      <title>What to look for when buying a Lake Monticello Lot</title>
      <description>&lt;img src="https://activerain.com/image_store/uploads/agents/theearl/files/Picture45.png"&gt;There are a number of raw land lots for sale in Lake Monticello. You would be surprised. Most visitors to the Lake think that the community is built out, and while there is not an ongoing “sale office” set up like you might find in a Spring Creek or Village Oaks community, there are a considerable number of Lake Monticello lots that are being sold by the owners. Why are they selling? Is there something wrong with the Lots? This is one of the questions that I get asked the most about lots that are listed for sale in Lake Monticello. Obviously there are a number of reasons, but there seems to be a pattern in the answers I get from the land owners…- Plans Changed “Our plans changed.” We bought the lot thinking that we would build when (___________) occurred. You can fill in the blank with, when the kids graduated, when we retired, when we moved down to Charlottesville, when the market was going gang busters. Another one that we hear regarding change in plans is, “We bought the lot thinking that we would one day end up closer to our kids, and before we could build, the kids ended up moving.” (Maybe the kids were trying to tell you something???)- They moved to another area. A couple of our land owners that we have worked with were originally from the Northeast and bought the lot looking for a warmer climate to eventually move to. Instead, when we talk to them now, they skipped Virginia completely and moved straight to Florida or South Carolina.– Active Listings of Lake Monticello Lots / Land for Sale TodayThe reason that I share this is that there is usually nothing wrong with the lots or land itself, it is just that plans changed and the owners are ready to move on. I worked in an area onetime where there was a section of town that always had 15 to 20 lots listed for sale – at absolutely low prices compared to the rest of the area and some of the lots had been listed for sale for well over 3-4 years. Without fail, about once a week, we would get a call from an excited land buyer, that had just stumbled upon these listings and they couldn’t believe their luck – this much land for so little??? And there was a catch. There was something wrong with every one of the lots. None of them would perc and support a septic system, not even an alternative system. There was something WRONG with the lots. This is not the case with the lots in Lake Monticello. While they each might have their own quirk and features, with the availability of water and sewer, all of these lots are build-able in some form or fashion. What should I look for when deciding on a lot? There are some areas and features of a lot that effect the price and desirableness of a lot versus another. These include: Is it a Waterfront Lot? Being on the water or having the ability to have access to a dock or the water is a premium feature in Lake Monticello. Some of the lots that are advertised as waterfront are exactly that, waterfront. The entire width of the back lot line is touching part of the lake. These lots are few and far between but a number of them do come on the market from time to time. Remember that there will not only be a premium expense for the lot itself, but there may be some additional cost with any sort of barrier walls that you put in along with the potential added expense of a dock and the ongoing maintenance of the dock and the associated boat. Is it a Golf Course Lot? There is really nothing like waking up in the morning, having a cup of coffee on the deck and watching the dewsweepers – the early morning golfers – out on the course trying to squeeze in every ounce of sunlight that they can to chase around a little white ball. Living on the golf course is a plus for a number of reasons. You do not have a neighbor right in your back yard or side yard, you have a golf hole. The area of the golf course is maintained an landscaped by someone other than yourself. The golf course is a natural draw to wild life that you might otherwise not see. Countless Hawks, Falcons, Woodpeckers and other varieties of birds have taken up residence amongst the trees of the Lake Monticello Golf Course.– Information on the Lake Monticello Golf CourseOne thing that you need to consider when looking at a golf course lot… Where will the lot be located in relationship to where the golfers are playing their shots. I remember visiting a golf course in Maryland one time, and there was a house located off of either the 3rd or 4th hole that was right in line of the tee shot. The siding of the house actually looked like the dimples on a golf ball as the house had been hit so many times. Someone that knew nothing about the game of golf had bought that lot. Is it located near a beach? “Why the **** would I live in a lake community if I couldn’t be on the water?” I write it because I have heard it… But for some, they do not want to pay the premium of being directly on the water, but still want to be within walking distance of one of the 5 beaches that are located along the shores of Lake Monticello. I think some of the best lots that are still available fall exactly into this criteria and are within blocks of either the beaches of the other amenities of the lake. Is it located on a busy road? It may be difficult to tell from just looking at a listing or a Google map. Some of the roads are used as “short cuts” to one of the gates or they may be on one of the direct