Residential Real Estate Sales Statistics for December - Tucson Association of Realtors Multiple Listing Service

 Total Sales Volume for December was 155,173,463, a slight decrease of 3.51% from November.
 Average Sales Price increased 1.92% from November.
 Average List Price increased significantly from $159,187 in November to $171,015 in December, a total increase of 7.43%.
 Total Unit Sales were up 5.95% from December 2010.
 The Median Sales Price shows a slight decrease of 1.64% from November.
 New Listings decreased from 1,099 in November to 956 in December.
 There were 4,911 Active Listings in December.

Tucson Residential Sales Statistics - September 2011

The Tucson Association of Realtors Multiple Listing Service has just released monthly sales statistics for September. Below are some highlights:

 Total Sales Volume decreased this month by 6.43% but
shows a 1.13% increase from September 2010.
 Average Sales Price for September is $150,699, a slight
decrease of 2.74% from August’s Average Sales Price.
 The Average List Price dipped from $162,537 in August to $157,886 in September, yielding a 2.86% decrease.
 Total Unit Sales decreased from 1,106 in August to 1,064 in September.
 New Listings increased by 4.15% from August.
 There are 5,155 Active Listings in September.

Rancho Sahuarita's Upcoming Events

Teen Lock In
Celebrate the freedom of Summer at our first-ever Teen Lock In on Friday, May 27th starting at 7:00 pm and going until Saturday morning. Teens will be kept on the move the entire night as they participate in swimming, Xbox "Call of Duty: Black Ops" competition, a movie on the big screen, football and basketball games, and other activities all designed to keep the teens involved and AWAKE! Dinner, a snack station and drinks will be available the entire night. The event is open to ages 13 to 18 years of age. Cost is $10.00 for residents and $12.00 for guests. Register at the front desk at Club Rancho Sahuarita. If you would like to volunteer to be a chaperone at this event, please contact the Lifestyle Department at 207-7730.

Memorial Day Weekend
Kick off the weekend with our Memorial Day event on Saturday, May 28th from 9:00 am-12:00 pm. Tucson Association of Realtors Monthly Residential Housing Report - March 2011

Below are some highlights from the March statistics:
-We had a total sales volume increase of 19.28% from February to March.
-Average sales price of $163,590 decreased 10.31% from February's $182,388.
-Average list price for March was $173,178.
-Total under contract for March was 2152, resulting in a slight decrease of 5.28% from the February number of 2272.
-Total unit sales increased by 32.99%, from 879 in February to 1169 in March, the exact same amount as it was in March 2010.
-New listings rose 9.15% over February.

Active Duty Military Federal Tax Credit Extension - Tucson, AZ

Special Rules for Members of the Military, the Foreign Service and the Intelligence Community
Congress has acknowledged the unique circumstances affecting members of the military, the foreign service and the intelligence community by making the following exceptions that apply to both the $8,000 tax credit for first-time home buyers and the $6,500 tax credit for repeat home buyers.

Exemption From Tax Credit Recapture Rules
•Typically, homes that are sold or that cease to be used as a principal residence within three years of the initial purchase are subject to recapture of the tax credit.
•However, qualified service members who sell or move from a tax credit home within three years of the initial purchase due to official extended duty are exempt from the recapture rule.
Extension of Tax Credit Deadlines
•The home buyer tax credit is available for qualified purchases with a binding sales contract in place on or before April 30, 2010 and closed by September 30, 2010.
•However, for qualified service members who are ordered on a period of official extended duty, these dates are extended. For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.
•A person who is forced to return to the U.S. for medical reasons before completing an assignment of at least 90 days of qualified official extended duty outside of the United States may qualify for the one-year extension.
Definitions
•“Qualified service member” means a member of the uniformed services of the U.S military, a member of the Foreign Service of the U.S., or an employee of the intelligence community.
•“Official extended duty” means any period of extended duty outside of the United States for at least 90 days during the period beginning after December 31, 2008 and ending before May 1, 2010.

Good afternoon friends,

Please scroll down to see the information about Ben’s Bells, I wanted to share this with you all, this is going to be something!

NBC Nightly News had already scheduled to include The Ben’s Bells Project in their closing segment “Making a Difference” prior to the Tucson tragedy and since that event, The Ben’s Bells Project committed to prepare and distribute 1000 of Ben’s Bells throughout Tucson in honor of the victims of Saturday’s attack to be distributed and filmed Thursday. This is quite a production!!

