to Realtor.com, &#8220;Florida has more cities than any other state that show the strongest signs of a housing recovery.&#8221; Local markets will remain dependent on the economy and how fast lenders can dispose of distressed properties.</p>
<p>Locally, the first quarter of 2012 produced great results for the sale price of homes in <a href="http://www.suncoasteam.com/articles/#1">Charlotte</a> and <a href="http://www.suncoasteam.com/articles/#10">Sarasota</a> Counties. The Suncoasteam report, which includes single-family homes with 3 bedrooms, 2 bathrooms, 2 car garage, and a pool, returned results that are very encouraging for home buyers. From January 2012 to March of 2012, average home prices for these types of homes in Charlotte and Sarasota Counties went from $183,848 to $221,661. Concurrently, the number of these homes sold rose from 1,020 to 1,517. <p>The improving economic conditions, a decreasing inventory of homes, and rising home prices are positive indicators of the housing market recovery. With a predicted 4% growth year-over-year for the next five years, the dark days of low, 33% declines in home prices seem to be behind us. Though investors are expected to build the momentum for rising home prices, the average consumer looking to buy for the first time or trade-up, will be responsible for helping the surge continue. For prospective buyers who have been on the fence for so long, the days of lying in wait may soon be coming to an end. How much longer will the great deals that are out there now remain available? If this forecast holds true, it won&#8217;t be much longer.</p>

<li><strong>Charlotte Sports Park —</strong> The Charlotte Sports Park is the spring training facility for the 2008 American League Champion, Tampa Bay Rays.  It is also the home of the Rays single-A minor league affiliate, the Charlotte Stone Crabs. Located at 2300 El Jobean Road, this is a family friendly ball park that operates from February through September. Come in the early spring to watch the Rays prepare for another World Series run. When you get to the park for a spring training practice or game, you might even be able to get an autograph from your favorite Rays players (or the players on the visiting team). However, the fun doesn&#8217;t end once the Rays pack up and head north to St. Pete. Once spring training ends, the Stone Crabs bring fans to the ball park with their competitive, exciting play. This is your chance to see the future of the Rays  organization. While at a game you can grab a hot dog and soda, or a drink from the tiki hut bar in centerfield. You can also purchase souvenirs and memorabilia so that you can have something from your trip to the ball park. The Charlotte Sports Park also hosts concerts during the year and has featured big names such as The Beach Boys, Kenny Rogers, and Simple Plan. The Charlotte Sports Park is must see for anyone visiting Port Charlotte.</li>