routes that allow access into and out of a section of Lake Monticello. Sometimes the only way to tell is to sit infront of the lot you are considering during the morning or evening – “rush hour” time frame to see the level of traffic. Is it located near a gate? Although there are a number of gates scattered throughout Lake Monticello, being in a location where you have to drive 5 minutes just to get to a gate when you then have to commute to Charlottesville or Richmond can get a little frustrating. How much site work/grading will need to be done to prepare the lot to be built on? I am going to let you in on a little “code word” language that you might see in a listing of a lot for sale. “Perfect for a walkout basement” This might mean that the lot / land is located on a slope and that the lot will not have to be graded in order to accommodate a house that you enter on the main level, but can only exit the back of the property via the lower level. Lake Monticello is fed by a number of gentle ravines and run off areas and some of the lots are situated in these areas. I know of one suck lot that is a great location, near a gate and there are houses that have been built on both sides of this particular lot, so there is nothing “wrong” with the lot, it will only work with certain floor plans that take advantage of the topography of the lot and it will require some planning for the location of the driveway and garage. Many land buyers have a particular house plan in mind, and then go looking for the lot, and not every lot will work with every floor plan. This is true in the Lake and it is true of all lots in the Greater Charlottesville Area.– New Homes to be built in Lake Monticello – Proposed What are the surrounding properties like? Are they compatible with what you want to build? You want to build a 3 level, 3,000+ contemporary and the houses that are already built on either side of the lot are a 2 bedroom A frame and a one level ranch. Your home will always be different and while you may enjoy the home while you live there, just beware when it comes time to sell. Does the lot allow for the placement of a home so that I don’t have someone looking into my backyard or living room? You will never be able to tell this from just a listing alone. And even looking at an overhead satellite map may not help you until you know exactly what you are trying to build and where it can be placed on the lot. Then you will be able to consider the surroundings, but it is something to keep in mind. Especially if the other properties are already placed a certain way on the other lots.As you can see, there is alot to consider when looking for a lot for sale in Lake Monticello or any other location.       <title>So you want to sell your Lake Monticello Home Yourself...</title>
      <description>and save a few bucks... I get it.  And, with the growth of the internet being used as a way for buyers to find homes, I hear from a number of homes owners that they are considering just trying to sell their homes themselves, especially those that had trouble selling previously.  As the market starts to improve in some pockets, the famous last word come out of the frustrated owners mouth - "I will just sell it myself!"  And what sounds like a good idea, turns into a discovery process of a number of problems.  Hopefully this article will shed some light on some of these issues that you might face.
I will just post it on Craigslist
The rise of the internet has made it easier than ever for a home owner to reach out directly to the buying public, and one of the ways that they look to reach them is through Craiglist.  What most home owners don't take into consideration, that a number of home buyers have is that 2 major trends have tainted the Craiglist pool.
Problem #1 with Craiglist - SCAMS.  (5 Real Estate Scams on Craigslist)
Enough scam artists have "cloned" listings or posted information about vacant properties, claiming to be the actual owner of the property that buyers and renters are very, very cautious - as well they should be.  The security issues and loss of potential deposits, let alone the amount of time and frustration that can be spent trying to arrange a showing for a property that is not actually for sale or to meet with someone that really does not have the legal rights to be selling the property are enough of a deteriant to a number of buyers.  Even though the listing may be posted by a legitimate owner that is the rightful owner, it is now lumped into the category of Nigerian Chain Letters and promises of deposits of vast sums. I have worked with a number of buyers that will now not even look at Craiglist, for fear of the potential scams and the waste of time.
Problem #2 with Craiglist - SPAM
For a number of years, REALTORS used Craigslist and the real estate section as their own personal billboard, advertising everything from Stop Foreclosure Services to list of homes with swimming pools.  The site became a gateway to another site that sometimes led to a third site that then required a registration just to see a photo of a pool with a promise to send a list in the near future.  Add to this the fact that in some cases, Google rewarded these postings and the links back to the agent websites with a higher ranking and agents ran rampant.  What was once potentially a legitimate source for listings mixed in with the list promotions was crack down on by Craiglist.  Changes were made to the site to not allow for pass through links on the site.  The result of this, combined with the Scam fears, has caused over 95% of the agents to forego the use of Craigslist all together in the promotion of properties.  As the supply has dried up, so has the demand, with site traffic for the real estate section on Craigslist dropping exponentially.
