With 66 feet of virgin beachfront, a beautiful natural lagoon at the back, and access to a federal highway, electricity, water and phone, for only $64,900 USD, if you’re like most people, you won’t need to be given ideas; you’ll probably have enough of your own.  But just in case you’re stuck, here are a few options on how to use your cheap Mexico beachfront lot.

I took a quick visit to the Tulum real estate region this afternoon.  It is always fun to visit this up and coming town because there always seems to be something new.  Today, I thought I would let my photos do most of the talking.

When many people imagine the Tulum Real Estate market….this is what usually comes to mind.

Many people are surprised, as I was today to see a variety of new projects being constructed.  This is a small complex, 8 units, shared garden areas with beautiful pool, all within walled perimeter in the Tulum center.

The thatched roof on this building is a common site here in Tulum and gives the ambiance of the region.  This design actually is quite practical as it absorbs the direct rays of the sun, and the open patio allows for the ocean breezes to distribute the build up of the temperature.

Thinking of retiring in Mexico, down here in Tulum?  Ok, this type of layout and the majority of them being single story looks incredibly inviting.

Do you want to get lost in the Tulum jungle?  Eco living, live off the land, solar energy, wind power….that can be found here in the Tulum real estate region too.

Check out this outdoor bathtub.  Don`t worry about the neighbors seeing you,  take a look at that jungle.  No one can see you except the monkeys.

Last  week, TOP Mexico Real Estate was invited to the Riviera Maya University where Mr. Paul Sanchez gave a presentation regarding SUSTAINABLE DEVELOPMENT and how it is and can continue to be introduced here in the Playa del Carmen land growth and development that is occurring.  Mr. Paul Sanchez administers the CEA, a non profit conservation organization based in Akumal.  He helps to review the impact of the growth and development upon the environment.  His goal is to share his know-how, the data he collects from the environment in order to help educate the government, the private sector, and all people the relations that exist between ecology and community development.

In the presentation he stated;

“Sustainable development is development that satisfies present needs without compromising the ability of future generations to satisfy their own needs.

The core principles that we need to work on are economic, social, and environmental, searching for equilibrium among the three.”

From here, he pointed out the importance of having adequate indicators introduced to the process in order to adequately measure changes in the system.  Depending on the region or the specific environment in question will determine the type of indicators that  must be implemented.  Here in thePlaya del Carmen and the Riviera Maya region, the coral reefs, the sand dunes, the mangroves, cenotes, underground streams, the jungle, and the wild life that lives within are some of the Eco system that we must… protect while development occurs.

The Playa del Carmen real estate market is one of the fastest growing communities in Latin America.    With so many people being introduced to this region, it is hard to overlook the “shock” this trend is placing upon the eco system.  I enjoyed listening and learning of this message that Mr. Paul Sanchez was transmitting.  Paul has a large task set before him and many people I speak with feel their contribution will be too small and a mere drop in the bucket  therefore insignificant.   But all actions (such as conserving water, ensuring your property’s drainage system, voicing your opinion with the public officials etc.)  executed jointly and with persistence will make the difference.

This past Friday, the Playa del Carmen real estate market was having their future zoning, land use guides, and transportation planning amongst other development regulations discussed and defined by the city officials and directors.  TOP Mexico Real Estate was invited to the meeting at city hall to see the first version or first draft of the plan.

The meeting was headed by the mayor of Solidaridad, Roman Alcocer, Director of Urban Development, Jose Alonso Duran, along with other members of the council including representation of the private interests as well as several professional associations such as Engineers and Arquitects.

The Urban Development Plan for Playa del Carmen includes Akumal and Puerto Aventuras.  It is important to point out that one of the main reasons for the new plans is due to the creation of the new municipality of Tulum.  During this adjustment of territories, Solidaridad lost a little over 50% of its territories to the newly formed Tulum district.  The new plan contemplates the loss of territory and focus on growth towards the western parts of the city upto the year of 2050.  The design incorporates past statistics and data from the record breaking growth rates of the city, state regulations, tourist and economic growth figures along with projections.  As many of you might be aware, Playa del Carmen has had some remarkable population growth figures in the past 8 years.  Only one in five residents of our city here in this Mexico real estate region has been living here for more than five years!  This is a small sample of how fast the region is actually growing.