Located at 4500 Harbor Boulevard, Port Charlotte Beach Park sits on the shores of Alligator Bay (don&#8217;t worry, it&#8217;s just a name!). For those who love the outdoors, this is the place to be. The Port Charlotte Beach Parks offers basketball/ tennis/ volleyball courts, BBQ grills, boating ramps, Bocce, Canoe/ Kayak, a dog park, loads of fishing areas, horseshoes, picnic shelters/ pavilion, a playground, a rec building, on-site restrooms, party room rentals, a swimming pool and beach access to the bay. 			<content:encoded><![CDATA[<p>A review of the nationwide housing market indicates that, for the most part, the majority of areas in the United States are seeing a recovery for residential real estate. It is important to keep in mind that ALL real estate is “local” and there are areas of the country where recovery has yet to take hold.</p>
<p>According to Steve Berkowitz, chief executive officer for Realtor.com, &#8220;close-in suburbs are recovering faster than the outlying ones&#8221;. Additionally, the nationwide median list prices for resale homes in March 2012 increased about 5.6% to $189,900 over the prior year number. Comparatively, the first quarter for residential real estate sales in Sarasota and Charlotte Counties were positive. The average sale price increased from $183,848 in January 2012 where 1,020 homes sold to $221,975 in March 2012 where 1,512 homes sold (For complete statistics for area real estate, visit <a href="http://www.searchsuncoast.com/quickstats.html">QuickStats of Sold Properties</a>).</p>
<p>A Yahoo! Real Estate article by June Fletcher, states that &#8220;in the 146 markets Realtor.com surveyed, listing prices were up 1% year over year in 111 metropolitan statistical areas and 5% or more in 70 cities.&#8221; The recovery in these areas have contributed to rising home prices. Locally, <a href="http://www.suncoasteam.com/articles/25.html">Punta Gorda</a> has been a part of this recovery process, as home prices have risen by 17.5% in March of 2012 over the prior year.</p>
<p>Sellers also received more good news regarding the days on market for residential property. According to Fletcher, &#8220;the median time on the market was 89 days in March, roughly a 19.8% decline from the same month a year earlier. It&#8217;s a remarkable turnaround: In March 2010, the median age of for-sale inventory was up about 26.1% from the year before.&#8221;</p>
<p>A decreasing home inventory has been another encouraging sign for consumers. With decreasing inventory levels in areas such has Port Charlotte and Punta Gorda, there has been a 21.5% decrease in the nationwide inventory of single-family homes, condos, and townhouses from the prior year. This decrease in inventory levels states that the housing market is in a stronger position that it was just a year ago.</p>
<p>While there are several strong indicators that the nationwide housing market is on the road to recovery, the momentum may be slowed due to &#8220;shadow inventory&#8221; of homes that are headed for foreclosure. CoreLogic, a research firm in California, &#8220;estimates that the shadow inventory is about 1.6 million units, which would take about six months to clear at the current sales rate.&#8221; However, some economists believe that six months is too optimistic and that these properties could take over nine months to clear. Nonetheless, it is not believed that this will stop the recovery. While it certainly may slow things down, this could be one of the last obstacles before real estate prosperity is back on a national level.</p>

			<content:encoded><![CDATA[<p>In a market where the number of available homes and, consequently, the number of sellers, exceeds the number of buyers, no offer can be ignored. However, in the today&#8217;s rebounding housing market, making low-ball offers just does not work. In many cases, buyers who make a low offer do not even receive a counter-offer from the seller and may miss out on the property altogether as the seller is more likely to pursue a more realistic buyer.</p>
<p>According to an article by Ken Harney of the &#8220;Washington Post&#8221;, &#8220;a low-ball offer – generally 25 or more off the asking price – allows buyers to see if they can land a great deal, even if they’re willing to pay more.&#8221; When the market dictates that home buyers can get great deals on property, many of them feel that they don&#8217;t have anything to lose by making an offer well below the asking price. However, as more and more &#8220;low-ball&#8221; buyers miss out on property because they are making offers that sellers will not even consider, they&#8217;re tactics begin to change as they evolve into more aggressive buyers.</p>
<p>Can the buyers really be to blame when they make a low-ball offer? Not really. Buyers are still seeking the best possible price on pieces of real estate&#8211; and to each their own. Harney states that &#8220;in some cases, a seller isn’t offended by a low-ball offer, but their counter-offer shaves only a little bit off their original asking price.&#8221;</p>
<p>The rising median sales price and the decreased inventory for homes and condos in the state of Florida indicate that low-ball offers are going to see less and less success. For instance, in Charlotte County in March 2012, the average Selling Price as a % of List Price for all Single Family Homes was 93.4%. <p>Harney went on to say that &#8220;rolling low-balls at sellers may have been an effective approach between 2008 and early 2011, but in 2012’s environment – at least in rebounding markets – it could be counterproductive if you truly want to buy.&#8221; Sellers want buyers who are realistically willing to buy. While it is in the buyer&#8217;s power to make an offer below the asking price, it may not be advisable to make an offer so low that it knocks them out of the running for a piece of real estate without so much as a counter-offer from the seller. It is important for the buyer to beware, but it is even more important for the buyer to be smart.</p>