So, sure, you can post your listing on Craigslist, and you might just find the needle in the haystack and get a buyer... but you will always be left to wonder if you got the best deal, as I will discuss in a bit.
How about Zillow and Trulia?
Great Question.  Yes, Zillow and Trulia are not "real estate agent" controlled sites and you can use one of the features on the site, like a "make me move" button or list your address as being for sale, but you are not tapping into the main stream.  You will be nibbling on the edges.
Marketing 101 for Real Estate - in order to get top dollar:
Top dollar comes from the LARGEST possible pool of potential buyers being exposed to the property.  Those ultimate "qualified" buyers to feel that they have to act upon the property so that someone else does not end up getting the property, thus denying the any other potential buyers from getting the property. Those buyers that feel like they are paying a fair value in comparision to all of the other options that they have available.  The object is to expand the pool of potential buyers and not do anything to minimize it in any way, shape or form.
Let's break this down and find out why the "For Sale by Owner" route is not always the best for home owners.  (Founder of ForSalebyOwner.com turns to agent to get home sold)
When a buyer is ready to look for a home, they turn to an agent.  I know you have heard or read the surveys that 75-95% of home buyers start their search online, but even though this may be a fact, they ultimately turn to an agent.  Here is what the majority of buyers know.  WORKING WITH AN AGENT DOES NOT COST THEM ANYTHING.  The majority of the properties that are advertised for sale, in an established MLS system offer a agreement for the seller to direct the listing brokerage to make available part of the commission fee that the seller is paying to the BUYER AGENT that brings the buyer to the property and works with the buyer all of the way until a successful closing.  (This is not meant to be a discussion or posting on agency or representation, but when you talk to a number of buyers - they say, sure - I look online or in the paper or at open houses, but I end up with an agent).
The Key here is the property is in an MLS System and the property offers to pay for the buyer agent on behalf of the buyer.
(Stay Tuned - I will share with you the types of buyers that are willing to pay the most in just a moment, you don't want to miss it.)
OK, I will find an agent to just post it on the MLS
I only bring it up, because I have heard it - and I have heard it from multiple sellers.  Sure you can find a way to get the property posted on the MLS in a limited capacity.  And agents - the agents that you are trying to attract... the agents that are DUTY bound to work to represent the best interest of their buyers know it.  They know the MLS codes for the companies that offer those services.  They can sniff out the comments like "deal directly with the owner" or "all questions are to be directed to the owner".  AND THEY DREAD THEM.  They know that, historically - this is code for - I as the agent am going to have to either track down the owner for the answers or - worse yet - I am going to have to do all of the research myself (and a majority of the work during the transaction) because I will be the one that the Buyer turns to.  The transaction is unsecured - I do not have a party that is following a code of ethics like myself to work with.  I am getting ready to enter into a potentially adversarial connection, without any buffer or fall back with another agent or Broker or Agency to work with.  I am on my own on this one.
Face it - this is just human nature.  The buyer wants to work with their buyers and they want to minimize the risk that they will end up doing the work upfront and not end up getting paid.  It is just the way that humans are wired - and they are wired to avoid risk.  This brings me to the next point...
I will offer a lesser commission to the buyer agent
...to try to save a couple bucks.  Spoiler Alert.  It may, just may be likely that your listing, out of the hundreds or even dozens or even handful of properties that are in the criteria of the potential buyers, may have just been placed at the bottom of the pile - by the agent (gasp... I know - but we are dealing with human nature) - or worse yet - by the Buyer themselves.  Why??  Because the buyer knows that the majority of the properties will direct that they services of the buyer's agent be covered by the seller, and if it doesn't or if it only "partially" covers the amount, then the buyer knows that they may end up being on the hook for the remainder, thus INCREASING the price of the house.  The owner just hindered themselves and may not have realized it - and therefore SHRUNK the pool of available buyers, rather than expanding it as large as possible.  (Don't give me that "Robert - that would never happen" look or thought.  It happens.  I have heard of agents doing it, I have had buyers do it and have heard other agents say they have had buyers do it - it happens)
Types of buyers that pay top dollar - (the ones that FSBO's usually miss out on)
There are really 4 types of Buyers:
- The Serious - Relocation Buyers
- The Not as Serious / Special Needs Buyers
- The Investors
- The Un-Qualified Buyers

