Artist Spotlight: Henri de Toulouse-Lautrec

If you were to only know one thing about me, then you should know I am a closet art "freak". I absolutely can't get enough of the post impressionistic art period.

I always wish I could have lived during the late 19th century in Paris. What an inspirational time it must have been, but of course also emotional. To have walked the streets of Monmartre and had a drink with Henri de Toulouse-Lautrec.

For some reason people seem to think Toulouse-Lautrec was born in Monmartre or that he was poor. But in fact it was the exact opposite. He was a Parisian aristocrat. I know what you're thinking - man, he had everything! To be at the top of the social world during Paris in the late 19th century - how lucky. But again, appearences aren't always what they seem.

Henri was born November 24, 1864 in Albi, France and was the son and heir of Comte Alphonse-Charles de Toulouse. He was also the last male heir to a family that dated back nearly 1,000 years. His father was very handsome and eccentric (aka a weirdo who was never there) and his mother was...overly protective of their only son (aka she has no life so he was always sick and weak as a child).

Henri broke his left leg when he was 12 and his right leg when he was 14 and neither healed properly so it stunted his growth. He continued to grow normally, except his legs.

Henri's one escape was his art. By the time he was 10 he began to develop his artistic skill, unfortunately a lot of it was due to the fact his mother always thought he was sick and he stayed inside a lot.

As he grew older he sought refuge from the torments of aristocratic society in Monmartre. He loved the bohemian lifestyle, the cabarets, the vibrant lights, action, and of course his ultimate undoing - alcohol.

Many of his paintings reflect his actual experience from hanging out in nightclubs. He would sit and drink and chat all night, while drawing little sketches of what was going on around him. The next day he would take the sketches and elaborate them on canvas.

But Henri's only happy days were numbered in Paris. In the late 1800s he was temporarily put into a sanatorium for his alcoholic (and some would say crazy) behavior that he started to exhibit. Before I go further, please keep in mind 2 things: 1)they did not have hospitals like today, sanatorium's were common and really the only place for drug addicts to go and 2) he wasn't drinking just beer, he was drinking hardcore Absinthe and other hallucinogenic drinks that if drank heavily enough could have the ability to make you go insane.

He eventually was allowed to return to his mother's care and home and died September 9, 1901.

One of the reason's Toulouse is one of my top 3 favorite artists is because he is the father of modern graphic art. All of those really trippy 1960s peace and love posters can find their roots in his paintings. Plus, I don't know... there is just something beautiful about his art. I always like to think it's because you can see his soul in his art. Here are some of his paintings:

Traditional shampoo bottles are fairly plain. But what happens when a designer lands a bid to design a very unique, marketable bottle? A wow factor that is over the top......not to mention inspirational.

I went online to locate some cool shampoo bottles and here is what I came up with - how cool are these? Anyhow - they helped inspire some marketing designs I was working on, so I thought I would share. Enjoy!

I was lucky enough to visit an antique store at The Factory in Franklin, TN this weekend and I was incredibly inspired. The antique booths were filled with high end furniture, pictures, books, china, silver sets, and more fresh from the drawing rooms of Europe.

One great thing about this antique store was that the furniture was so well preserved it looked brand new (rustic furniture is nice, but shabby isn't my thing). And the other great thing is that you can actually furnish your home for about the same price as going to a brand new furniture store, incredible huh?

I am always a fan for using antiques in your home. It's a great way to invest your money and also to preserve history.

Architecture: Cathedrals from the World

The Romans were known for their incredible intelligence in urban planning, building and commerce. While much of their intelligence was heavily influenced by Greece, Egypt, and the Middle East they did come up with many things on their own. One of their most famous ideas: the Roman aqueduct.

The architectural world would be at a serious loss without the Romans and their aqueducts and you could say the same thing if the the Catholics had never made their contribution of the cathedrals.

Cathedral building hit its height in the Middle Ages. The style of most cathedrals is called Gothic architecture - known during the times as 'the French style'.