			<content:encoded><![CDATA[<p>While we cannot classify the Florida housing market as &#8220;booming,&#8221; there have certainly been positive indications that things are headed in the right direction. January and February proved to be good months for the Florida housing market and the month of March contributed to a continued, positive trend. According to the Florida Realtors®  latest housing data, &#8220;Florida’s housing market had increased pending sales, higher median prices and a reduced inventory of homes for sale in March.&#8221; But what does all this mean to the average consumer?</p>
<p>An increase in pending sales means that buyers have gotten more aggressive and are now willing (and able) to purchase property in the state of Florida. Furthermore, the higher median prices indicate that buyers have driven up demand, thus inversely affecting the inventory of available homes. According to Florida Realtors President, Summer Greene, &#8220;with the continued steep decline of inventory, historically low interest rates and buyers no longer willing to wait on the sidelines, Florida’s real estate market continues on its road to recovery.&#8221; With pending sales for single-family homes up nearly 30 percent and pending sales for condos up almost 20 percent, the number of available homes and condos will continue to shrink as these turn into sold properties.</p>
<p>According to data from Florida Realtors Industry Data and Analysis department, and vendor partner 10K Research and Marketing, &#8220;the statewide median sales price for single-family existing homes in March was $139,000, up 10.3 percent from the year-ago figure.&#8221; Comparatively, the median price for single-family existing homes in March was up from $134,000 in February 2012. Additionally, The statewide median for townhome-condo properties was $105,000, up 20.8 percent over March 2011&#8243; (Florida Realtors). While Florida single-family home median sales prices are less than the  national median of $157,100 that was reported in February 2012, consumers should still be encouraged at the progress that has been made and the positive signs the market is showing.</p>
<p>As the Florida housing market continues to rebound, it is worth noting that the number of &#8220;statewide sales of existing single-family homes totaled 18,370 in March, down 5.7 percent compared to the year-ago figure&#8221; (Florida Realtors). However, consumers must remember that despite the slight decrease in the number of sales, the number of pending sales has increased dramatically.</p>
<p>With an increase in the median home prices, it shows that buyers are now looking at higher priced properties and that the demand for higher priced homes is increasing. Similarly, those looking to purchase homes are able to do so at historically low interest rates. According to Freddie Mac, &#8220;the interest rate for a 30-year fixed-rate mortgage averaged 3.95 percent in March 2012, down from the 4.84 percent average during the same month a year earlier.&#8221; Though this rate is minutely higher than the 3.89 percent rate for the month of February, buyers can still lock in to very &#8220;buyer-friendly&#8221; terms.</p>
<p>As we look at the progress that has been made in the Florida housing market over the past year, it is clear that we are past the &#8220;correction&#8221; stage and are well into the &#8220;stabilization&#8221; stage of this cycle. With the trough of the market in the rear-view mirror of economists, consumers can now take advantage of the surge in Florida real estate. The positive trends are expected to continue, which will mean that home prices will continue to rise, the available inventory of homes will continue to diminish, pending sales will become finalized, and the interest rates will begin to increase. The next few months could paint a clear picture as to just how fast the Florida housing market will grow. As we move further into 2012, there could very well be an even higher influx of buyers looking to take advantage of the deals that are available on the market today. The question that remains: how long can buyers wait before all of the good deals are gone?</p>