There were three areas that caught my attention of the new layout.   A new toll road to be constructed on the west end of the community to connect to the existing Cancun-Merida toll road.  Also, another highway connecting Cancun – Playa del Carmen – Tulum which will replace the current 307.  This will be located further to the west end of town relieving the pressures in the downtown areas.  So sometime in the future, the main entrance into the Playa del Carmen real estate area will no longer be in the front of Mayakoba…El Cielo…Mareazul, it will be further out in the jungle.  Finally, the layout allows for the possible introduction of a subregional train, again connecting Cancun-Playa del Carmen – Tulum!   This introduction of the regional train sounds quite exciting.  Trips into Cancun will possibly be done by rail.  This will be a fantastic feature for tourists, future Mexican retirement community residents, and for current Playa residents.

People have been falling in love with Mexico’s Caribbean beachfront for many many years.  They come to visit on vacations, soon they are coming twice a year, and finally they start dreaming of spending their Mexico retirement years down near to the beach.  Is it feasible or is this some wild dream?

One of the defining points of Mexico retirement has become the excellent quality of services available; just down the road in Playa del Carmen (a 40 minute drive), there are new malls, large screen theaters, which play movies in English and world-class hospitals – a little bonus is that they cost around 50% less than comparable hospitals in the U.S.!  There are also many excellent golf courses (one PGA), and several marinas in the area.  The Cancun international airport provides direct flights to many cities within the U.S. and Canada.

Tulum itself is also on the verge of growing significantly, which will make retirement more convenient.  New upscale neighborhoods with stylish village centers are begin to sell homes and land.  A new international airport is in the bidding stage for private construction and operation rights.  But Tulum has also taken a special angle, designing an urban growth plan to promote low-density development which respects the area’s natural setting.

While conveniences grow in Tulum, both Tulum and Akumal will retain their small-town atmosphere, and continue to provide high-quality retirement lifestyle with a consideration for nature.

The growth in the area will also increase rental demand; for any retiree who buys this home and uses it only part of the year, a considerable income can be gained in this way.  The current owner has enjoyed a very successful return through his rentals.

Consider a luxury retirement on the Tulum beachfront.

The idea of buying Mexico land “raw” takes a bit of vision.  Buying a residential lot in a neighborhood which is already mostly even somewhat developed, it is easier for you to visualize your future home by seeing the context of the homes, trees, parks, etc. which already exist.  Buying “raw land,” you are often left without even renderings, which in any case would only contrast starkly to the real situation of what you are buying right now; tangled, thick jungle. This, however, should not deter you.

Tulum real estate, a current favorite for land purchases, presents some good examples.  Down the road in places like Puerto Aventuras (a good pick for a further developed marina and golf community,) new golf course lots might fall into that first category of where the existing surroundings might help you visualize what it will be like.  In Tulum, even some development land, which has a planned community image with features such as village center areas, seeing the actual site might still contrast to the future reality, if the development is in its early stages; in this case renderings of the actual planned community areas will help.

In raw land, however, you may only have images of the standing jungle to help you; in this case, you have to use your imagination, to its fullest, to envision a home which will be the ideal place to enjoy this natural paradise.  Arrange a visit the site before buying.

Another nearby example is the countryside around Merida, in the north-center of the Yucatan Peninsula.  Here pictures of Yucatan land will provide the image of old estates and countryside lots, providing some context to place your future home in; but nevertheless, you will have to have a vision.

In any of these cases, you should not be turned off by seeing the actual state of the property you are buying.  Use actual facts about availability of services, surrounding lots and development, your future costs of transforming this land into the property of your dreams, etc. to determine the feasibility.  Use the images of the current state of your land to let your imagination work, and to plan the real work you have ahead of you; if it is development land, take a look at visual updates to check progress according to the time line and to let yourself be motivated by seeing things move along …

What does the lot you want to buy look like now?  Take look, take a visit; it will help your imagination, and help you work out necessary details in your plans.

The Location – The home is located directly on the beachfront in the Mexico real estate region of Akumal.  It is a short walk to two of Akumal’s best beaches.  Akumal is charming town with a good deal of high-end homes, and with a special focus on environmental preservation, just as much of the Tulum area.  Within a 40 minute drive, residents have access to all the services of Playa del Carmen (malls, hospitals, restaurants, movie theaters, etc.) and a bit more than an hour away is the Cancun International Airport.  There are also plans for an international airport directly in Tulum.  For this reason it is not surprising that similar Akumal real estate is being listed for over $2 million USD.

The Price Reduction – This home is probably really worth closer up towards the $2 million mark, but was originally listed low at $1.4 million.  The owner, hoping to sell quickly, has reduced this price by 36% to $899,000!  Reselling the home in the future for a significantly higher price should be possible – the new airport also points to rising prices in the area.

