In May 2024, we were contacted to help with a fire damage claim in Belle Center, Ohio. There was a small fire that started in the attic between the kitchen and the garage. An electrical short sparked the fire, but it was discovered very quickly before it got out of hand. The home owners called it in right away, and the Belle Center Fire Department responded quickly to have it put out in a timely manner.

Because of their quick response, the fire damage was limited to the kitchen and garage area, with most of it still contained to the attic area above each. However, as with all fire damage situations, there was extensive smoke damage throughout the home, which was the main cause for the scope of repairs. Also, there was water damage in the kitchen from extinguishing the fire. Yet our team was up to the task of restoring this fire damaged home.

Most of the restoration work was in those first connected rooms of kitchen, living room and dining room. Those rooms were stripped down to the studs, gutted of all smoke damaged materials, before the rebuild phase would begin. You can see our crew in the Demo Phase, removing cabinets and ceilings and insulation. It’s a very dirty and demanding process, but our team cares about every single customer. This customer and his family were not able to live inside the home while the restoration was going on, so we were motivated to get them back in as quickly as we could.

This home owner was very upfront with us about two of the windows in his home. The front bay window had not been used very much before the fire, because it was not fully functioning. The fire department had forced it open while they were extinguishing the fire to help with air flow, yet it caused the window to not close properly any longer. As we relayed that to his insurance company, we were able to get him a brand new front bay window. We appreciated his honesty with how he approached the situation! We were able to do the same for one of the kid’s bedroom windows too.

After the Demo Phase was complete, just one month after the day of the fire, we used a clear spray-seal all over this home to give it our No Smoke Odor Guarantee. This spray seal (sometimes we use a white spray) creates a barrier that prevents any residual smoke odors from coming into the home. With the risk of smoke odors checked off the list, we began to rebuild this home, starting with new wiring throughout the home. Then new insulation, new drywall, fresh paint, brand new flooring, and then fixtures and appliances.

We had our final walk through with the Logan County Inspector four months after the fire, which is a typical timeframe for a fire damage situation of this size. As we did the final walk through with the home owner afterward, we noticed an issue with the air conditioner unit. He was so eager to move back in that he still signed off on everything. Two weeks later, because of delays in finding the discontinued parts for the unit, we were able to call this job completed!

From the first day we started working, to the last day we finished was 3-1/2 months. From the day of the fire to the day they moved back in was 4 months and 6 days. Honestly, that’s a pretty quick turnaround for the size of this job! Things were able to flow smoothly and efficiently for this one, and we were thankful when we could hand the keys over to the home owner and his family.

In July 2024, we received a call from Pandora, Ohio. A home owner’s sump pump had malfunctioned, causing water damage in their finished basement.

They had contacted a plumber to repair the sump pump before we arrived, which was great! We usually don’t begin any Dryout Processes until the issue is resolved, or else it could be wasted effort on our part and wasted expense on the customer’s part.

When we arrived, the standing water had largely been removed, so we went to work assessing the situation.

Many times we are able to use our Extractor on a water-saturated carpet, but the padding that was installed beneath it had such a strong vapor barrier on it that it ruled out that option. That meant the padding had to be removed since we wouldn’t be able to pull the water out of it.

Now this is where each Water Dryout Job is different. We let the home owner know what we discovered, and we talked about the necessary steps that needed taken to move forward with the Dryout Process.

They knew their insurance coverage limit, and they wanted to ensure they stayed below that. We were content to partner with the customer to guide them with what labor they could handle on their own, which would keep the final cost down. It really does come down to the customer’s best interest for us here at Swartz Restoration.

The home owner’s task was to remove the carpet and padding, and our task was to set the drying equipment. In this case, we set 31 fans, 3 dehumidifiers, and 1 powerbox.

Our team was able to guide the home owners each day we stopped back to monitor the Dryout Process. When we recommended the baseboard be pulled in certain areas and holes drilled in the base of the wall to speed up the drying process, they had done it when we returned!

It worked well as a team effort to guide them and save them more costs in the end. We used our moisture meters to determine how well each area was drying out, and would make expert recommendations each day.

When we stopped in on Day 7, we were able to pull all of the equipment with confidence that everything had been dried out completely.