		<title>Selling Your Home? Don’t Hurt Your Chances of Getting It Sold!</title>

			<content:encoded><![CDATA[<p>So you are planning to put your home on the market. You plan on selling, but want to make sure that you generate interest, leave a lasting impression, and &#8220;wow&#8221; the potential buyers who come inside for a visit. Sounds easy enough; they come in, look around, maybe you plan on telling them the history of the house, or walking them through for a tour. You have cleaned up, but you still have clutter and boxes scattered all over the place as you try to pack up for the move into your new home. It&#8217;s alright though. The people visiting are obviously interested in this house from what they read and the pictures they saw online&#8211; who cares if the house isn&#8217;t as empty or clean as it could be? After all, this is still your house. You think that it won&#8217;t hurt if you walk through the house with the buyers or stand over them while they look in the cupboards. Maybe you even take a peak when they walk into the bedroom so that you can see what their reaction is.That won&#8217;t matter to the prospective buyer&#8230; Right? WRONG!!</p>
<p>Unfortunately, there are several small mistakes that sellers make that can &#8220;turn off&#8221; prospective buyers altogether. Sellers must take a step back and realize that they can become their own worst enemy if they are not careful. An article in the &#8220;Sun Sentinel&#8221; revealed <span style="text-decoration: underline;"><strong>five things that turn off prospective buyers</strong></span>.</p>
<ul>
<li><strong>A cluttered house or one that smells.</strong> While one might think that prospective buyers can look past the fact that you are moving out, having too many possessions and boxes is an unappealing visual that can hurt the sellers chance of selling their home. Prospective buyers want to imagine themselves living in the home and if the current occupants have possessions that take up space, it is hard for buyers to visualize themselves in that home. Ideally, the sellers should have all their stuff moved out before putting their home up for sale (or at least put stuff in storage!).<span style="text-align: left;">  </span><span style="text-align: left;">Additionally, foul odors such as cigarette smoke or nasty pet smells are a turn off to prospective buyers. Buyers  will not even waste their time going through a home that smells like smoke.</span></li>
</ul>
<ul>
<li style="text-align: left;"><strong>False or misleading advertising.</strong> Be honest. Many times sellers mislead or even falsely advertise certain aspects about their home. For example, just because you used that spare, windowless, closet-less room as a bedroom for the past twenty years does not make it an additional bedroom. Comparatively, sellers should not claim that their home that has a water view is a waterfront property. Sellers should not try to sell what is not really there&#8211; state the facts and remain honest!</li>

<li><strong>Sellers not committed to selling. </strong>Often times, sellers will list their home for sale just for the sake of &#8220;testing the waters.&#8221; These types of sellers will test the market, then waffle when buyers show serious interest. &#8220;Wishy-washy sellers don’t use lock boxes that give agents quick access, or they’re not accommodating when it comes to scheduling the homes for showings&#8221; (Sun Sentinel). For sellers who truly want to sell their home, the home should be available to show at almost any time. There should be only very few times when a seller cannot show their home.</li>

<li><strong>Overpricing the house.</strong> It&#8217;s understandable that sellers might get attached to the home where they&#8217;ve lived for years. However, sellers should not let their fond memories lead to overvaluation of their home. Instead, sellers should seek the agent who can best represent them. Find the agent who will provide you with the information for recent selling prices for comparable homes in the area. Even though prices are on the rise, sellers who price their property too high will not generate much interest. Sellers who list their home at market price are going to have a better chance of getting it sold.</li>

<li> <strong>Sellers who stay for the showing. </strong>&#8220;This is a pet peeve of buyers and agents, who say sellers should be long gone when prospective buyers show up&#8221; (Sun Sentinel). Buyers want to tour without the owners lingering around. Buyers want to make the decision whether they should buy a piece of property&#8211; owners who &#8220;give the tour&#8221; and try to &#8220;sell&#8221; the prospective buyer on why they should buy the house are doing more harm than good. Some real estate professionals even advise sellers to not speak with buyers until a contract is signed. &#8220;By revealing their motivation, for instance, sellers can inadvertently give buyers more power in negotiations&#8221; (Sun Sentinel). Sellers beware.</li>

