Average Days On Market = 57 ~ Sales Price as a % of List Price = 96.77%

May was another strong month with average prices up another 9.29% over same period last year. We remain desperately low on good listings so if you are thinking about selling now would be a good time. We need more listings!

Nationally economic indicators continue a slow improvement in spite of the folks running the show. Washington is now embroiled in controversy over the IRS, Government intrusion into privacy issues and more. This is distracting from running the financial affairs of the country but it seems to be the norm for these days. The next big battle will probably be the Budget and the Spending Cap. There has been a slight uptick in interest rates. In fact, USA Today says "Average 30-year mortgage rate tops 4%" .

Tucson continues to have low housing inventory conditions. It's a "Sellers Market" over most of the Tucson Metropolitan area and we are seeing competing offers on prime properties. Make good offers, or you'll be out of luck.

Tucson Active Listings: Active listings now stand at 3,956 Down 74 units from last month and up almost 12% over this time last year. We continue to expect active listings to drift lower over the next few months.

New Listings: There were 1,746 New Listings in May, an Decrease of 233 units from April which is typical for this time of year as our spring selling season winds down.

Average Sales Price: The May average sales price was $190,156, up 9.29% from $173,987 in May of 2012. Another month of year over year price increases. We expect this trend will continue well into 2013.

Days on Market: Remains at 57 this month. This time last year it took an average of 67 days to sell a listing here. Make good offers, There's lots of competition for the nicer listings, especially in the lower price points. Homes are currently selling on average for 96.77% of asking price.

Key prior month statistics from the Tucson Association of Realtor’s June 2013 Report show:
Total Tucson Homes Sold: 1,437, Increased 9.03% from May of 2012. Increased 8.62% from last month.
Total Tucson Homes Under Contract: 2,702, Decreased 5.66% from May of 2012. Decreased 4.49% from last month.
Tucson Median Sale Price: $156,500 Up 11.79% from May 2012.
Oro Valley Median Sales Price: $220,600 Up 2% from May 2012.
Catalina Foothills Median Sales Price: $295,000 Down 3% from May 2012.
Total Tucson Active Listings: 3,953 Up 11.54% from 3,544 in May of 2012.
Northwest Tucson Active Listings: 1,098 Down 39 units from last month.
Catalina Foothills Active Listings: 486, Down 19 units from last month.
Total Tucson New Listings: 1,746, Up from 1564 New Listings in May of 2012.
Northwest Tucson New Listings: 463, Down 28 units from last month.
Catalina Foothills New Listings: 191, Down 20 units from last month.

Some quick conclusions we can draw from these Tucson home sales statistics are:

Positive Market Indicators this month: Almost all statistical indicators are positive for Tucson. This is a steadily improving market and that trend should remain in place for the rest of the year, or at least until there is a significant upward change in mortgage interest rates. NOTE: interest rates are starting to tick up!

Negative Market Indicators this month: There are no significant negative economic indicators in this market at this time (however, interest rates are starting to move). The Tucson housing market continues to steadily improve and we expect that trend to continue throughout the year.

Market Outlook: No Change, Continuing steady improvement in prices, strong fall season.

Inventory remains tight: Inventory sits at 3,953 active listings. Interest rates are starting to climb, getting a loan is still a real hassle and that's not going to change any time soon. If you're waiting for interest rates to drop back to their recent lows, DON'T. That's not going to happen, Interest rates will continue to climb from here.

Tucson Association of Realtors Monthly Residental Home Sale Statistics for December 2012

While our weather has cooled down the last few days, the market stayed warm through December. In addition, we have very good fundamentals in place for our market to see more growth in 2013 - tight supply, increasing demand and rising prices.

-The Average Sales Price of $183,011 in December is a 0.26% increase from $182,539 in November.
-The Median Sales Price of $147,500 continued to rise in from December 2011.
-Average List Price increased .28% in December, and is up 10.65% from December 2011.
-Total Sales Volume dipped slightly in December, resulting in a 4.99% decrease since November.
-Total Under Contract decreased 9.61% in December, although it was an increase of 6.25% over last December.
-Total Unit Sales decreased by 5.23% from last month.
-Total Active Listings increased only slightly to 4,449 in December from 4,430 in November.
-New Listings decreased 14.71% this month from November’s number.
-Average Days on Market increased to 55 in December, an increase from November’s number of 51.
-Percentage of cash sales was 33.1% in December compared to 33.8% in November.

FHFA Announces Short Sale Assistance for Military Homeowners with Fannie Mae or Freddie Mac Loans

Washington, DC – At a news conference with Consumer Financial Protection Bureau (CFPB) Director Richard Cordray, CFPB Assistant Director of Servicemember Affairs Holly Petraeus, and Deputy Assistant Secretary of Defense for Military Community and Family Policy Robert L. Gordon III, DeMarco announced that military homeowners who receive Permanent Change of Station (PCS) orders will be eligible to sell their homes in a short sale even if they are current on their mortgage. PCS orders often require quick moves and can create hardship for military homeowners who are underwater on their mortgages and therefore cannot sell their home without taking a loss. Previously, many service members felt their only option was either to maintain financial obligations on two residences or to default on their mortgage.

"It is in everyone’s interest for the men and women serving in our armed forces to focus on the important job they are doing defending our country, rather than worry about the maintenance and leasing of a property in another jurisdiction," said DeMarco. "These Fannie Mae and Freddie Mac policy changes, in combination with related guidance last fall, should now provide military homeowners with access to the immediate and automatic full range of foreclosure alternatives."

DeMarco commended the CFPB and the prudential regulators – the Board of Governors of the Federal Reserve System, Federal Deposit Insurance Corporation, National Credit Union Administration, and the Office of the Comptroller of the Currency – for issuing a new interagency guidance that reinforces for mortgage servicers the importance of treating military homeowners with PCS fairly.
Under the new policy Fannie Mae and Freddie Mac will not pursue a deficiency judgment or any cash contribution or promissory note from members of the military with a change in duty station for any property purchased on or before June 30, 2012. Service members must have a Fannie Mae or Freddie Mac loan to be eligible.

Last year Fannie Mae and Freddie Mac issued guidance to mortgage servicers confirming PCS orders as a qualifying hardship for forbearance and loan modifications. Service members can check Fannie Mae or Freddie Mac websites to see if their loans are held by them or they can call hotlines for military homeowners at 1-877-MIL-4566 or 1-800- FREDDIE. Federal Housing Finance Agency (FHFA) Acting Director Edward J. Why Do We Celebrate Labor Day?

Most of us celebrate LaborDay by spending time with our families, friends or maybe by taking a day torelax by ourselves. In our busy lives, opportunities to take a break do not come along very often. So who or what do we have to thank for this holiday?Well according to Wikipedia, here is how the holiday evolved.
The first big Labor Day inthe United States was observed on September 5, 1882, by the Central Labor Unionof New York. It became a federal holiday in 1894, when, following the deaths ofa number of workers at the hands of the U.S. military and U.S. Marshals duringthe Pullman Strike, President Grover Cleveland reconciled with the labormovement. Fearing further conflict, legislation making Labor Day a nationalholiday was rushed through Congress unanimously and signed into law a mere six days after the end of the strike. The September date originally chosen by theCLU of New York and observed by many of the nation's trade unions for the pastseveral years was selected rather than the more widespread InternationalWorkers' Day because Cleveland was concerned that observance of the latter would stir up negative emotions linked to the Haymarket Affair, which it hadbeen observed to commemorate. All U.S. states, the District of Columbia, andthe territories have made it a statutory holiday.
