October's National Kitchen & Bath Month - Time To Get Started!

In October, what are you planning?

Outside the fact that the kids are back to school, October marks the season for Halloween, scheduling time for those breathtaking Fall views, and of course - wait for it - three months of retail advertising (i.e., magazines, internet, and television spots) aimed to ready us for the holiday season.

Like any memorable and celebrated event, planning takes time and effort, sound budgeting, and great execution. Kitchen and Bathroom design and renovation projects are no different. Maybe that is why homeowners may find it strange to hear that October, known as National Kitchen and Bath Month (according to the National Kitchen and Bath Association), is the perfect time to start planning a kitchen or bath project.

Now, it might cross your mind that you will not disrupt the busiest areas in your home in November through January. Given that it takes 3 to 6 months to complete a kitchen or bath renovation, a critical opportunity to start one of these projects would surely be a missed opportunity in terms of planning, material savings, and the timing of installation/repair services readily available.

Planning

The design development stages of a complete renovation often take 6-8 weeks - sometimes longer depending on architectural and functional movement. Design development includes 1) the functional and aesthetic space planning/styling required for the project, 2) the material selection and specification review time-line, and 3) the overall pricing and budgeting requirements needed to complete these areas of the design.

Depending on the size of your project, the type of structural or plumbing changes required in your spatial design, and how quickly decisions are made, the planning stages of a kitchen or bath may be in your best interest during this time-frame. Moreover, upgrades in these spaces involving a simple facelift are greatly reduced. Kitchen and bathroom facelifts (e.g. Painting, new tile or countertops, and resurfacing of cabinets) are quick fixes for the holidays and ideal for putting your home on the market.

Material Ordering

Like many other retail stores, the kitchen and bath industry needs to create room in their current inventory and free-up room for purchasing new products based on KBIS (Kitchen & Bath Industry Show) new trends. An update to a new countertop, the replacement of a backsplash, or the refinishing/purchase of new floors can be achieved before the holidays making October and November an excellent month to find a great deal on materials, for gathering service estimates, and for scheduling professionals for home improvements.

If you are opting for a full renovation, material orders can take up to 6-8 weeks to receive and longer for custom pieces - 8 to 12 weeks. That time-line for receipt and delivery to your home or local warehouse could arrive as soon as December or ideally in January. That's perfect timing for contractors looking to line-up their clients for year-end work or for starting your kitchen or bath project in the new year. And, who knows, there could be a service price savings during the slowdown of construction during this time-frame.

Installation or Repairs

All of time required for planning does pay off for the installation and/or repair of your kitchen and/or bathroom project. Referrals are the best source for trades people. If you have a neighbor or know someone who completed a renovation or home repair, then ask them for a referral. Even if they may not do the work that you need, they will know the right people to recommend. Certainly, architects, interior designers, and/or kitchen and bath professionals have lists of professionals. If you are simply purchasing tiles, countertops, or flooring for your home improvement project or face-lift, a showroom will often provide a list of tradespeople to refer as well.

The importance of hiring the right tradespeople for your project and arranging a face-to-face meeting is sound advice on connecting their skill-set with your style. Moreover, the meeting provides an opportunity to interact and connect personalities, gather and talk to their references, provide time to submit permits for the project, and get a written commitment for an after-the-holiday start date. Although scheduling a facelift may be easier, do allow 1-2 weeks of buffer time (prior to your holiday activities) as wiggle room for pesky, unforeseen events. The best case scenario is that you will finish ahead of schedule and the worst case is that you will finish on time.

Time To Get Started

Adding a kitchen or bath project to your seasonal to-do list in October is smart. It's a nice buffer from the holiday to-do lists - and, who knows, you may find a great bargain plus build a strong rapport with professionals for future projects. By starting the planning portion of your dream kitchen or bathroom in October, doing a bit of window shopping for materials and service providers, a beautiful new space(s) will only add value to your home whether it is at year-end or in the upcoming new year.

The decision is made and it's time to renovate that outdated bathroom, which is in need of desperate repair. Given the size of the space, how hard could it be? Really, all that's needed is a vanity, tub and/or shower fixtures, a toilet, and some pretty tile to create a tranquil space.

Step 1

Gaining inspiration through a bit of research on the Houzz, Pinterest, or television programs and magazines builds the excitement of having a new bathroom with all of its glorious materials and functional features. Keep collecting and don't worry about how to make it will work in the space - we'll work with that in the steps to come.

Step 2

But, I digress...a good plan is the next step. If you haven't taken the time to come up with a dream list prior to the layout, then do so now. Consider who will be using the space and how you need to function in the space. For example: Do you have kids that will need a bath? Are there two people using the space? How is the storage and what type do you need?

All of the answers will help you and your design professional prioritize what is important in your new space. Again, do not try to figure how it will work - just make a list.

Bathroom Plan by True Identity Concepts

Once the bathroom design layout is complete and all of your "must haves" are integrated, it's off to the next step. Did you know that there are nearly 40-50 material pieces that go into an average bath renovation?

Step 3

My experience has taught me that once a plan is in place, the next step is to choose the cabinetry or vanities. Whether it is a kitchen or a bathroom, these pieces typically have the longest lead time (i.e., 4-6, 8-10, or even 12-14 weeks), and once determined serve as the inspiration for the remaining space.

Choose the base - a vanity, a pedestal, or a wall mounted vanity.

Your floor plan will determine the size of the vanity. From there, think about the cabinet storage needed, if it requires one or two sinks, and the style that is most appealing (e.g., door type, its construction, and its color).

