I’ll give you a hint, it’s not the preapproval letter from your lender. You need “buying power.”

With the number of homes on the market down about 50% from a year ago, many homes are receiving multiple offers, and often times above the list price.  Unfortunately, many of these offers, even if they are above the list price, are thrown out immediately.

The real unfortunate thing is that it’s not the buyer’s fault…it’s their agents.

We don’t need to get into specifics on whether it’s the agent’s fault for not knowing, or their broker or manager’s fault for not educating them, ultimately it doesn’t matter. The fact remains, if the buyer was working with a more experienced and savvy agent, they may already be enjoying their new home instead of planning home viewings and tracking open houses.

In this market you need more than high [priced] offer. Even if you have the highest offer, there are probably others willing to match it. You need to make a good all around strong offer, price is just one piece of the puzzle when making a strong offer.

I’ve talked with frustrated buyers extensively at open houses who just want to buy a home, and don’t even realize why their offers haven’t been accepted. In doesn’t take much digging to realize their offer never had a chance. Even if the price was good, the rest of their offer was weak, and if they didn’t fix it, they might never get an offer accepted.

In fact, this change is being seen throughout California and the country.  Historically, the holiday season and winter months have been the “off-season” (in baseball terms) for selling homes, fewer homes for sale and fewer buyers looking for homes.  The low inventory of homes for sale, combined with the increased number of buyers trying to take advantage of the low interest rates, has driven prices up and has homes “selling like hotcakes.”  Additionally, the low inventory means that many “would-be” home buyers have yet to secure a home to purchase, and thus are still in the market during this unusually busy winter real estate market.

How fast are homes selling?

On one recent weekend we received 32 offers on a Sunnyvale home, and a month earlier we received 20 offers on a San Jose townhouse.  And yes, the accepted offers were well above our list price.

I spent some time at Mission Ranch today, a new home community in Morgan Hill by Dividend Homes.

New Homes For Sale at Mission Ranch in Morgan Hill

My clients, like many who are looking to buy a home in Morgan Hill or San Jose, have become frustrated with the low inventory of existing homes and the multiple offers above asking price many of these homes are receiving. Hoping to avoid these issues, we’re now exploring the new home communities available in Morgan Hill where you can walk right into the sales office and purchase one of the available homes.

Tip: You should still use your own real estate agent when purchasing a new home, and they must be with you on your first visit. Find out why you need a buyer’s agent when buying a new home.

The key here is “available.” Mission Ranch currently only has 1 available new home for sale, it’s almost 3,600 square feet and listed for $890,000. However, if you like the home and are qualified to purchase it, you could walk right in and buy it. New home sales work a little more on the “first come, first served” basis.

This home happens to be a little to big for my clients, so they’ll get preapproved with Dividend Homes’ preferred lender and be added to the priority buyer list so they’ll be one of the first to have an opportunity to buy a new home when they are released in November.