The first are serious and in a hurry they may be relocating from another city and have 3 days to find and buy the right home. Or they may be someone who’s home sold last night and today they need to find their replacement home.  Because they are in a hurry do you think they will be with a Realtor or do you think they are reading every ad in the paper looking for fsbo’s?
Realtors have 97-99% of all the homes on the market listed with them and only 1-3% are fsbo’s so…the more you think about it, the more it makes sense that the serious and in a hurry buyers work with a Realtor…does that make sense?

The second type are serious but not in a hurry…they may be a first time buyer…proceeding cautiously…wanting someone to hold their hand…or…they may be looking for that perfect home….Did you know that last year the average buyer looked at 54 homes before making a decision?  Naturally these people want a Realtor to help them, to guide them and make them feel secure…can you see that?

The third type that every FSBO that I have every spoken with or met with  has encountered…they are investors or bargain hunters.  They are looking to save as much as they can and they are frankly, looking to prey on an uneducated owner.  The also know that the FSBO seller is more likely to be emotionally attached to getting the deal done, to prove that they can do it and may be in a hurry to sell at a discount.

They are contacting owners directly and not working with an agent because they cannot qualify and they know that the agent or their loan officer will end up finding this out, sooner rather than later - so they go looking for FSBO signs and unsecured listings, trying to see if the owner will "work with them"
In fact Realtors don’t put them in their cars because they can’t afford to buy and are not qualified to buy.
The buyers that pay top dollar and present the least hassles are Buyer's in category one and to an extend, category two and they are the ones that are working with agents that are using the MLS that are looking to be protected and work with a counterpart in the Listing Agents and SELLER that want to sell the home. (I know which Rob Lowe I would pick...)
As this article clearly point out - (Why FSBO's Fail) "Most buyers today work with a buyers’ agent to represent their interests. If you choose to sell your home on your own, you’ll be negotiating with a professional and relying on your own skill to finalize a contract. Not only could you end up selling your home for less money, you could leave yourself open to potential legal problems unless you have the contract vetted by an experienced real estate attorney."
I am not saying that you these home owners cannot end up selling on their own.  Some do. But understand it is a very, very small percentage because of the issues raised in this article.  And a small percentage of those that do sell on their own do ok price wise.  And the remainder always are left to wonder... Did I do as good as I could have, and even if I paid an agent, would my bottom line have been more?  Because, in the end - either the pride of doing it yourself will win out - or the pride of getting the most return, even after paying professionals will win out.  As always, it is YOUR CHOICE.  Do your research when selling your Lake Monticello Home.  Don't forget - we are just a phone call away - 434-922-0011.

      <title>Lake Monticello Open Houses - What to Expect</title>
      <description>If you are looking to visit an open house held in a property at Lake Monticello, you will need to plan ahead.
How to Find the Open Houses
First, you have to see which properties are actually going to be held open and you need to track this information.  Of the approx. 100+ active listings of Homes for Sale in Lake Monticello, only 3-7 are held open on any particular weekend.  Sometimes an agent can decide on a Wednesday to hold an open house for the upcoming Sunday, and not advertise the event very much.  They just mark the property as an open house in Lake Monticello in the MLS System.

Getting inside of Lake Monticello
Another challenge of visiting an open house in Lake Monticello is dealing with the gates.  Visitors of open houses will need to enter Lake Monticello via the Main Gate.  While this is not a TSA - Airport style screening that you will need to go through, you do have to be prepared and plan accordingly.  Most of the GPS systems attempt to take the users directly to the property that is being held open, by using one of the other gates located around the lake.  Doing so not only will provide frustration to you, but also the driver located directly behind you at the gate that will have to back up to let you out of the trap created by your GPS.  So of the properties in Lake Monticello can be a distance from the Main Gate, so it will pay to plan ahead.
Dealing with the Agent
This sound funny, coming from a real estate agent.  But it is true.  People that I have worked with in the past have told me that the reason that they like to visit Open Houses is that they do not want to bother an agent.  Yet, when they get to the open house, they have to deal with an agent.  It is the catch 22 of open houses.  AND, the agent that they end up dealing with, is usually already connected in some way, shape or form with the owners of the property.  So they are dealing with the agent, and the agent is already working against them...