If you have ever worked on a puzzle, the first piece is the starting point (i.e., vanity). In choosing the next piece, there is no right or wrong choice. They simple build upon the next to form the overall picture.

An example by True Identity Concepts of connecting a selected accent tile for the remaining elements within a space.

You simply need to have one side connect to the main piece to keep building. That one side could be a color, a metal finish, the style of the fixture, or the detail within an accent tile.

Step 4

Choose your plumbing fixture arrangements and style for your tub, shower, or tub/shower combo and connecting sink area that will house these items.

Here are some good questions to answer that can move into answers/selections:

Do you want a separate shower head and handheld or combined unit?
Do you want body sprays or a second rain shower feature?
How do you want them to function? Do you want a separate volume control for each or do you simply need a diverter for your tub spout and shower head?
Do you want a widespread faucet, single handle faucet, or wall mounted?
Will the sink be undermounted, a vessel, drop-in? What size do you need and what color?
What style do I like? Traditional, modern, or transitional (combination of both)? Then carry that element to connect all of the plumbing required in the space.
What type of tub do I want? A cast iron, acrylic, or air bath, or whirlpool? How wide and how tall should it be? Think about who will be using the space - children, elderly, etc.- to determine the required heights and comfort of reaching or stepping into the tub.

Let the tile selections begin! Although I often start with the floor tile, an accent tile may be calling your name and that could be the inspiration for the overall space. Remember the puzzle? It has three sides to fit into the next piece. Pick a side and keep bringing the picture into focus.

Step 5

There are many tile/countertop areas, designs, and materials to consider. If you have diligently gone through points 1 & 2, then your design professional (hired or at a showroom) will help you through this process. But, you must have some inspiration photos, a piece of tile, or a material or color that you prefer. If you have that in place, then let the game begin!

Here are the tiled areas to consider:

Floor tile: Will you be using a porcelain, stone, or wood material? Do you like a small mosaic pattern or do you prefer a larger tile? Will there be a floor design? Do you want heated floors? How resilient do the floors need to be (children, pets, significant others)?
Wall tile: Do you want a feature wall behind the vanity? A wainscoting on the walls and how will it be finished (chair rail, pencil, or baseboard)?
Shower and/or tub tile: How will you finish the curb? Is it a custom shower pan or acrylic? Is the tile going up to the ceiling or just above the shower head? What design patterns do you want on the wall? What type of tile will you be using to connect the floor tile? How will the location of the plumbing impact the accent? How will the tile end where the glass begins (bullnose)? Will you be using a baseboard, pencil, or crown molding detail? Will there be a built-in niche or a surface mounted soap and shampoo holder?
Countertop: Will it be tile, a ceramic sink top, stone (marble or granite), quartz, or a custom material? Do you worry about staining or aesthetics? What color will work with the tile selections?

Step 6

What's left? Paint and accessories are the remaining areas to consider. A seemingly insignificant aspect of your bathroom design, but a few well placed jewelry pieces will make a difference to your outfit - wouldn't you agree?

Accessories to consider:

Do you want a towel warmer?
Do you need extra storage with a few well placed medicine cabinets? Or, will a mirror do?
How many towels bars are needed (e.g. near the tub, sink, or shower). What sizes do they need to be?
What type of toilet? A one piece, two piece, or wall hung. What is the water consumption and will it have a dual flush? Is it skirted for ease of cleaning? Does the metal handle match the material and the style of the plumbing fixtures?
Do you need robe hooks? Look at the style and metal color.
Do you need hand held towel bars?
What about lighting? Is it up, down, or does it require both? Is it UL listed and what is the wattage? Are there recessed lights in the shower/tub area and remaining space? How will they be placed and what is the size (4, 5, or 6 inches)? How will the switches work? Will they be on dimmers?
What type of exhaust fan will be used?
Are there any additional shelves for the space?
What type of window treatments are needed? Do you need privacy glass, fabric or wood blinds, a textile for window treatments?

And, please, set a bit of money aside for lighting. What good is the space if you can't see what you are doing! Keep your tasks in mind.

Recessed lighting: main space and shower
Sconces: above or on the side of the mirrors... or go small hanging pendants
Accent: Chandelier, semi-flush, flush, or pendant

Step 7

At last, the final piece of the puzzle is getting connected to complete the picture - the paint! Considering your home, your selected materials, and a bit of color psychology, so that this can be the last choice in materials...before you start construction, please!

Be sure to ask your contractor, designer, or local paint store for the right kind of paint for your bathroom application. And, if I may go a step further, ask for a low or no VOC to maintain good air quality within your home. Benjamin Moore is my paint of choice in general and their Aura Bath and Spa in an eggshell or satin finish, specifically designed for wet and humid spaces.

Painting areas to consider:

Full or half walls: Will there be only one color in the space? Is there a two-tone wall? Is there an accent wall?
How will it coordinate and/or contrast with the tiles? What sheen will you be using?
Is there any connecting spaces to coordinate the color?
Accent Areas: Is there any wood trim in the space (e.g. doors, baseboard, crown molding)? Is there existing molding that should coordinate?
What color is the ceiling?

Once all of your selections are made - whether through your design professional, an on-line inspiration board, or even with those samples - that beautiful new bathroom puzzle will be picture perfect!

Spring into Outdoor Living

Two of my favorite times of the year in the Northeast are Spring and Fall. And now that winter is behind us, I can safely say that it is time to Spring forward to those outdoor living spaces.

From an Interior Designer perspective, I like to look at outdoor spaces from a behavior point of view followed by the aesthetics that make them simply fabulous.