The Design – This 4 bedroom, 4.5 bathroom home was designed and built by an experienced international architect, with a modern, slightly minimalist design, idea for oceanfront relaxation.  It includes an infinity pool, and large yard and garden spaces.  There are wide, panoramic views of the ocean, and elegant furnishings and decorations.

The Rental Income – Tulum and Akumal’s green tourism focus continues to attract higher numbers of visitors.  Demand for luxury vacation rental is rising as a comfortable (and less expensive) alternative to high-end resorts.  This home continues to provide a significant for the current owner, who has covered ownership costs while enjoying the home for his own vacations.  The home is already booked full for Christmas/New Years 2010.

You may look at what has happened in places like Playa del Carmen or Puerto Vallarta over the past couple of decades and think, “Wow, the people who invested there 10 years ago have it made!”  While both of these locations and others like them still have excellent investment options, the initial costs of these investments have gone up, especially on the beachfront where prices are usually beyond the reach of buyers on a smaller budget.  But cheap Mexico beachfront lots area still available, in areas showing potential similar to these areas a decade or two ago.

One of these areas is Campeche real estate.  The state of Campeche is located “across the peninsula” from Playa del Carmen and Tulum, on the Gulf coast of the Yucatan.  In addition to the lush nature already hosting a growing eco-tourism economy – like that of the Playa del Carmen / Tulum area – it also offers many Mayan pyramid sites, less discovered and less uncovered, but perhaps for this reason also a little more magical, than those in the state of Yucatan.

The capital city, also called Campeche, is a beautiful colonial city, showing potential similar to that of Merida about 15 years ago.  Campeche seems to combine the best points of the Yucatan Peninsula in terms of tourism – and this tourism potential is just beginning to be opened up.

The area already has 2 international airports, high-quality, modern healthcare clinics, a Walmart and 2 golf courses and a marina on the way.

Real estate is also on the rise.  In addition to luxury condos being built on golf course and marina developments – selling for around $500,000 USD – there are excellent Mexico land options available. About 45 minutes south of the city of Campeche, a stretch of wide beaches includes developments where lots with 66 feet of beachfront are being sold for only $65,000; one development includes electricity, water, phone and internet connections.  The beachfront is still virgin, and has very soft white sand – buyers will have to go to trouble of clearing the seaweed.

For about $100,000 USD, a custom home can be built.  Homes in similar locations across the peninsula  have values near $1 million and upwards; here it is only a matter of time until more tourists continue to discover this hidden gem, and property values rise here to.  While in the immediate future, there may not demand for vacation rentals, this kind of return could also be available as the area becomes more popular.

In the mean time, you as the investor will have a beautiful beachfront property to enjoy – at a very low price.

A new project from the State government of Yucatan is to build a new high-speed train connecting major points along the Yucatan Peninsula, focused on tourism purposes, and also offering a new benefit to Yucatan real estate owners, as well as those in Playa del Carmen and in Campeche, which are the long-term start and end points of the route.

The initial stage of the project will offer service from the city of Merida to the pyramid site at Chichen Itza, allowing residents and tourists in Merida to visit the site easily and quickly, as well as the other way around.  Construction for this stretch is to begin early in 2011.  The affect on the Mexico real estate market will be positive for all of these regions.

Later phases will extend service eastwards to Playa del Carman, ending just south of town at a ferry dock to Cozumel, and westwards to Campeche, another colonial city with a growing tourism industry.

Located in a very well established and growing tourism center, Playa del Carmen property owners will benefit from yet another transportation option to arrive to various other points in the Yucatan area.  A growing trend among real estate developments in the area has been the option of a care-free lifestyle, for those who find it more relaxing not to worry about payments for maintenance, insurance and other costs involved, as well as traffic and parking issues (although traffic, to be honest, is still very minimal in Playa del Carmen).  The trend has been growing especially among retirees.  The high speed will also serve as a benefit.

For Campeche real estate, the train will probably help to increase the tourism traffic to this newly growing tourist destination, bringing visitors from the more popular areas further east.  An increase in tourist traffic will help to bring new services; Campeche, a beautiful, fully restored colonial city, already enjoys the presence of good hospitals and a Walmart, and has 2 golf courses and a marina along the way.  More shopping options and and increased number of activity choices will develop.  Of course, the transportation option for residents will also be a bonus.

So far, a bit over $3 million dollars have been spent on studies on the feasibility and functionality of the project.

This project will help continue to unify the Peninsula into one large tourism area, as well strengthen new tourism areas on the Peninsula.  It will make the entire Yucatan region more attractive for people looking to retire to the region and  retirement communities to establish presence by offering more attractive amenities such as good transportation options for day site-seeing trips and outings.