      <title>Lake Monticello Transit Buses | Park &amp; Ride</title>
      <description>Lake Monticello attracts a number of residents that are attracted to the affordable homes in the Lake as well as the close proximity to Charlottesville and the University of Virginia. This mix of affordability and location has cause this bedroom community in Fluvanna County to grow and thrive. Because of it location compared to Charlottesville, residents have to commute to work in town. There are a number of commuter and transportation options that a number of residents of the Lake take advantage of on a daily basis.
Park and Ride / Ride Share
In 2013, a Park &amp;amp; Ride lot was opened next to the Turkey Sag Gate of Lake Monticello. The lot is located at the Intersection of Rt. 53 and Turkeysag Trail. There is not a direct Transit Service at the lot but there are 15 Parking Spaces set aside for the Rideshare program. The lot is Located off Turkeysag Tr at the Jefferson Center Shopping Center. Park in Lot to the Left. The Park &amp;amp; Ride lot was a result of an effort from RideShare, Fluvanna County Board of Supervisors and CBRE Charlottesville, which manages the Jefferson Centre property. An agreement between the County and property owner allows a portion of the lot to be officially for Park &amp;amp; Ride use as recognized by the Virginia Department of Transportation. The agreement designates 15 spots that are available for commuters. According to the latest US Census Data, approximately 60% of working Lake Monticello residents commute to jobs in Charlottesville or Albemarle County. The average commute from Lake Monticello to Charlottesville is 7,500 miles per year. By carpooling, residents can cut their mileage and commute costs in half or more, reduce wear and tear on their vehicles and help reduce traffic congestion. Commuters that park and ride are also more likely to spend money where they park and keep sales tax dollars in their county.  There is also a Park and Ride lot located at the Beaver Dam Baptist Church in Fluvanna County - Located on Route 250 East approximately 5 miles west of Zion Crossroads and 2 miles east of I-64. Turn into the church; park on the far right side of the lot. They have 4 spaces set aside for the service and they are also served by the JAUNT Transit Service JAUNT (http://ridejaunt.org/)  A third lot is located in Zion Crossroads, just over the Louisa County line at the Intersection of US Rt 15 and I-64 and is served by the Transit Service JAUNT with a total number of 64 spaces set aside for the Rideshare Program.
Transit Service
JAUNT serves Fluvanna County and the Lake Monticello Area. JAUNT has a route that can help you get around. Our staff of friendly people and seventy vehicle fleet travel all over Fluvanna County, providing public transportation for everyone.  JAUNT offers Commuter Routes, Midday services to Charlottesville and Fluvanna and Intra-County Services to the surrounding area.  The Commuter Route to Charlottesville is offered weekday with commuter service to Charlottesville from Fluvanna County. You should call JAUNT for the most current pickup and drop-off times when making your reservation to ride.  Here is the Schedule as of December of 2014: 6:00 a.m. Fork Union Pharmacy 6:15 a.m. E. W. Thomas Grocery 6:25 a.m. Saints Peter and Paul Church 6:30 a.m. Effort Baptist Church 7:05 a.m. UVA 7:10-30 a.m. Stops along 29N 7:50 a.m. Martha Jefferson Hospital This route may be updated, so make sure you consult with JAUNT before setting your schedule.  JAUNT is also offering Door-to-door service within Fluvanna County provides transportation to places such as Lake Monticello, Zion’s Crossroads, Palmyra, and Fork Union. Service Offered: Monday 10 AM to 4 PM, Wednesday 10 AM to 1:30 PM - Fare: $3.50 each way, $2.50 for passengers with disabilities and those age 60 and older On Wednesdays seniors pay a 50 cent fare to travel to and from the Fluvanna Senior Center. Current riders can email reservation requests and changes to: trips@ridejaunt.org. &lt;iframe src="//www.youtube.com/embed/O5VM9dSzOys" allowfullscreen="allowfullscreen"&gt;&lt;/iframe&gt; Whether you're traveling to work, to shop, to the doctor's office, or just to catch a movie, JAUNT has a route that can help you get around. Our staff of friendly people and sixty-four vehicle fleet travel all over Charlottesville, Albemarle, Fluvanna, Louisa, Nelson &amp;amp; Buckingham, providing public transportation for everyone.
Taxi Service
A number of the taxi services that are based out of Charlottesville also serve the Lake Monticello area with a phone call / appointment. There is not a taxi service that regularly drives around the Lake or Fluvanna County, but they will schedule a pick up. This is perfect for a drive into town or a trip to the Charlottesville Airport. Uber has also recently started service in Charlottesville and their area of service on the website includes Lake Monticello.
Rental Cars
There are not any Rental Car office at Lake Monticello (There is a U-Haul store) - but a number of the companies that serve Charlottesville will provide pick up services to the office located at Pantops, downtown or near the Charlottesville Airport.
Airports
Check CHO First has been the marketing slogan of the Charlottesville Airport for years (CODE: CHO). This is because a number of Lake Monticello residents also use the services of the Richmond Airport or Dulles Airport in Northern Virginia. CHO boast about their Competitive airfare prices, the shorter drive time to get to the airport, the ample parking with lower parking fees, shorter security lines and major connections. Connections and direct travel is what causes some to check Richmond or Dulles first and make the drive. Driving - Commuting
The location of Lake Monticello between Rt. 53, South Boston Rd., Union Mills Rd and Rt. 15 make it convenient to get to Charlottesville, I-64 at Zion Crossroads and on to Richmond. A majority of the drive from Charlottesville to Lake Monticello can be made off of the hustle and bustle of a major interstate freeway and adds to the appeal of the area. A number of households have a member that works in Charlottesville and the other in Richmond, yet they select Lake Monticello for the affordable housing and surrounding amenities while avoiding the issues of the more Urban areas that they work in. Hint: this does not have anything to do with how long it would take to drain or fill Lake Monticello.
When it comes to real estate – Absorption Rate is the calculation used to determine how long it would take for all of the homes on the market to sell, if no other homes entered the market at any one given time.
Based upon my calculations, as of 11/18/2014 – It would take until JUNE 24th, 2015 for all of the homes that are currently listed for sale in Lake Monticello to be completely sold and change the inventory to ZERO.
218.03 Days to be precise.