		<title>Florida Housing Market Continues on Positive Track</title>

			<content:encoded><![CDATA[<p>The month of February demonstrated continued, positive trends for the Florida housing market. As the median price and pending sales rose, the inventory of homes dropped in the state of Florida. While existing home sales slipped in the month of February, the number of sales is significantly higher than a year ago.  According to Florida Realtors President, Summer Greene, “growing optimism about the economy, gains in the state’s jobs market and continued low mortgage rates are generating interest in Florida real estate,” (Greene). And for good reason. These positive trends are not just isolated economic occurrences. As Greene stated, there are positive signs with Florida&#8217;s job market as well.</p>
<p>A stabilizing economy has produce encouraging trends for the Florida housing market.  According to Greene, &#8220;increased statewide pending sales for both single family existing homes, up 36.1 percent, and for townhouse-condo properties, up 19.8 percent, show that buyers are encouraged by these positive signs.” The statewide median sales price for single-family existing homes in February 2011 was $124,352. In February 2012, that number increased 7.2% from February 2011 to reach a median sales price of $134,000 (Florida Realtors). To put this in perspective, &#8220;the national median sales price for existing single-family homes in January 2012 was $154,400, which is 2.6 percent below the previous year, according to the National Association of Realtors&#8221; (National Association of Realtors).</p>
<p>Additionally, &#8220;statewide sales of existing single-family homes totaled 14,270 in February 2012, down 4.8 percent compared to the year-ago figure. Looking at Florida’s year-to-year comparison for sales of townhomes/condos, a total of 7,545 units sold statewide last month, down 16 percent from those sold in February 2011. NAR reported the national median existing condo price in January 2012 was $156,600&#8243; (National Association of Realtors).</p>
<p>Florida has also seen a decreased inventory in the number of homes available. For February of 2012, the inventory for single-family homes was 6.2 and for condos/townhomes was 6.3 &#8212; a decrease from February 2011. Though we are still in what is referred to as a &#8220;buyer&#8217;s market,&#8221; there are multiple signs that housing conditions are improving in Florida and that the market is reaching a point of equilibrium. As home prices continue to rise and the inventory drops, consumers will soon see a more balanced housing market. According to Florida Realtors Chief Economist, Dr. John Tuccillo, &#8220;For the past year, median sales prices have been slowly rising; and over a longer period of time, prices have really flattened out – again, signs of an improving housing market&#8221; (Tuccillo).</p>
<p>Specific to the trends and statistics that are &#8220;close to home,&#8221; we must also look at Port Charlotte&#8217;s housing market. From December 2011 to February 2012, the median sales price for homes in Port Charlotte, Florida was $75,000, which demonstrates a 4.3% increase from the prior quarter and a 15.4% increase from the prior year. Furthermore, since February 2012, Port Charlotte home inventories are down 6%. Comparatively, total inventory of single-family homes in Port Charlotte, as of March 1, 2012 is down to 751&#8211; approximately 32.4% lower than one year ago.</p>
<p>As we continue to move forward into 2012, it seems as if all indications are that Florida&#8217;s housing market will continue to stabilize and become more balanced. While we are in a buyer&#8217;s market now, it is difficult to say as to how much longer that will last. In relation, according to Freddie Mac, &#8220;a 30-year fixed-rate mortgage averaged 3.89 percent in February 2012, down from the 4.95 percent average during the same month a year earlier&#8221; (Freddie Mac). Low interest rates and &#8220;below market&#8221; priced homes confirm that the market is shifted to those looking to buy. However, decreasing inventory, increasing home values, and a rebounding economy will ultimately sway the economic pendulum in the way of sellers. This does not necessarily mean that we will see dramatic shifts from a buyer&#8217;s market to a seller&#8217;s market over night. It simply means that economic balance and prosperity should once again return to Florida. It means that we should see property values getting back to where they were before this economic recession. It means that Florida&#8217;s housing market should once again thrive and that we will reach an economic balance. For now, it is a perfect time for those looking to buy to go out and buy. It&#8217;s the perfect time for prospective buyer&#8217;s to take advantage of undervalued home prices and extremely low interest rates. Florida&#8217;s housing market is on the rise and the great deals that are on the market now will not be there forever.</p>