Common characteristics of Gothic architecture are flying buttresses (the outside arches that helped support the massive weight of the roof, glass windows, and arched walls), pointed arch and ribbed vaults. Gothic architecture evolved from the Romanesque style architecture and continued from the 12th century to about the 16th century as a common form for buildings in Europe.

A few interesting facts about cathedrals: Always notice the stained glass - this was a serious luxury back in the time when these massive 'houses of the Lord' were being built. Having stained glass back then would be like having the very first air conditioning in the desert - only the elite had it. And those scary goblins were not meant to scare church goers. They were actually added with the very serious thought that they would scare bad spirits from the church, later as decorations and of course they helped drain the water.

I won't babble off into art history, but I encourage you to read more about Cathedral architecture because they really are the last grand standing buildings that may take their place in history as the Roman, Greek and Egyptian ruins have.

SOM wins the Beijing CDB Competition & the New FHA Temporary Rules for Buyers & Investors

Architecture: Congratulations SOM (Skidmore, Owings and Merrill) for winning the Beijing CBD Competition

The Chaoyang District Government held a international competition for the expansion of the Beijing Central Business District (CBD) and the offices of Skimore, Owings and Merrill won with ease. The stunning design, forward thinking, and innovative ideas of their expansion were just what the CBD called for.

The SOM expansion plan calls for all types of new buildings and parks. There will be the skyscrapers, new rail service, new streetcar system, and there will even be selected areas with walkable blocks to foster residential living. Oh, and lets not forget that all the roads will be bicycle friendly.

But for me the best aspect of this entire proposal is the energy saving aspect. According to SOM the new district would, "reduce energy consumption within the district by 50%, reduce water consumption by 48%, reduce landfill waste by 80%, and result in a 50% reduction in carbon emissions. Reduction in emissions from office buildings alone would equate to a reduction of 215,000 tons of CO2 per year, which is the equivalent of planting 14 million adult trees."

Real Estate: New Changes to FHA Loans for Buyers and Investors

In case you haven't heard, there are new changes to FHA loans for investors and buyers. Since the housing market is having a hard time bouncing back the Federal Housing Administration is tightening up on lending rules and backing off investor 'flipping' rules in hopes of spurring the market.

The new rules are temporary (1 year) but will have an impact on buyers and investors.

Better Credit Scores — New borrowers will have to have a minimum credit score of 580 to qualify for a 3.5 percent down payment. Previously, there was no minimum score. Those with lower scores will have to make at least a 10 percent down payment.

Higher Insurance Premiums — Buyers who get an FHA-insured loan will soon have to pay a higher initial insurance premium. The new premium will be 2.25 percent of the value of total loan amount, up from 1.75 percent now. A $100,000 mortgage would require a payment of $2,250, or $500 more. But buyers can roll the added cost into the loan amount.

Reduction in Seller Concessions — Starting this summer, sellers will not be able to offer as much help to buyers to pay their closing costs. The maximum amount of assistance will drop to 3 percent of the value of the property, from the current 6 percent.

And the investors have not been forgotten either. Starting Feb. 1, the government will waive the FHA anti-flipping rule that prohibits insuring a mortgage on a home owned by the seller for less than 90 days aka investors can buy today and re-sell as quickly as possible (as long as they don't resell it for more than 20% of the value - unless the appraised value can support it).

I sat down on my couch tonight and flipped on the TV to see that in my everday hustle and bustle I have been missing the Olympics. Well let me rephrase... I knew they were going on but I have not had a chance to sit and watch them.

Real Estate: Red Flags to Look for When Buying a Home

Home inspections are absolutely essential when purchasing a home. I don't care whether you live in a sate that allows you to purchase a home without one, get one anyway. A house in your biggest expense (for most people) - buying a house without an inspection is like buying a used car without having a mechanic check it out first.