Here are the assumptions that go into this calculation.
First – the currently inventory active for sale along with the homes currently under contract with contingencies and those pending for sale. This number changes on a daily to weekly basis. New Homes are added to the market, other homes are either taken off the market because the owner changed their mind about selling or they had trouble selling.

Then we have to determine how many homes have sold per month. I have included 3 numbers to that you can see the trends of the market and also see the numbers that I use to come up with the Inventory “Closeout” Date.
– The first number is the number of homes that sold LAST MONTH. This number can vary from month to month. In 2014 – the number has varied from a high of 23 to a low of 14 in August. Because of this variance, I do not use this number for the actual calculation.
– The second number is the average of the number of sales that have occurred per month for the entire year of 2014. I usually make sure that this number includes between the last 6 and 12 months of data to incorporate and market trends and seasonality. This is the number that I used to get to June 24th.
– The 3rd Number is from The Choice Homes Team Historical Data Tracking back to 2007. It is included as a comparison so that you can see what the long term historical trend has been for Lake Monticello. Historically, the trend has been to have 7.86 Months of Inventory at any given time because the market has sold 16.93 homes on average per month since 2007.
So – 133 Homes Divided by 18.3 Average sales per month Times 30 days = 218.03 Days added to 11/18/2014 = 6/24/2015. Easy as Pi.
So – What does all of this mean and why do I even track this information? – Great Question. Because I am constantly asked: HOW IS THE MARKET?
Having the Absorption Rate Data and Months Inventory Calculation will help us determine if Lake Monticello is in a Buyer’s Market, a Seller’s Market or a Balanced Market.
Here is the real estate industry accepted guide:
0-4 months is a “Seller’s Market” 5-7 months is a “Balanced Market” 8-12 or more is a “Buyer’s Market”
So, at 7.27 – 8.31 – you can see that Lake Monticello is right on the edge of a Balanced Market to a Buyer’s Market. Buyer’s have options right now. 102 Active Home Options right now – just in the Lake. And with only 16-18.3 of these homes selling in any one given month, they do not have to feel as much urgency as they would if say 30-40 of the 100 homes were selling each month.
Sellers that decide to venture into the market need to put their best foot forward with regards to price and condition of the property. If they don’t – then buyer’s have options and they will move right along to the next property. That is the trends that we can see from the Absorption Rate Data and Months Inventory Calculation.
So, If you ask and agent about the market conditions, and they say it is great or that it is slow and they don’t give you the reasoning behind the answer, then it may be time to make the CHOICE to find another agent.