Some home owners request us to make the restorations after the Dryout is complete, yet these home owners went a different route because they were nearing the limit on their insurance funds. It was completely understandable, and mostly only flooring that would need reinstalled.

These home owners were a delight to work with, and we were so thankful to help them Dryout their home so they could continue on with their summer plans.

Please take note for yourself: Is your insurance coverage high enough for your specific situation? If you’re unsure, be sure to speak with your insurance agent to ensure you have adequate coverage.

If you suffer from Water Damage in your home or business, please give us a call at 419-331-1024. We will take excellent care of you throughout the entire Dryout Process.

In November of 2023, we were contacted by the Allen County Sheriff’s Office to board up a property after a house fire in Bluffton, Ohio. The house had caught fire from a vehicle parked near the garage. Most of the damage had been limited to the garage and the closest rooms of the house, but the smoke damage spread throughout the rest of the home. The Bluffton Fire Department was the main crew the night of the fire, and they did an excellent job getting the fire extinguished.

Our team boarded up some windows, and secured the property that night. The next morning our team began contacting the family and the insurance companies involved to help get the restoration process rolling.

Once the home owner approved us to restore the home, we began the Demo Phase. During this part of the process, our crews remove the fire damaged materials, and they strip the rooms down to the bare studs. This always involves lots of dumpsters as the damaged materials are stripped from the property.

Most of the garage was torn down on this job, and rebuilt with brand new materials. On the outside of the home, the old siding is removed, and new siding put up. The same happens with the roof. The old shingles are removed, and the whole house is covered with fresh ones.

The next major part of a fire restoration project is the spray seal. We spray a special sealant over the remaining structure of the home, sealing in any smoke odors that may have been absorbed during the fire. This is the main aspect of our No Smoke Odor Guarantee as we eliminate the possibility of the owner’s smelling smoke from this situation.

The HVAC system is usually replaced, like in this situation, because the smoke has permeated all of it. To have the entire system cleaned costs quite a lot, so the old system is pulled out and a new one installed. If any electrical needs updated or restored, this is the next part of the process.

Then the drywall and ceilings and floors get installed, with fresh coats of paint and stains. Any appliances will be the next thing brought in, and our team puts the final touches on the whole project.

We wrapped up this fire restoration project in 6 months, which is the average length of time on a fire loss this large. The joy and smiles on the home owner’s faces when we walked through the home with them and gave them the keys was such a special moment. It’s one of the best parts of the whole process as they get a fresh start in their home.

This is our final article in the Water Damage Prevention Series.
We know that Water Damage is not a fun experience, because we see it happen every single week.

Yet when water damage does happen, we specialize in making it a smooth experience by walking with you throughout the Dryout, Cleanup and Rebuild phases.

That means you can trust us, because We Care about how the restoration process goes.

However, we hope you never suffer from water damage ever, at home or at your business.
As the ancients have said, “Prevention is the best medicine.”
The same is true for water damage situations.
Even though our team is really good at the restoration part of our job, preventing it from happening is much better for you, your family, and your home or business.

Smart Home Technology

Technology has helped make some things remarkably easier.
You have probably heard in the business world of how people are trying to “automate” their systems to help scale their profits.
When we bring that philosophy to our homes for our water damage prevention tips, we can benefit just as much!

Here are some ways to use technology in water damage prevention.

Automate Reminders

We talked recently about scheduling routine maintenance for inspecting your appliances as a way to prevent water damage from happening.
Automate this by setting a reminder in your Google calendar.
Let it pop up every 3 months to remind you to do it.
Simple.

Now you don’t have to worry about spending the mental energy to remember when it’s supposed to get done.
Just wait for the reminder, and then do the inspection at that time.

Water Sensors

You could purchase an electronic sensor that detects high levels of moisture in your home.
The sensor is placed in an area that would have a high risk of water damage or leaks, and when it detects moisture, it sounds an alarm.
Then you spring into action to turn off the water and prevent any further damage from occurring.

Automatic Shut Off

There are also systems to turn off your main water supply when it detects water or high levels of moisture in specific areas of the home.
Essentially, these are the water sensors taken to a whole new level.
There are multiple varieties of these systems, but basically you place a sensor somewhere you anticipate water damage occurring.
Maybe it’s under a cabinet, next to a toilet, or in the basement.
It’s connected wirelessly to a monitor that controls the main shut off valve for the whole house.
Whenever one of those sensors detects water or an increased level of moisture in the air, it will turn off the water supply for the home, therefore stopping any more water from rushing in and damaging that area of the home.