<p>Comparatively, the market has affected prospective buyers as well. As property prices reached record lows, many buyers attempted to seize the opportunity to purchase real estate at a bargain. However, as banks were in &#8220;defense mode&#8221; against lending to just anyone, many of these prospective buyers were facing an uphill battle when it came to financing options. The required credit score to be eligible for home financing rose, the LTV ratio (loan-to-value, discussed later) decreased, and lending amounts to borrowers declined.</p>
<p>Moreover, according to an article by Krista Brock with DSNews.com, &#8220;the average credit score required to attain a mortgage loan is 700&#8243; (Brock). While this average is higher than it was before the housing crisis began, it has remained constant with the requirements from one year ago. Furthermore, mortgage lending seems to be stabilizing, while it seems as if banks are loosening credit availability. According to Brock, at the low point of the crisis, banks were lending at 3.2 times borrower earnings. Currently, banks are lending at 3.5 times borrower earnings. Additionally, banks are increasing the loan-to-value ratio, which is &#8220;the clearest sign yet of an improvement in mortgage credit conditions&#8221; (Brock). The loan-to-value ratio is a lending risk assessment that lenders (and financial institutions) examine before approving a mortgage. The LTV is calculated by taking the mortgage amount and dividing it by the appraised value of the property. In essence, the LTV is a clear dictation as to what percentage of the property&#8217;s value is being financed.  An increasing LTV means that banks are loosening the down payment requirements from borrowers. A higher LTV means that buyers are financing a larger percentage of the property value, which in turn creates greater risk to lenders. In mid-2010, LTVs reached a low of 74 percent, while they have currently risen to 82 percent.</p>
<p>While it is in fact good news that banks are lending again, there are still those who are struggling with credit requirements. According to Brock, in &#8220;November (2011), 8 percent of contract cancellations were the result of a potential buyer not qualifying for a loan.&#8221; Therefore, while the economy has seen improvements and the end of the housing crisis seems to be on the horizon, the real estate industry should see more &#8220;wins&#8221; moving into 2012. More people will be able to not only buy, but also be able to afford what they buy. It will be a universal effort from financial institutions and lenders to appropriately evaluate each and every potential buyer, maintain credit standards (not setting them too unrealistically or too loosely), and help homeowners and investors purchase property in a responsible manner.</p>

Over the past year, the &#8220;supply of bargain-basement, foreclosure homes shrank, as banks temporarily stopped trying to repossess properties to review possible paperwork errors&#8221; (Florida Realtors). This decrease in supply has created an increase in demand, which will  dictate a different attitude that banks have in foreclosure filings in 2012. According to an article by Florida Realtors, &#8220;lenders are starting to resume foreclosure filings, so more of these distressed homes are expected to be listed for sale&#8221; (Florida Realtors).</p>
<p>This demand for foreclosed properties means that the limited supply that hits the market in 2012 will not be available for long. In order to have the best chance at buying one of these foreclosed homes, buyers must exercise their due diligence  and make offers that &#8220;stand out from the competition&#8221; (Florida Realtors).</p>

<p>However, finding a foreclosure is just the beginning of the purchasing process regarding bank-owned real estate. Actually buying the property is a whole other battle and your Suncoasteam wants you to be prepared so that you have the best chance at &#8220;impressing&#8221; the bank in order to beat the competition.</p>
<p>According to the article by Florida Realtors, it is suggested that buyers &#8220;offer the most they feel they would ever pay for the property&#8221; (Florida Realtors).</p>
<p>Additionally, &#8220;paying up&#8221; can be an effective strategy to impress the banks and give buyers an inside track at beating the competition. Making a &#8220;hefty good-fath deposit&#8221; is one way to stand out against all others vying for that same piece of property (Florida Realtors). The article by Florida Realtors states that &#8220;a typical buyer puts down $1,000 to convey interest. Buyers who want to impress the bank may want to offer substantially more&#8221; (Florida Realtors). Naturally, the more cash that a buyer can put down, the more attention they will get from the bank. Comparatively, it is not unheard of if a buyer puts down cash for the entire purchase price, since that full amount will be paid in a few weeks at closing (Florida Realtors).  There is, however, a risk associated with this strategy. The buyer risks the deposit if they have to back out of the deal for any reason that is not stated in the contract.</p>
<p>One way to combat these risks and have the best chance at beating the competition is to volunteer to close quickly with the bank and to turn in ALL documents and paperwork when submitting offers. Another useful bit of information would be to &#8220;stand firm: [and] don&#8217;t cave in to unreasonable demands&#8221; (Florida Realtors). Buyers should be aware that banks may try to get them to close so quickly that the bank may tell buyers that they have to &#8220;waive their right to a home inspection if they want the property, because so many bidders were interested &#8221; (Florida Realtors). Though it is ultimately up to the buyer to waive a home inspection, this does not always guarantee that they will get the property. Getting a home inspection is something that all buyers should do before purchasing a foreclosed property.  Often times, the previous owner may have left the home in such a state of disrepair that it would be a disservice to a buyer to not have a home inspection conducted.  It is much better to walk away from a deal that makes you uncomfortable than to be &#8220;railroaded&#8221; by a foreclosure bank.  Discuss the deal with your agent, have a strategy and make a measured decision.</p>
<p>While purchasing a foreclosure seems like a way to get a great deal on a piece of property, there are risks, time, and a great deal of competition for foreclosed properties. Buyers must be knowledgeable, patient, and know their rights when going through the process of purchasing a foreclosure. With the assistance and guidance of a real estate agent, buyers will be better prepared to battle the banks and get the best terms possible when buying foreclosed real estate.</p>