      <title>Historic Lake Monticello Real Estate Numbers</title>
      <description>How is the Lake Monticello Real Estate Market? Has it recovered yet? I heard it has a long way to go. – I have heard every one of these statement over the past month and past year. Home owners that are actively looking to sell are not the only ones that are concerned about the real estate market. For a number of older home owners in Lake Monticello, their home and it’s value represents a large portion of their investment and retirement holdings and the value of the home and the ability to sell the home when needed are very important to these owners. This also has an impact on the working individuals and families that continue to drive the local Fluvanna County and Charlottesville Area Economy.
The first place that a conversation of this sort start out with is Price. The CAAR – 2014 3rd Quarter Charlottesville Market Report indicated that Median sales price is up 8% over Q3-2013, driven by positive gains in sales of detached homes.
So this information get reported on TV, in the newspaper, via interviews on the radio. Prices are UP.
Yet homeowners are confused. And I think these charts will help us all understand why.
Let’s look at this chart.&lt;img src="http://www.choicehomesteam.com/wp-content/uploads/2014/11/2012-2014-Price.jpg"&gt; All indication of this chart show a positive report. This snapshot shows the Lake Monticello Average Sales price for the years on 2012, 2013 and YTD through October of 2014. The chart is indicating a positive growth in prices. Just like the CAAR report on prices.
BUT – It is a snapshot. Let’s zoom out a bit…&lt;img src="http://www.choicehomesteam.com/wp-content/uploads/2014/11/2007-2014-Price.jpg"&gt; Same Chart – Different View Point and the entire picture changes. Instead of a ramp up, we see a decline from a peak of $266,521 to the 2014 YTD of $202,381.
If you looked at this chart, and only this chart, you would think that the sky was falling and that home prices we on a downward slide (and you would probably be met with alot of agreement). You hear Up 8% and you wonder what type of bill of goods that you are being sold. And, I can’t blame you.
And, let’s face it. The majority of home owners are stuck in 2007. You ask them about there home and 9 owners out of 10 will tell you what their house was worth at the peak of the market, or what it appraised for at one time or home much the home across the street sold for in 2006 or 2007. And who can blame them.
I mean, really. Do you want to hear that your house has lost 64K of it’s value over the past few years? NO.
But this is only part of the picture again.
Let’s go back to 1999 and see the entire market picture for Lake Monticello.

Same House, Different Conversation… Hey, can you believe that your house has gone up 80K in value since 1999. Eighty Thousand Dollars. No Bad, Not Bad at all.
It does provide some perspective to the overall market.
BUT… (You knew there had to be a catch somewhere) – even this does not give a complete and accurate picture.
Because it is missing another data factor. When did the owner buy the home? (or did they use their home as an ATM when the values were high and cash out the equity). The chart varies, depending on when you jumped onto the real estate merry go round.
For home purchasers from 2005 to as recently as 2011 – the market has yet to recover and in many instances, has a long way to go before it does.
And here is the thing, a number of them do want to sell and move on, and they can’t – they are “trapped” in their homes. There are the ones that hear about the Positive Real Estate Reports and the 8% increase in values and they think that drug testing should become mandatory for real estate agents.
Here the thing, these charts for Lake Monticello mirror the same data for Fluvanna County and the entire Charlottesville Area for that matter. So it is not like Lake Monticello House Values are that far off have dropped any more or less than the area, and none of that matter to you if you bought at the peak in 2007.
So, as you can see, Perspective matters. Now more than ever.
What we do know, based upon the figures and the actual sales data.
– Buyers are still buying homes. 183 Lake Monticello Homes for that matter year to date in 2014. In 1999 – 255 sold for the entire year. – Buyer do not care when you bought your home. – Buyers do not care how much you think your home is worth. – Buyers WILL PAY TODAY’S VALUE FOR A HOME, NOT THE 2007 VALUE. And they are willing to pay more now, than they did last year or the year before.