These systems can be expensive, and it will take a bit of monitoring and learning as you set it up.
But it would be worth the investment in prevention if it kicked into action while you were away on vacation, wouldn’t it?

Think Smarter

The best asset in your home for water damage prevention is YOU.
You are smart, wise and intelligent, no matter what your older brother says!

The simplest way for you to prevent water damage from occurring in your home is to be prepared.
You can set your family up for success by labeling your main water shut off valve with one of our Main Water Shut Off Valve Tags.
You can find them here.

In the case of an emergency, you can tell anyone in your home to look for the tag.
It will save you the time of describing just which valve it is they need to shut off.

When it comes to water damage prevention in your home, be smart about it.
Use the tools and technology available to you, but most of all, use your own brain.

Here is a list of questions to help you proactively prevent water damage in your home.

Where is water damage most likely to occur?

Where has water damage happened before?

What can you do to prevent water damage from happening again?

What can you do to stop future water damage from creating worse damage?

Answer these questions, and you will be prepared to prevent water damage in your home.

While our hope is that you never experience water damage at all, if you suffer from water damage in your home or business, give us a call at 419-331-1024.

We will help you Dryout, Cleanup and Rebuild.

Here at Swartz Restoration & Emergency Services, our hope is that you never experience any sort of water damage.
Most often, water damage occurs inside the home from something inside the home.
Yet there are possible sources of water damage that come from outside the home.

This article is about Water Damage Prevention outside your home.

Landscaping Tips for Outside Prevention

As we look at the outside of our homes and businesses, there are some things we can do to help ensure that water damage doesn’t originate outside and move inside.
It begins with our landscaping, and there are two main rules we will follow.

Two Main Rules

Slope Away –

When it comes to the ground around the foundation of your home, the best tip to keep in mind is Slope Away.
Water moves toward two specific types of areas: the driest and the lowest.
If the ground around the home is slightly higher than the level of the yard, rain water will be drawn away from the base of your home.
The opposite is also true.

If the ground around the home is slightly lower than the level of the yard, rain water will be drawn toward the base of your home.

And THAT could result in water damage, especially if the second rule is clogged.

Drain Away –

Home builders don’t simply build your house.
They also think about how to protect it from water damage.

Foundations and basements are built with drainage in mind.
Tiles are buried beside or slightly below the base of the foundation, and those tiles slope away from the home to drain away toward the neighborhood’s storm drain.
In the country, the drain tiles lead toward ditches and county tiles that direct water toward creeks and rivers.

When those drains are functioning properly, all of the rain water is able to drain away from your home, keeping your home safe from water damage.

However, trees have these things called roots, which seek out water so the tree can continue to thrive.
When a trees roots are near a drain line, they have been known to enter and clog up the drain tile.
When that happens, it doesn’t allow the water to drain away from your home any longer.
Instead, it builds up and backs up and sits, until it finds those two things it always looks for: drier and lower.

If the water sits long enough, backing up and rising higher and higher, it may eventually find a hole in your foundation or a crack in the wall, and seep into your home.
That’s when water damage begins from outside your home.

Water Use Outside your Home

When using water outside your home, it’s best to keep the water as far from your foundation as possible.
When water is able to run down along your foundation, it seeks out the driest, lowest spots.
If there is a crack in your foundation, water will enter it and begin to saturate your home.

Hoses and sprinklers –

Pay attention to your hoses and sprinklers.
Don’t let them spray the side of your house, especially for long periods of time, because all of the water is simply running straight down along your foundation.
If a hose is left running long enough near the foundation, it could cause water to pool up and flow into the home when it’s above the threshold of a wall or door.
We have seen that happen before!

Downspouts and Drains –

It’s wise to clean out your gutters and downspouts to ensure the rain water is able to flow away from your home so that it doesn’t get inside and cause water damage.
If you notice water in the drains NOT flowing away, then there may be a clog in the drains.
If you wait too long, you may experience water damage as it backs up.
If your sump pump is unable to keep up, then it will overflow and definitely cause some water damage.