			<content:encoded><![CDATA[<p>In the wake of the economic recession that has affected the United States since December 2007, it seemed as if hope was lost for investors and homeowners in the State of Florida. Declining property values, increased foreclosures, and a large inventory of property seemed to plague The Sunshine State and it was difficult for many economists to paint a clear picture as to when the economy would start to rebound.</p>
<p>Though there have been signs of crests and troughs over the past four years, many economists believe that we are past the worst of the recession. This is good news to everyone across the United States, but those in Florida, those who have been so strongly affected, are seeing signs that the housing market is turning around.</p>
<p>According to an article from the Florida Realtors, January of 2012 delivered some very encouraging results for homeowners, home buyers, realtors, and investors. According to the article,  &#8220;Florida’s housing market reported gains in median sales prices and a reduced inventory of homes for sale in January&#8221; (Florida Realtors). This brings an even brighter ray of sunshine to the Sunshine State, because it means that more people are buying homes or condos, which suggests that the housing market is growing stronger. Florida Realtors President, Summer Greene, said that for &#8220;statewide single-family and condo-townhome markets, pending sales are higher and the statewide median sales price rose – up 5.3 percent to $129,000 for single-family homes and up 18.8 percent to $95,000 for condo-townhomes&#8221; (Florida Realtors). The rising price in median sales, coupled with the fact that pending sales are higher, and that fewer homes are available on the market, demonstrate that Florida&#8217;s housing market is improving and that &#8220;the availability of affordable financing to qualified buyers and investors [will] continue to stabilize Florida’s housing market and economy&#8221; (Florida Realtors).</p>
<p>This is a breath of fresh air for Florida, because the national median sales price for existing single-family homes saw a 2.5% decline from prior year in December 2011. The results suggest that Florida&#8217;s housing market is rebounding faster than many other states in the U.S.</p>
<p>Comparatively, the number of closed sales to pending sales is down from prior year in the state of Florida, but this is attributed to the difficulty it takes to secure financing. When we were experiencing the worst of the economic recession, pending sales were down, simply because people could not obtain the required financing for real estate. However, with the shift in momentum, lenders are loosening their grips and more people are able to afford their dream home.</p>
<p>The article by Florida Realtors also states that, according to Freddie Mac, &#8220;the interest rate for a 30-year fixed-rate mortgage averaged 3.92 percent in January 2012, down from the 4.76 percent average during the same month a year earlier&#8221; (Florida Realtors).</p>
<p>So what does this all mean for a state that was so drastically impacted by an economic downturn? The information discovered suggests that Florida&#8217;s housing market is becoming stronger and that more people are now able to afford homes and condos (and with better terms from lenders). While we are not entirely out of the woods, we are creeping closer to the stability and prosperity that the Florida economy has shown in the past. The housing market is critical (as in almost any State) to the success and growth of Florida&#8217;s economy. Economists refer to this type of climate as a &#8220;buyer&#8217;s market,&#8221; yet the question seems to be, for how much longer?</p>