It's all about the seating! The size of the space does not matter since it's all about comfort.

But what's the behavior? Room on the deck for one, enjoying the end-of-the day with family, a place to sit for a little outdoor grilling, or even better- a good meal with friends. Depending on your home and space, it could be all of the above.

Deck furniture, colorful cushions and pillows, and definitely an outdoor rug expands our living spaces. Add in a table to expand your seating, stool or table to keep items handy, and beautiful potted plants or flowers that steer you outdoors to your sanctuary.

The ABCs of Home Improvement Projects: Follow Through Point C.

The anticipation of reaching the start date of a home improvement project is exciting. Countless inspiration photos fill your folder, many visits to showrooms to look at product seems overwhelming, and consultations with architects, interior designers, and contractors feel overwhelming.

More times than I can count, a theme/style does begin to develop from the floor plans layouts, furniture selections, and finishing choices that appeal to your senses. If you hired a designer/decorator to work with you (as mentioned in part A & B of The ABC's of Home Improvement Projects series), moving through the next steps of the project feel daunting. But, I promise that you will be thankful you took the time before the construction/installation began and moved through the steps vigilantly.

Let's finish up with the final steps: 1) Got Product?, 2) Who's Watching?, and 3) Punching The Punch-List.

Follow Through Point C

Step 1: Got Product?

When can we get this project started? If the product is not in, then you are not starting. I mean it! Nothing slows down progress like waiting for product to be delivered - or gasp, ordered - in the middle of installation.

The perfect example is tile (see below). How much tile is needed for the accent, the border, and the wall tile? How will the tile pattern be placed? How will the glass be installed and is the trim tile or wood? All of these details take time and ordering the proper amounts (plus extra) may save you hundreds of dollars on material and labor.

Trust me, if your contractor has to wait for product, they are in business and will be off to another paying job.

Step 2: Who's Watching?

Now that all the product is in and it has been checked for accuracy, who is monitoring the installation based on the design? Is it the Architect, Interior Designer, General Contractor, or Project Manager the person in charge? A point person must be assigned to see the design come to fruition; otherwise, the blame game will begin and it will cost you.

Sometime the best plans require adjustments based on unforeseen obstacles that become apparent behind the walls and a decision must be made.

One person must be in charge that directs the project, the workers, and directs the decision of the homeowner plus the designer and architect and can contact the vendors if need be. Site visits may be another service well worth adding onto your Architect, Kitchen/Bath Designer, or Interior Designer contract.

In a back-to-back bathroom project, I counted 50 plumbing fixtures and 25 different tile pieces. That does not include the specifications for each of the products plus their location, placement height, and installation instructions. Can you imagine how many pieces are involved in a kitchen cabinet design?

Establishing a point of contact at the beginning and even getting it in writing will set your mind at ease.

Step 3: Punching The Punch-List

Sometimes a project goes off without a hitch and other times the Punch-List takes a bit of time to resolve. For example, the kitchen cabinets are installed, but the countertops must be templated, fabricated, and installed before that beautiful backsplash can be finished.

Or, all the items have been finished and you notice a few details that require the contractor, designer, or vendor to come back and finish the detail, replace a defective piece, or simply touch-up some paint. In Part B, Step 2 Gathering Your Estimates, I mentioned that the relationship with your professional is key. Establishing a means of communicating these issues, remaining flexible in scheduling the necessary people, and keeping your composure during the final stages may test your resolve. But, keep in mind, every professional wants a referral. How these details are handle will be the straw that breaks the professional relationship or glue that sees it through "for better or for worse."

In school we learned our ABCs to speak the English language successfully. Succinctly moving in a logical way from A to B to C and through the remaining alphabet taught us how to write and speak words. Armed with knowledge, the means to communicate verbally and to write well is the goal. Home improvement projects follow a similar pattern and if you skip a step, it can be challenging to recover.

A decision to take the next steps is necessary to complete a home improvement or repair and now time sounds like a nasty little word that slows down the process. It is true that organizing the right people, discussing the facts about the your project, and connecting takes time and patience before physically starting a project. Did you ever rush to get out of the supermarket only to find there was one really important item missed during the shop?

Getting The Details In Point B

Step 1: Call-in or go-to the experts!

Armed with inspiration and pricing knowledge, it's now time to call-in or go-to an expert. The best resource for hiring an expert comes through the referral of a friend, family member, Realtor, or other professionals who work within the industry. By clicking on the following professionals trained in designing home related projects, you can read about their roles in the field of home design: Architect, Interior Designer, Interior Decorator, Kitchen & Bath Expert. Keep in mind, professionals may combine two or more related fields of interest and they may or may not belong to a specific associated membership program but still carry the credentials and/or work experience related to their field of expertise.

Homeowners looking to complete there own projects may opt to go to a product specific showrooms and work with an on-sight designer and/or decorator. The good news is that often their services are included in your shopping experience. Do consider that showroom professionals are paid to sell their companies products. As a homeowner, you may need to visit several showrooms to gain differing product specification in order to make an informed decision (e.g. kitchen cabinets, tile, plumbing fixtures). As long as you don't mind the leg work and time involved in research, then a DIY project is up your alley. Otherwise, paying a professional to research, design, and present options that are available to Trade Professionals may be the direction a busy homeowners should go and it is ultimately worth the price of services rendered.

Last, but not least, many professionals are listed on a variety of home improvement sites. Angie's List, Home Advisor, Houzz, Interior Design Pro are a few and many of the sites qualify the business for you. Plus your local county clerk's office (e.g. Westchester County, NY) will offer a list of Licensed and Insured Plumbers, Electricians, and Contractors for your local area. Bottom line, do a bit of checking by getting a referral, a reference or two, or do the research for a qualified professional.

