BC Northern Real Estate Board Reports 25% Increase

The BC Northern Real Estate Board has reported a 25% increase in home sales so far this year when compared to the same time last year.

Tanya Rankin: Hi, it’s Tanya Rankin in Williams Lake. BC Northern Real Estate Board has just put out the statistics
for the first 4 months of the year, January, February, March and including April. We are reporting a
25% increase over home sales at the same time last year. I think that’s just amazing, 25% is a HUGE
increase for us to be seeing and I think it’s just showing that strengthen the local economy and of
course that includes the Northern regions, so not just Williams Lake. In fact the report is stating
that it is the strongest start to any year since 2008. This is great for anyone who is thinking of selling

Tanya Rankin: Hi it’s Tanya Rankin in Williams Lake. I want to talk about the concept of flipping homes and making sure that you consider all of the expenses before you get in over your head. I know a lot of people see these programs on HGTV and it looks so... I think it makes it look very glamorous and quite an easy way to generate a large profit or return on your investment. But there’s a couple things that people need to consider and one of them is often unless your catching the market on a bit of an upswing, it’s very very difficult to make that return on your investment that they’re showing on television. The other thing people need to consider is the capital gains tax as part of their expenses when running their numbers. It’s something that time and time again my clients that come to see me about this idea have often completely over looked. They don’t realize that you’re going to have to pay that capital gains tax on the profit that you made from the purchase price to the sale price. Once you run that number you often find that the return on investment just isn’t quite what you thought it would be. I’m not saying that it’s not a great way to get into the real estate market and start generating that equity that you want to build up but often unless the market is on a climb your better to buy the property and fix it up and generate that rental revenue for a period of time that’s going to allow the market to also increase in value. Tanya Rankin: Hi, it’s Tanya Rankin in Williams Lake. I want everybody to try and come out and support our local. McHappy Days this Wednesday at our local McDonalds. They have a walk/run heading out at 7:15 am ,it cost $5.00 a person to enter or $3.00 a child or $10.00 a family, all the proceeds, 100% of them are going to support our local hospital. They are trying to raise money for the new pediatric scope there. You can also buy a Ronald McDonalds little shoe there for $1.00 and get your name on it. There’s going to be lots of local dignitaries and people from within our community working at McDonalds that day to try and give support and bring more people out. So if you have any time or any extra energy to go the walk/run, we would love to see you there, and stop by McDonalds to see us serving up those french fries.