Unfortunately, home inspections can be costly. Luckily there are a few things to look for when buying a home (that you can identify yourself) to help give you some idea about what's going on with the house. For more information visit FrontDoor.com

1. Neighborhood: Ok, so it's not a physical part of the house but it IS important to the overall value of your house. Look up and down the street - is there a lot of homes for sale? What condition are the homes in around your potential house? If there is a mass exodus from the neighborhood (aka a lot of homes for sale on the street) you might want to ask what's going on in the community/neighborhood that might be causing it.

2. Condition of the house exterior: if there is moss growing on the roof, grass in the gutters, gravel in the flower beds, spot of dirt in the yard, or fallen down trees it is quite apparent then that the owners didn't bother to take very good care of the home. This will mean you will have to pay for it in the end. (Roofs are expensive to replace, etc.)

3. Foundation: Look at the slope of the yard, specifically look for drainage issues. If water runs down the yard it should show in the yard. Also look closely at the foundation of the house, if there are cracks or crumbling brick (or whatever the material is) then it needs to be repaired (usually if the cracks are bigger than 1/3 inch then it hints at major structural issues - not that they can't be fixed, but it might be costly).

4. Smell the house (inside... and out): When you walk into a house, it's ok if it smells lightly. If it's heavily scented with potpourri, then that is a red flag they are trying to cover up a smell. It may be something as simple as cigarette smoke or as bad as rotten meat that was accidentally left in the kitchen - either way, be aware.

5. Old Wiring: ok, so you aren't an electrician. But if you walk into a house and the lights flicker or the face plate's make a noise when you flip a light on (like a hissing or a buzz) that is bad or old wiring and is a huge fire hazard.

6. Fresh paint...on one wall: fresh paint in a house is great! fresh paint on just one or two walls, not so hot. That is usually a huge red flag that there was damage of some sort and it has been repaired. Repaired is great - as long as it checks out and was properly done. Mold or water damage is never fun to have to continually deal with.

7. Locked doors or blocked off rooms: if you really like a property, ask for another showing in which you can see those rooms. Sometimes homeowners may be using them as storage, but there may also be something wrong in those rooms you should know about. As a rule of thumb, if a homeowner refuses to open a room or storage space or acts weird about it - avoid the home altogether no matter how much you love it.

8. Windows: Check all the windows and make sure they work. If they are foggy they might be double pane and have water in the middle. Windows are expensive, so pay attention.

9. Open floor plans: If your home has an open floor plan, make sure to see if it was always open. If the homeowner did renovations to make the floor plan open, they may have moved load bearing walls which can in turn shift the rest (or the older) part of the home - causing more damage in the long term. Just make sure the job was done properly!

10. Bugs: if you see dead bugs everywhere, or bugs in general, there may be a pest problem. It may be easy to remove the bugs with a simple call to the exterminator or it could be as horrible as termites!

So I have a serious obsession with everything French, West Indies and Creole. The homes are stunning, the traditions are warming, and the history is more than vibrant and interesting. The French West Indian and Creole culture is a way of life, it's not something that is easily explained nor easily put into words.

I love chandeliers. I can remember being little and seeing them at the antique stores my parents used to take me to on Sundays, after church and dinner. Hanging by the dozens, high in the air.... some lit up so bright that rainbows fell out of the sparkling glass and danced all over everything.

Ever since I always wanted to someday have a home with a gorgeous chandelier. But a chandelier, depending on the size and style, can only truly work style wise in certain rooms and homes. Until then, here are some beautiful and unexpected antique french chandeliers. (J'adore le français!!)

New trends in kitchen appliances continue to thrill me. Everything is digitalized, sleek and designer yet functional. I know many professional cooks would disagree with some of the appliances I think are really cool for 2010, but keep in mind: the average person isn't a professional cook. Plus, these are appliances that will add to the value of your home, function amazingly well for the average cook and they help keep the style to the kitchen.