Step 2: Gather Your Estimates

Many professionals offer a free estimate, initial consultation, or paid consultation to assist in creating your dream. Gathering information for a budget is critical before you start reaching out.

When you call-in the experts, the purpose of your meeting is to not only gather information on their qualifications, but also to determine if you like the company, the professional, and their work. Some projects may be as short as a day or two, while others may involve up to a year or two to complete. You better be able to connect with the individual and like their work. Otherwise, it may be a painful process rather than good experience where you enjoy the company of a knowledgeable trade professional.

Start your meeting by discussing your project needs and inspirations. Be prepared to talk about your family's motivation for starting the project (e.g. expecting a baby, a parent is coming to live, or the children are now finished college). These details expand on the design by revealing the emotional and functional purposes of the home improvement project. Next, a review of the space, project, or architectural plans may be in order. Measurements, pictures, or additional questions will likely arise in order to receive an accurate price and determine if the professional relationship is a good fit. It may take a day or up to a week or two to get an estimate on services, products, or the combination of both. Be sure to ask when you can expect to receive the estimate and get a minimum of two to three estimates for price comparison, time-lines, and the scope of work required for your project.

Step 3: Make An Informed Decision

The estimates are in...but, what does it all mean? Finding remodeling costs for a project may be a little daunting, but the hourly rate, cost-plus, percentage of projects, etc. seem to all have their own set of rules. Depending on the trade or profession, their pricing language is thrown around without a way to measure the most cost-effective approach - or, so it seems.

The price for services can be separate (i.e., hourly rate), included in the overall project (e.g., by the square foot, flat rate or project fee) or added to the trade pricing of thee product for ordering, tracking, and processing (e.g., cost plus materials). If you are purchasing the materials and providing it to the professional to install, then an hourly rate or by the project fee would be the way to go. Otherwise, utilizing a trade professionals access to vendors and manufactures will result in reduced pricing for materials that could cover the fees of their services (e.g. interior decorator or designer) with the added benefit of a new kitchen, bath, or whole home interior design.

As I mentioned in Starting At Point A, an in-house designer rate may be included with the purchase of furniture, cabinetry, tile, etc. But, if a design is required (e.g. kitchen or bath), and the professional must develop the floor plan before the product can be purchased (e.g. cabinetry, furniture, etc.), a non-refundable design retainer may be required. Design Retainers are a commitment for services that result in an overall concept, can be applied towards the overall budget, or simply for services rendered. It is important to clarify this with the store, employee, or professional.

Access to inspirations for home improvements projects has come a long way from the earlier days of Bob Villa and This Old House programing that offered insight into the complicated forum of "How-To" complete a home project, a home renovation, or a restoration of an old home. As one of the largest investments the average person will make in their lifetime, limited information was the norm with only a handful of network programs, home magazines, and the local trusted contractors with their list of trade people to assist in the repair or improvement.

Today, information is everywhere and some homeowners and professionals wonder if it is too much of a good thing with access to the Internet, television, and organizations that specialize in the home improvement field. Media - whether on-line, through television programming, or via print swing in opposite directions by a) creating a point of view that projects are easy with their before and after pictures, b) television thirty minute programming, or c) feature programs and news reports of contractor nightmares, rip-offs, and projects gone bad.

The professionals that successfully move a project from point A to point C is fascinating and certainly captures our attention. The short pieces of information, news, and entertainment inspire a homeowner to get started. But, what about point B? Teachers taught us to follow our ABC's for a reason. Getting a home project started may be challenging, but if you follow the ABC's of home improvement, you'll be much happier with the end result.

As an Interior Design professional, improving upon an interior space involves working with many homeowners, trade professionals, and contractors. Starting At Point A

Whether you recently purchased a new home, a family decision is reached to upgrade a living environment, or a simply home repair leads into a home improvement project, it's time to get answers to two basic questions: How much will it cost, and how much of its value can you recoup later? Think about it like this, when you are planning for a vacation, you get inspired by a particular place and begin the planning by determining 1) where you wanted to go, 2) how you are going to get there, and 3) how much will it cost.

The American Association of Interior Designers (ASID) offers the best advice for homeowners to simply start a project by gathering pictures of spaces, materials, and designs that 'feel' right' via television, web-site, blogs, or photo galleries. I suggest starting an actual folder (on-line or hard copy) and begin by filling it with product and photos that appeal to you. Do not think about how it will work in your space. Simply let yourself be inspired by a particular style, feature, or product. A pattern will develop producing a kind-of wish list that will take you to the next steps. It's like a Holiday or Birthday Shopping Wish-List. You may not get all of the items on it, but any one or more of the items received would be a pleasant surprise. Remodeling Magazine list some of the top amenities homeowners want in their spaces.

Step 2: Do Your Research!

Consider the Return Of Investment on the home improvement project. Certainly, the motivating factors could be to sell your home, create a better flow in the space, or update an aesthetic feature within the home. Knowing how long and how much value the project will add to your home value is important. The National Association of Realtors (NAR), Remodeling Magazine, and House Logic offer the latest cost vs value research for home remodeling projects.

There are a lot of remodeling cost estimators on the Internet that are free. If need be, dig a little deeper based on a related field of expertise, professional organizations, or specific project (e.g. kitchen and bath renovation).