Again, our hope is that you never experience water damage in your home or business.

We hope this article has sparked some new ideas for your water damage prevention strategy for your property.
If, however, you do ever experience water damage in your home or business, please give us a call immediately at 419-331-1024.

We are the professionals who will help you to Dryout, Cleanup and Rebuild after water damage emergencies.

No one wants to experience water damage in their home or their business.
It’s not a fun experience, and it can be costly.

So, what are some Water Damage Prevention tips to help avoid experiencing a water damage emergency?
Our Water Damage Prevention Series will cover three different areas over the next few weeks:

Schedule Routine Maintenance: Inspect different parts of your home to stay ahead of water damage.

Landscape for Outside Prevention: Ensure that water Slopes Away from the home and Drainage is clear.

Get Smart about Water Damage Prevention: Utilize technology to lessen the impact of water damage.

Cause of Water Damage

Water Damage can be caused by a variety of different things.

Sometimes it’s an appliance that malfunctions.

Sometimes it’s a power outage.

Sometimes it’s outside water getting inside the home.

Sometimes it’s a person who doesn’t shut off the water before it overflows the cup, the sink, the bathtub, etc.

To prevent water damage from happening to your home, why not schedule some quick maintenance reminders to help you stay ahead of and aware of issues that lead to water damage when not addressed?
At least to prevent it from happening as best you can!

What should you look for?

Plumbing

When it comes to plumbing, this involves anything related to water coming in and water going out.
Depending on the age of your home (and how many times it has been remodeled), you may be looking for PVC pipes, copper lines, PEX tubing, steel pipes, cast iron pipes, or lead pipes.
I know! That’s a huge variety. But most homes only have a few types.

As you inspect the water coming into your home, you are going to ask yourself these questions:

Do you see any water droplets?

Do you see any cracks?

Do you see anything wearing out?

Ideally, you don’t see any of those, which means you are good until the next inspection.

As you inspect the water going out of your home, you are going to ask yourself those same questions:

Do you see any water droplets?

Do you see any cracks?

Do you see anything wearing out?

If you do see any of these things, then you inspect further to determine what needs repaired so that it doesn’t turn into a water damage situation.

HVAC

Your HVAC system stands for all things Heating, Ventilation, and Air Conditioning.
Basically, the heating and cooling elements of moderating the temperature in your home.

It’s wise to inspect this at least twice a year when the weather determines it’s necessary to switch from one to the other.
In the spring, as the weather warms, you switch from heating your home to cooling your home.
Likewise, in the fall, when the temperatures drop, you switch from cooling your home to heating your home.

If you are unsure what you’re looking for, call a professional to help you.
They’re trained to do this everyday, and they know how to safely inspect and repair your unit.

What do you look for?

Because we are focusing on water damage prevention, you are looking for the drain from your HVAC system.
High efficiency gas furnaces, including propane furnaces, create water vapor as it burns and heats your home.
That water vapor is collected and drained out of the system.
It usually has a pump that takes it to your sump pump or another drain that gets the water away from your home.

The air conditioner also creates moisture as the warm air in your home is blown over the evaporator coil.
Condensation (water droplets) build up and drip away, needing to be collected and moved away from the unit.
Likewise, the water is connected to a drain that removes it from your home.

If your furnace and air conditioning unit are contained within the same shell, there may be only one drain.
You will ask those same three questions as before:

Do you see any water droplets?

Do you see any cracks?

Do you see anything wearing out?

If you don’t see anything, you are good until the next inspection.

If you do, inspect further to determine what needs repaired so that you can prevent water damage from occurring.

Roof

Let’s move outside the home for these last two locations of our routine maintenance.

The roof is the part of your home that takes the most strain from the elements.

It sheds water when it rains.

It soaks up the heat in the middle of the summer.

It shields your home from frost in the winter.

It holds on for dear life with high winds.

It takes a lot to withstand the elements, and eventually, every roof wears out.

So what should you look for during a quick roof inspection?

Missing shingles or panels –
Sometimes high winds blow shingles off the roof.
If a shingle is missing, water may not run off the roof properly, and it may run into your home instead.

Raised or unsealed spots –
A finished roof is sealed to prevent water from leaking into it.
If you notice any spots that are raised or unsealed, there’s a possibility water could get in and damage your home.