1. The ATAG induction stove (below): You are probably not too familiar with this digital stove top but it's ok it's from the UK. I put this in here because we will get it here in the USA in a little while, but this is a really cool stove to keep in mind. Not only is it digital, it's made of black vitroceramic glass, including powerful 3.7 kW zone, two 3.0 kW zones and auxiliary 2.2 kW zone. Main benefits and features include modern slide controls, automatic programmable cooking options, residual heat indicators for each zone, timers, child lock, pot/pan detectors and optional stainless steel trim.

2. The Whirlpool Combination Microwave SpeedCook Oven GH7208XRS (below): Again, another ingenious appliance. With this combo microwave oven you can literally bake a cake, cook a steak, and steam food. This microwave is called a SpeedCook oven. 3. The Counter-Depth Side-By-Side Refrigerator with ave-Touch Controls (below): This is a great example of a upgraded refrigerator. These are just a few ideas of trends in kitchens for 2010. Always think of things you might like to find in a brand new kitchen. Architecture Moment: Gorgeous New Orleans Homes....Now what's that architectural style called?

Every time I visit New Orleans I fall in love with the city. It is a huge place that is comprised of organized blocks with picture perfect historic southern homes, live music and great local restaurants that echo friendly people and diverse crowds. The trolley on St. Charles (and throughout the city) only adds to the comfortable and easy feel of New Orleans.

But I really, really love the architecture in New Orleans. I wanted to know the specific styles in the various houses and neighborhoods so I did a little research and thanks to prcno I found a little guide to get everything straight. So, let's get started!

1. The Creole Cottage (below): Usually a single story home set at or near ground level. Symmetrical four-opening facade wall, usually sat on the front of the property line (so no yard). Brick or wood exterior, steeply pitched roof. Built 1790-1850. Found in Vieux-Carre, Faubourg Marigny, New Marigny, Esplanade Ridge and a few other neighborhoods.

2. American Townhouse (below): Narrow three story home set near ground level and close to the front of the property line. Two windows with the front door to left or right. Balcony is very common on second floor. Found in the Central Business District and Lower Garden District Brick or stuccoed exterior. Built as urban residences 1820-1850s.

3. Raised Center Hall Cottage (below): One and a half story raised two to eight feet above ground on brick piers. Full width front porch (gallery) usually supported by 6 columns. There are 5 openings (usually 2 windows on each side with the door in the very middle). Side gabled roof usually with a dormer in the center and usually made of wood. Located in Bywater, Garden District, Uptown, Esplanade Ridge, and Carrollton. Built until 1870.

4. Shotgun House (below): Usually one story, but many with second story set at raer of house (camelback). narrow, rectangular structure raised on brick piers. Most have a narrow porch, roof supports by columns and often a Victorian ornamentation. Usually wood exterior and is the predominant house in New Orleans (found everywhere). Built until 1910.

5. Double Gallery House (below): Two story house raised on brick piers. Side gabled or hipped roof. House is set back from property line and has covered porches (galleries) frame (supported) bycolumns. Two windows on each level with door on right or left. Usually the exterior is wood, brick or stuccoed brick. Found in the Lower Garden District, Uptown, and Esplanade Ridge. Built 1820-1850.

As you well know I love historic homes. I firmly believe as both a designer and as a real estate agent that if you own a historic home the theme should go with the home. After all, why buy an apple if you really wanted an orange to begin with...translation: if you want a modern home, buy a modern loft or modern home - if you want an older home with all of its charm, then buy an older home. There is nothing that kills resell value on a home quite like mismatched interiors. People who are looking for an older home often have very particular things they expect and look for in the house (we call them charm others might call it old stuff).

The entire point of this post is to show you that just because it's vintage inspired, doesn't mean it has to actually be vintage. Check out these bathrooms - all completely renovated and 100% brand new:

It is also really important to pick your flooring carefully. Vintage bathrooms often had intricate tile work like below:

Interior Design: A simple guide on how to decorate in small spaces

Small spaces....we dread them, we hate them, but ultimately we end up dealing with it. But what if you don't want to just deal with a small space?

Here are a few tips to help you decorate, and utilize, your small spaces.