Generally, when you buy a car, you know how much it will cost. Advertisements, research, and experts chime in on the best must-have features and bells and whistles offered in a new vehicle that matches your budget, lifestyle, and aesthetic. A home improvement project is determined in the same way. There are standard, mid-range, or luxury products and designs for all major home renovations, construction or additions, and products or services that fit within these categories. A must-have versus a would-like are two different points of views so have a number in mind that you will not exceed.

On-line resources offer a glimpse into specific project costs. Now, not all models i.e., homes are the same, but an informed consumer can make the processes a little easier. Houzz, National Kitchen & Bath Association (NKBA), Fixr, Consumer Reports, Remodeling Magazine, and House Logic are reliable places to get dollars associated with home improvement projects.

Do your research to get a sense of the costs associated with a home project, product, or repair. Planning to spend a bit of your saving now or in the near future creates an informed customer who can discuss their plans with professionals and maximize the time spent during a consultation. Setting a budget number is a commitment that will test your relational fortitude and remove the relational strain caused by remodeling.

Follow any fashion trend, celebrity siting, or decorating blog/magazine and one thing is for sure - big cat prints will always capture our attention. Whether it is a small accent such as a pillow, lamp shade, decorative piece, or a big focal point within a room and especially a gorgeous pair of shoes, a handbag, or piece of clothing...that big cat is here to stay.

Gathering a few of my favorite interiors displaying these majestic animal prints was almost therapeutic. My favorite, the three big cats: Cheetah, Leopard, and Jaguers. Taking A Flight With Wingback Chairs

I love being surprised in unexpected places! Passing by an amazing window display, while doing a bit of antique art shopping, did just that. I had to take a moment away from my client and capture a picture of this wonderful wingback chair in crushed orange velvet, nail head details that accentuated the straight lines, and the beautifully accessorized pillows that every designer and homeowner is compelled to use in colourful textures and geometric patterns.

Remodeling Your Home - What About Pet-Friendly Spaces?

In preparing for a home improvement project, the majority of concerns for homeowners are the aesthetic and cost of the project. But as a design professional, I like to dig deeper into the details to uncover the functional and family lifestyle that should be included. Questions and answers are exchanged, pieces of the puzzle begin to fit into place, and design solutions start to emerge.

Once the Q&A has finished and I get ready to take a look around, my attention often shifts to the furry family members who undoubtedly makes their presence known. I sit back down and start to ask some additional questions that include the family pet since they were missing from all the notes, pictures, and bulging folder that contains the wish-list of ideas.

Considering that the Humane Society reports that 4 out of 10 households have a dog or cat, while the American Pet Products Association reports an even higher number for our furry friends, I have to believe that including them into the questioned asked for home improvement project would only benefit the entire family.

I find that kitchen and bath renovations get all the perks that make life a bit more convenient. Small changes such as increasing the height of a pantry shelf gives enough clearance to roll a food storage bin in or out or using that dead space under the stairs as access for the kitty litter would work wonders.

3 Organizational Steps For Space Planning A Home Move

Moving into a new home based on marriage, relocation, a first home purchase, downsizing, or even a temporary move (e.g. building a new home or adding an addition) has exciting possibilities with chances to make beautiful, new memories. There are a lot of checklists to prepare for a smooth move whether you are doing it yourself or paying a moving company for their services.

All of the information available has a few things in common -- saving you time, money, and aggravation.

I can't tell you how many times I moved or relocated locally, across state lines, or for business before I landed in New York. This experience along with my Interior Design business has taught me that space planning for a new home will make the process of moving a lot smoother once you know what to purge, what to pack, and how it will fit into your new spaces.

Step 1: Take Pictures & Get Measurements

It's a great idea to take inside pictures of your new home along with the measurements of the spaces so you can make decisions on what to purge or and what to keep in your existing home. Ask your rental agent, realtor, or homeowner for a copy of the plans. When more detailed measurements are needed, hire a design professional or grab some graph paper and a tape measure and do-it-yourself. For those who tech savvy, making a digital space plan a nice visual that you can view on your tablet, phone, or home computer.

Step 2: Start Planning The Furniture Layout

Since you already know the furniture pieces in your home, start planning the rooms by function e.g. Living Room, Dining Room, and Bedrooms. There are many on-line programs that allow you to create a layout based on your measurements and the ability to arrange furniture to see what fits. Olioboard, HomeStyler, and most furniture stores offer programs that help with computer generated models. Would you rather work with your sketch or blue prints? Then Homeplanner offers pre-cut furnture pieces for the arrangements of hand-drawn floor plans. Whatever method is used for planning the new spaces, you'll know which pieces to keep, sell, or give away and what new items need to be purchased. Step 3: Take An Inventory of Your Furniture

It may sound like a daunting task, but taking an inventory of the furniture plan for each room will help the movers organize and place your pieces more efficiently. Moreover, an inventory of your home is necessary for added home insurance policy coverage. A simple word document or a more advanced Excel spreadsheet will get you started. I like the idea of adding a photo for a quick visual reference. If you are using a spreadsheet, then use a color system to label the rooms. This list can serve as quick direction during your move. Coordinate a color label for boxed items and the rooms. Trust me, the movers and any enlisted family or friend will be happy help give direction.

Gather your supplies: measuring tape, camera, graph paper, and color coded packing tape! Moving is never easy, but good space planning does make the process a bit less stressful. If you like checklists to get your move started, Real Simple offers one that helps you plan two months in advance.

How To Make An "Interior Designer" Sandwich

Who doesn't enjoy a good sandwich with its delicious combinations of fresh and unique ingredients surrounded by the perfect pairing of homemade bread that can turn any lunch, dinner, or midnight snack into a mouth-watering moment filled with culinary delight.