Soft spots –
If you are able to walk on your roof for the inspection, pay attention to any spots that seem extra soft.
It’s often a sign that water has damaged the sheeting beneath the shingles, and will need replaced.
Yet it also can be an indication that water is getting in somewhere nearby, and that must be repaired to prevent further water damage.

Gutters

While you’re on the roof, do a quick inspection of the gutters.
Gutters are designed to catch rain water and move it to the downspouts, which then move the water away from your foundation.

What should you look for with the gutters?

Leaves

Shingle dust

Tree debris

When leaves, shingle dust, and tree debris pile up in the gutters, the water doesn’t flow away properly.
When gutters fill up with water instead of draining the water away, there’s a risk that the extra weight of the water will pull the gutters away from the roof line of the home.

That exposes the fascia board behind the gutters, and when exposed long enough to the elements, will rot away from water damage.
If you see debris in the gutters, clean it out so they function properly.

When should you schedule your maintenance?

To maximize your time and your efforts and to ensure you uphold the value of your home as well, we recommend doing these checks quarterly.

Think of it as the change in the seasons. When the season changes, do a quick inspection of your home as your water damage prevention maintenance routine.

Yet schedule it in your Google calendar to help you remember when it’s time again.
If you’re like us, our brains don’t have the capacity to hold in a maintenance reminder every three months.

Schedule it so you can forget about it until the reminder reminds you it’s time.

If you experience water damage in your home or business, please give us a call immediately.
We have a 24-hour hotline at 419-331-1024.

When our Water Team is called out to a home, most of the time it’s because there’s just water damage on the property.
On this particular job, our Water Team was involved because there was water damage AND fire damage throughout the home.

Now, it’s not that uncommon for there to be water damage alongside fire damage.
When the fire department is called out to extinguish a fire, they do their best to ensure the fire is put out completely.
To do that, they soak the appropriate areas of the property to not only extinguish the fire, but to prevent it from combusting into flames again.

This job was one of those instances.

An electrical fire started in one of the walls, between the first and second story.
Most of the smoke and fire damage was kept to the second story, with most of the smoke damage contained in the attic area above the first story.

There was a large hole in the ceiling of the laundry room which allowed a lot of the water from the attic to run down.
It brought with it a lot of the insulation, causing quite a mess.

The water damage was evident in the kitchen ceiling, as water spots appeared at each of the joints of drywall.

In the downstairs bathroom, there was water damage along the walls, as the water ran down from up above.
The laminate floors showed signs of water damage as well, with bubbles and swelling.

That is why we called in our Water Team. They brought in the drying equipment to salvage as much as we could.
Fans and dehumidifiers and odor-fighting machines went to work drying out the entire first floor.

There were lots of materials that could be salvaged, like the counters and the cabinets.
The floors were not able to be salvaged. Once those materials soak up water, they expand, causing separation from neighboring pieces.
They are unable to un-swell and return to their original size, so they must be removed.

The subfloors and walls were dried out completely, and the next phase could begin.
We removed all of the charred materials, replacing them with new materials:

new rafters

new wiring

new duct work

Now that the new materials are put back in place (before we insulate and begin finishing the house to feel like a home again), we make sure the smoke smell is gone forever.
We spray seal all of the wood to eliminate the smell of smoke from seeping back into the home.

Our No Smoke Odor Guarantee provides peace of mind in your newly updated home.

After the necessary timeline of allowing the spray seal to dry and set in, our team was able to finish rebuilding the house, turning it into a home.

new drywall

new paint

new floors

new trim

We brought the cabinets and countertops back in, and we brought in their appliances.
It was looking like a home again!

Spring weather in West Central Ohio is often very wet.
Rains saturate the ground, causing minor flooding most years.
Yet those spring rains are delivered through a variety of storms, some of them severe.

High winds, hail, tornadoes, lightning, heavy rains–all of these are likely to happen at least once each spring.

What should you do if your home is damaged by one of these storms?

That’s what we will discuss in today’s article.

Safety First

Your family’s safety is always top priority.
Throughout the storm and immediately after, that should be your focus.

Your home’s safety is the next concern.
Shelter is one of the basic needs of every human being, and the quality of that shelter plays a significant role in your overall safety.

We will submit it to you insurance company, in the format they prefer, so that the process can not be held up or delayed.