1. (above) Narrow room with no space for a chest of drawers or other storage unit? Solution: build a light-weight storage wall unit that fits soft case boxes. If you run to your local hardware store and pick up some thin wood rails you can create what we see above in the picture on the wall.

2. (above) The living room is too small for both furniture AND storage. Solution: Custom built-ins. Have your local licensed wood worker measure and build you a storage unit and couch in one. With the use of some comfy cushions and pillows your guests will never be uncomfortable, and you don't have to worry about storage or clutter.

3. (above) I only have room for a shared space. Solution: Give the space a it's own area. Hang curtain rods up and maybe paint that area of the wall a different color. It highlights it's own space while keeping the room open.

4. My furniture is a bit too large for my room. Solution: Use an oversized mirror that is the same width as your couch. This will help balance the room horizonatally but also give the illusion of space (by means of the light reflecting in the mirror).

5. (above) I need to add counter space in my kitchen but just doesn't seem to be any room. Solution: Choose a tall thin refrigerator vs. a regular wide or double door fridge. This helps increase the available counter space and also creates the illusion of height in your kitchen.

6. (above) I need more storage in my living room but my staircase takes up all the space. Solution: Build shelf space into the unused space below the staircase. It's an easy solution that adds value to your home.

7. (above) My kitchen just looks too small, what can I do to make it look bigger. Solution: Elongate the height of the kitchen by using floor-to-ceiling storage cabinets, bright wood, and stainless steel. The above picture was built in only 9 feet of space.

These are just a few ideas for helping you to create space where you might think there is none!

Design Inspiration: Indonesian living never looked so good!

I am loving Indonesian inspired interiors and designs lately. Sometimes it's easier to pick a color scheme for a room than to pick furniture and accent pieces. I personally love antiques and reproductions alike. Why? Well obviously because of the history and character of the pieces but also because when I invest in decor for my home.... that is what it is: an investment.

Much like investing in the stock market, old cars, or homes - antiques can be a really great investment. You should always shop at reputable antique stores if you are looking for high end investments, but you can always find great antiques in old pawn shops and country stores that need just a little elbow grease to make them shine again.

Another great thing about antiques is that, for the most part, they are very unique. When I was browsing for furniture online at Bond and Bowery (Bond and Bowery is a great compilation of all types of furniture from modern to vintage) I came across G. Evans Ltd and these fabulous antiques (and a few non-antiques but still unique furniture pieces). Most of these pieces date from the late 1700s to the 1870s. The green chaise is 1970s and a few of the tables are from the 1940s. Why is this important? Because you can find antiques that don't look too dated to use in your home, all you have to do is keep an open mind and go shopping.

Everyday I meet more and more people who do some sort of craft. Whether it is sewing, painting, scrapbooking, writing, etc and for them (and myself too) it is important to have a space all to yourself. It does still surprise me though when I go into homes where it is obvious that talented people (or a person) live there...but their stuff is stuck everywhere or their craft room is just a mess. Not only is that bad for trying to sell your home (it makes the home appear to lack storage, a very important feature to most buyers - always de-clutter and organize) but how can you find anything?!

Now, if you are renovating or adding on a bonus room for crafting or organizational needs there are a few things you will want to include in the room. Other than the obvious importance of being eco-friendly, you will need storage drawers and space for bins. Ideally you will want to have a floor to ceiling built in with various sizes of drawers, some open and some covered, on at least 1 wall. Another great feature is having a large island. The island would be a great place for storage and it will give you the ability to spread out and work. If you don't have that much space, try to reserve 1-2 walls for a counter with custom built storage units above and below.

If you are doing your own craft room feel free to decorate and paint the room so that it inspires you. If you are not sure what to do, try to make the room feel light and airy (aka bright neutral colors and lots of lighting (natural or unnatural). Use quality materials (that are eco-friendly but also investment friendly) such as granite and real wood (or bamboo). The flooring should be either tile or hardwood. If it is hardwood make sure to put at least three coats of an oil-based polyurethane varnish on the floor so it doesn't get scuffy and ruined while you get creative.