Okay, but this is an interior design blog and talking about sandwiches does not seem to fit with the overall theme...or does it?

I'm thinking about the role of the interior designer as it relates to the sandwich. Somewhere in between (pun intended) the do-it-yourself (DIY) homeowner, interior decorator, contractor, and architect sits the exquisite, often invisible role of an interior designer. A professional who just wants acknowledgement for their place in the very skilful combination of ingredients that ultimately lends itself for the creation of a great interior designer sandwich.

If we compare the roles of an architect, contractor, interior designer, and interior decorator to the four main ingredients of a sandwich, then you will need to gather the bread, the spread, the main ingredient, and the secondary ingredient to complete a masterpiece. Given our affinity for looking at beautiful spaces, it doesn't surprise me that the first area of consideration for a homeowner is the aesthetics. Knowing we eat with our eyes first, researching and saving images to refer back to at a later date for inspiration makes Facebook, Houzz, Tumblr, and Pinterest (to name a few) a pretty resourceful way to serve up our favorite spaces in any flavor combinations minus the processes or people who make these beautiful sandwiches.

A bit of cross-over or dual hats worn between the professional roles (i.e., architect/design, interior designer/decorator, contractor/design) may apply, but overall they work together to complete the space. The homeowner may decide what type of lettuce and spread they would like to have that inspires their club, sub, wrap, or open face sandwich (or traditional, transitional, modern, and/or contemporary style), but the interior designer selects the ingredients that will bring it all together to create the inspiration.

Think about it like this, if you have the architect and the contractor but neither one knows what will be inside, how can they enhance the interiors to fit the overall aesthetics if they don't coördinate the interior designer selections and ideas into the processes of building your sandwich?

Studio Design Dilemma

A real estate friend asked me to take a look at a space she listed here in Westchester County, NY, via a few pictures through the eyes of the buyer. Listed as a studio condominium with a small kitchen and bath, the poor space needed a little help in the main space that combined the living room and the bedroom. As you can see, the space clearly needs some assistance with a bit of space planning to showcase this little gem.

Although the necessities of small space living make it an appealing prospect, the arrangement was less than desirable. Dilemma: The placement of the loveseat faced the kitchen and the entry of the home and the bed faced the only window in the space, which is hidden behind the loveseat that is chopping the room in half. When you are confined to 600 square feet of living, the last thing you want to do is make the space feel smaller in this way.

If you are like most homeowners looking to sell their property, it is painful to put money into a space simply to turn around and sell it. However, a few well planned moves (pun intended)...and in this case, a simple piece of furniture...can make the world of difference.

An open style, dividing bookcase can easily separate the the living room from the bedroom area, while providing a bit of extra storage needed in both spaces. This particular unit from Wayfair is an inexpensive addition for a little under $200 and can be turned horizontally for another room application in the future.

If you want to up the anti (i.e., spend a little more money for quality) a parsons style bookcase adds another dimension to storage with the addition of baskets or metal storage units for items that need to be kept out of sight. Plus, get them on wheels and easily rearrange the space without having to remove all of the nicely placed items you took the time to organize. This rolling storage unit from West Elm is priced at $599 and can easily move with you.

My Recommendation: Buy an open style bookcase! A taller version is best. Place the bookcase against the wall like a screen divider. Add a few of your favorite items to accessorize. Place the bed and sofa on the same wall for a nice, unobstructed flow towards the window. You'll invite the buyer into the space and create a nice visual for them to see how their belongings can work in the studio.

And, if you are the new owner, the idea of a little more privacy may be required. Add a track to the bedside of your bookcase. Hang a few drapes for color and textural interest...and privacy is just a pull away..

Remodel, Replace, or Simply Organize?

I love renovating kitchens and baths and creating new spaces by selecting new furniture and finishes. It is the best case scenario to be able to start the process of organizing a space when everything is stripped down to the bones. However, not everyone is unhappy with their environment and sometimes all a client wants is a little organization to keep their memories in tact.

Recently, a good client's mother was displaced due to the impact of hurricane Sandy. Her beautiful condo sits on Long Beach, NY where the views are amazing. I too would be anxious to get back into a home that literally overlooks the beaches with no other homes to distract from these amazing views.

That's where I come in. Can I manage to overlook the need to remove and replace? You betcha!

Not every space is going to be ready for the cover of House Beautiful, Elle Decor, or Dwell magazine but that doesn't make a living space any less desirable for the client who simply needs a designer to come in and make their small storage areas more functionally organized.

What's the wish list? Organize the closets, the kitchen, the bedroom closets and armoires, bathroom storage, and get all of the items to fit so that they can be easy to access, stay organized, and look good. It's not a small task! Take all of your items out of your storage spaces and see just how much stuff you really have.

Quite a few shopping trips were needed for organization bins, hangers, pullout kitchen storage, and bathroom accessories. I'm laughting because the folks at Home Goods and the Container Store now know me by name. Although I have made purchases from additional retailers, these two stores have provided the most appealing and wide variety of solutions that fit the functional aesthetic that I needed for this space.

Anyway, let's not talk about shopping and take a sneak peak of the bedroom armoire storage solution for this hip and stylish traveling woman who recently turned 80. A variety of light weight bins were placed to house jewelry and cosmetic travel bags, It's important to remember the extra weight of the bins once they are filled. Labeling the bins creates a visual reference for the items to be found...and more importantly placed back into their new home. Plus, those amazing Command hooks added well needed hanging storage that does not damage furniture or walls; yet, they provide visible storage areas that are easy to reach.