Jim Cramer, a past manager for hedge funds, host of “Mad Money” on CNBC and a co-founder of TheStreet.com, has made his opinions about two important factors of Mexico real estate very clear:

1. It is profitable to invest in real estate in this country

2. The drug wars in Mexico do not effect most of the country

Cramer’s comments about investment focus on diversification for those who are already investing the U.S. and Canadian market.  I have always felt strongly about diversifying investments, and, Cramer points out, Mexico is an ideal market.

In addition to Cramer’s statements about buying “out of favor real estate in Mexico” because of very low property taxes and easy maintenance, a Mexico property investment offers the advantage that it is a less sophisticated market than in the U.S. or Canada; market information is not as accessible, and you as an investor have more opportunities to discover hidden investment “gems” – locations not many people are paying attention to now, but show a good deal of potential for a real estate boom, or turn around.

More so than the U.S. or Canada, Mexico is a top real estate investment choice for those looking for double digit return potentials.

Cramer also pointed out that “Mexico is a big country” and “not every … state is involved in the drug trade.”  Hundreds of people have been pointing this out, and groups of Canadians and Americans who live in Mexico have dedicated websites to revealing the facts about Mexico; while the drug trade is real, the majority of residents and communities in this country never seen any of it.  This is true for local Mexicans who live in non-expat communities as much as for the expats who have made Mexico their home.

Why is it in the news so much? Shocking news catches attention much more than non-shocking news; any chance to put one of these stories in the headlines means more attention for that news source.  When you live in Mexico, you will open your window every morning, walk through the streets, see children playing and wonder where all these stories come from …

This summer has been a hot one here in Mexico, and the Playa del Carmen real estate market has also some hot deals and price reductions happening in the area. I would like to review a few that I’ve come across recently.

The first property is a Playa del Carmen Condo, one of the few true Mexican hacienda style condos in downtown Playa. The seller is very motivated and has reduced the price from $175,000 to $139,000. The next property is located right on the beach, inside of a private gated community. The location is excellent as its offer access to the 5th Ave for shopping and dining, yet is just far enough have peace and quiet. This 3 bedroom condo has been reduced from $469,000 to $420,000. Another eyebrow raiser here in the Playa del Carmen real estate market is also in a gated community and very close to the beach. I have been working in the Puerto Vallarta real estate market for many years, and this is one of the questions I hear most often; “How do we meet people in Puerto Vallarta?”  This can be a challenge for many new residents as they are moving to a different country with a different culture and language.  So a good place to start might be to take a Spanish language class. Yes, this is a tourist town and many of the locals speak English.  There are plenty of long-time residents who have gotten by without speaking Spanish.  But you want to thrive, not survive!  A basic Spanish vocabulary can always come in handy, and it can be a real pleasure to be conversational.  Besides, understanding the language will give you a good insight to the culture and the Mexican way of thinking.  Hint:  “ahorita” does not necessarily mean “in just a minute”…

There are many Religious Services and 12 step meetings, a list can be provided upon request.  Expats in Puerto Vallarta is an informal group is for Expats living around the PuertoVallarta real estate regions or for those considering the area.   The Art Walks and theater productions are just in full swing for the season, and these are not to be missed as they are a great way to meet people and soak up some culture all at one time.  You should also consider an active pursuit, enroll in a yoga or Pilates class, learn to play tennis or golf, take a sailing or diving class, or just get out and take a stroll on the Malecon.  And to keep up your energy, don’t forget to patronize the local shops, markets and restaurants.  Puerto Vallarta is home to a plethora of amazing markets and world-class restaurants, and they could all use your patronage right now.  Strike up a conversation with the proprietor and you may be surprised with the friendships you can make.  And as you discover special places, you will also begin to become a source of information for new arrivals and will have a topic to discuss.  Finally, and perhaps most importantly, there has never been a better time to become involved with a charitable foundation.  It is no secret that the economic slowdown has had a drastically negative economic impact on many Mexico real estate regions including our beautiful town and there are many people in need.  Fortunately there are dozens of excellent charities and a list is provided in the local English language newspaper.   There are wonderful opportunities to help children, animals, the needy and make our city a better, kinder place.  Besides the feeling of well-being that can come from contributing, there is the added benefit of meeting some wonderful caring people and starting lasting friendships.  Best of all, you are not limited to just one charity.  I have many friends and clients who are involved in several.  So get up, get out and find your passion! And by this time next year you will be writing and asking, “How am I going to find enough hours in the day to…”