Real Estate: I just bought my house...now what?

Buying a home is a long, and sometimes stressful, process. But what happens after you close and get everything unpacked? You might be thinking, "What else can there be to do? I have the house I'm unpacked...I thought I was finished?" But the truth is, there is always something more to do when you are a homeowner.

Being a homeowner means changing the way you think. This is your investment so upgrades, landscaping, painting, and maintaining the roof are just a few things you will need to make sure you do in order to ensure the value of your home.

To help you out I have compiled a list of common things you will want to do once you purchase your home:

1. Change of address cards - make sure to mail them to your friends, family, co-workers, etc. It is becoming more acceptable to send e-notes as well, but letters via post are encouraged.

2. Forward the mail from your old house - visit your local post office and fill out the mail forwarding sheet. This will make sure you are getting your mail that you might have forgotten to change the address for.

3. Meet the neighbors - be warm and friendly and introduce yourself to the neighbors. You don't have to visit everyday but being on friendly terms makes the community safer and better all around.

4. Security - make sure to change all the locks on any door that has a key to it. The previous owners might have keys still, etc. You might also look into getting a burglar alarm (it sometimes lowers your home insurance too). Also make sure you have a basic set of tools and fire extinguisher.

5. Make it your own - You might want to consult an interior designer, or just do it yourself, but make the home your own. Paint the walls, add trim, put down hardwood....whatever it is to make you feel comfortable and happy.

I really like velvet furniture - I know I am probably alone on this one, but I think it works. It has the ability to add texture and luxe without breaking the bank. You do have to be careful the colors and the style...you don't want to look 60s!

Man caves.....what in the world is a man cave? Well don't worry! It's just a buzz word for a room where the guys can hang out. A man cave is not a new idea over time they have been called cigar rooms, smoking lounges, media rooms and studies.

I did a little research and it seems like a lot of new homebuyers are looking for this 'man cave' and it is a fairly important feature. So if you want to add a 'man cave' to your home there are a few features you always want to try to incorporate into it.

Always have a flat screen television, large couches and chairs, full bar, and lots of storage. You can add things like a pool table, darts, fridge, etc depending on your space. You should also consider the area you live in when designing it. For example I live in Nashville Tennessee - it would probably be a good idea to include in the design a small recording studio or band space in the room because so many musicians live in Nashville.

Interior Design: Beautiful Concrete Stencil Designs

A few weeks ago I wrote about the beautiful homes in Mexico that had intricate molding and wainscoting that was actually painted (dyed) concrete. It was so amazing it really looked like the real thing - talk about some serious craftsmanship!

When I had some time to really think about it I realized that concrete is a fantastic idea for renovations (especially if you live in warm climates)! Concrete is earth and budget friendly and can make your home really dazzle and pop. It does require a little maintenance in the long run (as most things do), but overall it is a really affordable and easy to manage.

Stencils are made out of a heavy duty material and can come pre-designed or custom designed. If you Google concrete stencils many companies come up - always follow their instructions or have a licensed professional install it for you.

My favorite thing about concrete stencils is that they come in a lot of designs. They have some stencils that look like traditional materials such as brick or tile (think about your backyard concrete patio, now imagine if it was brick instead....wouldn't it look much nicer!) or they come as more decorative stencils that look like oriental rugs or wood flooring inlaid with tiles.

If you are interested in learning more about the process of concrete stenciling, or if you are interested in trying it yourself, here are step-by-step instructions - but always follow instructions from the company you bought your stencil from or consult a licensed contractor!

Things You'll Need:

    * bullfloat
    * stencil roller
    * concrete edger
    * scissors
    * concrete saw
    * power washer

Step 1 - Applying the stencils - After you pour the concrete, float and edge the slab in the usual manner and then place the stencils on the surface while the concrete is still wet but free of excessive bleed water. Placement requires two people, with one person holding the stencil roll while the other person holds the uncoiled end on the opposite side of the slab. Once the stencil is laid down atop the slab, it's plastered to the surface with a special stencil roller.