Spring Into a Dose of DIY Sources

Spring is in the air and refreshing your space is never so easy for those who like to do-it-yourself! Whether you are shopping on-line or visiting your favorite hot spots, a few good finds can make your space feel like new.

One of my favorite on-line sources is One Kings Lane. A few good pillows offered by Color Spectrum may land you a warm, cool, or neutral color that adds that pop of tangerine orange you crave, a hint of your favorite beach location, or simply a neutral new pattern to update your space.

Area rugs are another great way to bring patterns, colors, and updates to a room. Even outdoor spaces can be brought to life with an indoor/outdoor rug. Joss and Main may catch your eye for some great selections and prices that give you a dose of color and gets your mind out of your winter cave.

Keeping on trend with nature inspired prints add a spring to your step. A pattern that has a lot of colors can provide the jump needed to coordinate a wide variety of bright colors in your space. Clip your ideas onto your favorite sites (e.g. Pinterest, Houzz, or make your own Mood Board).

How about a bright blue floral or coral print with a few pillows or accessories? Ah, Spring fever...I love it! You can't go wrong this year with black and white or a hint of metallic. The focus is the pattern and where the attention is within your space. Safavieh rugs available at Guilt are quality pieces at affordable prices. Besides, who doesn't need a little guilty pleasure now and then.

Speaking of a little guilty pleasure, Spring entertaining always adds to the memory banks. How about a few brightly colored accessories? Replace or add to your social world and enjoy entertaining with friends and family in style.

A Few Appealing Storage Options for Small Bathrooms

In the process of getting a few items organized for a client, I realize that small bathroom organizational needs some further reconsideration when it comes to appealing storage solutions. It's not to say that most people will really see the mess or that you won't clean it up for guest...but, why not keep it a little neater and prettier for that quick rush out of the door, the unexpected guests, and making the process of getting ready more appealing.

I am opting for a better way to store and and have access to our favorite items that start and finish the day. There are no excuses for having a small space when there are so many solutions available. A quick fix to putting on and taking off your jewelry and knowing where to find it means functionality - but, pretty functionality!

Okay, I know that you are going to say that the exception to the rule is makeup. Well at least put out a functional piece that makes sense rather than those open square plastic containers that collect dust. If the amount of make-up is that of a celebrity, then a large version that can hide the effects of a displaying all of your make-up may be in order.

Those who opt for the less is more philosophy, then a pretty storage container will work wonders and add a splash of personality to your space.

While you are at it, storing the essentials (e.g. cotton balls, q-tips, bath salt) in pretty jars and containers works wonders. Pretty Belgium Glass jars at Etsy add a pop of color and the stacked versions from West Elm that maintains your counter space.

I do love a good coffee tablescape arrangement when I see one. Typically, what grabs my attention - in a good way - is that there is always a sense of rhythm, balance, and progression that makes me stop and look at all of the gathered pieces.

Like a showcase of the homeowners personality and style, color tops the list when it comes to a beautiful arrangement of flowers, a pop of greenery, or a gorgeous plant sitting in an equally pretty container.

The natural element adds texture, warmth, and generally begins my journey towards discovering the next great piece that I may want to pick up or simply visually admire.

Adding a set of books or a tray that flaunts hobbies or items related to a favorite travel destination is well suited. The perfect grouping of three books or a group of five trinket pieces on a tray is the perfect odd number combination for this designer.

Rounding off the display is a whimsical piece or two sitting in front of or on top of the display of books. A gold skull, a piece of coral or crystal, and the pairing of swans simply makes my eyes smile and tells me a little more about my friends - and, yes, sometimes my clients.

One of my personal go-to favorites, if you are looking for an additional piece or two to add, are candles displayed in attractuve holders that celebrate the unique individual(s) who are enjoying their home in style.

Every time I browse through magazines or do a little research via the web, I get a glimpse of a house guest that seems to make the rounds. Popping up in many decorating shots with their violin-shaped leaves, these chic indoor guests always capture my attention as they sit in the background waiting for a little acknowledgement. It reminds me of some of those funny celebrity shots when someone in the background pops their head into the picture and grabs your attention. Do you remember Bill Clinton when he photo bombed Kelly Clarkson during the inauguration? (See Photo via ABC News). Yes, it did make me laugh!

Fiddling Around via Design Gratis

When I look at a space, I not only wear the hat of an interior designer that applies methodology along with (gasp) art and science to determine the technical, functional, and creative planning in a space. After that - and sometimes in conjunction, I put my interior decorating hat on to add the finishes that provide functionality by means of furnishing, window treatments, and more. Ultimately, the quality of living is always the goal, and my point in all of this is..,that there are layers within a design. It seems the final layer often gets overlooked, The fluffy pillows, lovely throws, beautiful accessories, and - yes - houseplants add that beautiful dimensional quality that completes " the look."

Mid-Century Home via New York Times

Recently published in the New York Times, the tall organic houseplant photo bombed the restoration shot. Instead of my focus being on the living space and its layout, I found my eye gravitating towards the spot of green in the shot. In general, the added natural element got me thinking about houseplants and their role within a space, specifically, the Fiddle-Leaf Fig. Our house guest has been named!

Their big green leaves and their impact in a space is undeniable. They add warmth to a corner, a pop of color to a neutral room, and connect us to the natural by finding a place indoors. There is no fiddling around with these dramatic players. What I love most about the Fiddle-Leaf Fig is that they are virtually low maintenance and do not require a lot of light, but do not think you are off the hook because they do require some maintenance and care.