Approve the Repairs

Water damage in your home or your business can make your world stop!
We get it!
We see it every week.

We specialize in helping you Dryout, Cleanup and Rebuild from water damage.
It’s what we do every day.
And…we are really good at it!

So when you discover water damage, you know who to call: Swartz Restoration.

But what can you do when you discover water damage in your home or your business?

How do you stop the water from causing more damage when it affects your home or business?

I mean, what CAN you do before you call us to help start the Dryout Process?

First, Can you identify where the water damage is coming from?

Is the water coming from a leaking pipe?
Maybe the pipe froze, and now it’s leaking because the pipe has a crack in it.

Is the water coming from your sump pump?
Sometimes debris gets into the sump pump area, preventing the sump pump from functioning correctly.
Or the power goes out, not allowing the pump to do its job of removing water from your building.
Sometimes they just wear out over time, and they need replaced.

Second, now that you have identified where it’s coming from, Can you stop it?

If the water damage is coming from a water line, You can shut off the water.

Why would that be important?

Well, when the water is no longer flowing through the pipe–you know, the pipe that now has a crack in it–the water will not leak into your home.

How do you do that?

Well, you need to know WHERE the shut off valve is for the water.
It’s called the Main Water Shut Off Valve, because it’s the main water line that feeds your house.

For those connected to city water, it’s most often at the part of your home where the city water line connects to your home.
Simply turning the valve off shuts off all water inside your home.

For those who have well water, it’s most often near your well pump, either in your basement or your utility room.
Simply turning the valve off stops the flow of water.

There may be some built up pressure in the water lines, but once the main water valve has been shut off, no new water will flow through the water lines.
Now that the water is no longer causing more damage, we will be able to start the Dryout Process.

If you would like to know how we can help you stay a step ahead by knowing where to turn off the water in your home or business, go here.
We have a FREE GIFT for you!

We were called to a home in Cridersville, Ohio when a home owner discovered water in their finished basement.
Our team arrived quickly and immediately assessed the situation.

Most of the basement floor was covered with carpet.
The main living area and the one bedroom had carpet and pad, while the office had carpet that had been glued down.
There were lots of contents in the basement that needed moved in order to get the Dryout Process started.

Once the contents were moved or propped up off the floor, we used our Water Extractor to remove as much water as possible.
Our Water Extractor is mounted on a van parked in the driveway.
The wand that extracts water from the flooring is connected to the van unit with a long blue hose.
If needed, we can remove up to 100 gallons of water before needing to empty the holding tank.
To protect the house from accidental damage from the blue hose, we place corner protectors along the path the hose follows throughout the house.

After we extracted the excess water from the basement, we brought in the fans and dehumidifiers to continue the Dryout Process.
Multiple fans were turned on in each room of the basement, and one dehumidifier per room helped dry out the air.
The dry air is blown against the moist walls and the across the moist flooring.
Because water always moves to the driest area, the water wicks out of the walls and flooring into the air.
The dehumidifiers remove that moisture from the air, depositing the water into a sink or a drain.

Once the equipment was set, our team discussed the status of the basement with the home owner.
Afterwards they headed off to another job while the equipment continued the Dryout Process.

The next day our team stopped by to monitor the equipment.
The overall humidity in the basement had come down.
The moisture levels in the carpet were still reading too high, but they were lower than the day before.
The paneling walls were still reading high as well.
The team adjusted the equipment to maximize the Dryout Process, and let the equipment work over the weekend.

When our team returned on Monday morning, nearly all of the basement was dry.
The equipment in the dry areas was removed, and the remaining equipment was adjusted to continue drying out the wet areas.

How did we know the basement was still partially wet?
We tested the moisture levels with a meter.
The meter detects the moisture wherever the meter is placed.
When it’s placed along the base of the wall, it detects how much moisture is in the wall.
When it’s placed on the floor, it detects how much moisture is in the floor.

One week after the phone call that brought us to the home, the basement was completely dry.
We removed all of the equipment, thanking the home owner for allowing us to serve her.

When our team followed up with her later that week, she said she was very pleased with our team.
She had told others about how our team treated her and that they should call us if they ever had any water damage too.

That’s the kind of feedback we get from our customers!

Hear her share her experience in her own words.