      <title>Reasons to Sell Your Lake Monticello Home during the Winter</title>
      <description>We get asked this question alot.
The Question usually is asked for a number of reasons. The home owner asking the question because they either want to know if they will get a higher price in the spring or they ask because they have been told that houses in Lake Monticello do not sell in the Winter months.
The first question is usually asked because the home owner is hoping for a miraculous improvement in the market place between October and March of the following year that would cause their home value to jump by 50-100k over the period. (Mind you, even during the real estate boom in the 2000’s – this never occurred.)
The second reason is because home owners have been told for years (mostly by agents) that homes do not sell in the winter. FOR LAKE MONTICELLO – THIS IS JUST NOT TRUE.
Let examine the facts.
If you look at the past 2 years, 89 homes sold in December, January &amp;amp; February combined. 89 out of the total 386 homes that sold over the past 2 years.
Another way to look at it. 3 months of the year – represent 25% of the year.
During the past 2 years – 23.057% of the homes sold in that period of time – the “dead of winter”.
Not only do homes sell, there is not even much of a slow down.

Now, your home may not be ready to put on the market in December or January. Then this is the perfect time to have contractors and handymen working on your house – getting it ready for the spring market. Handymen and Painters have fewer jobs in the winter months, because they do not have the mix of exterior and interior work to keep them busy, so they will be more available to assist you in the winter months.
Here are some more reasons to have your home on the market during the winter – especially the holidays.
1. People who look for a home during the Holidays are more serious buyers!
2. Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you!
3. Since the supply of listings will dramatically increase in February, there will be less demand for your particular home. Less demand means less money for you.
4. Houses show better when decorated for the Holidays.
5. Buyers are more emotional during the Holidays, so they are more likely to pay your price.
6. Buyers have more time to look for a home during the Holidays than they do during a work week.
7. Some people must buy before the end of the year for tax reasons.
8. January is traditionally the month for employees to begin new jobs. Since transferees cannot wait until Spring to buy, you must be on the market now to capture that market.
9. You can still be on the market, but you have the option to restrict showings during the six or seven days during the Holidays.
10 You can sell now for more money and we will provide for a delayed closing or extended occupancy until early next year !
11. By selling now, you may have an opportunity to be a non-contingent buyer during the spring, when many more houses are on the market for less! This will allow you to sell high and buy low!

      <title>Zillow Lake Monticello VA - How Accurate is it?</title>

The Zillow Zestimate has been used more and more buyers and sellers as a way to get an idea of the potential value of a home for sale in Lake Monticello.
As a real estate professional, no one item has caused as much distress, pain and confusion as the Zillow Zestimate – Espectially for Lake Monticello Virginia. Bottom Line – Lake Monticello Zillow Zestimates can be all over the board and in every instance that I have found – it is flat out wrong and inaccurate. Sellers have tried to use the Zillow Zestimate as a justification for why they want to price their homes a certain way and buyers have used the number for their offers – even having the buyer agent include a copy of the Zestimate as part of their offers.
So I decided to get the actual facts and share them with you regarding just how off Zillow has been for Lake Monticello.
In July 2014 – 21 properties sold in the Lake. Of those properties, the Zillow Zestimates were off by 6.245%. Not only were they off, the Zestimate value presented by Zillow was overstated. One the average sales price for the homes that sold for the month of July, the amount that Zillow was off was by $10,073.13. Over Zestimated.
Of the 21 Homes Sold in Lake Monticello – July 2014: – 4 had a Zestimate Lower than the ultimate sales price. 1.28%, .59%, .31%, 7.6% – 17 over Zestimated teh price of the home and we inaccurate. One sold for 60.59% less and another for 60.80% less. These 17 properties sold for 88.48% of Zestimate. They were off by over 11%.
The Weatherman is not even as wrong as the Lake Monticello Zillow Zestimates

      <title>Fluvanna County Schools Have Started for 2014</title>
      <description>August 11th is already here and that means it is time to go back to school in Fluvanna County. Fluvanna Schools builds in snow and weather days to the front of the calendar to service the more rural areas of the county.
So if you are out on the roads in Fluvanna County, be on the look out for the little ones and the buses and give them a break.
On my rounds this afternoon I was stopped on Rt. 15 to allow the buses to exit Carysbrook Elementary School

Don’t worry – I was completely stopped by a traffic guard before I even considered taking these photos.
One thing that I enjoyed seeing was the teachers and staff out in front of the schools with big smiles waving goodbye to the students on the buses as they pulled away. Our teachers all around the area really do not get enough credit for the jobs that they do. A big thank you to all the teachers.