Contain the fiddle and you have a spectacular work of art that is like a piece of music for the eyes. Whether the Fiddle-Leaf Fig sits in a small whimsical container or a pretty but large container for the tree-like version, their delightful green leaves will be and added bonus that will surely improve your mood, productivity, and may even satisfy your "innate drive to connect with nature,"

If you are looking to finish off a room, add that final layer that connects you to the outdoors. The Fiddle-Leaf Fig will create a dramatic (but not too discrete) impact within a room, add height to a corner that may be missing a little something, or simply create that focal point where your eyes will unknowingly be drawn to their elegance within the living space.

To Be Framed or Remain Frameless - That is the Question?

Curbless Shower

When you are ready to remodel your bathroom, there are so many decisions that go into what seems to be a small space. Outside of the fun stuff (i.e., color and style of your space), the vanity, tile selection, and plumbing seem to be more than you bargained for. Wait - there is more! The type of shower/tub glass door under consideration is often one of the final decisions and typically ranks pretty low on the budget scale and decision making processes. Knowing that the dollars and styles are often under estimated, I thought it would be good idea to take a look at some of the styles available, their function, and wide range of prices associated with this often forgotten piece of equipment.

Starting with pricing, they can range from $800 to $3,000 plus based on framed or frameless, functioning style, and operating hardware (e.g. pivotal or barn style hardware). Did I make your head swim? No surprise knowing that we typically remodel a bathroom once or twice in our lifetime based on their perceived costs, timeframe, and ultimately the inconvenience.

Decisions, decisions, decisions...they do seem to be endless. Do you go with a framed or frameless style; sliding or pivot door; barn door hardware; or maybe a simple shower screen. What works best for my style and budget?

Keeping costs down, a framed shower door is the first decision. There are many updated styles that reduce the amount of metal that surrounds the door and offer a modern style that can stay within budget. Frameless, is really not completely without any type of hardware to hold the doors in place; but rather a reduced amount like the Pinstripe pivot style by Kohler where the doors are attached to either side of the shower enclosure.

Opting for a more modern fix, the frameless door is the way to go. Even the shower screen option for your tub/shower combo opens the space while eliminating the track for sliding doors. This is a great alternative for small spaces, families with children, or those who simply like an open area while taking a bath. Now we are left with wet spaces or accessible showers where you do not want a curb. A wonderful option is the Duravit Openspace that folds inward when not in use and opens when it is. The perfect solution for small space, the frameless shower door is hinged at the wall and can set you back $3,000 plus.

Needless to say, when you are ready to finally upgrade your bathroom, be sure to determine the function, style, and pricing of your shower glass doors because you will be looking at them several times a day. Be prepared by selecting some clippings from a magazine that inspire, or save a few options via the web to determine what inspires you and how you will "frame" these doors into your budget.

Capricorn's Interior Design Style

Happy New Year and Happy Birthday my Capricorn friends! As the new year and the start to January begins, it seems appropriate to give a nod to the astrological goat who sets the standard for sticking to a goal(s) and seeing it through to fruition. Although the goat gets a little cheated based on the holiday season (December 22nd - January 19th/20th), you can be sure they manage just fine in overcoming this obstacle.

In combining my training in interior design with my novice but passionate interest in astrology, I find it fascinating how certain colours, design styles, and furniture selections influence a group of people born within a particular zodiac or sun sign. But keep in mind, similar to the design world, there are many variations on a theme - or in this case, your astrological birth chart. The placement of the planets within a sign, rising sign, and time of birth would create some variables on the theme. In the spirit of having a little fun, I'll keep it simple and by looking at the overall design aesthetic that makes a Capricorn smile...or should I say smirk with the confidence of knowing I nailed it.

Capricorn is an earth sign and it would be no surprise to know that a traditional or transitional style would be fitting. A color palette rich in dark brown with white or a black with grey blue and/or beige would create the foundation needed for the surfoated goat. Besides, climbing those mountains and high peaks, requires the kind of stability, endurance, and support needed to form a secure homebase.

A room filled with elegant furniture, traditional curved lines, a wing back chair or tufted sofa, or dark wood tones would add the classic features seen in most European styling. Modern versions, a.k.a. Transitional style, will combine the straight lines of modern pieces with an updated variation on the theme. Combining the two can be as simple as a wing back sofa in a rich leather texture befitting our male and female versions of the sun sign.

Speaking of textures and patterns, Capricorn tends to aim for the richness of textiles e.g. silk, cashmere, velvet, and leather versus the florals, paisleys, and damasks associated in traditional style furnishings. Only quality over quantity will due in creating a firm foundation. Accents that are subdued, mature, and nature inspired in earthy tones of green, blue, or a rustic orange are more your speed. As you make your climb up the ladder of success, your home reflects your series and tactful nature where your shyness can be comforted by your surroundings.

Apothecary jars...I just love them! They make it easy to add a pop of color in a space, hold everyday items, and create seasonal displays. As an interior designer, adding finishing touches to a space can be as simple as displaying items found in your home or purchased regularly.

In a kitchen, colorful fruit can be added for a pop of color or coffee and tea for functional storage solutions that add a bit of elegance to your daily routine. Organizing bathroom essentials lends itself well for a collection of pretty hand soaps, a collection of shells, or even bath salts and everyday supplies that are often seen but not in an organized manner.

Collect as many apothecary jars that you can, whether vintage or new, and showcase your collectables, create a few seasonal displays, or simply add candles in your favorite setting. If you want, you can even think about sharing them with family and friends by creating taylored gift ideas that recipients can use for years to come.