Step 2 - The stencil is placed and worked one strip at a time. Because the stencils are die cut, the strips must be aligned in a specific manner to ensure pattern continuity, similar to aligning strips of patterned wallpaper. After the entire slab is covered, you use a pair of scissors to trim the stencil to about 1/8 inch inside the form boards (this allows for the stencil to swell a bit). A bull float(a flat smooth float for smoothing concrete) is then used to stick down the edges.

Step 3 - Adding color -The next step is to hand spread color hardener onto the surface (at the manufacturer's recommended rate) and work it into the slab with a bullfloat. This process is best done immediately after stencil application, while the concrete surface still has enough moisture to be absorbed by the hardener.

Step 4 - With stone or brick stencil patterns, the use of a texture roller or seamless texture skins will give the surface a more realistic, slightly roughened profile. With tile patterns, there is no need to texture the slab, Instead, a trowel can be used to smooth over any imperfections.

Before texturing, a liquid or powdered antiquing release agent is applied to the surface. When the slab is firm enough to accept the roller's weight and still wet enough to receive the texture, you can begin to go over the slab with the roller. Where the roller creates depressions in the surface, the pigment leaves shadows that look like natural color variations. Manufacturers offer rollers with different textures to allow contractors to produce a variety of decorative effects.

Step 5 - As soon as the slab has been textured, it's time to remove the stencils. The last piece of stencil laid is removed first, with a person standing on either side of the slab and lifting the stencil straight up from the ends. After the stencil is completely clear of the surface, it's carried off to the side and disposed of.

Step 6 - The day after you pour, you can clean off the release agent, saw cut the control joints and seal the slab surface.

The next day, the release agent is swept from the slab.

Than you thoroughly clean the slab with a pressure washer

Saw crack control joints in larger areas such as driveways and patios

Apply concrete sealer and voila your beautiful finished product

So I know just a few weeks ago I did a posting about southern plantation homes. But I have a confession: I can't get enough of historic homes. In a perfect world I would do nothing but locate, purchase, rennovate and preserve historic homes. Why?? Without a doubt it is because homes now are just not made the way historic homes were/are. Homes today lack quality, endurance and details.

The high ceilings, fireplaces, hardwoods, huge foyers, custom bannisters, *huge* plantation windows and shutters.....I can't put my excitement and joy into words! But I will share some photos and hope they inspire you as much as they inspire me:

The master bedroom is a very important room in the house. It's a place to escape, relax, and be yourself. As a real estate agent I can tell you homebuyers are looking for large spacious master bedrooms, with walk-in closets and a full en suite bathroom (with whirlpool tub and shower).

If you are thinking about renovating your master bedroom you may want to think about a few things that will not only help you make a return on the investment but also help you sell your home quickly.

It is a buyers market in real estate right now, and looks to stay that way for a while. If you are looking to sell your home in the next 5-8 years definitely think of improvements that will last.

Homebuyers are always looking for energy saving features and cutting edge technology in addition to the large room and en suite bathroom. If you have a master bathroom, or are adding one on, make sure to use energy saving toilets, sinks, showerheads, etc. If you live in a colder climate you may want to also consider putting down heated tiles in the bathroom. You might even want to look into features such as a hidden TV behind the mirror or stain glass windows above the tub to help your home stand out from the rest.

As you design your master bedroom consider hardwood (or bamboo a great eco-friendly alternative) flooring and large windows (don't forget the plantation shutters!). Depending on your style you may want to add decorative molding to the ceiling and walls to give it a luxurious feel. All of this can be done affordable and easily if you hire licensed professionals.

Here are a few master bedrooms I cam across and just love - I hope they inspire your new room. (And always remember to consult a licensed real estate agent, interior designer, and/or contractor before doing any home modifications.