As I reflect on this last week, although my heart aches it continues to be filled with warmth and emotion at the kindness and selfless acts of so many people. In spite of a few, I am reminded that people are good, they are kind, and they are generous, by nature people truly want to help each other and lift them up. That is what I would like to remember as I pray for the victims, the families, and my fellow Tucsonans.

I am overwhelmed and profoundly humbled by the way our community is reaching out to Ben's Bells and asking for us to help coordinate healing activities and to speak about kindness. The beauty of this coming-together is incredibly comforting to me.

We have an enormous responsibility this week. Last Friday, one day before our world changed, NBC called to ask us to be on the NBC Nightly News with Brian Williams "Making a Difference" segment. On Saturday they called me to tell me they wanted to get the piece done even sooner - a film crew will be here on Thursday and it will most likely air on Friday. Nearly 2 million viewers tune in to NBC nightly news so this is our opportunity to communicate our mission to a massive audience.

We often travel to grieving communities to share Ben's Bells with them as a symbol of our support and connectedness. Now our own community is grieving and we want to blanket this town with bells in memory of Christina, Gabe, John, Dorwin, Dorothy and Phyllis and in honor of Gabby, Pam, Ron and our other precious citizens. We will distribute 1,000 Ben's Bells (the most we've ever done in one distribution) on Thursday morning at 7:00 a.m. WE NEED YOUR HELP TO GET THEM OUT!! Hanging bells is a remarkable experience and I know it will touch you deeply. NBC will film the distribution.

Overview of Homeowners Assistance Program (HAP) for Military Personnel - Tucson, AZ

The Department of Defense (DOD) is proud to offer the Homeowners Assistance Program (HAP) to eligible service members and federal civilian, including non-appropriated fund, employees. The program is authorized by law, and administered by the US Army Corps of Engineers (USACE) to assist eligible homeowners who face financial loss when selling their primary residence homes in areas where real estate values have declined because of a base closure or realignment announcement.

The American Recovery and Reinvestment Act of 2009 (ARRA) temporarily expands the HAP to assist service members and DOD employees who are wounded, injured or become ill when deployed, surviving spouses of service members or DOD employees killed or died of wounds while deployed, service member and civilian employees assigned to BRAC 05 organizations, and service members required to permanently relocate during the home mortgage crisis.

Tucson Association of Realtors Monthly Residential Housing Statistics - November 2010

Below are some highlights from the November statistics:
-The number of new listings decreased by 15.39% over October and decreased by 7.93% over November of last year.
-Total Sales Volume increased in November by 8.55% from $133,203,906 in October to $144,588,779 in November.
-Average Sales Price increased by 2.03% over October.
-Average List Price increased by 4.3% over October.
-Total Unit Sales increased in November by 6.38% from 752 in October 800 in November.
-The Median Sales Price decreased slightly by .07% over October. When compared to November of 2009, there was a decrease of 13.91%.
-Average listings increased slightly in November by .58% from 7412 in October to 7455 in November and up 17.40% over November 2009.

Journey to Bethlehem
The Grace Church of Sahuarita will be presenting a live interactive nativity walk. The performances will run December 16, 17, and 18th from 6:00 pm to 8:00 pm. The performances begin every 15 minutes and it is an outdoor stroll. Unfortunately, strollers, wheelchairs or walkers are not recommended due to the rugged pathway. As of October 2010 active inventory was 8,040, a 28% increase from October 2009. There were 754 closings In October 2010, 24% below October 2009. Months of inventory was 10.7, up from 6.3 in October 2009. Median price of sold homes was $140,000 for the month of October 2010, down 12% from October 2009. The Tucson Market had 892 new properties under contract in October 2010, down 17% from October 2009.

Great news for Tucson home buyers and sellers. Realty Executives has unveiled a new Tag technology, which allows house hunters to use their phones to scan a code to download a property's information. Tag technology - unique graphic codes that function almost like bar codes - allow agents to market their properties on property signs, brochures and business cards. People need a smartphone to access the technology.

"Rather than the industry fearing the Internet, we're embracing it," said Nicholas Yale, a Phoenix Realty Executives agent. "Open houses and fliers are outdated compared to the innovation of Tag technology. . . . It's the next step in the evolution of real estate."
